Useless. They do not do what they say, no communication, I would not use them again if they were the last esate agents in the world.

We signed up for an 8 week contract with Patrick Williams (Oxford Rd Branch) with 21 day 'get out' policy.
The communication was non existant.
In the time we were signed up with them (total 11 weeks) they produced 1 viewing, this viewing was useless as the people were looking for a 3 bedroom property and ours is a 2!!
We twice reduced our price, without any prompting from Patrick Williams... Really they should have asked us about reducing the price.
A family member had also signed up to Patrick Williams and she had a similar experience. There is no way we would ever use them again... Steer Clear!!!!
