Palace Gate Estates are an absolute racket. I am currently moving out of one of their properties. Despite it not being a legal requirement to have the place professionally cleaned, if you don't use one of their recommended companies they threaten to with hold your deposit.

Once in my new flat near Clapham Junction I had to deal with Palace Gates local office on Webbs Rd.
The younger members of staff are very polite, but many of the older women there have a real attitude problem.
Living at the property was fine, except when there was a problem that required the landlord's attention. There was a period where I had no hot water for over 5 days. I had to make several phone calls over numerous days to the agents before it was sorted. And forget any emergency that may befall you on Sunday, they are closed and give you no emergency numbers. I am uncertain if this was the landlords fault, or their fault.
The real nightmare was when my tenancy ended. I jumped through every hoop, even getting the property professionally cleaned by one of their '
