    I have lived in my flat for 6yrs now, when we first moved in our management fees were £300 every 6months this was to include cleaning communal corridors once a week, cleaning carpark, window cleaning once a month, cleaning communal bins once a month and decorating of comunal corridors 5yrs, we didn't think this was a bad price until the next years estimate came through and it had gone up to £1000 for the year!! There are 13 flats so that's a heck of a lot of money when you notice that the only thing being done is the cleaning of communal corridors fortnightly!

    Over eight years i've seen extortionate services charges without the corresponding service levels rising annually in double digit percentages. On investigating we found Incestuous contracts between the various Peverel companies such as Kingsborough and dubious leasing contracts they never explain all designed to maximize OM/Peverel profits from leaseholders. Meanwhile OM will tell you themselves that they levy further commission charges on their contractors for the work you are already paying them fees to organise and manage.
    Inept and ineffective Estate Managers who cannot resolve basic issues although still more competent than the regional managers. A complete lack of contractor management leading to contractors milking their maintenance work for all it's worth while delivering sub-sandard work. Despite a new management structure there no sign whatsoever of any improvement with this company. Its got worse! Avoid all properties they manage and if you are unfortunate enough to be stuck with them explore every option to get rid.

    No signs to warn about parking commercial vehicles in visitors bays,very difficult to contact ,vehicle left for 5 mins why i tried to get a parking voucher

    Had dealings with these bandits for 20 years and they are without doubt the most useless waste of time company I have dealt with in my life.I have yet to witness one positive customer experience which speaks volumes yet this company continues to stick two finger up to its customers and rape them of their hard earned money.
    I don't have time to list the mass of complaints but it can take years to get action from OM and 95% of problems are never resolved.I have met a property manager twice in 20 years ! Regular site visits are not made and reports are not available for viewing ( That's right isn't it Beth Lancaster ,OM property manager ) despite constant complaints.
    The majority of companies they use are part of the same group hence the massive prices charged with all monies going into the group.
    My advice is if you need something doing just do it yourself.The job will be properly done and at a fraction of the cost.
    I cannot find the words to describe how bad this company is from my experience of lies,contempt and over charging.
    AVOID AT ALL COSTS.

    5 years down the line, and this management company never fails to fail at every opportunity,
    The website management portal is unreliable - their password and registration systems unworkable.
    Invoices are constanly incorrect - late - misdated.
    Customer service take one to two weeks to respond, and several attempts at that speed to get issues sorted.
    I only deal with the adminsistration and have never had to deal wth the actual site managment - but am thankful for that small mercy!
    With a medium portfolio of 21 properties to my name - I will never purchase another property where OM Property Maagement is involved. Dealing with the managment of this one property takes more of my time than the other 20.

    After many emails and phone calls to customer service, property managers and senior managers, I was at my wits end.
    All I wanted was the communal cleaning regime implemented and a replacement communal waste bin after a fire had damaged the last one.
    I was fobbed off, lied to, ignored, and humoured over three months of constant arguing.
    It really was not difficult to make me happy but they did everything in their power to mess me about.
    It seems that they have employed school leavers with no customer service or project management experience to angle these issues when really they need people with common sense and life skills. It's laughable .
    I am still furious , six months later! O M G Peverel!

    I would suggest everyone double check when they have been given a credit on their account, that the credit is followed through. We were given a credit back in 2007 but I have just learned that this has been sitting on our account and never applied to our account. Shows you what reconciliation they do on a yearly basis as they have never advised us we were in credit by £483 and as I don't use their online system I would have never realised. In letters they send you, they advise you, there is nothing you need to do, you can carry on paying your direct debits as normal, they will amend the account to reflect credit. Double check they have allocated credit first. I would never have picked this up if it weren't for the fact that I am in the process of selling flat and needed to make sure I was up to date on my account.

    I own a freehold property and have just received a letter from them telling me about the work they want to do to my house!!!! As we live in a cul de sac the only thing they need to do is keep the road tidy and clean ..... they can't even do that. Agree charges go up constantly but little is done!

    This company operate a ruthless overcharging and exploiting scheme and target people who live in flats/ small dwellings. They have through the years charged what they like at random, hoarding customers money in as reserves, then finding ways to extort/ cover this money for their own gain by means of various tactics via financial loopholes.

    I have had to live with this company for 10 years, which I must say was even lot worse in the guise of ' Solitaire property management'.

    I noticed all your comments and concur entirely. I have a few flats in Peterborough ,unfortunately managed by OM Have you heard anyhting from OM Its possible they have gone bang . I wont hold my breath. Tried every day for the past week to get a reply on e-mail, Phoned numerous occasions,only get the automated answer service after hanging on for 10 minutes.

    This is an extract from an email sent to them, after I'd received confirmation that insurance commisiions taken by Kingsborough had been as high at 33% - though they are now 'only' 16%.

    Separately I now have three alternative quotes for XXX XXXXXXX, received last months against the £2846.43 paid to Zurich in 2011/2012. I assume we are paying more for 2012/2013 but here are the current competitive quotes: £1991.21, £2124.95 and £2256.88.     The customer service from OM is appauling. I agree with the comments made by the previous reviewer. They do not respond to queries in time. They do not follow procedues (including their complaints procedure) and their accounting procedures are not up to scratch. If you phone up the people on the other end of the phone have little knowlege of the account they are managing or what particular items on an invoice relates to. Unfortunately, the block containing my property is large and their is no residents association, I feel that we should get rid of OM as managing agents as there are others out there which are much better.

    OM Property have come under new management who promise a customer charter and service improvement but it makes absolutely no difference. They overcharge and obfuscate if you question the charges. The property manager is never available and customer service is usually either unhelpful or has no idea what is going on. Communication is very poor and they do not follow the procedures required for example not letting anyone know of a change in freeholder. I will be working towards having them removed from having anything to do with managing our Estate in future as they are a farce, charging money for nothing, literally.

    I am a resident of York dale and would agree totally with your comments, are you aware of the following charges are levied by Om on your schedule one.All areas of grass paving around every apartment every bin store on the development whether you use it or not is charged to everyone on the estate, i.e if they repair Holly well paths or put a digital lock on the bin store or clean glass from their bin store you pay for it on schedule 1, The grounds maintenance costing only 14k a year it topped up by your developer for his maintenance by another 13k we all pay on average 27k for landscaping you... (read more)

    I am having an ongoing dispute about some electricity charges which were 10 times higher then estimated, I queried the year end accounts which had been approved by the management account - and eventually it was disovered that there was an incorrect reading and this had carried on for over a year. Of course OM don't care they just passed on the incorrect costs to the tenants. I did not even own the property when this was taking place 09/10 but of course it takes a year or so to do the accounts.     We recently receive a newsletter from one of my fellow tenants in a ajacent block saying tnat they had been to court for none payment of fees. They received a 50% reduction by the judge and recommended the OM's level of fees should be referred to Leeds County Court.
    We have been here for over 5 years and every year the schedule has been more and more with OM stating they need a "back-up" fund to pay for any extra "services/damages.     i wouldnt recomend stopping your direct debit, it will give them amunition to add extra charges to your account and they will have the legal highground. you need to work out how to get them removed as you managing agents by RTM with support from other owners or there may be easier ways to do it depending on the circumstances of your site.

    My issue is having to purchase fobs at the rate of £24 each time my current one stops working. I had queried this in regards to repairs but they dont seems to repair the fobs at the moment. I just have to buy a new one each time and i wonder why? If they issue the fob surely they should be able to repair them at a minimal cost. It is about a month now i've been on this and still cant get any favourable response apart from suggestions to purchase a new fob. I have been directed to take it to my nearest locksmith but surely there is a security issue here if any odd locksmith can repair the fob. I dont think they understand we are in hard times and having paid close to £1800 in service charge and ground rent buying a fob is the last thing i wish to do.
    Does any one know which company supplies OM their fobs?

    My flat leaked into the flat below due to a faulty washer under the sink. Customer services were useless. They advised that if I wanted to claim on the insurance I needed to pay the £500 excess charge, the estimate for the repair was a £100! The sooner we get rid of OM the better.

    This company is a byword for inefficiency. My lease requires me to get permission every six months to continue renting my property to a tenant, along with an 'administration' fee of around £50. I get no benefit from this whatsoever and have never seen such an arrangement, but since this is a condition of the original lease I should not complain too much.

    I found that my service charges doubled after a few years of owning the property. I get accounts for the spend, but I cannot understand why a relatively mature block (about 10 years old) should suddenly suffer such a rapid escalation... (read more)

    I have consistently contacted OM Property to complain about the disparity between the service charges for the different blocks of flats. I have a flat in one block and one in another block and there is a £400 difference in service charge.

    I have only had one reply to say that there are more flats in the other block therefore so their costs are cheaper. Surely the flat with less flats has less grounds and building area to manage and should therefore cost less to manage. No, the most expensive service charges are for the block with least flats.

    I keep querying this but they have not responded. Their general approach is to ignore its customers in the hope that they will go away

    Awful! This is a prime example of why there is a need for regulation. They just take and provide nothing. I have had dreadful experiences with these people and they cause nothing but misery. If you are buying a property run by them, don't! They ignore complaints and do nothing to justify the inflated fees.
    I registered a complaint about the property manger and his line manager never bothered to reply. Great advert for the company.

    Bloody useless!! 10 or more days to reply to emails sent to the customer services department...the main enterance doort to my block is constantly failing to close. OM have been out countless times and it is still failing, The customer service when calling them is terrible...extortionate service charges....

    Well, the reviews really show their real light!
    I barely see any work being done around my flat and for this please I must pay over £600pcm on a 1 bed flat.
    The cost has gone up by more than 50% in the last 3 years. But what is worse than the cost rising is the fact that they give you no notice of the cost going up, and I'm on the committee!
    This company makes me want to sell my flat but the maintenance fees are now so high that if I decided to sell it, I must lower the sale price to compensate.
    Furthermore, I would be okay with paying such high maintenance fees if the block of flats looked good, but realistically, the paint is flaking, when they last painted (many many years ago) they painted windows shut. The car park is being pulled up by the trees planted on site and our bin sheds look like a bomb site.
    I can't wait to sell my flat and see the back of this company, they have put me off ever owning a flat again.

    I have been living in a New Build Property on a Taylor Wimpey estate, managed, but barely by OM.     Our development received a 1st notice to repair and paint all exterior woodwork and this work should have been carried out in spring/early summer of 2011. No second notice ever came out, no work carried out despite numerous complaints to the company. Numerous further complaints followed but no action taken noresponse until owner of 35 went into the company at Wigmore in April making another formal complaint, her third.     OM property management can only be described as Cowboys at best. This is by far the worst management company. I do not understand how they get away with charging excessive amounts; who regulates these companies! I live in a ground floor flat in Witham, Essex and I am paying in excess of £1300 pa, this is a low maintenance flat so the payments don't add up. The customer service is poor and staff are often rude when I call. I love my flat but I want to move because of these con men/ women it's getting me down.

    They charge sublet money which is not reasonable and I dont think they have any right to do so.What does matter to them if it is the tenant or the owner lives.They put restrictions on your property deeds so you cannot sell or remortgage your own property. They wont even tell they did this until your mortgage solicitor or sale solicitor informs you. This is almost like human right imfringement thuggery and mugging.

    Recently moved my mortgage to get a better deal on a freehold property. I recieve a letter from my solicitor saying that Peverel want to charge me £180 for giving consent. My solicitor says that this is more than other people charge. I phone Peverel to ask what the charge is for. It seems its to check that theres no legal charge on the property and to transfer to the land registry. I ask what they do for £180 which I reckon should pay for about 5 hours worth of effort for a conveyancer. This would take a conveyancer about 15 minutes, so they are charging £720 per hour. The customer service person was unable to explain what they actually did for the money. So watch out Peverel will charge you £180 for you to change the mortgae on your own house.

    We pay and pay and pay
    Final results? the estate looks like a dump. OM property management are so lazy and rude to their customers i finally posted my first complaint on the web!!!
    if only this site had a rating of "uber terrible" !
    The car park is so dirty and messy, the lift is scruffy, hallway carpets are stained, the greenery are filled with litter, the list goes on and on!
    OM property management better improve as we are not stupid to keep them as "management".
