I leased a property from Martin & Co in Aberdeen and I was far from impressed.
When I took up lease I found out the flat had not been cleaned properly and the kitchen was filthy with food deposits and grease everywhere. The washing machine didn't work, nobody knew how heating worked either, shower broken etc etc. I repeatedly emailed them, which were all ignored. Phone calls not much better. If they learned to communicate things would be much better.

We rented for a year through Martin and Co with constant problems. We began with an excellent contract agreement and thought we'd been really lucky. The promise to put fitted curtains in our flat turned into the biggest ordeal EVER. We ended up waiting over 3 months for the curtains and constantly had to pop into the branch to ask what was going on! Whent he "curtains" were finally fitted they were fitted with blinds - similar to those you find in an office - but this was a penthouse apartment! When moving out time came the amount of money paid to move out early was insane (£250)... (read more)

Martin and Co. were very professional and helpful when assisting in my rental of a new flat. They responded to Email and telephone contact promptly and made a special effort to assist in facilitating my move at short notice after a previous arrangement (with another agent) fell through. Overall I couldnt fault my experience with Martin & Co. A helpful and friendly team.

Martin and co were extremely efficient and reliable, with a fantastic response to both phone and email. They managed to find us a tenant quickly, and at times went above and beyond that expected to help us resolve a few difficult issues that came up. Would definitely recommend.

All I can say is that I had a property on the Borough Road to let with Field & Son for about 6 weeks and nothing at all happened; after an enquiry with this lot I had a short tenancy offered in a matter of days, which I accepted, and during that tenure they managed to find a long-term tenant, so the property has now been occupied uninterruptedly for almost a year. All enquiries are dealt by them usually within the day and I always deal with the same two people. So far, quite good.

I rented with Martin and Co for 2 years. The bathroom hot tap stopped working in June, we contacted them immediately, several times. They sent someone out, he promised a whole new bathroom as it was falling apart (avocado suite suggests it had a good life!) Nothing happened. Eventually we gave up and moved out 9 months later, tap still not fixed. They want £200 of our deposit for cleaning. We cleaned the house completely before moving out. Luckily i took photos and have witnesses. It is in dispute. Martin and Co have a very bad reputation amongst people I have spoken to in Coventry. I should have listened!

I was provided with an excellent service when I rented through Martin & co, no issues what so ever. Polite, friendly not like most agents who just want money.
I would use them again if I moved back to Manchester, highly recommended. Was this review helpful? Yes

The worst landlords I've ever dealt with. Never resolved a *single* problem, even when to do with issues as serious as water leaks, mould, or broken boilers. Increased the rent year-on-year after hiking it by £100/month AFTER we had signed the papers and paid the deposit, claiming that 'the website was wrong'. Attempted to keep 100% of our deposit by lying to the Deposit Protection Scheme. Will do a good job of shmoozing you when you first view the property, but once your contract is signed they want nothing to do with you, unless it's to do with squeezing more money out of you. The Google... (read more)

I don't know where to start. Clearly we doubt the phrase 'customer service' is on their list of don'ts when they train their staff if they even train them at all, other than to tell them that the bottom line is profit maximisation for as little effort as possible. It was not clear to us that the things which would normally be included in a 10% management fee are charged as extras and other things which were supposed to be done were not done until they were reminded of them (eg gas certificate, periodic inspections, inventory). A detailed inventory had been prepared and provided by us but they... (read more)

Having used several agents in Cornwall over the past few years, I discovered Martin and Co, and what a breath of fresh air! The Manageress there didn't attempt to give us the normal agent patter, but simply listened to what I wanted and gave several options for ensuring I received great value.
For once I felt like I was in the hands of a professional who understood the business well, but more importantly understood what the customer wanted. When it came to completing the documents, she made sure everything was well laid out and clear. The company are offering some really useful services at great value, and without the small print! But not only the Manageress genuinely wanted to ensure I was happy with everything.
Well done Martin and co - and the Manageress who helped me so much with her knowledge and professional attitude. I am sure we will see this name more and more, and I for one will be putting all my properties their way.

My experience with Martin and Co initially began reasonably well with a viewing of a well presented property I soon made an offer on and will be leaving in the near future. As such the process was relatively painless until I was handed a few additional documents to sign, one in particular detailing that a person signing may not remain at the property beyond the agreed tenancy period without an agreement between themselves and Martin and Co. Another document detailing that they would attach the exact details of the scheme into which my deposit would/had been placed. Information legally... (read more)

Its was our first year in letting our house , we expected a letting agency to look after & check references etc on any prospective tennants, we ended up with the tennant from hell, she has'nt paid the full rental for 6 months & all martins have done is phone her to say she owes her rent, they never advised us to contact housing benefit office and get payment made directly to us and now her tennancy has ended they seem to do nothing in getting her out.
I wonder why we ever agreed to martins & co to look after the property because they have done zero work apart from collect there commission each month from us!Was this review helpful? Yes

This Office has been excellent through my time as a tenant. They have sorted everything out and made sure that all maintenance issues were dealt with promptly and that all the documents and information I needed was given to me before I moved in. I would recommend Martin & Co (Merthyr Tydfil) to all my friends and family. They are a friendly staff and are always willing to help out in any way possible.

I viewed a property with Martin & Co for a rental property in Chelmer Village, Chelmsford Essex
From the time of the first phone call it was a shocking display of incompetence. Somehow we managed to arrange a viewing despite the very inexperienced young lady not really knowing her job; she had a serious lack of knowledge regarding the property Martin and Co were advertising. During the viewing I said "the main reception area was dark and there was a lack of natural sunlight due to the small window", the girl replied "its OK if you turn on all the lights" this was in... uk number one letting agent, i think and know not.
i would say the workers and Southend are thick do not know what they were doing and let people live in poo (a nicer word), no knowledge of regulatons on what has to be considered when letting out a property.
Thick and lazy!!!as long as they get there money they do not care.
I tell everyone not to use this agent as a landlord and tenant, it will just cause stress and health probs. i have meet two other ex-tenants of this thick lazy agent and they were not happy with them.

Oh where to start. I moved in on the 28/01/12. Had to wait an hour for they keys. On the second trip moving my stuff in I ran into the landlady who knew nothing about me moving in. Fun conversation that was. I was promised a new carpet for the living room on 03/02/12 (landlady was under the impression this was happening too from our conversation).
I am still waiting.
They did send a gasman round to do the gas checks, they just didnt want to inform me that they were doing this.
I replied in e-mail to amend the inventory and have had no reply. About 2 weeks later I went into the office to... (read more)Was this review helpful? Yes

When something breaks up in the property, It took at least more than 2 weeks to come and repair it. Sometimes they do not come and a lot of hidden cost when trying to get my deposits back. I had really terrible experiences in Bath. Compared to other agencies in bath, it is rubbish. If you choose this agency you will regret it for life.

I have recently moved out of a property with Martin and Co. The house was cleaned top to bottom, hoovered, cleaned the carpet (hiring a cleaning machine) and re painted the kitchen.
When I received my check out form, they stated how it wasn’t cleaned, the oven door was dirty, the carpets hadn’t been hoovered and that a door hinge was broken and the entire door had to be replaced.
The oven glass door CAN NOT BE REMOVED and was cleaned in side and out. If I cant get in-between the panes of glass what do they expect me to do?
The door hinge was broken….We noticed the day WE MOVED IN. When I called Martin and Co to notify them, they adv me not to worry. Clearly this hadn’t been noted down any where when I called.I believed that Martin and Co were a friendly, trustworthy company!! Clearly they are out for what they can get and I am absolutely disgusted with them! I have spoken to my solicitor about the issue and I will be making any one that will listen aware of how atrocious this company really is!!!

As an oversea's Landlord I can only give this Martin & Co office the highest praise. After speaking with Mr Hyman the Owner I knew I was dealing with someone who knows what they are talking about. Great local knowledge of the market place and left me feeling reassured that my property was in good hands. I have dealt with most of the other local agents in Prestwich and Whitefield and never felt comfortable with the advice and service they gave me. All I can say is this Martin & Co Whitefield office gets my top marks for service, advisce and managing my properties. Highly recommend any landlord to deal with Mr Hyman and his experienced staff.

To sum things up: Martin & Co Nottingham is
- hideous in contract terms
- irreponsible in making unfulfilled promises
- unresponsive to service calls
- appalling in customer services. We rented a flat in Nottingham, and found on the first day of our arrival having a broken boiler. Since we knew the previous tenants, we realized that the boiler had been broken for a couple of months without being fixed prior to their move-out. We expected them to have fixed it in the generous time in between tenancies, but they never did so. After reporting to them, the first thing they did was ask... (read more)

The agents are unacceptably slow to respond to communications leaving urgent maintenace work outstanding for days and often weeks. I had to consistently chase all aspects of the work. The agents acted in a management capacity but consistently blamed landlord for all delays, but didn't have the courtesy to keep us informed. Agents inappropriately discussed our issues with our next of kin contacts when we were unable to take their calls. When challenged with this breach of confidentiality the response was "it's not a big deal".
The staff respond defensively to complaints and made no attempt to resolve the issues only to apportion blame. Communications boarder on rude when their "authority" is challenged. These agents clearly do not understand that they are dependant on tenants to stay in business and show no respect for the fact that they are operating in open market.
Agent is more concerned with extracting fees from tenants than providing a quality service. I would not consider any property let by this agents in the future.

The service from this 'company' was absolutely terrible, the flat was rented unfurnished but had various problems on arrival:
The carpet was lumpy, broken door handles, no door handles, chipped paint work throughout, all toilet seats were broken and mould in the shower.
The lumpy carpet was re-fitted after multiple phone calls to agents a week after the move in date, meaning that no substantial furniture could be put in until the carpet was fixed.
During the 6 month tenancy other than the phone calls from myself to the agents to complain about the existing problems no other communication... (read more)Was this review helpful? Yes

Shocking expectation to put up with unuasable and broken items in our flat, dozens of requests made to fix an extractor fan which is broken causing the flat to become damp. In a so-called 'managed property'- joke. Apparently have to get the landlady's dad to come and fix it because presumably she is too tight to pay for a professional. Left quite impolite messages saying they are doing something about it- just not fixing it!would NOT use again.

As soon as we signed the contract, it all went down hill! Martin &Co took no responsibility for the property. We didn't have an up to date Gas Safe certificate. When eventually the gas man did attend the property - he deemed the flu from the boiler unsafe and condemned the bedroom window shut. We then had problems with ventilation & damp. We since had had to get Environmental Health involved.
Lights in the kitchen where a fire hazard - They couldn't care less! All they could say was they couldn't get hod of the landlord who was supposed to be managing the property.
Our contract stipulated our deposit wound be sent to the Tenancy Deposit Scheme - Instead it was sent to the Landlord who took nearly 2 months to get the money back following our departure!!!! - What is the point of the TDS??? - They didn't seem bothered!!
Trying to contact anyone in the office is a joke & they will happily sit there and fob you off, until to leave!!Beware!!

Promised to rectify several problems; broken kitchen sink (clearly damaged by previous tenant) and a damp ceiling in master bedroom, caused by removal of flue, chimney etc - this needed painted over.. These people DO NOT respond to emails, are indifferent towards complaints. They just don't want to know!

Agent lied about valid gas safety certificate. Was told there was one, but upon inspection it was found to be incomplete, and therefore not valid. When approached about this the agents pleaded ignorance... sorry, but it is your legal obligation to ensure these things are CORRECT.
Landlords manage the property... absolute liars... no care whatsoever for the tenants. Winter 2010/11 saw temperatures of -16c... heating was broken... took TWO WEEKS to get someone to fix it. Plumbers were available, but they waited 2 weeks to get the cheapest job done. Two weeks of the house temperature... (read more)

Our experience with Martin & Co Lincoln has been terrible since the word go.
-When completing the credit checks they didn't explain their process/charges properly and then ended up charges us double and it was a fight to get refunded.
-When completing the contract, the deposit amounts and addresses were completely incorrect and had to be redone, wasting time.
-When we viewed the property it was in a mess and they told us they would have cleaners in before we moved in. When we got the keys and went back to the property for the first time, nothing had been done to it and I had to speak... (read more)Was this review helpful? Yes

Very happy with the service received from Horsforth, Leeds branch. Even though my flat is not managed by Martin&Co and I only had to deal with them at the initial stage, they have been very professional and answered any questions I had prior to me signing the contract. Fast, efficient, friendly- very different to some other agencies in Leeds I've had to deal with in past. Would definitely use again!

I have found with this company to be very rude & wasn't worried about helping at all. I had emailed quite a few times to view a property but no one replyed so in the end rang & got told by a very rudely spoken woman that somebody will call me back & never did get a call back & did try a couple more emails because really liked the property so ended up going with another agent that was happy to help

Let down on every occasion! - Tried to change our move in date with out telling us, added £1.50 to payments for card fees with out even telling us or mentioning that - just assumed that was fine, took our deposit with no mention of the fees we will be charged (which there are an unexpectedly large amount of), moved in with bathroom taps not working which took them 2 weeks to send anyone out to have a look at, and did not inform the water company we had moved in when they assured us they had. Generally quite rude on the phone as well.
What do we pay them money for?!?!

Absolutely rubbish! I've been in my place for nearly 2 years now and I'm still waiting for things to be sorted. When I moved in I signed a form to say I was happy to have builders in to cap off the chimney in my first week...this still hasn't been done, resulting in black mold in the living room which has already caused me some health problems. I had bronchitis last year and called the maintenance office to chase the situation up explaining that I'd been very unwell and had this mould in the house. They said that a company had been given the go ahead to start work on the chimney and they... (read more)

Absolutely terrible. Not even the slightest attempt at customer service. Rude, uncooperative and argumentative staff.
So far we've been a month without central heating (In november/december). It took them 10 days to even send someone to look at it, and 16 days and counting for anyone to come and fix it.
All the while this was going on i was being plagued with phone calls about renewing my contract (for £85). It seems fine for them to chase you for money, but utterly impossible to get them to do anything constructive for you.
After all this i've decided to move out, and they're trying to charge me £45 for a reference to my new agents and £80 to "Check out".
I've paid my rent on time, every month and caused no troube for them. Which they've rewarded us for with various seemingly made up fees and an inexcusable period of time without the basic neccessities.
Absolute scumbags. Avoid at all costs.

Didn't give proper advice regarding do's and don'ts for renting out as beginners.
Moved in tenant with unsuitable guarantor, didn't tell us, or show references, just said she had one. I have to chase them to find out if the rent is in on time, which it never is.
Phone calls are a nightmare - never get back with answers in a suitable timescale. E-mails are ignored for 2 or 3 days. I don't get answers to urgent questions. The tenant is a nightmare - for me as a landlord, and for the neighbours around her, but they are not interested.
Still take the management fees though before passing the rest of the rent on, when it does arrive.
After all the problems I am having with them, and the tenant they installed through bad information, when I told them I was going to have her evicited they asked if I'd like them to find me a new tenant and continue to manage the property. Was this review helpful? Yes

B and S are absolutely awful agents, took our money, gave it to our awful landlady and once she tried to keep our deposit they were no help at all despite promising to move heaven and earth to help us! luckily for us we detailed and photographed EVERYTHING!!! this went to a tribunal and we got 90 percent of our money back. There are some despicable landlord/ladys out there so be aware, these agents at the burgess hill office WILL NOT HELP YOU if you have any problems, REMEMBER THEY WORK FOR THE LANDLORD,NOT YOU, once they have had your deposit (ie their fee) they do not want to know. You have been warned about dealing with this office, going somewhere else is HIGHLY advised!!!!

Its hard to know where to start to be honest but in a nutshell the Manageress in there is one of the rudest individuals ever with an attitude not for the faint hearted.
She is obnoxious and needs bringing donw a peg or two by anyone facing her.
Under no circumstances does she deserve a job in the capacity she is in and how she got there ill never know.
There is one lady who has been very polite called Pam but other than that the best thing for the Manageress to be doing is signing on to a personality course of the lost and found dept............Avoid at all costs!!Was this review helpful? Yes

We recently gave up a property which we rented from this agent. Every 6 months we had to pay them £75 to renew our contract. We came to an agreement with the landlady and she told the agent to let us have our deposit back. But the agent is refusing to do this but Martin wants 140.00 from the deposit revenue lost for not renewing our contract for another 6 months.
This is the very worst agent I have dealt with, steer clear of them by a mile. And they can be pretty rude to you on the phone.

Renter beware!!! Do not use this Rental Agent under any circumstance.
Without doubt the very worst rental experience ever. Martin & Co Norwich offer the poorest service I have ever experienced. They are rude, unprofessional and just make rules up. They expect a house that has been lived in for a year to be returned in a better condition than when it was first rented. No allowance for fair wear and tear is made and they do all they can to keep your deposit.
The inventory system is a total joke they just add things. They accused us of installing an extra smoke alarm. Just crazy, why on earth would we do that. In fact the list of remedial action need stretched to two pages, and there was at least ten items on the list that were like it when we moved in.
Overall a dreadful experience. Dreadfull agents. Incompetent staff. Rude amatures. No regulation. An absolute free for all. DO NOT USE!!!!!

They are the stereotype of the letting agencies and they do things in a stringent bureaucratic way, absolutely no flexibility and not in favour of the tenants! They always over-complicate everything every step of the way. When you need to speak to their agency, you have to make sure that you dial the right number, find the specific department and contact the specific person. No one else would bother to speak to you. It seems everyone is in charge of a tiny area of the job a normal estate agent could easily handle. It's a pain to be with them! Avoid!

Unfortunately I had a similar experience to other reviewers with Martin and co. The property 'management' by Martin and co. simply did not happen, they were idle with respect to problems with the property for over a year in almost every instance. They deliberately misled us over several issues, and we were fully aware of their dishonesty through direct contact with our landlord. And yet from the looks of things, we got off pretty lightly.

I lost £350 as my car broke down and i could not get the relevant paperwork to them on the day they said. They did not tell me i would lose the flat if i did not bring in the paperwork that day and i gave them plenty of notice that i could not come that day. I was also treated like an idiot throughout the whole process by the manager who looked and acted like she would be better suited to working elsewhere. Disgusted.

I've had numerous problems with the city head office on Clarendon street, 1st they gave me the wrong key thob to get into the building and took 3days to get it; at which point i was either stuck in or out of the flat for that period of time in a city miles away from home (not a nice feeling at all!)l. I got the feeling they didn't care. 2ndly i got locked outside the flat and they refused to give me a spare key. granted i didnt have any ID or money for the deposit. however, the Manager did come down to talk to me (Tall blonde hair, did not catch his name) he was absolutely awful to speak to. It felt like he was blaming me for other people that have either lost keys or been locked out, he was not a nice man at all.... very offensive, in your face, nasty and upsetting. If you expect to have to communicate with these people as a business dont! (pissup in a brewery) go to LMP! i am just awaiting the next issue to crop up, ive only been here for a month!

Absolutely awful!!! We stayed in the property for a year and experienced multiple problems, including a persistent damp problem throughout the property, our boiler suffering a complete malfunction on three separate occasions and many other, albeit slightly less serious issues. Each time we contacted the office we were told that we would be "contacted shortly" by a member of their maintenance team - who apparently don't have a phone so you can never speak to them directly. Neither me nor my house-mate were ever called back, and to make things worse when we eventually called the... (read more)

We are going through a nightmare. We came day before yesterday to Aberdeen and now we practically have nowhere to live. The flat we were given is a hole with bugs, fungus, mold and drafts penetrating the place. We were advised to "wipe the walls with domestos and leave the flat during the weekend to air it". They did not even offer any substitute place to stay (fortunately we got a room for a week to stay, otherwise we'd have to spend the night under a bridge or somewhere). They lied about the flat on their webpage, they lied in our faces that there is no mold or fungus or bugs making us feel like idiots, left to our own devices.
We are first year students from abroad at Gordon University and we don't really know what to do. We sent a letter of complaint today, and we're planning to go to the police, city council, anywhere. If you know what we could do or you could help us in any way we would be very grateful!!Was this review helpful? Yes

Hope you are sitting comfortably as this is going to take a while. The first issue being that before we moved in we asked if they would remove some of the beds as we did not require them but specifically asked them to keep one of the doubles. On carrying out the moving in inventory we discovered all the beds had been removed and flagged this up immediately. It took ages for them to action this and the person I was dealing with seemed only to be contactable by email. The situation came to a head when I was emailed to say the landlord was happy to bring the bed back but this would incur costs... (read more)

From a Landlords prospective I can only praise this Martin & Co Branch in Whitefeld North Manchester. I found the staff to be incredibly knowledgeable, enthusiastic and passionate about the services they offer in the property lettings and management business. They had tenants ready to move in to my property thus no void period that would have cost me money. They had the house cleaned, and Gas Safety check done and turned around in 2 days which is a great service. The local Agents that I used previously in the area could learn a lot from this Martin & Co office. So a very big thank you to Dayna for negotiating a great rental for me, to Caroline who arranged the maintenance and cleaning and to the Proprietor Earl Hyman for taking the time to meet with me and go through all the services that they have to offer a Landlord. 10 out of 10 to this office.

We were tenants for 3 years and in the 3 years at renewal time we asked them to find us another place to let as we were unhappy with our current abode. Usually they get back to us with nothing or something entirelly not what we need. Since they were not managing the property them couldnt care less if you wanted info out of them. The way I was spoken to on the phone today by the lettings team at the Banbury office was disgusting. The woman I spoke to was rude, unhelpful and extremely patronising. For a future customer I was spoken to in a manner that made me feel that I was not good enough to rent with them, I'm sure they are putting many of their other future customers off by acting in this manner. No sooner the agent found out that myself and my partner are not currently in full time employment we were shunned away. I am going to be a student nurse in September and the Martin & Co website states they rent to students, apparently this is not the case ! I think Martin & Co need to seriously consider sending their employees at the Banbury office on a customer service course !

Have recently moved to Martin & Co Harlow office from another local agent and I can only say good things about them. Lovely experience up until the day we moved in, appalled, they just don’t seem to care at all about their tenants, they are obviously understaffed which seems to be a problem, take forever to answer queries and sort out major problems with the house (Still waiting on queries from June to be sorted!!!!!) Obviously know nothing about time management, arrange meetings for people to visit and then don’t show (locksmith), so your left with the bill and then act ‘shocked in the morning) when you query this.
All in all a horrible letting agency!!!!!!!!!!!!!!!!!!!!!!!!!

The most dispicable customer service i have ever endured. Our heating system has been faulty since we moved in over a year and half ago, i have been told by numerous workman who have come out to look at it that the whole system needs replacing, however no action from martin & co. The heating system completely failed about 3 months ago, and yet after countless phone calls and messages, still no response. In the contract their is written that they consider no heating as an emergency. What kind of emergency response times are they working by?? If they ran the ambulance service, then the population would be in trouble. I would never recommend this company even to my worst enemy, they are a bunch of lazy, clueless and imcompentent muppets, which is why i have dubbed them Muppets & Co as oppose to Martin & Co....

I will add to the obvious growing list of ongoing complaints against this company. They are awful, and unbelievably were awarded \'best letting large chain\', which then gives no hope for the rest as they must be worse. We disputed our deposit when leaving our flat as one of five in a building against a obviously dodgy landlord who was trying to resell the supply of electricty. Despite our best efforts our deposit has currently been taken, as the DPS were provided with \'photographic evidence\' of the meters in our building. The worse experience in my life. They are inefficient, they are never available. They are good only in collecting money, but when you will need them, they disappear. They will not reply neither your emails nor your phone calls. Useless leaving messages. They will not recall you. They totally don't care about you. They always escape from responsibilities.
And be careful about the check out! They will probably charge something that do not exist.
Avoid them!

Clearly unorganised and don't know how to run an effective letting agency.
We phoned to book a viewing of a property they had to let. We agreed they will phone me back to confirm a viewing date, nearly a week later we had to ring them as they was still to get in touch.
We met their agent at the property and because they was unable to answer the phone (for some unknown reason) the day before the tenant was not in and we was unable to view the property.
Shambolic!!! We took a morning off work to make us available for the viewing. They said they will call us back for a different day to view the property.... No call!!!
Apauling service! Terrible communication!

I would like to say a great big thank you to all the staff in Derby office, thanks to them from my first telephone enquiry regarding a property to rent they have all been so very helpful, friendly and if they have been unable to answer my question have always got back to me very quickly. Thanks to them we are now settled in our new home with no hassle whatsoever. I would therefore recommend anyone in our area who is looking for property to contact them.

Absolutely shocking service right from the start of our tenancy with them. Soon as we paid the fees, they didn't want to know. Messed up our move in date (because they didn't know what they were doing) so we had to reschedule everything (days off work & rental van). Then when we moved in, we had a problem with our appliances which took them 2 months to sort out after numerous emails and phone calls, the only reason they sorted it is because we threatened to send them the bills for the washing we had to do ourselves. We also had a huge leak coming in through the ceiling which they were totally... (read more)

I've been a landlord with the Coventry branch for a few years now, and they have consistently let my properties quickley, paid me on time, inspected and reported during each tenancy and given me excellent customer service. After reading some of the bad reviews here, I have been compelled to leave my own positive one to counteract the biased ones from disgruntled tenants who seem to think that;
a) Leaving a property dirty after a tenancy is acceptable.
b) Expecting all of the deposit back regardless of anything found on the inventory check out.Well done Nic, Sanjay & the team at Coventry and keep up the good work.

I found the team at Aldershot very friendly and efficient and together they found me a suitable tenant in a very short time frame. They understood my individual needs and their follow-up service has kept me well-informed with essential landlord information. Well done and thank you to Martin's in Aldershot. Out of all the letting agents I went to Martin and co were the most polite and friendly, they explained all how the credit checks worked before I handed over any money. I now rent through them and when the boiler stopped working they had it fixed the next day but even brought some electric heaters round for over night as it was winter at the time. Would highly recommend.

From day one, Richard and James at Martin & Co in Aldershot have been excellent, over and above what we expected from a Letting Agency. We visited several other letting agencies before going back to Martin & Co because they treated us so much better and never hurried us when we had questions to ask. This is our first experience as landlords and as we live abroad, they took all the worry away from us. When we had a problem with a tenant not paying they sorted it out in a way that did not upset the tenant and everything went smoothly. When we needed work done on the flat they arranged everything for us in a very professional way. We can't rate them high enough. I would never hesitate to recommend Martin & Co. to anyone.

Been with them for years they were excellent. When staff changed some teething problems which I pointed out to them that this is not what I usually get from them. They seem to have got their act together now a bit more now. But overall I think they are as good as their customers ie the landlords might be slow in coming forward with things but it may not be for want of asking from the agency. Landlords need to get things fixed asap and tenants need to take care of the property, it works both ways.

There should be a zero star rating available. I have been disgusted at the manner in which both my husband and myself have been spoken to as landlords of a tenanted property. The most suitable adjectives I would use to summarise the staff at the Horsforth office would be ‘impolite’, ‘unprofessional’, ‘patronising’, ‘rude’, ‘discourteous’, ‘offensive’ and simply ‘bad mannered’.

Recently moved out of a property after renting for a year. Was phoned the day before my inspection to say my rent was going up by £150 and that landlord wanted a 12 month lease and they needed an immediate response, due to my current job being unstable I didn’t want a 12 month lease and asked if we could continue with 6 months they said they would speak to the landlord on this, the next day I had my inspection and a week later got my report back full of rubbish about the state of the flat about it being ridiculously untidy and unclean and that a further inspection would be carried out in... They are terrible. I rented from them for almost three years and never once gave them an issue. I paid my rent on time every month and kept the flat in perfect condition. Upon moving out, they tried to tell me that there were finger marks in places like on the door and loads of stupid things like that. A bulb was also blown but it is a ridiculous size/fitting that not even B&Q have seen anything similar. They have no urgency in processing the deposit either as if we are all rich and can just wait.

Absolutely terrible service!! They just don't give a s*** about tenants at all!! They claim to not receive emails if it's vaguely negative in tone, and are so arrogant and rude on the phone. Beware - they'll be as nice as pie to you when you're making a new enquiry, but you'll never hear from them once you move in. I've made formal complaints by email, telephone and letter and none of these have been acknowledged.

On moving in it transpired a window lock was broken, we called them 3 times (they said they would call back, but failed to) finally they took a note - one week later a man came round to fix the window - considering this we are ground floor and stood outside I could gain entry to the property they seemed in no hurry to help us, and were unapologetic about forgetting about the issue.
There have been many other issues since then (although I have to be a little careful naming them as I am still stuck with these jokers)
AVOID: These people seem incapable of calling back, taking notes or any positive action without constant chasing.

After moving into the flat, I tried to connect our TV to the aerial, this did not work as it had no signal, I called the office several times only to be told that they would call me back numerous times, which they never did. Eventually they told me that as it's the aerial outside of the building another company, Jarroms sorted out the communal areas of the building.

I wrote a bad review about them 4 months ago and said I would follow up. Actually since then they have been fine. My biggest tip in dealing with them is to avoid calling the office and ring the maintenance people directly who are lovely. The folks in the office can often seem a bit short tempered. There's some guy who has a terrible phone manner and a couple of young girls who don't really know how to talk to customers. They're nice enough people but they tend to be all "Alright, mate!" which might work well with students but doesn't set the right tone with other people.

Absolutely disgraceful customer service. Paid for an actively managed service at my property as I was living a long distance away. Where repairs were necessary, the company failed to obtain more than 1 quote as requested and then made no attempt to actually check that requested work had been completed never mind that repairs were of an acceptable standard but were happy to pass on charges. Also regularly failed to credit rent to my account on agreed date despite being paid on time by the tenants.
Avoid them like the plague. This customer was referred to as an unscrupulous landlord by the managing director because I had the temerity to challenge them about their 'service'.

Wrong information, very unprofessional, gives your data base to people who are not relevant, etc. They are the only agency that in there own opinion having guests staying over in the property is breach of contract and law, what a flipping joke.

A disgrace to the human race. Total disregard for tenant's needs and fail to follow up on repairs. My son and his wife are being evicted for (in the words of Martin and Co) contacting the landlord direct as this is classed by them as being grossly unprofessional. Even local CAB say they have a bad reputation. Don't use this company - they are rogues who display no compassion for their tenants. They should be removed from the list of estate agents and investigated. Ruthless company who seem to train their staff to actively fill empty properties and then provide absolutely nothing else. My advice? Boycott them - they deserve nothing less!

Hi, reading all of these negative reviews, I thought I would comment. I don't normally write anything on these type of sites but in this case I feel quite strongly that my lettings agent (Aldershot Branch of Martin & Co) have been doing a phenomenal job in letting and looking after my property.
I can admit that having previously been a landlord, tenant and home owner, my personal experiences with estate agents were not favourable. In fact, when it comes to estate agents, I am may be the most cynical person ever!! However, I must say that Martin & Co Aldershot certainly have (so far) bucked the trend, and for that I am very grateful to them.
Their business model is obviously different to other estate agents I've previously dealt with and instructing Martin & Co to handle the letting of our home was one of the best decisions we've made and I wish them every success in the future. They are always polite, highly professional and get my property let quickly. I would though rally recommend them.

Terrible estate agents offering very poor customer service. The staff at the Sheffield South branch in particular are rude, lazy, thoroughly unhelpful and completely uninterested in helping their clients. Emails are never returned, phone calls are never returned, you're lucky if they actually answer their phones during working hours - most of the time it'll just go straight to answerphone.
I couldn't recommend Martin&Co (Sheffield) to anyone. As an estate agent they leave everything to be desired. Stay clear if possible.

We waited a year to get our back door fixed, we waited 4 months to get our hot water fixed, had none the entire 4 months! now we have no heating! no way of contacting them to get it fixed and our lease states we have to go through them! We have a little baby and are helpless thanks to the conditions of our lease and their obvious refusal to believe that anything can happen when they're not open! At one point last year we had to take turns staying up because thursday, during the day, we were unable to close the back door, they said they'd get somebody out asap, friday 4pm we call them, they say that they can't get anyone til Saturday. Finally on the Monday we had someone come and fix the back door, well, get it to close that is. We couldn't go to work as the person who stayed up all night had to sleep and the other had to be awake. How can they say that they offer high quality housing and care? We pay over

I cannot overstate how much I do not recommend them. They are lazy and dishonest. They have messed up charges (always in their favour), not done any proper checks as they had promised, made next to no effort to get good tenants in (anyone will do), and once the deal is done, they do nothing. No work will be done. They take their percentage happily, but if anything needs done, forget about it. Absolute charlatans. Not sure if any of the others locally are any better. My advice is to look after your own business and cut the leaches out of the loop.

I have done a terrible mistake which I regret to let my house with Martin & Co. Problems started right at the begining as the charged me a huge sum for cleaning the house which which was of rubbish quality. Surprises starts to emerge after 1st renyt by presenting list of problems that needs fixing.
When I authorise a repair on agreed sum I end up being charged double that amount and they are reluctant to present any receipt to confirm what has been done.Their staff are rude. I am seeing my solicitor to sue these people. Never again!!

I have just read an old review of this company referring to them as 'Mong & Co' - both entertaining and highly accurate!
I am currently a landlady with these people and have regretted that decision from the moment they moved my tenants in (my tenants are fine - the agent is an absolutely disgrace!) It seems that they are very good at getting someone in the property so they can start making some money, then they lose interest (can anyone see a pattern here?!)

Awful service! I phonhed over and over to try to get a moving in date, nine of my calls were returned. I was finally told, 4 days before a potential move, that my chosen date was impossible as it was a Saturday. Withdrew from tenancy. Have emailed and written to complain, but these have also been ignored. Am going to write again, and also send letter to professional organizations.
Terrible experience, will never use this company again.

In my view very poorly managed - took three attempts to produce the final list of payments made by tenant. Now several months in arrears! The only way to get a response is to set deadlines. Their comments and advice has been contradictory. What a muddle it is.

We have rented the place around 4 years and paid rent on time & settled the bills. The boiler was a problem all the 4 year period & no proper windows/doors etc, flooring not good at all (vibration even if we walk), cheap quality carpet (almost like a sack).
But even then, before vacating we cleaned the house with very good condition. Only there is a small iron mark (4 inch) on one of the room and not completely burned, just turned the color.
For this, he is refused to pay back our deposit and he wants to replace the entire carpet.
The boiler was not completely working at all for the last 2 months and he was not servicing. That is the reason I gave the notice to vacate the house.
Is there is a any way to put him in court and ask for compenstation providing poor quality house & get my deposit back as well.
Anyone suggestion is appreciated.

I don't understand why there is so many bad reviews on Martin&Co. I am from abroad and 2 years ago I moved in with Martin&Co. Couldn't be more happy with the Reading Branch! Excellent customer service! The guy - Simon over there is really nice, polite and very helpful. Never been tricked by them - there wasn't any check-in or -out fees and I got my deposit back in exactly same amount as I paid. I moved out as I had to be back to my country for a while. I am back to UK next month - and I am going for Martin & Co in Reading again as they never let me down! They are real pros!!!

Avoid this company at all costs. We are having the same battle to get our deposit back. We were given a list of 'problems' identified at the end of the tenancy which meant we were not entitled to receive the full amount. These 'problems' - poor state of walls, stained carpet, dirty garage - were all documented on original inventory. Staff now refuse to speak to us, so we are taking them to the County Court. This is an option available to anyone in the same situation. Simply 'google' how to make a County Court claim and it will tell you how to proceed. Good luck. These trixters must be stopped!

Dont ever use North Manchester Branch, they will do everything to get your sign, even by telling you incorrect information, and they will do everything to take your deposit, will not even send you proof of it, just a email that we are going to fix these things and they will be taken from your deposit, even if you disagree. I will not recommend them at all. Very nice people until you have signed. They love people who pay them, dosn't matter if the customer goes after 6 months, they will find a new one.

Agents do not show up to a scheduled viewings. If they do not show up they lie that they tried to ring at 9am but nobody answered. No voicemail left no missed calls on the phone.
After I have chosen a flat and paid the fee agent never has time for us. We have tried to organise a viewing to check if everthing is working and to measure the flat to order some furniture. We where told that it is not possible and that the agent has to ask for the permission from his manager to do that as he will waste his time instead of doing anothier viewing for potential tenants.

I just moved out of the two-bedroom flat I was renting with Martin&Co for two years. I have to say my experience with them is the worst I have ever had. The flat had no hot water and problems with the plumbing; I made several attempts to get them interested in my predicament but to no avail. They have a dedicated company to deal with these issues which doesn't even have a voicemail! They have this idiotic policy of hiding the landlord from the tenant and they tell you that they will take care of the problem, which is laughable. On a day that I knew that the landlord was going to be in I left... (read more)

I called up about an apartment I wanted to view, they said they had two available, however I could not view them without my partner, who is too busy to go view the properties and they said to call back when my partner is not busy. I found it rude how they thought it was unacceptable for me to view an apartment without my other half, who has asked me to call up and view the particular apartment. Although I did say that my partner will find sometime to see this apartment because he had seen the photos and thought it was good, they still wouldn't allow me to make a viewing appointment without my other half. How is this good customer service?

As a Landlord, I was surprised as to their timely professional service. I have given them the keys and within 48 hrs the property been letted out albeit slightly below the agreed letting fees but in return they offered me a less commision discount . I have to say so far they have been professional and no problems with them. The leicester branch manager is a very professional guy. Superb.
So touch wood so far no problems. The tenants are happy too!

I felt compelled to right from the point of view of a landlord and the, for want of a better word, slack attitudes of Martin & Co.
I stated no pets in my house only to find out after 5 months that the tenant had 1 dog which had pups - they've chewed everything.
I stated no smoking in my house only to find he wasn't just smoking, he was smoking drugs.
I stated no benefits, he has housing benefit.
Contact would have been lovely so I knew what was going on, dream on comes to mind. For anyone wanting to rent a house I would think twice before giving over your fee for credit checks. They clearly aren't done. Apparently my tenant had a glowing credit score...until he left owing me 3 months rent and wrecking my house and then I got in contact with his previous land lord who he owed

Well, where do I start. Within 1 day of moving into our property we realised that many of the appliances didn't work. The hot water didn't work properly. It took 4 months for this to be fixed. The agents were rude, arrogant and incompetent. They are pennypinching and unhelpful to tenants. The impression I get is that they make good money for the landlord, but don't particularly look after the tenant.

Do not use Martin and Co. We have lived in our flat for almost a year. We are moving out asap. We waited weeks on end for our oven to get fixed, our toilet seals leaking, toilet seat keeps falling off. Kitchen floor uneven! Cars get abandoned in car park by other residents using the same company which they do nothing about.
I wouldn't recomend any one to use this company.

Absolutely terrible people, really nice when you first meet them and they're persuading you to hand your money over of course. After that it's all downhill, rented a flat full of black mould and an oven which was faulty (it didn't switch off! Imagine my surprise when I found this out) managed to get replacement oven but then we paid for it out the deposit when we moved out of course because of the supposedly horrible mess we had left behind...
The staff in Martin & Co are smarmy, patronising and just plain rude. After we moved out we had a dispute with them over the deposit and arranged to go down and see the manager who confirmed the meeting time. So we took time out to go to the office only to be told that he wasn't there and wouldn't meet us.
Don't give them your business, you'll be sorry for it, Martin & Co do the absolute minimum at maximum charge and stress. It's not worth it.

Where do I start: Patronising & completely incompetant staff who don't really know what they're talking about, assume they or their maintenance people can come by whenever they please whilst assuming you have nothing better to do or even if your at work, unhelpful if you have any problems with the property, will try to blame you if anything breaks & charge you. Sheffield North branch!
I made a booking the week before to view a property. The next Monday I called back and they confirmed with me that the viewing is scheduled. On Tuesday morning, they called me to checkthe viewing is still valid. I said of course. They I bought my tickets and travelled to Sheffield from another city at lunch time. Now the unbelievable thing happened, they called me and said that they want to cancel the viewing in the afternoon. The excuse is they have not get the permit from the current tenant.
I booked the viewing the week before and both of us had called each other to confirm the viewing on our scheduled date and time. I spent 70 pounds to travel to the place.
Recommend never use this branch again!

Aberdeen branch - absolutely the worst letting agency I have ever dealt with. When I moved in to the flat, there was no bed. After a week of trying to convince me that the sofa in the kitchen was, in fact, my bed, it took them a further 2 weeks to provide one.
It took them 6 months to replace a hoover, but judging by some of the comments on here that's actually pretty quick for them.
Icing on the cake was finding out that the entire building was a site of serious disrepair and mojor building work started with no warning. Every time it rained water was dripping from the ceiling and running down the walls. Martin&Co's response? "Turn the heating up". When the builders knocked a hole in my wall, they were still claiming it was habitable.
I've now moved out, given notice and demanded rent back. Got a funny feeling they won't be too forthcoming with that...
Would also add absolutely no communication between staff, no records made of communication between me and any of them and they generally don't give a toss about you.
Avoid at all costs. Was this review helpful? Yes

Worthing branch. Martin & Co could not care less about their tenants if they tried. They tried to tell me that contracts couldn't be posted because they are legal documents and legal documents aren't allowed to be posted!! They charge an extortionate amount every 6 months to renew the contract (which only involves them reprinting a document and me signing it). It takes them an age to actually undertake repairs. When I moved in the inventory might as well have been carried out by a blind man it was so inaccurate, and the telephone line which they promised was there didn't exist at all. The list of issues with them goes on and on...

I wish I had read this review site before deciding to use Martin & Co. We are due to move in in a couple of days, and despite having our forms for the last three weeks, they are still unable to confirm that everything is set.
They are absolutely useless at answering any queries, they never ring back, and they are completely hopeless at their job.
The fees they charge are extortionate bearing in mind the amount of work they appear to do (close to nothing).
If I find I have any problems with them after I move in, any correspondence will be sent through a lawyer, and as soon as my six month contract is up, I will be moving to a new property.
They are rude and arrogant and seem to to their utmost to be unhelpful.
I cannot possibly recommend more strongly not using this estate agent.

Martin and Co Rochdale. We rent out our property, fully managed, through this branch and initially they were ok, always let out our property, rang us with any issues the tenants had, payed us our money on time etc.
Then, earlier this year around March (with the exception of a month when our property was empty) we had issues with getting money off them, we rang Rochdale and are told Bolton Branch are dealing with payment? you ring Bolton and are told it will be sorted, check your account... nothing. Variety of reasons are given as to why we have'nt recieved our money and assured it will be sorted next month, ie it will be paid to M and Co on one date and within 7 days it will be in our account. They are so frustrating and one staff member in particular in Rochdale is very rude, talk down to you etc etc, its almost like they forget your paying them for a service..We will not use these again or recommend and have a very sour taste after using them

Chose this letting agent because they claim to be "UK's No 1 letting agent". We soon realised that there is no truth in this .
They are slow in responding to requests n emails and are also not very proactive in warning us of any hidden clauses in the contract e.g. they know we had intended to stay in the UK for a period of nine months but did not have a confirmed departure date. When we asked if we could extend our stay by a couple of weeks to firm up our departure plans. They said yes initially but one month before, they told us no. I used to work for an Estate Agents on parliament street.
Martin & Co were had a real notoriety amongst every agent in Nottingham. They are rude, inconsiderate, unprofessional, uncaring with no morals.
The staff are the most condensing which is worryingly ironic seen as though estate agents have no qualifications. They talk down to you customers and don't sort problems out.
My relationship capacity stems from professional, prospective client and my parents are previous clients of there's.

Martin & Co Canterbury - made us pay 500 pounds, 250 referencing and 250 deposit before we've seen the tenancy agreement. Lots of hidden costs which were revealed later (like insurance, check-in fee). We decided not to go for the flat then.. after that ignored our email when we asked for our deposit back. We've been renting a house through Martin & Co. in Littlehampton, West Sussex and we' ve lost more than a thousand pounds of deposit with them. For about two months after moving out, they were saing that the house needs cleaning and they will call us when everything is ready. They never did. Later, after the house was rented out to someone else, they said that we won't get any money back because house was very dirty and they paid more for cleaning it than we paid deposit. They said: how dare you ask for the money after leaving the house in such a state. I must add that we cleaned the house thoroughly before moving out. They were very rude and arrogant. I would never recomend this agency to anyone.

We rented an appartment from their central Nottingham office. Helpful and polite to begin with, the moment we signed the contract their attitude changed to complete disinterest. Amongst other issues, we were unable to access our parking space in the car park for over a month as the key was broken. This obviously made moving in much more difficult as we had nowhere to park the van.
When we moved out, they informed us that they would withhold half the deposit for cleaning, repairs and decorating. This despite the fact that we clearly indicated on the original inventory that the property had not been cleaned properly, and that there were numerous marks etc on walls and doors that had not been noted by their inspection. Thankfully, the deposit was lodged with the Deposit Protection Service, although this is a very lengthy process.
They are at best incomptent and unhelpful. At worst, actively trying to rip us off. I would advise any potential tenants to look elsewhere based on my experiences of dealing with them.

Fees, fees, fees.
The service is terrible. Communication is non-existant as they never return your calls or emails.
They attempt to charge you for everything, even the landlord inventry checks before you move in.
They never fix things, we were without hotwater for two weeks because they refused to pay up for a decent engineer to rectify problems.
Most things never get fixed but they'll still point them out during your check out inspection. They make it very difficult and unsettling when you attempt to leave and you spend alot of time having to run around getting things done yourself.
Martin & Co are unpleasant and unprofessional.

Martin and Co are a joke. From the moment we moved in there were problems with the flat from fans not working to cracked ceilings. It took months to fix anything however small and in some cases they didn't fix it at all!
Money wise they are very tight fisted. You have to pay a fortune to start living in the flat and when you want to leave they make it very difficult for you and don't want to help you what-so-ever. I was ending my contract with them as I had to move home (im a student) to look after my mum and family and gave them 3 weeks notice. They refused to understand and charged me... (read more)

Martin and Co are rubbish. Apart from lying about the mode of heating before moving in ("No, it is not a storage heater - it looks like one but its not - its the most efficient heating source") they are very poor at getting things fixed - had a cracked bedroom window for over 6 months now, fan in bathroom packed in 3 weeks after moving in, called numerous times, no joy.
When we moved in the agent put on the emersion boiler, didn't tell us that he had, or how to switch it off. Only noticed when recieved completely ridiculous electicity bills and phoned the utility provider to complain. Thanks Martin & Co.

Never use Mongs & Co. and if you do, don't say you weren't warned. I used the Nottingham branch but the whole company oozes scum so I can guarantee all branches will be just as bad.
They lie continously, they had the cheek to call me stupid because aparently it's unreasonable to assume that 2 months is long enough for them to clean an apartment. They take money and then do nothing, claiming they haven't received it. They ignore letters, they act like they have never spoken to you before, they mock you, you can never talk to who you want to, they are rude... the list goes on.If anyone... (read more)

I have found the staff at Martin & Co Nottingham really helpful. They try their best but often its not their fault and its just the landlord being tight fisted. We've had two properties off them in the last 15 months and would give them my vote.

AWFUL AWFUL AWFUL.......!! would never ever rent from them again! Please take my advice and dont do it....! They are all out for themselves and dont care about you....! You email them about stuff and they take ages to reply..! We are waiting for our deposit back and they are making it VERY hard!! They expect us to dropt the keys off and then discuss the deposit...they think we're mugs! So they can go and make a few marks and then say were not getting our deposit back.....whatever! No deposit...no keys! They are also really arrogant, really arrogant!

The staff at Martin Co are good but its the landlords who are always penny pinching and never want to fix anything. I rented a flat in Horley for 3 years through Martin Co and they were always really helpful they even helped get all my deposit back within 2 weeks.

I use Martin & Co Crawley for both my rental properties - they are always let - at the right price and with great tenants - what more could a landlord ask for!

Martin & Co in Gatwick are the worst estate agency I've ever come across. They rent out dodgy properties and never want to pay back any deposit given to them. The manager is very rude and an arrogant man. They are liers. They owe me a lot of money but they do not want to pay it back and I am really angry with them.

Worst estate agent ever. Martin & Co lie and cheat to get you to go with them, even down to stealing the same potential tenants from other estate agents making you incure finders fees. If you try and pull out of Martin & Co's deal, they charge you anyway for not doing anything.
They advertise the property for less then has been agreed and then push up the price once back to what it should be, giving the tenants the option of paying more then what they agreed with Martin & Co or being homeless.
The Watford branch is very unethical and has a bad business manner, trying to blame the landlord for everything if it doesn't go his way... almost childlike.
Would never use them again and would recommend people to stay away if they don't want to be stung by unnecessary cost which they don't tell you about.

Very rubbish. I won't advise anyone to rent a property through them.
I am still renting a flat in Marco Island through them and it is a headache. First they have this inspection every year for which last time they didn't turn up, after I took leave from my job and spent all the day waiting for them. They even didn't bother to give me a call to let me know that they won't come. In the end I had to re-arrange it for another day.
Then we had problems with our dishwasher for which I made at least 10 calls leaving messages and no one was returning my call.
They are very ignorant and... (read more)

My experience of Martin and Co. (Nottingham branch) as a letting agency is very poor. They seem to work very short days and have long lunch breaks, so it is difficult to get through on the telephone. When I did get through, they always told me it was somebody else I needed to speak to who was always busy, out of the office or on the telephone, and that they would phone back (which of course they never did).
The property I rented was repossessed by the mortgage company due to a breach of mortgage conditions by the landlord. I received very little help from Martin and Co. on this matter and felt they didn't consider it seriously. After receiving a rigorous credit check to become a tenant I wonder whether they do the same with their landlords? When informing them about the eviction by bailiffs I'd been threatened with, I was informed that they had seen many of these kinds of letters before!
