I would not recommend this agency! Stay far far away from them! We just move in to our new flat with my girlfriend and inside in flat was mess and rubbish. They promised us shower to be done which not done! They promised us furniture which is not there, only one table and one sofa are there which both are from someones bin!! Amy has been great to deal with from the start. Very friendly and easy to get on with she has made the whole process of finding a new flat so much easier. In fact this was one of the reasons we chose to deal with Ludlow Thompson as opposed to another estate agent.
She was great negotiating on our behalf with the landlord and has always been prompt in dealing with any queries we have had.
A pleasure to work with and a great asset to the company.

Our estate agents were really helpful- they advise ud on our offer, and were very knowledgable onthe property and surrounding area. they made great effort to point out the important points in the contract, and i have full trust that they are acting as much on our behalf as the landlord's (which is very refreshing).

Am grateful for how Jeremy Stone and Suzanne Grey kept me informed throughout the process; and for their hard work chasing down the buyer, when progress slowed and when the deposit was not forthcoming.
I've been so impressed with the level of communication I've had with Jeremy and Suzanne. They've always been so willing to help and get things done. They arranged viewings when they were convenient to me and always informed me when they were taking place.
Friends are amazed when I tell them how pleased I've been with my estate agent.

A truly awful service. Every tenant I have had I have ended up having to get in touch with directly to resolve issues. Quite what they do for their 'management' fees is beyond me.
My last tenant moved out over a month ago and I have still yet to receive an exit inspection so cannot release their deposit. Both the tenant and I have repeatedly emailed but just get an out of office with no alternative contact on.
Avoid - they may be able to get you 5-10 pc more rent but really it is not worth it. My current tenants will be the third and final time I use them.

Most unpleasant experience and a lot of stress:
Check-in surveys are everything but independent, major faults with the property don't get listed (e.g. cracked double glazed window).
Check-out surveys are done with a magnifying glass. Problems with the property such as leaking radiators on the second floor causing central heating not to work in December and soaking the kitchen ceiling resolved in 3 days.
We have re-decorated the entire house, fitting new carpet in one of the rooms, bought leather sofa set the replace the cloth one in which we found a train ticket from 1994. Despite this, the deposit was disputed at the end.
The Bulgarian bloke who was playing manager at the time was as helpful as the dead mice I found underneath the kitchen cupboards when we moved in, refusing the provide information on why the deposit will not be returned.
When deciding whether to go to them, don't forget to factor-in the solicitor bill.Was this review helpful? Yes

These guys are beyond a joke. They caused me and my flatmates grief beyond a ridiculous level. This company essentially hides behind the landlord when anything goes wrong. The whole idea is that they are meant to manage the property on behalf of the landlord, but instead they give zero service and will argue that the landlord is not allowing work to be done.
Don't be fooled by the hard sell they give it when you first arrive. it all looks very impressive, and honestly, our initial experience with them was great..... but that was also the only time it was to be any good. I think the employees should be disgusted that they work at a place like that, an organisation that takes no care for how their tenants feel. Impossible to get hold of and when you do they are just bouncing you off from one person to another. They're scared to pick up the phone and hide behind emails, with which we experienced response times of up to two weeks later, if any response at all.

Dreadful service and promises are not kept! We were told our property would be perfect when we moved in with painting corrected and full cleaning. This was not done and they had not even got rid of the previous tenant’s possessions. When this was eventually sorted out they removed a truck load of rubbish and possessions! Moving into a new house and having to go through cupboards and wardrobes to remove everything from bedding to kitchenware is not a pleasant thing to have to do when you then need to do your own unpacking!

I am currently in the middle of purchasing a maisonette in Brockley, the sale of which has been dealt with by Talvinder Aulak from your Dulwich branch.
I am just writing to say that I have been very pleased with the service. Tal has been very helpful by responding to all queries promptly, and I feel comfortable that she is keeping track of my case and working to ensure that it is all going along efficiently. She has been very accommodating when I have wanted to visit the property more than once by arranging visits at suitable times and even coming along to help me measure all the rooms up.

I would not advise anyone to use this agency. Staff are very unprofessional, if I dealt with my clients in the same manner I simply would not have a job. Promised works would be done and apartment painted prior to moving in and nothing done. Apartment looks as if it hasn't been painted in ten years. On the day we were to move in and collect keys, we arrived to office only to find out apartment was not yet fully cleaned by domestic staff and keys in turn were not available. Removal van waiting all day to our expense, and insincere apologies by ditsy letting agent added to the annoyance. Number of issues with the apartment since, months before anything done about it, property manager is hopeless, waste of energy and time tryin to deal with her. 26 days without hot water and central heating, considered liveable conditions by Ludlow Thompson, need I say anymore!

Very helpful, I really felt as if we were the consultants number one priority when looking for our flat. He was very friendly and approachable which made the process much less stressful and daunting. I would definitely use them again should we decide to move again, and would recommend others to use them as well. Furthermore, the consultant made sure we got the flat we were looking for with all our desired specifications and also got us the best deal concerning our contract. Our flat will be managed by Ludlow and Thompson which I am very happy about because I am sure if any problems arise they will attend to them with the same diligence as they attended to our rental process.

Ludlow Thompson provided excellent service in finding us a flat to rent. The consultants were approachable and good at identifying suitable prospective properties with our expectations compared to other estate agents. They were very professional and helpful up to the day we signed the contract and managed to get us the best deal possible. The online system was also efficient because it notified us easily about new properties available with sufficient pictures and information. I am happy with the service and would definitely recommend them!

awful AWFUL experience with them, totally sold out every step of the way!! first, they told us one price for a property, then upped it because they told us the wrong monthly rate, then upped it again when i went to see it saying that 5 pounds more and we'd definitely have it, we put the deposit down and signed preliminary stuff then a week before we were due to move in, having avoided my calls and emails for a week before, dump us saying the landlord backed out. we got the deposit back and they said they took the landlord off their books but still...dont go there!! unreliable to the MAX!

Have recently used Ludlow Thompson to find a rental property and have found their service to be very good. Staff were happy to explain the rental process to us and clarify information where myself and my partner were unsure (as we are first time renters). Our offer was accepted by the landlord and staff managed to reduce the rent and push our move in date back by 1 week for our convenience.

"Good Solid Lettings Agency"
Recently arranged rental of our three-bedroom flat in Stockwell, London through Ludlow Thompson. Good customer service right from the outset and very businesslike during the negotiation on fees etc.
Once listed, they arranged a very good number of viewings and were excellent at keeping us informed of when viewings would be taking place. Our main point of contact (Mike) was very approachable and gave us good feedback after each viewing.
We had our property let with a couple of weeks and were pleased with the price they achieved.
The paperwork was pretty extensive and there are a few more "hidden" fees which we've had to discuss, but on the whole they were easy to work with.

The advice and guidance provided with regards to my property search was spot on. My agent’s approach was well-matched to my lifestyle and needs and I was only shown properties that fitted my requirements and taste and therefore very rapidly found the right property for me. The agent was enthusiastic, friendly and professional when showing me around different properties and ensured I was regularly updated with regards to changes in the market and arrivals of new properties onto the market. Ludlow Thompson.... USELESS!
From the start Ludlow Thompson have lied and cheated.
We decided to take a property near Lewisham. We were told the property would be fully repainted and un furnished. As it turns out the property had not been painted in around 5 years + and the property was full of the the landlords and the ex tenants furniture. This could not be proved because the inventory to the property has been lost.

The staff in Ludlow Thompson are very professional, especially the letting consultant Kashif, who helped me throughout the process with great amount of patience. I have been viewing properties with many agents in the area and have found the focus and attention of the sales staff at ludlow thompson to be be head and shoulders above the competition. The majority of my dealings have been with Tony Varghese, who i have found easy to deal with and always responsive to my questions. The online system of alerts have also been helpful in my search for a property. Although I have yet to find my ideal home, I do hope its with the team at ludlow thompson. Other agents should look into showing the same levels of customer service as them.

I have recently rented a two bed flat from Ludlow Thompson (Tooting office). I am delighted to tell you that ludlowthompson was the very right choice I made. Our property consultant has been, and continue to be so helpful. She was so "on the ball". After trying numerous avenues in my attempt to find accommodation within London I was left disappointed by the lack of organisation from other estate agencies and their failure to keep the listings up-to-date. I was drawn towards the professional and concise lay out of the Ludlow Thompson website and the ability to be kept in the loop via text was a huge advantage.

When we signed our contract we were not given all the required keys and were told that the "painter was on holiday" they only have one painter? AS IF! Both of the bathrooms had leaks and were un-usable, there was a hole in the ceiling, tiles falling off the walls in the kitchens and bathrooms, stained and burnt carpets and dirty walls. The windows were broken and the whole house smelt awful. Is it acceptable to be renting a house from them when you can't even shut your windows when you leave the house??
Those working for the company rarely returned calls when necessary and all passed the buck and shirked responsibility. When disputing our contract being changed we were pressurised to settle by being told “they could rent our house out in a day". This was after they tried to trick me into accepting a £100 offer of "good will". This is considerably less than the amount of rent we are wasting by living in a dusty building site.
Although the maintenance team is now - slowly! - dealing with the problems - I emailed customer services 4 days ago and have not received a response from them.
After renting for the past 5 years I have never had such a stressful move, even a small local estate agent in Whitechapel was better than them. They have a real nerve to charge such high Admin Fee's when they can't do there own jobs properly! Having to deal with contractors ourselves has been very stressful and the stress has even resulted in me contracting a virus and having to take time off work.

We were not issued keys to the property. Its been two years now and we still only have the one set of keys the manager usually keeps - this means we are the only people with keys to the property.
We then made a complain to Ludlow Thompson regarding the above. This resulted in the manager of Ludlow Thompson phoning my partner (not me strangely enough) and verbally abused her down the phone. The complaint regarding the phone call was expertly brushed under the carpet and Ludlow claim this never happened. Convenient.
Just after the abusive phone call from the Ludlow Thompson manager, the cleaners (a day late) turn up to the property and very rudely told us we were not supposed to be in the property and that we had to leave. I informed the "gentalman" that this was "my home" and that he may leave. Not a nice experience.
Over the next year - and MANY new property agents things got worse and worse.
The property needed extensive work from moving in -

Boiler x1
leaking living-
room ceiling x2 (still not fixed even though Ludlow sent a man round who spray painted it!)
1/3 or radiators replaced
Washing Machine repairs x? (we on our second one)
The list goes on and on - But the point here is that half of the issues would have not reoccured if ludlow didnt send people who drag there fist on the floor to repair property and its contents.
Im so sick of phoning my new property manager (different person most of the time) time and time again to hear they either dont know who I am and that I have phoned before or lie to me that they have done something about our issues but its someone else's fault that nothing has been done.
In my miserable experience with Ludlow Thompson I can only conclude -
No one at Ludlow Thompson cares about the people living in the properties they manage. Money first.
Ludlow are experts at lies and dealing them out.
Disorganised.
MEGA rude.
We have been putting all this and more though as a complaint to Ludlow Thompson. When we chase them up about our complaint they always claim they know nothing about it.
Im sorry, but these guys are nothing but scum.

Ludlow Thompson.... USELESS!
From the start Ludlow Thompson have lied and cheated.
We decided to take a property near Lewisham. We were told the property would be fully repainted and un furnished. As it turns out the property had not been painted in around 5 years + and the property was full of the the landlords and the ex tenants furniture. This could not be proved because the inventory to the property has been lost.
We came to move into the property and Ludlow had the dates wrong (agued with each other int he office) and decided we could move in, but the property would not be cleaned as they had the dates wrong.
We were not issued keys to the property. Its been two years now and we still only have the one set of keys the manager usually keeps - this means we are the only people with keys to the property.
We then made a complain to Ludlow Thompson regarding the above. This resulted in the manager of Ludlow Thompson phoning my partner (not me strangely enough) and verbally abused her down the phone. The complaint regarding the phone call was expertly brushed under the carpet and Ludlow claim this never happened. Convenient.
Just after the abusive phone call from the Ludlow Thompson manager, the cleaners (a day late) turn up to the property and very rudely told us we were not supposed to be in the property and that we had to leave. I informed the "gentalman" that this was "my home" and that he may leave. Not a nice experience.
Over the next year - and MANY new property agents things got worse and worse.
The property needed extensive work from moving in -

I have recently rented a two double bedrooms flat from Ludlow Thompson. I am delighted to tell you that ludlowthompson was the very right choice I made. My property consultant has been, and continue to be so helpful. He was a very professional consultant.
My agent Kaisar Ahmed me regularly contacted us regarding the progress of the letting as well as closely following up and liaising with the Landlord on my behalf.
I would have no hesitation in using them in the future and recommending them to others.

My agent Amy kept on top of issues and regularly contacted us regarding the progress of the letting as well as closely following up and liaising with the Landlady on our behalf. In addition to this, she was very personable in her attitude towards us and her final gesture of generosity and kindness was to arrange for the delivery of a brand new mattress to our new home, celebrating the completion of a smooth and straightforward process. We would have no hesitation in using them in the future and recommending them to others.
