I have just let out my flat through Ludlow's and have been really impressed with their Lettings team. The Lettings Manager, Alexander R, was really helpful in giving me all the info I needed to decide which lettings option to choose - find a tenant or find a tenant and collect rent or find a tenant, collect rent and manage any issues. As we are relocating abroad I have chosen the fully managed option and I couldn't be happier. The flat was put on the lettings market on a Wednesday and I had offers straight away and accepted a really decent one on the Saturday. I was also impressed with Alex B who conducted most of the viewings he was really professional and easy to deal with. This has been such an easy experience and I would highly recommend both the quality customer service from the Lettings team, but also the high caliber of tenants that were shown through the property. They had all undergone a rigorous screening process, which was very reassuring.

I came back to the Tooting office as I'd had such positive experiences there before. They immediately took my property on as a let irrespective that it was outside the local borough. All the staff were extremely helpful conducting regular viewings at the property and keeping me updated at all times. I would not hesitate to ise them again of recommend any of my friends or family.

My flatmate Ross spoke with Maria Hogan via telephone initially. She was very helpful and communicated well. We then went to view the property listed above. From the moment we met Kate Bentley and Maria Hogan they were most friendly and helpful. They both have great interpersonal skills and are very genuine which I think is so important in a good estate agent. They answered all of our questions and made the process as easy as possible. Both myself and my flatmate never felt like we were being offered a sales pitch which so often happens...

I have been with Ludlow Thomson for over 5 years and I find them very helpful and easy to talk to. The person responsible for finding tenants for this this time round, was Charlotte Corner-Munroe. I found her quite knowledge-able in the type of tenants I was seeking and she found me the right kind of tenants within days. Also, if I had queries and with new tenants due to move in, it is normal to have quite a few. I would usually send an email and I get a positive and informative reply very quickly. To date, I have had a change of tenants every two years on average and it has been good working with Ludlow Thompson. I have been fortunate in the type of tenants that I have had. All I can say to Ludlow Thompson iis keep up the work and provide me good tenants in years to come !!

Id like to say Gemma Heaton from Ludlow Thompson does a fantastic job for me. Statements are as regular as clockwork, repairs are done quickly and efficiently.
As any landlord knows no news is good news and Ludlows only get in touch when they need to. Ive been with them 5 years and will stay.

The agent Chris was exceptional. He was very helpful in setting up an account for me that gave me access to online property viewing. I found a property that I was interested in and he also secured me a viewing. I am hoping this will be new home to me and my family. As a result of this I will definitely recommend Ludlow Thompson and the particular agent to others.

When we saw the flat, it was being refurbished. The Agent, Mr C, said that there would be carpet on the stairs. After we signed the contract, we moved in to the flat, but no carpet was placed. The stairs looks terrible and it was full of staples from the old carpet that was removed. When asked, Mr C (from Wimbledon branch) said that he never mentioned about the carpet. We were three people who heard him saying that. Unfortunately, we did not ask it to be included in the contract, so there was nothing we could do, neither ask.

My flatmate and myself had a pretty good experience after struggling for months to find a place and getting mucked around by other companies, the agent we had (Richard) was really efficient form the outset. Managed to squeeze in viewings at a moments notice, then liased with the landlord on the spot to say we'd put in an offer and then got all the paperwork we needed to do emailed out to us quickly and helped us with the referencing process too. After moving in he's also helped with a few minor teething problems making sure the landlord was doing what he needed to to do. Overall happy with the service.

I dealt with Michelle at the Acton branch and Lois in Apex Park and both were outstanding. I've had some extremely bad experiences recently where agents have the attitude of "if you won't take it, somebody else will" but Michelle and Lois made me feel confident in the company, the process and I always knew where we were in the process.

Charlotte was extremely friendly and helpful, and made the whole process as straightforward as possible. I've actually never had so little trouble finding a flat and am very happy with it now we've successfully moved in.

The staff at Ludlow Thompson are competent friendly and helpful. They respond to emails quickly have so far addressed all of the issues we have had with our new property. Where the company loses points is it's referencing requirements. Within 48h of an offer being accepted, each tenant is required to provide a driving licence or passport, proof of address, 3 months bank statements and an employment reference. If the party is a student, has a credit rating of less than 200, has been in their job for less than 12 months or does not earn more than 2.5 times their share of the annual rent, they require a guarantor who is also required to supply the above in addition to a signed covenant form. This is a lot of very personal information for each party to accrue within 48 hours (although thankfully the staff did extend the deadline for us) and entrust to Ludlow Thompson for the duration of the let. If the party cannot provide this information they are invited to pay 5 months rent up front, in our case amounting to £30,000 (enough for a deposit on a small house...)

Our consultant Sam was very helpful throughout the process, going out of his way at our first viewing to spend a lot of time and answer questions despite being a Friday evening. He always responded to calls when we had questions and we felt he had a good understanding of his customers' requirements. He took some matters up effectively with the landlord. He has a good sense of humour which helped the process of negotiation.
I am not sure that the on line my account system is a perfect one, but system errors were sorted out by ludlow thompson when we had difficulties. I think it would be helpful to get a written breakdown early on about actual costs calculated for the particular property ( agency fee, deposit, advance payment) as although the principles are in the guidance/draft contract, and this was all explained to us, it is reassuring to have this spelt out in writing and get the agency fee agreed,

Having had a disappointing experience with an agent in the Kilburn branch where our flat had fallen through and as a result were homeless we were referred to Tom Browne from the city branch to help us find a property. We contacted Tom on Saturday afternoon and after 2 hours he had found us a suitable property to view. Tom went above and beyond the call of duty by working out of hours late on a Saturday evening to ensure we had the first view of the property. The property was perfect and due to his hard work, excellent customer service and organisational skills we were able to move into the property just 3 days later. Tom was friendly, attentive and helpful ensuring that we left with a positive LudlowThompson experience and would, now, definitely use the lettings egency in the future.

Samuel was a very helpful letting agent, he advised us to improve the standard of the property in order to make it easier to let to the target audience. He contacted us on a regular basis to give us updates on the progress of the letting. He also found good tenants which all landlords need. The cmpletion of the contracts was also clear and smooth. Ludlow's have always found me good tenants from either their Oval or East Dulwich branches and have always had my best interests at heart. EDMAR VINLUAN:
Edmar was of great help to us four girls. He was punctual, efficient and always presented well. Edmar showed us round quite a few houses and was help negotiate our rent money with the landlord. he helped keep within our budget - as students - we were working with a tight budget. He fully understood and presented to us exactly what we were looking for. Edmar also went out of his way to arrange viewings around us. This company is full of agents who are nothing more than sales people trying to make a quick commission.
After putting a deposit down on a property, we were subjected to a hugely intrusive referencing and credit check. This sounds reasonable, but every time we gave them everything they'd asked for, they'd return with demands for more information. Eventually we said enough was enough as they'd had months' worth of bank statements from several accounts for each tenant (stamped by our banks), details of financial guarantors, copies of our IDs, references from our current landlords and proofs... After a stressful and disappointing experience of our previous flat falling through, we were put in touch with Tom from the Dulwich office. We were homeless and needed to sort out a place to live as soon as possible. Tom from Ludlow arranged a viewing for us late on a Saturday evening (out of office hours) and showed us a beautiful flat that had just come on the market. He pushed the offer for us and we were able to move in just 4 days later. He worked hard to negotiate our rent, went above and beyond the call of duty and was very approachable. All in all it was a very positive experience and I would defintely use the company again

From initially talking through what we were looking to rent and pay with Charlotte to be shown around properties with Amy, the girls at Ludlow Thompson Tooting seemed to understand what we wanted and quickly helped us complete our move. Very friendly, very professional, very knowledgable. We were kept well informed at all stages of the process and all the paperwork was sorted well on time and with a minimum of fuss.

There was a problem with gas leak. We called the agency (Grace Fenson was the property manager) dozen times and it took them about two months to get gas running through the stove! They never call back! We never received any compensation neither heard any apologies for this.
The washing machine broke down and again, after several calls (they never call back!), they replaced the machine in almost one month after it had been reported to the agency. Rebecca Townsend was the property manager.
There was a problem with the shower tap. There was no cold water running through it and very little hot water. I called Rebecca Townsend explaining the problem emphasising that it was urgent, because we could not have shower. After a couple of days (we had shower somewhere else), we managed to call her and she had not contacted anyone to fix it. It took them about two weeks to fix the shower tap! Again, they never called back!
We had a problem with mould, broken floor and water infiltration in the bathroom and in the bedroom beside it. We contacted Rebecca Townsend and we were completely ignored! After about four months and dozens of calls (because they never call back and rarely reply emails!) I had to contact the Environmental Health Department. Now things are starting working. Someone came into the flat today to "have a look" and with a lot of pray everything will hopefully be fixed.

They were clearly procastinating, as days before our move Darren Warren from Ludlow Thompson called us and told us that the landlord had already moved tenants into the property!
We were promised that they would make amends and find us another property. In the mean time we asked for our deposits back. After telling us that this would be done on the day, it took two weeks of us calling, texting, emailing and leaving messages before they finally returned the money. We should have stopped dealing with them then and there!
They then called us again with promises of another place, which we viewed in the middle of renovation. We decided it would be worth the deal on offer and put a deposit down. Days after that Bradley Gilchrist called us and said that the price was going up. We agreed to this as it was still fairly reasonable.

Bradley and Darren both ignored our calls, or promised to call us back but never did, and we heard nothing about the move. They instructed us to give notice to our landlords (for the second time) and then ignored all of our messages.
We then got emails from Kerry asking us for all of our details again to get our credit referencing done, even though we'd been promised that this would not happen. We complained and they withdrew their request, but asked for financial guarantors, then persisted in emailing them and asking for more and more informations, such as proof of employment, employment contracts, bank statements, payslips etc. Eventually our guarantors complained and they stopped it at that.
I went to visit the house last week and nothing was even close to being finished. It was still unfurnished and the walls and floors were bare. I eventually managed to get Bradley on the phone today and he said that he'd visited the place last week and it was looking beautiful, so he was clearly lying through his teeth., He then chose to tell me that the landlord was being difficult and wouldn't sign their terms and agreements, so we may not be able to move in on the date he had promised us after all. This is in three days!
I demanded to speak to Tom the manager and he told me that he'll have an answer for me in the next day. I have demanded all of our deposit money back and will never be dealing with them again.
Avoid Ludlow Thompson at all costs. They lie, avoid clients as soon as they have the deposit money and make up stories in order to keep themselves looking like they are fighting your corner.

This company is full of agents who are nothing more than sales people trying to make a quick commission.
After putting a deposit down on a property, we were subjected to a hugely intrusive referencing and credit check. This sounds reasonable, but every time we gave them everything they'd asked for, they'd return with demands for more information. Eventually we said enough was enough as they'd had months' worth of bank statements from several accounts for each tenant (stamped by our banks), details of financial guarantors, copies of our IDs, references from our current landlords and proofs of employment.
They were clearly procastinating, as days before our move Darren Warren from Ludlow Thompson called us and told us that the landlord had already moved tenants into the property!
We were promised that they would make amends and find us another property. In the mean time we asked for our deposits back. After telling us that this would be done on the day, it took two weeks of us calling, texting, emailing and leaving messages before they finally returned the money. We should have stopped dealing with them then and there!
They then called us again with promises of another place, which we viewed in the middle of renovation. We decided it would be worth the deal on offer and put a deposit down. Days after that Bradley Gilchrist called us and said that the price was going up. We agreed to this as it was still fairly reasonable.

 and showed us a beautiful flat that had just come on the market. He pushed the offer for us and we were able to move in just 4 days later. He worked hard to negotiate our rent, went above and beyond the call of duty and was very approachable.
