Terrible

Keatons makes up the rules as it goes along. They are dishonest, incompetent and expensive. I advise anyone to steer well clear of them.

We were dealing with Keatons in Kentish Town. We found out that the lied to us that there was another offer on the table regarding a flat we wanted to rent so that they could get a higher rent for the flat from us.

They told us that the Landlord would not do any of the things that we requested in the property. Once we met the Landlord after moving in, he said that Keatons never mentioned any of these requests and had he known he would have done it.

They charge a referencing fee when they all they do is send out a couple of emails to people and do a credit check. Hardly worth £115/person.

They are also our managing agent and so far, have dragged their feet about anything we have asked them to do and have required huge amounts of chasing. I can't believe our Landlord pays them £4,000/year to manage the property when they do nothing. Utter cowboys! Beware.

Terrible

I cannot begin to tell you what a terrible experience I have had with Keatons in Hackney.

As a landlord currently living abroad I have found the management to be dishonest, unprofessional and incompetent . They totally take advantage of the fact that I cant go in and see them face to face, and when questioned about their dodgy business practices just become agressive.

I would urge anyone thinking of using them to run a mile.

Terrible

Incompetent, uncommunicative, unreliable.

My impression of letting agents as dishonest scumbags was only made worse by having the displeasure of dealing with Keaton's in Hackney.

The constant feeling that I was being told things to keep me quiet while constant contradictions in stories and different people telling me different things was always going on. This is with regard to problems with the flat, moving in, moving out.

And a friend who recently dealt with their sales department had an offer accepted only to be strung along till the last minute and be told that someone else had been offered the property.

Usual horrible estate agents.

As an overseas landlord, I have found the Keatons administration and property management teams to be, without exaggeration, the most useless and incompetent collection of people I have ever had to deal with. I can only recommend that others avoid them like the plague.

Terrible

When selling my house with Keatons, I had a couple of people interested in buying. However, Keatons lied to one of them telling them I would refuse to sell them my house unless they put their flat on the market with Keatons too. This was definitely not in my interest, as with two buyers it would go to sealed bids. Luckily the buyer guessed that this sounded unlikely and contacted me directly and I told them this was a lie.

Excellent

i was dealing with the Keatons East London offices with regards to the sale of my flat. a buyer was found extremely quickly, but that buyer turned out to be rather particular and easily spooked by issues which just didn't matter, which is their perogative i guess in this market. without the patience and support of the team there i would have walked away and lost the buyer, and now be in quite a difficult situation, as circumstances required a sale. a rare occasion of an agency fully deserving their fee in my book.

Expensive, untrustworthy and don't seem to know what they are doing.

Sometimes really I wonder what on earth my flatmates and I pay Keatons for. I had to move in without signing a contract at first as they didn't even contact my referees until about 6 weeks after I had given them the details (they were quick enough to charge me the admin fee though). A couple of times they told me it was at the office ready to sign when in fact it wasn't. After finally signing and returning it to their office they lost the paperwork and we had to do it all again. The previous tenant also ended up paying an extra month's rent, despite giving them plenty of notice, and I had to personally reimburse her. Unfortunately, the rest of the tenancy has carried on like this, with Keatons being slow to act when problems arise, forcing us to sort things out ourselves, or with the landlord (who is very helpful and really shouldn't be paying them all this money for a rubbish service). They need to sort out their communication too - today we found out they didn't even inform our landlord about emergency repair work which was carried out on the property last month. This is typical of the way they communicate - either I get calls from three or four different people about the same thing, or they make arrangements with one tenant but don't inform the others or the landlord, or - worst of all - they tell us that something has been/is being done and in the end it turns out not be true. I'm afraid I just don't trust them, and looked for this site because I wanted to warn others and prevent them from having a similar experience.

Terrible

We have shutters on the front and back windows. The rear door shutter became stuck which meant obviously that we were unable to exit the property through the back and the living room was very dark due to the lack of light. We called the Maintainance line to advise - we heard nothing for a few weeks, we called again (they're also difficult to get through to as line is always seemingly busy) and again nothing - it eventually took 6 months to get the people to look at it and instead of fixing they unscrewed and removed the shutter (something we could have done ourselves). When they did send the man round to look at the shutters they'd sent a man with a key without any prior notice and the man did not even call at the door! He entered just entered the property - you can imagine how shocked my fellow female housemate must have been.
When our main lighting cut out it took them 4 months to fix it.
The final straw is their brief email to one of the 3 tenants who live here stating that they've changed their direct debit policy and that instead of the 3 separate DDs they take automatically from each of us (and has been for almost 3 years) they have to have it from 1 bank account. I believe that this should have been sent to us in writing to each or addressed to all of us rather than 1 email (not clearly marked i.e. "Keatons" in the subject line) sent to one client's old email address and also more information than basically saying this is how it is now. As the combined rent for the property exceeds each of our individual wages this makes one of us responsible for chasing up the rent.
I would never re-rent through this agency again.

Bad

Poor communication, and although marketing is above average, we have had to drop the original price and have still had no viewings in 4 weeks. Keatons charge far more in commission than all other agents in this area (E15) and as they have not delivered so far, we are changing agents now as there seems little point in paying them a premium.

I have recently had the misfortune of becoming a Keatons customer. Any notion I previously had of poor customer service has been completely blown out of the water.

For a moment I will put aside the fact that they accidentally charged me twice, in fact twice than more my agreed rent, and didn't feel the need to tell me.

The real problem here is the massive lack of communication. When moving into my house the agent knowingly provided me with a key which didn't even work. To get hold of a new (security) key took at least two phone calls a day and at least two trips to their office each week for a whole month.

The maintenance department appears to pride itself on complete ineptitude! not once have they called back when they say they will. The people in charge of the physical maintenance itself appear to have problems in actually getting into the house (with keys), yet alone fixing even the simplest task.

I could go on, but I will just conclude by urging anyone to please for your own sake stay clear of Keatons!

Having searched various agents on this site, i have noticed that you have slated every agent that you have come into contact with. I work in a customer service related industry as well and know first hand that no matter what lengths you go to some people will never be pleased. I recently bought through Keatons and found them to be both honest and trust worthy. Ignore this joker.

I dont understand how you can make up a buyer up until completion. Did you not have a solicitor?
Was a survey not done?

Clearly this is a blatant lie as if you knew anything about the process you would be aware that this is not possible.
