I have been a "loyal" customer of Keatons for a number of years. I live overseas and trusted them to look after my flat through their full management service. Particularly lately, they have failed to take any sort of initiative, require constant reminders to follow up on maintenance issues, and it is up to me to keep checking if something has been done. I recently complained, but received a response totally unrelated to the nature of my complaint. A request for answers to my actual questions has been completely ignored. I will be looking for new agents to let and manage my flat when the time comes to renew the lease.

The most over-priced and useless estate agents I have ever had the discomfort of renting a property.
As a tenant, they are all very welcoming..... until you've parted ways with the extortionate finders fees etc. I have been a tenant within the property for 2 years and they always fail to return e-mails/calls!!! We were without hot water and heating for over 3 weeks due to their lack of communication with the landlord (although I'm sure my complaints were never forwarded onwards).

Now that I am leaving the property I have to pay even more money (£230.00) just so they can detail defects.

STAY AWAY FROM THIS COMPANY!!!!

I have found Keatons to be difficult to get in contact with and even more difficult to get even the most simple of answers from. I am moving out of a property managed by them and had gone through the same process we had done in the past when a change of tennant was necessary. (Get the landlords permission, get the necessary forms from Keatons, new tennant returns forms and pays an admin fee) But for some reason it is now not possible. I have emails from Keatons telling me it is possible and was given the necessary paperwork, then suddenly without even taking the paper work back I get a 'Sorry... (read more)

Absolutely terrible, total waste of money (in my opinion)

The team you deal with to arrange to let your property are great, they call back when they say, are friendly, and follow up any requests. However once you find a suitable tenant that's where the problems start........As a landlord you hear so much about tenants having problems but never really think about the problems the landlord might have. Nothing is followed up, calls and emails are never replied to unless you make the effort to check they have received the information. I have requested repairs to the property to be carried... As soon as the contract was signed and the money taken the problems began. I wanted to move out of the contract early as had a relative die, and my partner moved out, and keatons demanded the whole letting agents finding and management fee for the remainder of the contract, despite this not being in the contract.
I had to pay a solicitor to threaten legal action to repair the wiring connecting the fridge and freezer to power, that had been exposed and lying across the kitchen floor for two months, before they would carry out the work. when they did, i returned to the house to find their... (read more)

I am generally not a fan of review sites, but felt compelled to leave a review of Keatons Estate Agents in Kentish Town.

I have just moved into my new house which I purchased through them and I must say that the service was first class.

They handled my sale as well and managed to get me moved within three months.

A splendid effort from all the sales team and a particular thank you to Lars, Joe and John for all your efforts on what proved to be a difficult sale due to my related purchase. Unfortunately not all agents are as good as you guys and its just a shame that you don't have offices in the West End. Thank you for assisting my friends in finding there stunning Georgian home, they were so pleased as well.

This isn't everything, just a few notes from my Jan-Dec 2010 experience with Keatons - the most frustrating, awful, incompetent, rude and awful people I have EVER encountered. Literally.

- High admin rates at sign-up for which we received the worst service imaginable
- Offensively inaccurate inventory, making a significantly run-down house sound immaculate
- On sign-up they said they would replace one of the mattresses which was worn to nothing and stained (vomit and worse, vomit and worse, use your imagination). They later refused to replace it, blaming the landlord.

Over the year of renting my property with Keatons in Hackney I found them to be absolutely rubbish: they told a tale of lies to prospective viewers, left rent go unpaid for months without informing me, whilst taking their fee upfront, not from the rent as agreed.

All mouth and no trousers. When it comes to giving it the big un, Keatons are up there with the best (worst?) - Foxtons!

Stroll in to the branch, grab yourself a drink from the fully stocked fridges either side of the big wooden reception desk.

Wait for someone to come out to you, waste your time filling in a card with your requirements on it, and then, er, never call. This is what has happened to me - twice. And oh, surprise, surprise - the people who handle lettings, supposedly, weren't in!

There are some decent agents out there who work hard to try and find a good flat for a good tenant, no matter what they earn. Keatons is NOT one of them.

With every single estate/letting agent, it's always about the money. But some are nicer than others, and some manage to keep it real, much better than others.

The stench of arrogance that comes off Keatons is utterly overpowering.

For first impressions, and people who have no airs and graces, who are professional and businesslike, I would rate Strettons. But they never have furnished places!

Initially the Keatons were nice and friendly when I was looking for a place. However, since I have moved in, I have had nothing but trouble with them. They do not honour their word. They don't fix anything. The front door was broken and all of the had to buzz neighbours to get into our flats for over a month. The only time they respond is if you make threats and it only brings little action.

I have a flat with a managed service provide by Keatons. They are extremely slow to respond to any queries and the staff at their managed service never return phone calls and seem to go out of their way to prevent work from being done.

Completely inept. Terrible service. In fact we had 3 repairs to be made over 3 months, we couldn't get them to look at one of them, always excuses, never returned our phone calls. Only when we stopped paying rent in the 4th month of no action did the phone start ringing and they actually did something about it. They don;t care once you are in the house, they only care about getting there fee at the beginning of the term. Dealing with them is a horrible experience.

I just completed on my first ever flat this week through a different agent in Hackney. However I want to write a review about Tarik at Keatons in the Hackney office. I dealt with him for about six month from the start of my search and he has been nothing short of being fantastic. Being a first time buyer you are always a bit sceptical of Estate agent with all the negative stereotype you hear about them, however Tarik was anything but that. He was very knowledgeable, professional and gave a lot of good advice. It's an absolute shame that I didn't find the right property through him. I wouldn't consider using any other agent when I come to selling it in a few years, if he is still around!

Check the small print! Keatons charge 75 pounds plus VAT for renewing a contract per person living in the house. So basically, if you are in a couple and you rent somewhere, you'll pay 170 per year for them basically printing out a contract and changing the date and three words.

I've dealt with a lot of letting agents in my time who have been very sneaky, dishonest and manipulative, but none have ever upset myself and my sharers so much that we felt it necessary to actively seek a way to warn other tenants, until we encountered Keatons.

From the beginning they have made life difficult for us. From reading other comments below, I'm sure they lied to us too about there being another offer matching ours, so that we would compromise our offer. Keatons sold a house yesterday that I was due to start renting in 9 days. They assured me on initial viewing and in a follow up conversation that the property was not for sale. As of yesterday they had the property as both for sale and for rent on their website. Steer clear.

I found Keatons very helpful, the lettings agents where not pushy, knew the area very well and were able to advice me on many things, I was also really impresed with their photography and publicity, it looks very professional and attractive.

i had dealt with the above Keatons offices for around 3 months while looking for my first property and found them helpful and proffesional compared to a lot of the other agents in East London.

The way they work can come across as being quite aggressive but they are sales people remember!

I didn't end up finding through them, but from the service I received from the agent I did eventually find through - I wish I did!

Recently completed on a sale with Stratford branch. I found the service to be professional and helpful. When viewing properties, the agent often arranged viewing out of hours so I could go after work. Overall - very happy with service provided - would recommend.

I used the Harringay branch to find me a rental property and was pleased with the level of service and the extensive properties on offer. They seem to have the best selection of properties compared to their competitors and the whole experience was on the whole good. Although I don't agree with agent charges theirs was not as expensive as others and the whole process seemed very professional.

I highly recommend Keatons Hackney. The staff were professional, dedicated and worked as a team. They always made me feel as if I was their number client and their advice was always spot on. Selling a flat can be stressful, but I have to say, Keatons Hackney made it so easy and profitable!!!

Looking at a few properties and was extremley impressed with the manner that I was dealt with - both professional and inteligence by Vishal. Was always available when required and would commit to viewings and times.

Also gave me options and have felt that I have been looked after as a customer rather than Keatons looking to make profit.
