   We bought our house through James Pendleton and whilst the vendors clearly chose the agents we couldn't have hoped for a better choice. The agents were pro-active, always kept us up-to-date and were very helpful in getting the purchase completed. As always we had some complications through the process but they really helped pushed it through and were supportive throughout.

   We rented through James Pendleton Clapham South office for just under 3 years, 2 different properties. We found their fees to be fair, the deposit scheme very fair and quickly done and their arrangements for taking check in and check out inventories are also very good so we were never in danger of being charged for damage we hadn't done. Everyone was always friendly and polite and any problems sorted quickly. Wish we could have bought through them.

   They have so many hidden costs that they hit you with I would never ever rent from them again!!! I would also warn anyone who is going to rent from them be aware - they will charge you for everything!!!!

   I recently sold a property in Clapham through J Pendleton. First impressions and the sales pitch were good, and I ended up appointing them over Marsh and Parsons who had actually valued the property at a higher rate. However, following the appointment, the process lurched from one disaster to the next:

   1. I was promised that the property's details would be on-line and available in store within 24 hours. After a week of nagging, the details were finally posted on-line, but I was left with the distinct impression that without my pushing, this would have dragged on indefinitely;

   I contacted James Pendleton Estate Agents when I was buying a house. They were rude, snobby which I found highly offensive and refused to show me a property as I 'probably could not afford to go any higher' than my stated budget.
