Overall we were very impressed with Housesimple's straightforward approach; they were happy to accept our own photographs of the property (taken with a wide angle lens camera) as well as use our own description of the property's particulars. With full exposure on RightMove and many other property websites, we had visits from more than enough potential purchasers and sold our house within three-and-a-half months of going live.
Considering the current weakness in the housing market and the need to keep costs to a minimum, we were particularly pleased that Housesimple was able to provide their services at roughly half the cost of the cheapest quote from local Estate Agents. After all, why pay more if you don't need to?
We would happily recommend Housesimple to anyone looking for a very efficient way of selling a property at a much lower cost than using a traditional Estate Agent.

My house was sold through housesimple. I found their service really good. within two days I had already my ECP done and the huse pictures taken. They found potential buyers very quickly and my house was sold within 2 weeks. My first buyer had to back down. Housesimple started to advertise the house again and within 2 days the house was sold again.

We used Housesimple to sell our house following attempts by a conventional estate agent. We were impressed with the speed and competence of the service received in getting the property advertised. The photos and floor plans were well presented and we were kept informed of all enquiries.
Housesimple were helpful during the initial negotiations with our buyers and kept us fully informed.
We would certainly use them again and recommend them to other sellers.

They sold our property (£400k) to the first people that viewed for the asking price. We knocked back 2 offers from them and house simple advised we should consider the lower offer but we didn't.
Some of the photos that their photographer took were not great but house simple advised us that this was the case and we sent some of our own which were used. The plan he did was good though. We also mainly wrote our own blurb and proof read the advertisment etc.

Having not been impressed with the service provided by our local high street estate agents when we tried to sell our house last year, we decided to give house simple a go and chose their up front fee option. Glad we did as we had lots of viewings... just as many as with our local estate agents, the pictures taken are of excellent quality. The service provided is very good for the money... did find that once the house had sold they seemed to forget about us and did not keep up with the progress of the sale ie. not everyone we spoke to seemed unformed. But that seems usual for any estate agents. Have to say that the solicitors that they use are first class.. highly recommended. If you want to save a bucket load of money use these people!

We would recommend this way of selling as the agents did everything they said they would. The photographs taken of the property were excellent. They chased solicitors and clients as appropriate and were very friendly and helpful.

Excellent service, professional photographs, attentive staff, fantastic value for money. It was so refreshing to have an estate agent who actually seemed to take an interest in selling your property and kept you informed every step of the way. High street estate agents could learn a lot from these guys in customer care!

HouseSimple saved me a fortune, nearly £15,000 in fees. Thank you HouseSimple - you provided an outstanding service. Photography, floor plans, EPC all included in the fee of a few £100s. HouseSimple did everything a High Street estate agent does, the ONLY exception being attendance at viewings; all the rest of house selling i.e. bookings of viewings and follow-up phone calls were handled very well indeed. Of particular note was HouseSimple's handing of two buyers bidding against one another in the last week resulting in a successful sale at 98% of the asking price, How regular Non-IT based estate agents can survive in the long term I have no idea.Like them HouseSimple ensures that your property appears on all the major (and minor) web portals such as Prime Location and Right Move so I'm at a loss to understand why anyone would not use HouseSimple...

We would recommend this concept when selling a property. We were really pleased with the photos and although it took approx 2 years to sell the property we were more than happy with the outcome.
Our buyers did complain to us that Housesimple didn't get back to them soon enough but in the end that worked to our advantage and a higher price was submitted. As a seller who went for the no sale no fee option, we did feel that HouseSimple would have sold our property at any price as we were paying them a fixed price rather than a percentage but we are happy not to have paid three times as much to a regular estate agent.

Having had trouble getting any viewings with a local estate agent, we took a chance and appointed Housesimple to handle our sale. They were helpful, professional and courteous throughout and went out of their way to help us get the sale through - thanks so much guys!! Would highly recommend them...

If you want a top service and dedicated driven sales then you need to go to a bricks and mortor high street agent, but my experience of them is not great either. I would use house simple again but would expect to do most of the selling and sales myself. For a saving of nearly £5k I am prepared to do that.

Great service provided for a very low cost. The pictures especially were much better than any we have seen with so called expert Estate Agents. We sold our house within 5 days so were very glad we used the pay up front option. Have recommended them to a number of my friends who are also looking to sell their properties in the near future and would have no hesitation in using them again.

Many thanks - I think the wonderful photos of our bungalow clinched the sale. It helped a lot also by the fact you could alter the wording reagarding description of your property so easily - just by email if you wish , and it was done the next day. I took the option of paying the fee when my property was sold as having had the property on the market for a number of years without a sale I had not much confidence the bungalow would sell, even although it was modern and well looked after and in a lovely position. However it sold in a few months at the full asking price.

Well pleased with all aspects of this service , photographs , communications and advise.The staff ALL very good and friendly ( esp Gavin who could not do enough for you ) I have already passed on their details to many friends and my neighbours who are struggling to sell theirs using other estate agents. This company do a lot for you whilst ensuring that you remain in control at all times.This was our 7th sale in 25 years and 7th agent and they are the best we have used. Oh !! AND we saved around £7000 !!!! Top marks... Many Thanks....

Worked great for me: Saved a fortune in agency fees and I'm pretty confident that conducting viewings yourself is a much better way to flog your property: Everybody who viewed commented on how much better it was to meet the owner - and I suspect the eventual buyer (within 2 months) bought because he could see himself in my position when I bought the house years previously.
Housesimple kept regular contact, were rapid within the conveyancing process and best of all, I wasn't exposed to anybody in a shiny suit at any stage in the process.

Very pleased with whole process. I only instructed Housesimple to save money but was actually glad I used them for many reasons.
Paid upfront +optional combo. Had 2 viewings and 2 offers, sold in 5 days for asking price. (I was selling a desirable small property in London, which helped). Saved about £4K! Great photographs by a skilled photographer. Shown on Rightmove and all the other top property websites, which is key these days. Slow getting on web initially. I preferred to do my own viewings and write up as I have good knowledge of area and my property. I have bought and sold before and was relieved to talk to nice people on the phone instead of the slimy untrustworthy ones I have dealt with before. There were no games, just getting on with the job. Housesimple are excellent and a real breath of fresh air. They concentrate on the right things -- photography, floorplans, and a really professional approach to handling negotiations. Alex did a great job securing above the asking price for my flat. And conducting your own viewings is a doddle and far more effective than having an estate agent lurking in the background. As someone who is now looking to buy again, I only wish other estate agent's websites did floorplans and great photography as standard.

Having never sold a house before I have nothing to compare HouseSimple to.
Our house went up for sale the week before Chrismas and we had no viewings for the first 2 weeks.
However once New Year arrived we had 7 viewings in 10 days.
We sold mid-January. Late February our buyer pulled out.
The very same day HouseSimple got in touch with previous viewers and had arranged 2 viewings within hours. We didn\'t get any new viewers though.
8 days later we sold again.My only concern was that they may lack local knowledge of house prices and I wonder what you save in fees you may lose in... (read more)

Excellent value kept the viewers coming. We were unlucky in that our purchase fell through at the last minute and we lost our buyers. Housesimple quickly found us another buyer and we were back on track. Would certainly recommend them over high street agents.

I thought the service offered by Housesimple was excellent. As internet agent they don't do valuations or viewings, but having previously tried to sell our property using two high street agents, I really don't believe this to be an issue - as long as you are confident to do your own viewings. Other than that, yes, excellent and I would certainly use again.

We recently used housesimple to sell our house after seeing how poor a service you got from local estate agents for about four times the fee.
Whilst we didn't get many viewings, the ones we did receive had a genuine interest in our property due to the excellent descriptions, floor plans and photos provided by housesimple. We were able to sell our property for close to our asking price in a difficult housing market. Communications were very good and all queries were quickly dealt with.
If you are selling a property where you are able to conduct the viewings and where prospective buyers are likely to be internet savy then I don't understand why you would even consider a high street agent. At the time of selling, housesimple offered the most competitive rates of the internet-based agents and their service levels were excellent.

I have found Housesimple to be second to none as agents. I have been in the lettings game for quite some time now and have previously used 'traditional' shop fronted local agents to market my houses. Since finding Housesimple, I have never looked back. They are members of the Property Ombudsman, advertise on all the mail internet portals (including Rightmove and Zoopla), and their customer service is flawless. They are just a really nice bunch of clever efficient people who really DO care about their customers. What a breath of fresh air!!
The phone is always picked up and enquiries passed on immediately. Their web site is effortless to use, and they save me a packet in fees too!! I will always use Housesimple.

Housesimple sold my house in a few months. They were friendly and professional. Apart from accompanying viewings, they carried out all the usual services of a traditional estate agent including chasing up solicitors etc, but for a fraction of the price. I preferred to do the viewings myself anyway, as no-one knows your house as well as you do. I will definitely use Housesimple again and I recommend them.

I went for the upfront fee option, Housesimple came and took some excellent photo's and 360 degree virtual tour. They managed to sell the house in three months during a very difficult period of the market. I paid only a fraction of the high street prices (I think it was £300 -£400). all house's today are sold via the internet, don't pay for a high street agent's overheads and fancy car.

The service we received was good and had no complaints at all. Our flat was posted on all popular internet sites and had good interest. We had to do the viewings ourselves, which we didn't have a problem with especially having gone through the house buying process ourselves I would say at least 80% of the estate agents we saw did nothing at all to enhance our interest in the house. High rating mainly due to the fact that the fee structure saved us about £5k compared to a traditional estate agent.
