    they have several layers of hierarchy between the tenant and themselves who are equally incompetent so in the end you will give up and pay whatever they charge. it's a good strategy, everyone profits except the tenant. e.g. they have an external accounting firm, external this and that, so when you are faced with a charge they didnt tell you you had to pay, noone knows anything but if you dont pay you are charged more and more, and in the end are scared to go to court with three separate firms. in the meantime these 3 firms all profit from you by adding up 250 pounds of admin charges for contract renewals etc. yes that's right, 250 pounds. even if the only thing they did was to reprint the old contract with today's date.

    they will charge you £200 renewal fees (a fee for no reason - they will simply post you the old contract changing the date) without flagging it during the renewal phase or contract sign.

    Avoid!! Hollandale Kane were unhelpful, unprofessional and extremely hard to get in contact with. It took four days for us to get in contact with them to notify that the boiler wasn't working, only to have it repaired and then break down again the next day. In total we were without hot water for seven days with no urgency from Hollandale Kane to do anything about it. Also had issues with getting our huge deposit back due to 'discrepancies of dilapidation of the flat'. The fact of the matter was there was a serious mould issue (which we later found out they had previous knowledge about but painted over it) which is the reason we were able to break contract early (only in property for three months). To then try and hold our deposit for this very reason is laughable! Avoid at all costs!!

    Hollandale Kane are amazing, friendly, helpful and go the extra mile for you! I cannot believe all of the rubbish that has been said about them. If you want a service with a smile and to be well looked after compared to other agencies whom are perhaps more well known then these are the guys to look after you. I was let down on a property and desperately needed to find somewhere in 2 days!!! They found me a property and not only, cleaned it, did some slight decorations, got my references sorted, I was able to move in 2 days later! Now, tell me who can compete with that. I believe that most of these comments are from other agents who are stuck up and jealous. Hollandale Kane are down to earth individuals and in a class of their own. I will always rent through them and will recommend to my friends. I infact hope to buy in the area through them in time to come. Thank you guys you were wonderful! DM

    I am a property owner/landlord who lets my properties. I have also recently rented a property through HK. I chose HK because they seemed friendly and well presented, however this is where the positive ends. Everything about my tenancy was a disaster. Despite having a number of serious issues with the property, HK did not address them. The staff assigned to manage tenants are almost impossible to contact and when you do get in contact with them they are rude and dismissive. I have rented and let property in London for 20 years and HK are the worst agency I have ever encountered. Do not use them.

    It's not just tenants who have an issue with these people. Hollandale Kane seem to be utterly unprofessional. I was considering letting my property through them but having had a terrible report about them from another landlord and now seeing the reviews on this site - no way. I will be steering clear of them to protect my finances and my property.

    Says it all: landlords love them, tenants hate them. As a tenant myself, I am glad to check out today, and get rid off dealing with them. Useless staff, not having a clue about what they're doing, and worst of all, no respect for the tenant! They're late for every appointment, can't answer simple questions about the flat they're renting. Everything is logged and on paper, so my advice to everyone is: do the same! They are registered with the Properties Ombudsman, do not hesitate to wave that in front of them, it helps smooth things up. Good luck to anyone fool enough to deal with them.

    I am a Landlord with Hollandale Kane with 4 flats under their Management, whilst I do find them alternative, it is all the same refreshing. They are a dynamic bunch of ladies who have so far afforded me excellent rentals with polite and professional Tenants. I especially like their documentation explaining to Tenants their obligations and how they should return a Property ready for the next Tenancy. I highly recommend them!

    Never use this agency. So many other alternatives.

    Staff are rude, don't answer calls. Use at your own risk. A complete bunch of cowboys.

    A word of advice, if something seems wrong at the beginning then heed the warning signs.

    The phrase 'All fur coat and no knickers' is the best way that I can think of to describe this agency. I think the team photo of the staff on their website says it all really - drinking champagne and eating cake, drunkenly lounging on sofas.... We lived in one of their managed property's for 2 years. They promised to fix things and never completed the work, refused to repair essential appliances while we lived in the property then charged us for the repair from our deposit once we left. To top it all off, the staff are incompetent and rude.

    My advice - stay well clear. First impressions can be very deceiving!
