We were extremely pleased with the courteousness, efficiency and friendliness of the people at Hatched. Joseph, Duncan and James Venning were the people we dealt with the most and were all a pleasure to deal with and offered advice when we needed it. We saved £1,000's through using them and despite the persistent phone calls from other local estate agents trying to get our business and some very strange people that came to view our house (not the eventual buyers of course!), we persisted and completed our sale in April 2012. Thanks again to all the sterling efforts of the team and although we never want to move again if we did we would definitely use Hatched!

From the word go Hatched were fantastic. Adam visited the propert and took a variety of photos (many more than most estate agents do) and the property appeared very quickly on thier website + Rightmove.
Communication was excellent - any query was immediately answered - always phoned back when promised - always spoke to the same person which made it easy & built up good relationship.
Using email too simplified things - we always knew what was happening - viewings arranged easily & feedback prompt & helpful.
I would NEVER use an ordinary estate agent again with Hatched around - they're brilliant and as we sold our property for £372K we saved a fortune. Well done to them - we paid £250 upfront & will pay another £250 on completion - SIMPLEZZZZZZZ !
Don't have any concerns about them - they make other estate agents seem like crooks & amateurs !

Having moved several times using a traditional estate agent, I have to admit I was more than just a little bit sceptical about the process of using an online agent based so far away from home. But we put our faith in Hatched during a very slow housing market and boy are we glad we did!!
The staff are extremely friendly and always contacted us quickly with information and feedback. The "mini website" where we could view feedback and how many times our property had been searched was an excellent addition to the service. The number of photos taken of our property gave us the perfect opportunity to show our home off to it's absolute best and the floor plan and virtual tour meant that people had a real insight into whether the property was right for them before they took the time to view in person.
Adam, Joe, Alanna and the team were attentive, helpful and knowledgeable. We felt at ease immediately and I am delighted to say we sold for an excellent price in a tough market, thanks to Hatched.

Jo in particular but also other members of the team did a brilliant job helping me to sell my house. I suffered a lot of frustration when the first buyer fell out but the team quickly got the house back on the market and gave me friendly and efficient support to sell the house in a difficult market. The on line systems including the self managed web site, web search coverage, viewing reports, email and texts used by Hatched are excellent and give you the confidence that the team are on the case. All enquiries, viewings and offers were dealt with efficiently and to my instructions, and the team always followed up on viewings . I cannot see why anyone would need to use a conventional estate agent when you compare the cost and efficiency of hatched. I'd definitely use them again.

The service we receieved was amazing! I could not of asked for more, I have delt with estate agents previously and can not beleive the service I received for the price. We saved approx £2,500!!! We had viewings from day 1 and the property was sold after the first weekend on the market for just under the asking price. Craig went above and beyond keeping me fully upto date at all times, I couldn't of asked for more! Thank you Craig and the Hatched team.

Craig Johnston (and hatched as an operation) was very efficient, straightforward, fair, human, efficient and a generally very nice guy. That and still a fraction the price of the competition. Why would anybody use a traditional estate agent?

Throughout the whole sale process of my home Hatched have been very professional, they were always available on the other end of the phone, emails were very prompt, the staff are all very polite. selling a house can be a very stressful ordeal but with Hatched on my side i felt as if i always had someone there i could ask advice from. I mostly dealt with Jo who was very helpful, i had never sold a house before and he was always there to answer any questions i had. I will definitely be recommending Hatched to anyone i know who is selling a house.

I cannot rate Hatched.co.uk highly enough. I was unsure about using an online estate agent as i hadnt previously realised you could actually do this. I read many reviews on them before i instructed them (all good!) They visited my house within 3 days of me calling them and took professional photos and wrote up the descriptions accurately. My ad was placed on all the websites they said and i immediately started receiving a steady stream of requests for viewings, Hatched sent both texts and emails to me to request viewings & confirm the times, so i didnt miss anything. I received several offers on my property and accepted one 6 weeks after Hatched first put me online. They dealt with the purchaser, negotiating between us both and even after i accepted the offer they continued being the go-between on simple matters that would have taken twice as long to get answers to had i just used my solicitors. I would definitely use them again and saved so much money, in financial terms it's just not worth using a high street estate agent anymore.

An Excellent Service from begining to end. Would definately recommend Hatch.Co.Uk , not just for the savings of approximately £6,300 but the personal treatment, Your meant to feel the only customer in the world. The regular updates and information that is given during the sale is beyond compare. We have been with all the major companies for about two years now, Hatch came in and sold start to finish within weeks. The personal touch of dealing with one person all the way through the transaction is stressless. Which is more than I can say about the legal bits!!

Having decided to go with an online agent I based my choice partially on the response I received when I phoned them to enquire about selling my property. They were helpful, polite, professional and incredibly quick. Within 3 days they had visited, taken photos, filled out all paperwork, filmed a 360degree tour, written and uploaded all information and posted it to all major websites (Rightmove etc)
It was very clear how the process worked and my first viewer came round within the first week, had made an offer and I've just exchanged with completion in a couple of weeks. Although it is probably a combination of a number of factors that resulted in such a quick sale, Hatched was definitely a factor and their effective communication was a breath of fresh air.
Highly recommended!

I cannot speak highly enough of Hatched – in pure monetary terms they saved me approximately £9,500 when compared with what I would have had to pay a traditional high street estate agent in fees. Not only that, but when our buyer’s (high street) estate agent tried it on by suggesting to Hatched that we reduce our price by £10,000 because our buyer’s buyer had reduced their offer price, Hatched rejected that without feeling the need to consult with us. I found this exemplary, as Hatched knew that we would not have accepted such a price reduction.
Also, I prefer to conduct viewings myself. I believe that a house sells itself and my previous experience with high street agents going for the hard sell during viewings, I found embarrassing.In terms of service and numbers of viewings, our experience with Hatched was easily as good as the high street estate agent whom we were with previously.

Hatched were excellent throughout. I was a bit dubious about using an online agent at first but we have absolutely no complaints and are pleased we did choose them. Saving over £2000 in fees, and getting a better service than we have previously experienced with other agents. Having the house listed on all the properties website we could find was much better than what was offered by the local agents that where charging a lot more.

Excellent prompt service, very friendly and professional staff. Updates received via text, email, phone and live information through on line registration. By far a premium service than high street estate agents but at a fraction of the cost. I would highly recommend and personally won't hesitate to use them again if I move.

It started really well as I got an appointment to visit the house on a Saturday morning.
After driving 32 miles, one way, with a 4 month old baby, we turned up at the house, with the owner not aware of our visit ...On top of that, the owner who was emptying the house (we were lucky he was there!) told us that the house was under offer, and that they've accepted the offer ... So it was a complete waste of time and money for us.
The following Monday, Hatched called me to ask me how the viewing went! And at one point, they nearly said it was my fault as the booking was made a month before !!!
I've ask them for a compensation, but all they can do is apologize. I'm afraid, it's not enough for me ...

We asked a high street agent to give us a valuation but soon realised the fees were high. It seemed to us that most people bought and sold property through the internet and not high street offices and then we came across Hatched recommended on a house marketing advice website. We contacted, chose Option 3, and an agent quickly visited us and took extensive photographs. We paid extra for sale board and 3D plan but neither was necessary. We have sold our house through Hatched and have saved an incredible £25,000 (yes £25,000), compared to the amount we would have paid if we had gone through our local agent that specialises in the upper end of the market.
Like a lot of people we weren’t sure whether we could sell our house via an internet estate agency, however in today’s market most househunters look for properties online, and in particular Rightmove.

I had several quotes from local agents, all of which advertised on the big websites as Hatched does and all of whom charged 1.5% to 2.00%. This meant that I saved about £3000 with Hatched. The only difference was that there was no High Street office. However I managed to buy my new house without going into estate agent offices so clearly the times have changed.
The advertising was very good with 19 pictures of my modest house. This was far more than the other agents on these sites. There was feedback from prospective buyers which was helpful in getting an idea of what people thought.
This is my seventh house move and I have a very jaundiced view of estate agents. Only once before can I remember an agent who remained involved and did everything in his power to solve issues as Craig Johnson did with this sale. As I live in Exeter and the regional office is in Exeter, Craig sometimes showed people round too.

"Excellent, flexible service from pleasant, caring people"
I was very pleased that staff listened to what I wanted and worked with me to produce photos and description that showed the property off to its best advantage. They set everything up and informed me of any viewing requests. I was happy to conduct viewings myself. Although the market was slow, they kept in touch with me and I never felt forgotten. Best of all, even though I opted for some of the extras, I saved £5,150 by using the internet services of Hatched instead of a High Street Estate Agent. You can't argue with that!

Turned up on time to take pictures and measure up. Good descriptions posted online promptly. No problems in making small changes. Helpful in contacting us and liaising with viewers. Quick to provide feedback on viewings. Good liaison with eventual purchaser and help in chasing up our solicitor when needed. Friendly and approachable. It seems the obvious way to sell a house in the 21st century.

Saved lots of money - thousands of pounds - using Hatched as opposed to a regular agent. Photographs and 360 degree virtual tours were very good and staff were always easily contactable by phone or e-mail. Whole process was very simple - one hour or so for the photos to be taken, verify the ones put up on their website before releasing to Rightmove (although we did have a hiccup when ours were released to Rightmove before we had checked them), put up the sign (provided by the agent when he came to do the photographs), await e-mails or phone calls from the agent to arrange viewings. Sold my flat with Hatched. Had the property on with several other agents getting no viewings, or turning up with no prior waring which just felt like they didnt have a clue! Decided to give Hatched a try as I noticed several "Sold" boards in my town. Their service was very proffessional from start to finish and I was always able speak to someone straight away if I required help or information. Would absolutely recommend them and I saved literally thousands in fees on my sale.

5 stars Fantastic service throughout. They were a fraction of the price of a high street agent with better service. I have dealt with some real clowns whilst trying to purchase a property. Can not think of any reason why you should not sell via hatched.co.uk, unless of course you do not have time to do your own viewings.
We thought we would give hatched a go as opposed we didn't like the thought of paying thousands of pounds out to an estate agent.
They were quick & efficient and we saved a packet against the normal estate agent fees.

Well what can I say we would of signed up with them, but having viewed properties that they market it has been a knightmare, trying to view properties or get information about properties answered.
When arranging a viewing with them be prepared for it to take 5 days before you get a reply. I had to call them on several occasions chasing to get viewings on more than one marketed property.
Information regarding properties marketed, well never got a response.you believe we ended up knocking on the vendor doors to get information.We have also turned up for a viewing and the vendor had no idea about the viewing it wasnt only me that had turned up, she had had 3 previous potential buyers turn up at different times of the day too.
I dont mind paying the high street estate agents, as you do get a service and a response within 24 hours.

Worth a go-sold in 9 weeks and saved at least £1,000 although they don't 'aggressively' market the property like High Street Agents the property sells itself on all the major websites and they still arrange viewings and do all the other stuff so worth a try.

Initially sceptical about going the online route but so glad I did. Saved a hell of a lot of money (£4k on the most expensive high street EA who quoted me!).
The team at Hatched were very professional and prompt in returning my emails and calls.
For me this really is the future to selling homes so why wait? The only possible downside is that you do viewings yourself, but I didn't mind that. In fact I think I did a lot better job than some the EAs I have met in searching for a new place!

Would give them six stars if I could! This is the second time I have used Hatched (sold a property via them 4 years ago). They are a highly innovative and professional company. Nothing is ever too much trouble. In my opinion the service they provide is highly superior to that of high street agents and to top it off we saved in the region of £3,000 using them. Cannot praise them highly enough.

We were initially impressed with the reviews and the fees but having now been with them for the 8 week contract period and having no phone calls or visits we are disappointed. We did lower the price but still nothing. In addition we didn't receive any personal communication from Hatched over those 8 weeks to see how things were going. Worth a try as you have nothing to lose and potentially can make a sale at a cheap commission rate. But there really are no extras or help along the way. I would rate high as a good option to try but low as an actual estate agent.

Thought got nothing to lose so decided on option 2 (should have gone for opt 1!) sold in Oct after being on market 12 weeks. Good quality service despite distance (we live in NW) lots of feedback from Hatched and saved 8K - no brainer, will use again.

We are very pleased to have sold our house through Hatched. They were extremely efficient at all times and as long as you are happy to market through house selling websites, it is a very good way of selling without paying exorbitant fees to local estate agents.

I cannont recommend Hatched highly enough. They are certainly very professional in everything they do. Having your own online account to monitor the progress of your sale is very useful. The uptodate information Hatched supply you with is very helpful. They always return your calls and act efficiently and supply excellent service. The marketing of your property is done to a very high standard. I cannot speak highly enough of Hatched.

We were sceptical to start as the prices seemed too good to be true. But after speaking to a member of staff we decided to go ahead. And we are delighted we did. Our house was sold within 2-3 weeks and for a good value. Customer services was exceptional from beginning to end. Would highly recommend.

Impressive, truly impressive. I'm a 3rd time vendor, who had a traditional high street agent for my last two sales. The hatched team met all their website commitments and took care of everything; photos, particulars, virtual tour, arranging viewings, negotiations, and most importantly following up after each visit to obtain feedback.
Concerns I had over using an online only agent were quickly forgotten, with my first viewing booked days after the particulars hitting rightmove, then a steady stream of potential buyers.
Contracts have just been exchanged, and I'm moving next week.

We were a bit hesitant using Hatched as they seemed so cheap compared to the high street agents and we wondered how they could do it without cutting corners. But we took the plunge and were extremely pleased we did. They got us enough viewings to secure an offer within one week of going on the market, which we accepted. That unfortunately fell through at a crucial stage but Hatched found us another buyer literally 2 days later, and in fact the new buyer was willing to pay more for the house so that was a double bonus! They fielded a lot of phonecalls and emails, negotiated on our behalf and basically did everything you would expect an agent to do. The only thing they don't do is advertise in the local paper but we felt most people these days do their house hunting on line so that doesn't matter.
We were very pleased with the service and the price and would absolutely use them again the next time we move

Having decided to sell in a depressed market, I wasn't willing to then part with several thousand pounds to an estate agent. I spotted an article about on-line estate agents in the Guardian and decided to give them a try. From my first contact with Hatched, they were realistic in their dealings with me which was extremely refreshing. There were a steady stream of people who wanted to view, and from my own survey of them they had all conducted their own searches of the Internet to find a property, and only one had gone onto a High St agents mailing list.

Communication was excellent - any query was immediately answered - always phoned back when promised - always spoke to the same person which made it easy & built up good relationship.
Using email too simplified things - we always knew what was happening - viewings arranged easily & feedback prompt & helpful.
I would NEVER use an ordinary estate agent again with Hatched around - they\'re brilliant and as we sold our property for £372K we saved a fortune. Well done to them - we paid £250 upfront & will pay another £250 on completion - SIMPLEZZZZZZZ !

 They visited my house within 3 days of me calling them and took professional photos and wrote up the descriptions accurately. My ad was placed on all the websites they said and i immediately started receiving a steady stream of requests for viewings, Hatched sent both texts and emails to me to request viewings & confirm the times, so i didnt miss anything. I received several offers on my property and accepted one 6 weeks after Hatched first put me online. It was very clear how the process worked and my first viewer came round within the first week, had made an offer and I've just exchanged with completion in a couple of weeks. Although it is probably a combination of a number of factors that resulted in such a quick sale, Hatched was definitely a factor and their effective communication was a breath of fresh air.

 estate agent tried it on by suggesting to Hatched that we reduce our price by £10,000 because our buyer’s buyer had reduced their offer price, Hatched rejected that without feeling the need to consult with us. I found this exemplary, as Hatched knew that we would not have accepted such a price reduction.
Also, I prefer to conduct viewings myself. I believe that a house sells itself and my previous experience with high street agents going for the hard sell during viewings, I found embarrassing.

. Our buyer picked us up on the internet because our property was on all the main property websites (which we felt was good value advertising for £199). There was no time limit and your property stays there as long as you want. Hatched kept in contact by text and phone and there was always someone to chat to if needed. We used the online solicitors they recommended, having got used to the online process. Everything went to plan. House selling and purchase is a fraught time if you get stuck in a chain. Luckliy we were not, and we can say we found Hatched reliable and professional. Whether you sell depends on someone finding your house on the internet and photographs and a simple floor plan are essential marketing, all of which Hatched provide. , compared to the amount we would have paid if we had gone through our local agent that specialises in the upper end of the market.
Like a lot of people we weren’t sure whether we could sell our house via an internet estate agency, however in today’s market most househunters look for properties online, and in particular Rightmove.
We did a bit of research on internet estate agencies and decided upon Hatched because of the following reasons:
1) They list their properties on Rightmove
2) The pricing options they offer
3) Recommendations from other Internet sites
Hatched offer everything that a high street estate agent provides, except that you need to show potential purchasers around your house. However, in the past when I’ve used the high street estate agents there have been many occasions when I’ve had to show people around myself anyway.
They take internal photographs and a floor plan and provide a description of your property. These are uploaded onto their website initially, and you are given the chance to amend them. We thought the photographs they took were good, but we had some of our own that we liked and added them to the property details.
When someone wants to view your property Hatched contact you initially via text and email. Within these details are dates and times that have been requested by the client for a viewing. The vendor just needs to respond with a date and time that is suitable, and Hatched then confirm this with the client.
We were on holiday abroad when our house was first put on the market, so Hatched contacted us via phone with viewing requests, as they knew we may not receive the text/email. This worked well and we had viewings lined up for when we got back from our holiday.
After the viewing the client is actively encouraged to provide feedback. This is the part I actually found most useful, and is displayed on the vendor’s private area within Hatched. When dealing with a high street estate agent they generally don’t want to offend the vendor, and therefore the feedback can be a bit flowery. However, when a client is given the opportunity to write their opinion it tends to be more reliable.
In fact two people that viewed our house thought it was overpriced and wrote that in their feedback. We had originally used the local estate agents to value the property and this is what we based the asking price on, but had we not have had this feedback then I think the house would have stuck around on the market for months (as we have seen with many properties in our area). I also think that had we have been with a high street agent and used their original valuation then they would not have passed this feedback on, as they would not have wanted to be seen to have inaccurately priced the property.
We took the feedback on board, and reduced the price to an amount which we thought was more realistic. A week later another viewing was arranged and an offer was submitted. During the offer process Hatched liaised between both parties until a price was agreed.
Most of the contact between offer and exchange was via email, however on the occasions that I needed to contact them via phone they were always very helpful and efficient.
I don’t think all houses could be sold via an internet estate agency. Some properties are hard to sell, because they back onto a main road, or have a view of the local tip, and I think if you own such a property then a high street agent may be a better option. This is because the high street agent is more likely to be able to tempt clients around to view the property, whereas using an internet estate agency people make decisions based entirely on the look and location of the property.
However, if you have a house that doesn’t have any negative local influences, and you price it correctly (this is so, so important), then I definitely think you can sell it via Hatched.

I was very pleased that staff listened to what I wanted and worked with me to produce photos and description that showed the property off to its best advantage. They set everything up and informed me of any viewing requests. I was happy to conduct viewings myself. Although the market was slow, they kept in touch with me and I never felt forgotten. Best of all, even though I opted for some of the extras, I saved £5,150 by using the internet services of Hatched instead of a High Street Estate Agent. Processing of offers/sale etc... all handled via agent as per usual. Used local solicitor though as preferred to be able to go and see someone in the flesh if things were dragging once sale agreed. Probably a bit pricier than an internet solicitor, which Hatched offered, but having saved so much on the agent fees, worth it. Carrying out viewings ourselves turned out to be easy, after a bit of apprehension at first. As they have no local base, these internet companies do rely on you doing a bit of 'research' yourselves to come up with a possible initial sale price, but you soon find out from the feedback from viewings, available on their website, if you are pitching maybe a bit too high. At the end of the day, as the house goes on Rightmove, right alongside those from the more traditional agents, you will probably be reaching the same audience anyway. Hatched do also offer various payment options.
