I have been impressed overall with Hamptons (Cheltenham branch) in the 1.5 years I have let my flat out through them. I feel reassured that my concerns are taken seriously and that the staff really understand and appreciate the point of view of a landlord letting out their own home. It is as if they take as much care as they would if it was their own home. Of particular mention is Dawn Clarke who manages my property with great sensitivity and respect towards both me as the landlord and, it seems, towards the tenants. We currently live overseas and have a property which Hamptons has been managing for us for 8 years. Lee Scowen has by far been the best property manager we have had. His attention to detail, prompt follow up, and throughness is very much appreciated. He is cheerful, polite and goes out of his way to deliver that last mile. Thanks to Lee, complex tasks are handled promptly and all parties have been happy with the outcome. This last year when damp proofing works were required, and access had to be coordinated including periods when the tenants were out, Lee successfully coordinated all parties through the process to ensure a successful outcome with minimum disruption. I have been looked after by Hamptons for my property (above) for over ten years. The management has been very good on the whole, some years better than others. In the last couple of years it has been excellent and in that time I have been looked after by Diane Skeer whom I would like to single out. She has been very effiicent, a pleasure to deal with and has given me a peace of mind with regard to the house. She was particularly helpful and pro-active in assisting me to obtain an HMO licence for the property which we now have. My experience with her has been the best one in the years I have been letting through Hamptons.With regard to the accounts section, on the whole the paperwork has been efficiently prepared and sent out but there have been several occasions over the years when I have not been satisfied. In the last few years it has been good.

we had many issues that where unresolved at the property we where renting through hamptons. Calls made regarding the issues where ignored and not dealt with how they should have. However, as soon as Elliot mchon was made aware and got involved he was excellent. He did his upmost to help us as quickly as possible and took total ownership in resolving our problems. Elliot was always quick to get back to any queries or questions and always happy to help. Always polite and professional,A true asset to the company and couldn't rate him highly enough as a manager. During the transfer period of old tenants to new, I was kept completely in the loop at all stages of the marketing and contracting and felt fully involved without having to take any responsibility. At the same time a couple of maintenance issues appeared which needed to be dealt with. As this is a "managed let" - again I was kept fully informed, in a very timely manner, so that I could make the appropriate decisions - but all action was taken out of my hands.

I am a current tenant of this agent and right from the beginning they have been a complete nightmare to deal with.
I agreed to let this property unfurnished and I only found out on move in day that they did not arrange for the furniture what was in the property was still there AND I HAD to arrange for it to be put in storage where they left it right until the contract with the storage company was just about to end, I had to spend hours on the phone dealing with them - trying to arrange for the items to be removed and finally on the contract they got it removed.

I live overseas and have been using Hamptons International to let out my property in London for the last 3.5 years. I am very impressed by the level of professional work done by Hamptons, and in particular Valentina Gentili, who is my property manager. I feel completely reassured that both simple matters and more complex issues will be dealt adequately and only if necessary will be escalated to me. Hamptons simplifies my role as a landlord and that is the ideal condition. I find the relationship with Valentina also extremely pleasant and professional - she listens, suggests solutions and follows through what has been decided.
I would strongly reccommend using Hamptons International to anyone.

From a tenant's perspective I have never had such a helpful and responsive property manager to deal with. I arranged to check out from the property early and I can honestly say that the help Valentina provided me was invaluable. There was no question she couldn't answer and always went out of her way to assist me. She was polite and professional at all times but not in that cold way that estate agents usually are. She genuinely seemed to care about my tenancy and my requirements and for that I am very grateful. By far the best service of any agent I've ever used.

I've had a pleasure to talk to Anna several times, and she's been a very helpful, warm, and open agent. She was professional, direct, and managed to make a personal connection that is so rare amongst the letting agent (but highly appreciated). She (successfully) negotiated a good deal with the landlord, which in the end I didn't decide to take only because I liked another flat better. Nevertheless, I would highly recommend Anna to all prospective tenants – she seems to be good in her job.

The Hamptons property management division is fantastic. Our property manager, Valentina Gentili, was a delight to deal with for the 2.5 years we rented the property. Hamptons have always responded immediately when we have had a problem. our contact, Diane Skeer, has always been very friendly and concerned that we have no problems with the property we rent. When we had a problem with our heating even though it was out of office hours a repair was arranged promptly so we were not inconvenienced in the slightest .

DON'T USE THIS COMPANY!!! They took my deposit from me and made my life an absolute nightmare. They accused me of not having the flat cleaned despite it being cleaned to a professional standard. Any excuse to screw you over and get their own cleaners in at an obscene cost!!!!! AVOID AT ALL COSTS

DO NOT USE THIS COMPANY!!! They will take your deposit! I have spoken to a few friends now who have also had this problem. One of them faught for a year befor they got it back.
They are currently trying to take ours even though the place is 10 times cleaner than when we moved in! They just want to make commission from their cleaners!
Please please please do not use them!

Awful awful company! They will try and take your deposit if you do not use their cleaners and will basically rip you off. Caroline in particular has no idea what the term 'customer service' means

Worst estate agent I have ever dealt with in 9 years of renting!!!! DO NOT USE HAMPTONS.... (useless you want to be screwed for every penny and treated like s**t!!!) Their customer service is appauling. Their staff were rude, abnoxious, awful to get hold of, didn't sort anything out. They screwed us for every penny they could since day one, including rediculous 'admin' fees, topped off with wanting to keep our WHOLE deposit (very unjustified considering the house was in no worse state than when we moved in!!!). Their staff were so rude I wish I had never bothered at all, their respect for fellow human beings was disgusting!

If I could give this agency minus stars I would!
Useless and absolute rip off merchants! We paid over £300 for a professional clean, which they were not happy with. Our cleaners offered to go back for free, but they said no! They are now trying to charge us £250 for oven clean and skirting boards!
They also said loads of items were missing, but when their (obviously blind or stupid) inventory clerk went back they had magically appeared!
Stay away from this agency on all accounts! They will rip you off!

I have been with Hamptons now for about 8 years and although being an absent landlord has its downsides, in that it's harder to control costs for maintenance, I have never really had anything to complain about and if there was anything Hamptons have always done their best to rectify the situation. Diane Skeer is very sympathetic to a Landlord's woes and has always been extremely helpful.

We found Hamptons to be extremely professional with good levels of communication.
There knowledge of the local market and potential targets was good.
Nick van Klaveren was courteous and extremely helpful.If he was not available Paul was able to help and support our requests.

We would without any hesitation definitely recommend Hamptons International Estate Agency. We have been renting a place from this agency for quite some time here in Northwood, Middlesex and happy to stay with them. Actual renting process was easy and straightforward, any occasional problems that arise with the property are handled quickly and professionally. We can particularly mention Elliot McMahon, Joanne Sinclair & Tina Brown, as well as maintenance team. Agency office personnel is easily reachable (phone & email), and professional (each in their business area); maintenance team is knowledgeable, handy and pleasant to deal with. I originally registered with another agent 5 years ago who was then bought out by Hamptons. My dealings with the previous agents had both good points and bad points. I must say, however, that my dealings with the new Property Manager, Elliot McMahon, have been extremely good indeed, despite the fact that since Hamptons first had the management of the property it has not been plain sailing - firstly with problems with the tenant and then secondly a major water leak involving insurers etc. He has, at all times, kept me updated on progress and taken on suggestions on how to deal with insurers etc. He effectively treats the property as if it was his own investment. Would definitely recommend him.

Since Hamptons took over our letting, communication, via Elliot McMahon has been great. We live overseas, and I fell reassured in the fact that I know he will et me know if there are any problems, even if he has sorted them out already. Our tenants are also much happier as they feel they have a responsive point of contact.

Being an overseas Landlord, it is crucial that we have honest and prompt attention paid to various problems that arise at our house in Fulham. We would rate this as average in our case. Lee Scowen has managed the 3 properties for 2 years. Lee is very proactive and deals with queries as soon as they are received; Lee never has any outstanding points. Lee is firm but fair with tenants, contractors and me, and takes pride in getting a good result. Lee is the best property manager that I have had so far with Hamptons and I hope he continues to manage my properties for many years to come.

We have been using Hamptons to rent our family home since moving to San Francisco in Jan 2011. They are very experienced in the lettings market and have always been incredibly professional. Melissa Daddow in the Haywards Heath office is always quick to respond to enquires/problems from our tenants and keeps us well informed - which can be difficult with an 8 hour time difference. We would not hesitate to recommend both Melissa, and Hamptons.

My husband and I have always found Melissa Daddow at the Haywards Heath branch of Hamptons International to be highly professional, efficient and a pleasure to deal with. Any problems arising at the property are dealt with as quickly as possible and we are always kept informed of progress. We have had our current tenants since June 2009. This is my first venture into letting and Melissa Daddow of the Haywards Heath branch has been tremendous both in her advice and the management of the property and the tennants. I was sceptable at first about proceeding on the full management basis but have to say it was the best decision I had made. I would definatley recommned Hamptons and in particluar Melissa for all your management requiremenst of your properties.

I have been with Hamptons International for many years and they have provided full management for my properties ever since I immigrated to Australia in 1999.
Over the years I have had a few managers and all have provided excellent service.
My current manager, Lee Scowen is one of the best managers I have had and his attention to detail and great communications is a credit to the Company. Living so far away from your investment, is always a concern if/when something goes wrong but it is reassuring to know that a Company like Hamptons is looking after things and in the best interests of the Landlord.
Lee performs his duties in a very professional manor and I have full confidence that my investment is being well looked after.

I have always received the highest levels of service from Hamptons in relation to the letting of my property on a fully managed basis. In then seven years I have been working with the company there has hardly been more than a couple of days without a tenancy; any problems that have arisen have been addressed quickly; and there have been very few problems in relation to collection of rent. One Property Manager in particular has really stood out at Hamptons: Lee Scowen. Lee is exceedingly efficient, thorough, polite and a great credit to Hamptons. His management gives me complete peace of mind and confidence that both my property and tenants are being well looked after at all times. That makes for a very happy landlord! Many thanks Lee.

Elliot McMahon was our agent for a period in the last year or so. We were very happy with his service levels and communication in particular as we currently reside overseas it has been important to us to feel we have been kept up to date with any developments. This is something Elliot was great at. He was also very proactive in finding solutions when issues occured at the property so again gave us great confidence the property is being well managed by him. Hamptons International has been fantastic in all aspects of property letting.
We have leased a listed property from the Hayward Heath branch and found not only the initial letting process to be easy and comfortable and the agents themselves were top notch. They were prompt at meetings, knowledgeable on contracts, and very fair in all aspect of the move in and sorting accounts.
We have been in the property for 5 months and had a few issues with the property itself, however those problems have been corrected quickly and to our full satisfaction. Melissa Daddow has done a wonderful job ensuring that minor items and major items (Boiler) have been resolved expertly. Hamptons (Melissa) was able to organize a full boiler replacement when the old unit failed at the start of the Christmas holidays and got our heat back very quickly.
It has been a pleasure to work with Hamptons International and Melissa in particular.

When there are problems that need fixing or good communication when living abroad I have found that Hamptons have been quick to respond and clear when communicating. They have been able to sort out anything from a leaking tap to a whole new bathroom. They have access to some great contractors, checked work and made sure the project was completed quickly and in budget. I couldn't have rented so successfully without them.

I have dealt with Elliot McMahon on two occasions recently. I received great service from him and found him to be attentive and professional both times. On the last occasion I sent him an email on the Friday evening after our fridge broke down. I expected a reply on Monday, but he contacted me on the Saturday and immediately got the ball rolling. I had a very bad experience of Hamptons, they were very good at raining you in but then once in the property they were very hard to get hold of and were completely useless. They did not seem to want to help you out but more interested in keeping the home owner happy because that's all they need to do to keep the money rolling in once we had signed. DO NOT USE HAMPONS!!! THEY WERE A PAIN IN THE BACKSIDE!

Very poor service, wrong name on documents. Had to be resent 3 times. No gas certificate, boiler had gas leak which wasn't apparent prior to move. Many of faults had been reported by previous tenants but not fixed. No key fobs for automatic doors. Not worth the fee charged. Now deal direct with landlord.

I can say that Hampton's have been the absolute worst property management service I have ever worked with. We were pressured into signing a contract and once signed, they have virtually disappeared with the myriad of problems we've had in our flat. It has been an absolute nightmare situation so far and we will be getting lawyers involved very shortly.
Please avoid Hampton's or make sure you do your best due diligence.

I am sorry to report how shocking Hamptons International are.
They have tried to make us pay for things like replacing the drains and plumbing. They don't answer out emails. They make things up out of thin air. It's nearly impossible to get them to do anything. They neglect the property beyond belief.
I really can't stress how much I wish I wasn't living in one of their houses.

I was looking for an unfurnished flat and the marketing agent showed me a flat which could be let on a furnished or unfurnished basis, was clearly stated on the information sheet. I agreed to take out an 18 month lease subject to the landlord removing all the contents apart from two sofas. To my horror, I moved into the flat to find all the old and dirty contents were there. The estate has now denied that there was an agreement and that the word UNFURNISHED printed in the information sheet was a printed error. What a joke and a disgrace for a reputable firm like Hamptons. I am in the process of taking legal actions against them.
Having complained this to a few people, I now realised that there are many people who have bad experiences with Hamptons, some of whom called them Cowboys.

It was a total fiasco from day 1 until 3 months after we left and still did not have our deposit back. They over charged us at the beginning, made a mess of the keys (we had only one set for the two of us for several days) and when we moved out they insisted on bringing prospective tenants when we were on nights and trying to sleep.

My daughter rented what on the face of it was a very nice flat in Pimlico in August 2009. Unfortunately the flat had not been lived in for some time although this was not immediately apparent at the start of the let. Quite clearly a property cannot be left empty for any length of time without major problems occuring with the appliances etc. This has been a valuable lesson to learn when renting a property.
Fortunately Hamptons Property Management was on hand to communicate with the overseas landlord and instruct contractors to put matters right. In this respect I would single out Mr Lee Scowen, Property Manager, for all his efforts in taking control of the situation. Lee has proved to be an excellent ambassador for Hamptons. Many thanks.

We rented a property in south London which was managed by Hamptons between 2005 and 2010. Throughout that time they were nothing but helpful, responsive, polite and fair in their dealings with us. Issues were always resolved quickly and with the minimum of fuss. Valentina Gentili, our property manager, in particular was a pleasure to deal with - very professional but friendly with it. We'd have no hesitation in recommending Hamptons and should we become landlords ourselves in future they - and Valentina in particular - would be our first port of call.

I was letting a property through Hamptons International. Past experience with letting agents has always been a nightmare when it comes to moving out, inventory checks ect. I was amazed at the profossionalism and effiecieny Hamptons dealt with everything througout our tenancy. I dealt with Julia Seggie who was amazing. She went out of her way to sort out all issues btw us the tenants and the landlord and avoid an Unnecessary situation of going to court to settle our inventory dispute. WOW. I didnt think you still get people who are so enthusiatic to help and put the tenants worries and issues first rather than just shrug me off and pass it on to someone else, she went out of here way to help me and settle all disputes. I am so impressed with Hamptons. It Definitley pays to use a professional company this time round.

This agent has no regard for landlords or the property. We had 3 offices managing us, 6 agents in 2 years. No one has a clue in any office and staff turnover is constant. Substantial damage to house whilst in their 'care' and then tried to make out is was fair wear and tear. Inventory clerk is actually part of the same company and not impartial. Their contractors are not qualified and cause more damage to the property causing additional cost and stress. They lost both sets of keys to the house and seem to want to provide constant work to their own contractors. I would strongly advise to go elsewhere.

Emma Bonham at Hamptons has been managing three properties for me over the past 18 months. I can certainly say that she has done an excellent job. As an overseas landlord, my expectations are for prompt, efficient service, avoid void periods and resolve tenant issues in the same manner. In all these areas she has done a top class job, supported of course by several others in the Hamptons Maidenhead Team. I cannot recommend Emma and Hamptons highly enough.

Re Propert Manager - Julia Seggie.
I have been renting now for 6 months with Hamptons and have had a number of minor issues attended to by my Property Manager Julia Seggie. After having experienced a number of different property managers over the last 6 years, i can confidently say that Julia is by far the most efficient and effective property manager i have ever had. Julia takes ownership of issues straight away and maintains open communication until the issue is resolved. She is worth her weight in gold! Thank you Julia :)

We have been letting our flat through Hamptons since 2004 and have been pleased with the prompt way they have dealt with issues that have arisen.

We originally dealt with Victoria in lettings who was absolutely wonderful, helpful and managed our expectations and was professional at every turn. At the roundup when we left the flat we dealt with Valentina who was again friendly, helpful, efficient and very professional. Unfortunately in the middle we had the unpleasant experience of dealing with the ironically titled lettings negotiator Melissa, who sent us a bullying email around the end of our tenancy and then ignored our response completely. While I was in Hong Kong I let my house through Hamptons and was very pleased with the efficient, cheerful way they managed the property. Urgent matters were dealt with immediately and I would have no hesitation in recommending them. I would certainly use them again

This agency are brilliant at telling you why they should not chase up your deposit, they don't care about Tenants unless you give them money or owe them money, strange really, customer service and all that!

As tenants, we had an excellent expereince of Hamptons as our Managing Agent. Estelle was highly professional, efficient and responsive and did a superb job at dealing effectively with all the issues that arose during our tenancy. We currently rent our flat via Hamptons (after being transferred when our property was bought) and they have been far more helpful than our last agent on the same flat. Tamara from the Hammersmith office has been fantastic in being patient with us and helping us fix all the problems that the last agent simply didn't. Having a good agent makes a big difference in having a happy home!

Shocking failures on the part of every member of staff I dealt with, and also from their referencing agency, cost me a significant amount of time and money. Avoid at all costs!

The staff are always happy to help, before we bought our last house we viewed around 50 properties and they were always happy to hand over the keys for the weekend.

 in the 1.5 years I have let my flat out through them. I feel reassured that my concerns are taken seriously and that the staff really understand and appreciate the point of view of a landlord letting out their own home. It is as if they take as much care as they would if it was their own home. Of particular mention is Dawn Clarke who manages my property with great sensitivity and respect towards both me as the landlord and, it seems, towards the tenants. In the last couple of years it has been excellent and in that time I have been looked after by Diane Skeer whom I would like to single out. She has been very effiicent, a pleasure to deal with and has given me a peace of mind with regard to the house. She was particularly helpful and pro-active in assisting me to obtain an HMO licence for the property which we now have. My experience with her has been the best one in the years I have been letting through Hamptons.
With regard to the accounts section, on the whole the paperwork has been efficiently prepared and sent out but there have been several occasions over the years when I have not been satisfied.
