What a rubbish agent! If it was possible to give them 0 out of 5, I would! They came up with the idea of doing an 'Ebay' style auction for my house, but pitched the starting bid price £30k under the asking price. This may have worked, except this took the starting price into the 1% stamp duty bracket, whereas the actual asking price was in the 3% bracket. Obviously, nobody wanted to bid into the 3% bracket, so lots of time was wasted by haart showing people round who couldn't even afford the house! Had to argue to get the names of these viewers too, as our insurance company advised no... (read more)

This letting agent is underhanded and incompetent.I strictley informed them upon me signing the contract the deposit and the 6 months rent the tenants where paying up front had to be paid into my account, this they agreed,on the day i went into sign the contract i was informed they where ready to send the money into my account but they would need me to sign the contract first,i was unsure about this but i had no reason to think they would pull such a fast one,so i signed,as soon as i had finished low and behold ashley the manager came upto me and said im sorry we wont be able to send the money... (read more)

We bought and sold our house through the Slough office of Haart estate agents. On the sales side they arranged a series of viewings that resulted in a sale within a couple of months where a previous agent hadn't been able to find a credible offer. They never came round to show the house, which was a shame, and that's why they don't get an excellent rating. But they got the job done. They could have pushed harder for a better price for us, but they represented our position fairly when we bargained.
On the buying side they found us a great house in an area without much on the market, said that our offer was the preferred one and did see that through to sale. The Haart team (Marisa) helped us through each stage and did keep us up to date with what was going on.
Someone always picked up the phone promptly when we called and we always got a useful result, even if it took a call back later. Josh works very hard and is very persuasive. He's a great guy to have on your side, just be aware he's going to be turning that persuasion on you as well!

    Re: Haart Estate agency
When the manager of the Haarts Dereham branch Tamara visited my property, before putting it on the market I specifically asked what the charges are going to be. We discussed mostly her fee & %. I was lead to believe that there is no fee if you let the contract run for the first 16 weeks other than the agreed commision after the sale of the property.

Just over 16 weeks later they had failed to get any offers and did a really poor job of advertising. I had to write the description of the property as they somehow couldn't get it right even after 4 attempts. Me... (read more)

Helpful with the process in a whole.
Viewings arranged quickly and the deal was secured with in one day which was excellant.

I recently sold my house using the slough branch of Haart. Joshua was very personable and professional our house details made attractive and online within a few days. Josh and the team arranged a series of block viewings which resulted in a sale. The end of the sale process became a little problematic, but due to Joshua's perseverence communication and frequent updates we felt supported and confident that the sale would complete.

If anyone uses haarts or spicer mccoll just remember that if you remove your property from sale, they will charge you £150 + vat. I was with them for nearly 6 months and in that time they only sent round 4 people, 1 made an offer which I excepted, then I was told he couldn't get a mortgage. Then they kept telling to drop the price to extent I would not be able to buy another property. I decided I couldn't sale my property through them and for the pleasure of using them, the black listed my name. Wonderful company. I will NEVER EVER USE OR RECOMMEND THAT GROUP OF ESTATE AGENCY AGAIN.

Joshua Greenwood from Haart's of Slough was an excellent representative of the firm. His realistic and wise judgement proved to be true time and time again. He was very fair to us and didn't mess us around. His team were also very supportive and Josh was good at keeping other members of the team informed of what was going on. I found Haart's to be a very organised and professional organisation and we would definitely use them again and recommend them to others. We would like to thank Josh very much for all that he's done, and also his team members, Nick, Alex and Marita. THANK YOU!

Seems to be run by a bunch of complete incompetents who are incapable of even scheduling a viewing. No one knows what anyone else is doing and I spoke to the same idiot 6 or 7 times, each time having to reintroduce myself. Avoid these clowns if you are remotely serious about finding a property with any efficiency.

Rented a property and paid 6 weeks' rent for the deposit - £969. Upon vacating the property we were told everything was in order except the carpets which were quite dirty. Explained this had been the case when renting the property as evidenced by the ingoing inventory report which cited "need propfessional clean" next to the carpet description. Also provided 6 emails which had been sent to the branch manager at the time specifically regarding the carpets. The branch manager and two agents at the office all left the company at the same time... This meant nobody knew about the issue... (read more)

Haart informed me when putting the property on the market that there would be a 150 pound fee plus VAT if we were to take the property off the market within the first 16 weeks that their sole selling rights agreement. We double checked this with the agent before signing the contract.

Just over 16 weeks later they had failed to get any offers at all and we decided to come off the market. Haart have proceeded to charge me the 180 pounds stating they will take legal action against me if I do not, and that I must pay them before any investigation by the Property Ombudsman could be completed.

I was looking on the internet and had noticed that HAART were letting out property's fairly quickly. OUTRAGEOUS! - £99 Sellers pack rip off..

I've noticed that many of the agents are doing this now, selling a service which should be included in the sales fee, it's outrageous, they are selling stuff to the vendors twice. The new SpicerHaart sellers pack cost £99 and incl;udes flolor plan, EPC and photos,m photos can you beleive it.Floor plans and photos should be included in 0.5% fee that they charge upon completion.
What a scandal, you don't have to pay this, just say no, get the EPC cheap on the net and let the agents take the photos as they should.... What an utter rip off...

1)The lied to us that the property had gas whereas it turned out be that it had only electric heaters.

2)Very poor service in answering queries.

3)They didn't make sure the flat was in good condition & clean before moving in which was promised initially.

4)They send us only a contract signed by us & not the landlord.

Generally very bad service , careless.

When attempting to sell a property with Haart I asked what the fees were and the agent forgot to the mention the marketing fee!
The property was over valued and after the 16 week period we removed from the market only to recieve an invoice marked paid for the £180 marketing fee! They had kept my credit card details taken over the phone for an energy survey!

I questioned this with the nice lady from their customer services dept who said that she at least expected their customers to read the first page of the contract. The trouble is it is written to imply that that this would be charged if the agreement is terminated early, or at least that's how both myself and my wife read it. In fact it applys if the agreement is EVER terminated.

I have bought and sold many properties and would NEVER use Haart again and plan to take CC action against them. Interestingly I have in writing from Haart that they only charge this fee if they fail to sell the property. In effect a fine against the vendor for Haart's failings and something I'm sure the judge would like to see.

We used Haart to try and sell our property. We were bitterly disappointed with the level of service provided. What frustrated us the most were:

    1) We had no offers in 16+ weeks of viewings
    2) We did majority of the viewings especially on a Friday night
    3) The majority of people turned up had no idea about the property, had no details
    4) Non arranged viewings turned up
    5) They have now requested after ending the 16 week contract that we pay them £150 + VAT for services

I completely reject point 5. I do not know how that can expect to charge me for such a poor service. I will go forward and recommend that Haart are never used by anyone.

It was never explained to us at the signing of the contract, I feel like this is a hidden fee in which they attempting to force us to pay.

Why do Haart Estate Agents OVER VALUE Properties ? I will tell you why, the negotiators get paid commission on every instruction they take on. I had a valuation done recently in Wembley and where all agents quoted a price of around £350k, Haart quoted £400k.

What Planet are they on ?

The whole Spicer Haart group should be ashamed of themselves as they encourage their staff to over value on the basis of slowly chipping away at vendors.

I bought a property with them and I have found them terrible. They are bullies and in my opinion, nobody should use their services. I bought a property through a developer and there are few mistakes in the house but they are not taking any responsibilities. If you want to buy a house in the area and the person is a developer, think twice!!!!!

Joshua was friendly and efficient in arranging putting the house on the market and came across as far more genuine than the other agents I had around the value the property.

Nick did a great job in selling my property in, what seemed like, no time at all!

Alex was great at picking up what was happening when I phoned and Josh/Nick were out of the office.

Estate agents generally get a bad rap but considering the number of different parties involved they spend most of their time trying to chase others into moving the process along Haart did well. Only a few times did I need to phone to get an update. Most of the time I was kept well informed by the team.

Haartless/gutless - By far the most incompetent bunch of twits I have ever dealt with.
On initial meeting we were told Haarts fees are so high because they get results within 6 weeks.

    Where do I start.
We told them only to send people around that had either sold or were cash buyers.
    Viewing 1 - No show
    Viewing 2 - No show
    Viewing 3 - No show.

When I asked why the level of vetting was so poor I was told that they did not see a problem with 3 viewings in 2 months, with 3 no shows.

Miraculously, after complaining about the above we got 2 very quick viewings.

Judging by other reviews it seems that we have got off quite lightly, having only lost time and been inconvenienced, but that is before we have even signed any agreement!

Haarts sent us a postcard inviting us to consider selling our property through them. I checked out their website and through that applied for a free valation. Later that morning we received a telephone call and an appointment time for the valuation visit was agreed and settled for the following week A couple of hours later, I received a call from Haarts (don't know wether local branch or head office) and the chap said... (read more)

We thought that we would give Haarts a try . What a mistake that was. We were bullied and pressured into things that we didn't want to do. Then there is the hidden fee if they sell or not £180.00 These so called estate agents are nothing but a waste of time.
I am telling as many people as i can not to use them.
Also if somebody that they have introduced goes on to buy your property even in 10 years they want there fee.

    AVOID AT ALL COSTS!!!!!!!!!!!

Haart Peterborough contacted me saying they could sell my property as our current agents had not had one viewing in weekS. They managed to get me one viewing and a very low offer which was not feasible for us so we had to decline it. After that it seemed they lost interest and we had no more viewings, we then told them we wished to end the contract under the multi-agency agreement. They informed us that we were tied in for 16 weeks even though it was multi agency we had no choice. They were the only agents who seemed to have this clause in their contract as we had used a few others to try to sell.

At the expiration of the contract they sent us a letter and an invoice for £180!!!!!!!!!!!!!!!!!!!!!!!!!!
I rang to say I could not pay it as I was now unemployed and my husband had a very low wage and we had a small baby, they told me I could pay in instalments and if I did not it would go to Legal. Not sure what to do now as I am totally distressed by these people!

Hopeless! They approached me trying to get me to leave a more reliable agent. Their fees are very high and BEWARE the small print. They charge you £180 whether they sell the property or not. They managed to get just one viewing in 4 months. My other agent managed 6 viewings.
Their standard of english in their adverts is terrible.
Overall a thouroughly useless and reprehensible agent that borders on dishonest.

If only I had found this website before we were conned into signing their contract. Avoid Haart Colchester at all costs, they are con artists and give estate agents a bad name. We agreed to them being the sole agent for our property and knocked down the commission rate to 1.5% totalling £3150.....so we thought. However what they didn't tell us was they were acting as sole selling agent which tied us in to 6 months after we cancelled the contract during the initial period. Also on the contract they did not alter the fee to show 1.5%. Ut wrote £3150 plus VAT which meant if we sold for less than £210000 we would still be paying the same commission thus not making it the agreed 1.5%. they never returned our phone calls and depending on who you spoke to you would get a different reply which went against their other staff.
All I can say is do not trust these people and remember your statutory rights.

Please note: to the best of my ability I will try to make this review fair and impersonal. However, it is bad experience that prompted it.

When we decided to take on Haart (Sutton branch) as lettings managers for our property, it was solely because we bought the property from Haart and the agent assured us that the excellent customer service we received from him (Haart Wimbledon sales), would be continued by his colleagues. Although we had better offers in terms of rate, recommendations are always better and we decided to go with Haart.

Told me that they have a right to come into my home with 24 hours notice if I liked it or not, since found out that this is unlawful. They also have unfair terms in their contracts that the office of fair trading say are unenforceable. In all if we complied with all the conditions they want for check out it would cost us about £800 and considering the deposit is £975 I really can't win, they have also advised that they will charge me £50 per hour + vat if they have to over see any dilapidations. The staff appear to be uneducated about anything to do with tennents rights instead assuming that they have none and this is evident in both their attitude and their contacts that contain unfair terms . Beware of agreeing to a £175 check out fee when signing with them. If Signing with this agency request a copy of the tennecy agreement in advance so you can review the terms and get any unfair thus unenforceable ones removed as this will save you having to endure their scaremongering when you vacate the property.

I was interested in viewing a flat, so arranged with Kelly to go there. She lazily got out her car and walked over to the door, gave the key a wiggle and stated it didnt work but I should feel free to look in the windows. The first phone call I had with her she said there were two flats in the building, one for £600 and one for £625. I asked to view the cheaper of the two and she also mentioned it had a bigger bedroom. I have a number of comments to make about Haart, and none of them good:
    1. They charged me £180 for marketing my flat, without making this clear at all when I signed the contract. I gave notice after the period they had marketed the property for, and they still charged me. There is no mention of this charge on their website.
    2. The agent in charge, Martin Lawes, failed to secure many viewings and failed to sell the flat. He struck me as particularly uninspiring and uncharismatic so didn't really surprise me I suppose.
    3. They were terrible at returning calls, and didn't reply to any of my emails.

Overall I wouldn't recommend them to anyone.

    About Haarts of Harrow

Though I've not been stung badly by this agent, they did sell a property I had placed an offer for without notifying me first. One small phone call. And I wouldn't have been writing this.

In fact, that's not a big deal, except that prior to that, they requested I go to their office for a "meeting", though wouldn't say what it was for. They gave the impression that it would "help" the offer.

Turns out they sold the property midday of the day of the meeting, but still allowed me to waste my time turning up to their office, only to meet a... (read more)

We had our property on the market with Haart's of Ely last April May & June, due to us being very unhappy with the service we were receiving we took our property off the market with Haarts and at the end of our contract we placed it with another estate agent who sold it for us. Today - 1 year later we received a call from Haarts regional manager stating that we had sold our property to someone introduced by them and they were wanting fees paid. The manager said that the woman who had purchased our property had viewed and offered with them previuosly, having never met the woman who offered through Haarts I was not aware that she was the same woman who then offered over 6 weeks later through my new estate agent. I can't believe that Haarts feel that they have a right to contact us a year later! I'm considering taking this matter to the Ombudsman

I\'m absolutely disgusted with the service I am receiving at the moment, there is no communication with them. They never phone back when you ask them to. You never receive feedback about your property when people have viewed it. What the hell are we paying them for??? they are dreadful. please dont use them I never want someone to go through what I have. They ought to be ashamed of their lazy arses

I'm looking at lots of houses at the moment, and thus have experienced most of the agents. I can honestly say Haart have been outstandingly the worst agent. To the point where if I see a house I would consider viewing, if I see Haart is the agent - I decide not to view because I just don't want to deal with them.
Why? Because there team members are unprofessional, unfriendly, unhelpful, mis-informed, and most annoyingly they keep sending me texts about properties way out of my price range several times per day, and today is the 7th time I have asked them to stop doing this! Argh!!!

I was told off by the "lettings manager" over the phone when trying to arrange a viewing. Apparently asking them to show you more than 2 properties is too much. I was told that I don't know what I want and that they are not going to waste their time on someone like me. This person made me feel like a complete idiot. I heard that estate agents can be ruthless, but I didn't expect this kind of attitude at all.

I am so glad I have discovered this site, I thought I was alone in moaning about Haart estate agents.
We viewed a house through Haarts near to where we live in Plympton, we eventually had an offer accepted by the vendors of £277,500, however just as we were instructing the valuation (Had to stop the card payment ) Richard Vickery manager of Haarts in Plymouth contacted me to say that the vendors had accepted a higher price.
We out of principle withdrew our interest in the house.
This sale fell through, and they asked if we were still interested in the house.
We were not, and belive it or... (read more)

Well, I used Haart to sell my house last year based on a multi agency sale. A fee had been agreed which was fair at 2%, when the house was sold through them they decided to change their stance on the fee and say due to a mistake it should have been 3%. I have paperwork showing it should be 2% and yet they denied it. I have been through so many forums now and found similar situations to what I was faced with!! I thought it was a one off error but this seems not to be the case.

We arranged a house viewing through Haart, Taunton for midday. We arrived shortly before this time and waited for the agent to arrive. At 12.10 there was still no sign so we rang the office. They claimed they were just about to ring us to let us know the agent had got delayed at another viewing which was 7 miles away. The agent didn't arrive until 12.40!!! Had we not rung the office we could have been sat there for 40 minutes not knowing what was going on. The agent would've known he would be late due to the distance he was away but failed to let us know!

I place a property for sale through them. Agreed the percentage charge based on sale price. They blagged through the document and we signed it. They had made us sign to agree payment based on the asking price which was way higher than the sale price. Then demanded higher payment. That is rogue practice!!!

Haart Enfield is the worst estate agent I have ever been with. When we decided to go with them to sell our property, we were trying to reed the contract but the agent opened it out and was blagging through it so we signed. When she left we realized we signed a sole selling rights contract. I rang the agent asked her if she could change it to sole agents she said yes she came round and wrote on the front you can't sell through any other agent or yourself. I asked her to cross out sole selling rights and put sole agency witch she did on 1 bit of the contract.

I viewed one property with Haart and that two phone calls on my behalf to get a viewing as the promised call back to confirm never happened.

The property details said that it was Freehold and double glazed except for the kitchen. The Agent said that she had never been to the flat before so it was a good thing the seller was there and did the actual showing around and selling of the flat - the agent barely said a word the whole time and stayed in one room. When the seller told us that the flat was actually leasehold and all of the windows were single glazed all the agent could do was say "Oh that's embarrassing!"

After the viewing the only selling she did was the inevitable Mortgage service pitch that all agents do and when I said I had another viewing that afternoon just said 'oh go and see that one then and let me know' and that was it no follow up phone call for feedback or to suggest other properties like other agents had.

    A pretty lazy service overall.

I'm not sure how much effort you have to put into getting faults fixed with these people.
Its weeks since the oven broke down and each call results in the normal bull of "we'll be in touch".
That's been the same line trotted out for the last 5 weeks with no effort to sort a simple issue that is really inconvenient.
This is the first time I've used them and will be the last. Judging by the number of poor reviews that they have on various sites I just wish I had gone through another agent.

We're currently renting a property from Haarts in Lincoln - the service and attitude of the staff is terrible.

I am utterly disappointed that they charge a commission from the Landlords to provide a "service" with that attitude. We are following up our complaint with their head office first and then the necessary ombudsman if required.

    Hi,
I would like to rent a 3 bed flat, I finally find one use by Haart, but they said we failed on the credit check because of 2 temp worker (They have the same in come each month since 1.5 year) and me, so they said: I should need a guarantor, or 6 months rent as advance. So I decide to pay 6 months on Thursday. I have a money on my account, they just keep me wait now its Monday already and I was calling them and just I get a promise call back but nothing. I'll calling them tomorrow and if its no answer I'll get a lawyer to get back my 550 what I paid for as a holding deposit. If they don't like my money tell me strait I can spend my money somewhere else, if because we are foreigners that's discrimination what is against EU law.

My boyfriend and I were looking to move in together and found a potential property online listed by Haart. We expressed interest and arranged a viewing and, although a little run down, decided to go for it. We were advised at the viewing that the only work that needed to be done was a lick of paint in the living room and bedroom. From what happened then on was a complete sham, total lack of professionalism and an utter joke.

We were told we needed to pay

I placed my property on the market with Haart in November 2010 as a multi vendor. It was just down to appointment times that Taylors had been my first port of call and the property was already on the market with them when the representative from Haart came to visit. I found his reponse to this news very unproffesional, bad mouthing the other company and basically making me look to be an idiot for signing up with them too!

I have recently rented a property through Haart, where do I begin? I feel so strongly about the lack of service, respect as a paying tenant and the lack of communication I have had that my complaint is currently being addressed.

I started viewing properties in December 2010, tried for 3 weeks to put my holding fee down - this actually happened in 2011, the office was open due to bad weather (funny other business's managed to open) also due to being at their xmas party the night before and so they hadn't opened. I sold my property through Haart in Wimbledon last year and I was so impressed with the service I received I felt compelled to share my experience. I don't usually write reviews but the guys at Haart were so good I just had to. From the get go Haart did a great job. The chap who did the valuation arrived promptly with plenty of evidence to back up his price which unlike the ridiculous figure provided by at least one other agent was realistic and ultimately helped to sell my home.

I used Haarts letting in Norwich to reduce the stress of renting out property when I wasn't in the area. They didn't get one thing right for example: Handed over keys without getting inventory signed, wrong names for tenants, told tenants to sub-let, takes 12 days on average for rent to reach my account, no response to two complain letters etc etc

Final straw was letters saying the tenants haven't paid their rent and advising me to take them to debt collectors. Tried everything they could apparently... I call the tenants and they had paid, so I am now left chasing Haarts for the rent money!!!

I wouldn't even give them 1 out of 5. Spend more time chasing Haarts than if I had rented the property out myself. Left feeling that I wasted my money.

Dreadful, dreadful service, how these people sell homes is amazing. If there was minus star button I would have pressed it. We had been on the market for ages looking for a property, we found one with Haarts that fell through and then found another but the level of service provided is just shocking and I would never ever recommend them to anyone, in fact if anyone ever asked I would tell them to stay well away. The mortgage broker who sits in house as Spicer Haart was just as poor and the panel solicitors they recommended to our seller were hopeless. It make the whole process of buying a house, which should have been exiting and something to look forward to, drawn out and depressing. It was a real will it or will it not come off. Stay well away and use someone else.

Haart are supposed to be FULLY MANAGING our 2 bed flat. We sent them an official complaint a month ago as works to the flat were not getting carried out. We have had no blind in our master bedroom for well over a month, it has been stuck in the upright position and is completely broken and it is letting in a large amount of light and draught especially at this time of year. We are also waiting for lots of other maintenance issues to be resolved. My partner and I are having to phone every week and have sent many emails to the office and most of the time we get no communication back. Not only that our own landlord is fed up of Haart because they are not getting issues fixed. We had to speak to him personally to express our concerns. Haart are very disorganised and im severly disappointed in their service. Im never choosing them again.

If you want a quick reliable service, to be kept imformed and someone that will support you use Mathew Crame at the Bracknell office, he got me the house I wanted for the price I wanted and has given exceptional service throughout. My mother took care of my legal work so I know he was working in both the interest of myself and the seller, using excellant negotation skills and keeping all parties happy. I used 4 other agents whilst trying to buy the house and not one compared with his service, attitude or attention to detail that he showed. I plan to only have the house for a max of 18 months - 2 years and I plan to go back to him to sell the house.

I put my house on with Haart after they gave me a valuation for a guide price of between 125 and 135k. Even before it went on the market they had contacted one of their investment buyers that they deal with (I'm guessing he also rents his properties through them) as they seem to know him all too well.

Everyone knows that an investment purchaser will pretty much want to try and make a " rob you in broad daylight" offer...well they definately were not the exception to the rule. Beware Haart's Fixed Fees. This is not a unique complaint and occurs in many reviews of Haart. Like others I agreed to Haart's fees based on 1.5% of the valuation, but when the property actually sold for a lower value I didn't realise that this fee was fixed and as a result I am paying the equivalent of 1.65%. The actual form that Haart ask you to sign state that this is a fixed fee, so it is hard to challenge when you look at the paperwork afterwards in isolation. What the paperwork doesn't reflect is any conversation that has taken place and how teh fee was derived.

Beware: Haart valued my property 3 weeks ago. I told them that I was having other valuations and would not make a decision for 7 days, from the day after it was valued I have had 4 phone calls and a card through the post promising all sorts of fairy dust, like 'we have clients interested in your property'. However when I offered them my property to sell after such a claim was made (the day after the valuation!) there were miraculously no interested buyers without a full marketing campaign!! Each time they phone I demand that they do not contact me again as they are rude and unprofessional. I don't know what language one has to use to make them understand that I will never use them to sell my house! Also, before Haarts reply and call this a proactive approach it is actually the telephone equivalent of doorstepping prospective clients and should be stopped!

We engaged this agent to rent out our property. When we engaged them, we negotiated and agreed their fees and told them that we had to use our own referencing company to obtain rental guarantee insurance from a certain company. They agreed to use our referencing company but when they found a tenant, they refused to use our company. Their management agreement did not reflect the fees negotiated and we therefore asked them to amend the agreement to reflect the terms agreed. When I moved into this flat, I expected deep professionally cleaned place but I was disappointed to find proper cleanliness especially in kitchen units, exhaust fan, carpet etc. It was cleaned like some amateur had done the job. I also complained to Haart but it fell on deaf ears.

Secondly, ex-tenant had left so much waste at the property, which obviously Haart didn't check and we were forced to throw them carefully. I made so many request to Haart to... (read more)

Dreadful experience with Haart Burnham. Kept us hanging on for a property to let right until 2 days before I completed on my property only for them to tell me the rental had fallen through. I knew the deal stank the first day we signed - demands on date to move in being a week earlier than my completion, wanting the money up front, delays in phone calls, never getting back to me when they said they would, kept saying everything would be fine and we would find out the next day and then the next day and on it went. Maybe they should check themselves and landlords as much as prospective tennants. They knew my situation yet kept us hanging on, it was only due to friends that we managed to find alternative rental in the two days between being let down and completion.

I have had constant problems from Haart from the get-go. First they gave us the wrong dates to set up the direct debit for the rent, that upset the Landlord, as his mortgage could not be payed on time. And they failed to notify me of the problem for over a year (my poor landlord, as he is an extremely nice person).

When it was nearing the end our rental contract I informed both the Landlord and Haart with 2 months notice that sadly I would be moving, I also informed them of my holiday plans within the near 14days. While on holiday Haart were organising viewings while I was out of the... (read more)

I am currently trying to resolve a problem with the fitted fridge. I reported the problem yesterday and as of 3.30pm today it is still not fixed. The best I have is some time after the weekend!
I am a nursing mother of a 6wk old baby, and I also have a 3yr old in the house. I cannot be without a fridge for all that time. I tried talking to the manageress and recieved a very frosty response. And to cap it off I have had a frosty message left on my mobile phone telling me to call the contractor as he may be able to come sooner. Great I think, so I call and he knows nothing of the call. Customer service score NUL POINTS.

After countless phonecalls and emails trying to chase up start dates for my new tennants as 1 month was not long enough for the incompetant staff at haart to obtain references they then phone me up for the house keys. The ones they had lost!!! For over a month. Then asked me if I would go to the property and look for them (I live 60 miles away). When I questioned the safety of my property considering the keys could be anywhere I was told I was over reacting as my address was not on the keys! They could have fallen out of agents pocket outside the house with the big TO LET sign outside. Then asked me if I wanted to pay for the locks to be changed. Cannot print my response.

Yet another very negative view of Haart.

Had them come to value our house. The guy was just a rude and aggressive saleman. Made all sort of claims about how they were selling more houses than anyone else in the area, and that we would have to be stupid to use anyone else.

Unlike other people writing here, they valued our house below the market value, and below all the other valuations we had. I assume they were looking for a quick sale. They wanted

Never again, let them know I was going away for two months and my daughter would do the viewings. Alas no viewers, after five weeks accessed my landline message, could a lady view the property, WOT! My daughter rang them, the excuse was the girl in the office was on her own that day. The viewer came and told my daughter she wanted to view the property but was told she couldn't we were away! So they had not sent any viewers during the prime selling months of march and april. How is that for incompitance. I have now had a warning letter that if I sell to anyone in the next six months I must pay them their commision if they have come via them, as if. I really was expecting a full blown apology.

Haaaart are deeply incompetent. A year ago I was looking for a new house. I viewed ONE property who was with Haart. It was ok, but someone else put an offer in and it was taken off the market. Fine. Maidenhead, Burnham and Slough branches then bombarded with mail to sign with them. I ignored them as plans changed and I was already signed with another agent. They also sent property details that did NOT match our needs; they were deficient to the tune of one in the bedroom count. We then bought a house and moved.

Last week (a year later) I get a text message on my phone from them for a 2 bed house. A few days later I get a letter (forwarded from my ex-address) with 2 copies confirming receipt of an offer on a house I've never seen (not even a photo) and don't need. You guessed it - it's another 2 bedroom dwelling.

I worry for these people I really do. They make Dumb and Dumberer look like an Open University course on Applied Physics.

I only say I would use them again because, as someone wanting to buy a house, there isn't always a whole lot of choice about who your agent is. That said, I would rather use any other estate agent as I have been calling these jokers for a fortnight now, trying to arrange viewings and no-one has got back to me. In fact, the first time I called I was immediately asked: "Are you Carole?" No, I said, I've not spoken to anyone in your branch before but I'm calling to arrange a viewing of some properties I'm interested in. I was then asked if I had registered on the website. Yes, I had. She then said: "Okay, well someone will call you back" and hung up.
Many calls since then, with someone always promising to call me back, and no viewings. Good grief - do they want to sell houses???

Having just reviewed the excellent service that we received from the agents in our new location, we looked-up Haart out of interest following our exceptionally poor experience of selling through them. Sadly, we were some of the 'poor saps' that fell for the patter and lived to regret it.

The Grantham branch is completely laughable. Our sale should have been really easy due to our circumstances and those of our buyers, but the agents went out of their way to create drama and confusion, almost losing us the sale. Like previous reviewers this amateurish service was only surpassed by the Customer Complaints procedure, which was a perfunctory affair with replies to our concerns being disputed with out-and-out lies. Avoid at all costs!

Totally unethical! If ever there was an agency that gives the whole industry a bad name it's the Grantham branch of Haart. We've been on the market for under 2 weeks and in that time have been contacted by Haart three times to move agents. We've had someone at the door, a phone call and now they're mailing handwritten notes stating that we need to call them. Each time we've told them we're happy with our agents (and if we weren't Haart would be the last people we'd call) and requesting they stop but they still keep contacting. In our town they're known for this practice and have even had some of our more elderly residents in tears. They just keep plugging and plugging like the out-dated hard sell. They're obviously unconcerned by reputation as long as some poor fools are using them.

Unfortunately we can stop them doing it to us through the Property Ombudsman but there's nothing in place in regulation to stop them doing it to others unless each individual person reports so the Ombudsman isn't worth a jot.

Rubbish service, I would have been better off doing it myself - it would have been quicker and more pain free! Complaints procedure is a Joke - to all that have received offers of an investigation - forget it, this is only a time wasting exercise to keep them in the ombudsman scheme. They certainly don't look into cases. My response was full of factual errors and lame justifications for bad service. As others have stated, they certainly don't follow the estate agents code of practice.

Don't ever use Haarts for managing a property. As first-time landlords we thought it would take the stress out of renting by appointing such an "experienced" company as Haarts - in fact, we would have had less stress managing it ourselves. They have not carried out an inspection since the tenant moved in over 9 months, despite our constantly e-mailing them about this, the tenant has been late paying on several occasions and apparently there is nothing Haarts can do - agents don't ask for direct debit details from tentants these days, apparently. And our so-called property "manager" (I use the term loosely) has not bothered to respond to a formal complaint I raised over 1 month ago. Don't use this company, they don't have a clue what they're doing.

Haart's needs to be renamed to 'Unqualified Time Wasters of Beggen Hill'. Worst estate agent I have ever dealt with.

After being shown around the property, by a young chap who knew nothing about the property or local area, including questions like...

    Does the house have Gas?
Which way does the garden face?
    Are they including the cooker?

etc... basics you might think..... but none answered, only responded with a glum look and a shrug of the shoulders.

I must admit i didn't finish buying a property through Haart at Bracknell...because it's almost as if they didn't want me to buy from them as agents!

My Partner and I were initially extrememly happy with Haart, we went into the branch, someone (who I won't name) sat down with us and immediately pulled out a handful of attractive properties within our price range and a handful that were a few pounds worth of saving away. He took our details, arranged a number of viewings and we thought we'd found the property for us!

I was looking to sell my house through the Ashford Staines office and found them to be rude and very pressurizing to sell. I only went back to Haart because I bought my house through them so they were the logical choice. I can attest of the EXTREMELY POOR service of this agency in E17.

They tied me to a 16 week contract at 2 percent, and sent me just one person to view my flat in the entire time my place was on the market. Yet, the agency had a set of keys. I\'m glad that the contract is now over. Never again!

I am happy with my recent sale through haart even tho' I did experience the normal stress associated with all my previous moves. The staff treated me in the same way I treated them and together we worked our way through any little niggles. I did not blame them for adverse comments and people turning up late and I worked it out on my own that, after 10 viewings and negative comments, that I needed to reduce my asking price - contrary to their advice - and this resulted in my receiving competing offers and choosing a buyer quickly. A faster sale equals less stress - something I have learnt over several moves in last 9 years. Whilst I thank them I know that I made it easier for myself.

If I could impart one pearl of wisdom on anyone it would be this - please never, ever, use Haart in Lincoln.

I don't even know where to start on this they have been awful from start to finish. But I'll begin at the beginning.

We were using a decent estate agents but sadly didn't get a lot of viewings. Haart agressively pursued our custom and wrote to us practically every week telling us to switch to them. Eventually we relented thinking that as a national name they would do better for us. They did secure us more viewings, I'll give them that, although I suspect this is more by luck than judgment as the market was picking up.

When the agent did our valuation she told us that she was stunned that our previous agent hadn't sold our house (two up, two down terrace) for the

In short the guy secured me more money than I could have hoped to achieve via another agent (who shall remain nameless!) even though they had received an offer which they were pressurising me to take!! To all people thinking of letting a property from these sharks:-

    DONT!!!

I looked at a property with Haart, and was never told about parking, parked on car behind another got clamped 125 worse off, after appealing the decion as per Haarts request (I think this was to shut me up and get me out of the office) it was declined, and so I went back to Haart and suprise suprise they want nothing to do with it. And said due to my bad parking its my fault!

The two main agents we dealt with were efficient and courteous, and queries we had were dealt with quickly.

Very simply, everything went really well and they seemed to keep on the ball and ensured everything moved along. Our one experience with Haart was positive and we would consider using them again.

We moved into a new build property managed by Haart in February, and we have had so many problems since. There is now damp and mould on many on the walls, there are problems with the electrics, work hasn\'t been finished in the property - for example light fittings. The waste pipe in the kitchen was going straight under the kitchen cupboards and wasn\'t connected to the drain. Although many of these problems were not Haart\'s fault, many of... (read more)

We had found a lovely new build apartment in Southgate right opposite the Haart estate agents in Southgate. We were due to move in on the 30th of May. We had a 3:30pm appointment to go through the inventory and then sign the least. I went in at noon just to confirm everything is all set for 3:30pm and I was told everything would be fine. Got there are 3:30pm and was told that I then inventory has already been done. I kindly requested to see the place one last time before signing the least, just to ensure it matches up with the inventory. The lady became very rude and told me the only way I was ever going to see that place again is if I sign the lease. Despite the property being right across the street, she completely refused to show me the place to cross check with the inventory list. How are you expected to move into a place and sign for an inventory list which you did not take part in.

I had been on with another agent for 9 months on a modern development in Fleet. They had been contacting me more then my previous agent while i was on the market which at the start i was annoyed with. I thought i would give them the benefit of the doubt and give them a chance. They sold it within 4 days at just under the asking price so i cant complain. I do know the new manager there which did help them win the buisness but really cant fault them bar once leaving the bathroom light on after a vieiwng.

When we first moved in to the property it really smelt due to the old carpet which had been in when we camew to view I can only assume. We have had so many problems with the actual house itself that we just got used to people constantly coming around to look at things and fix things up. Now everything seems to be finished but we are having "inspections" from them at least once a month, sometimes two and when we ask them to re-arrange because we won't be in they tell us they can't change the date or time and will use their own key. Considering we are supposed to be able to call this place our "home" we have no privacy what so ever. I am in the middle of my exams and instead of leaving the inspections until after they are finished, which is only a month away, they are coming twice in that month!! It's absolutely ridiculas. I would most definately NOT recommend them unless you like having the company of your estate agents because believe me, you will get to know them very well.

I say they 'sold' a property - actually they are currently failing to sell it.

We chose them because we were impressed with the valuer (and liked his valuation) but asked him to please be realistic and list for what he thought it might go for as we didn't want to have to reduce.

Three weeks on, and having had no viewings (and no communications) for over a week, we have been advised to reduce the price. The stroppy little madam I spoke to says this happens 'all the time' as no-one knows what places will go for. She couldn't then explain to me why I'm paying TWO PER CENT for their 'expertise'...

No board up, or offered. No feedback when we were told it'd be within 24 hours. Three viewers didn't turn up, but I only found out because I phoned late the next day - no-one bothered to tell me. No sale. No viewings. Inflated price to get us to sign.

I am counting the days till we can get shot of these jokers.

I was just checking on the Internet to see if this company was going bust yet, and I was amused to see this thread.

Having bought and sold many properties in my time, I have to confirm that these are easily the worst Estate Agents that I have ever worked with.

My issue revolves around two issues when I was looking to buy two houses last summer.

Firstly, we put an offer in on a place in Southgate after being assured that it was chain-free. This was important because I had exchanged and was committed to a sale on a particular date.

After my offer was accepted, the negotiator told me... (read more)

They overpriced the property, didn't market it until asked why not by me, now they can't even get the property off HOT PROPERTY, after a year.
If using these agent be on top of them

I'm going through a miserable time with these people at the minute. First of all I had to give my debit card details to hold a flat I wanted to let on the understanding nothing would be taken from my account, they contact me a few days later to tell me the flat's been secured and is mine, when I'm jumping around congratulating myself and thinking 'YES GARETH YOU ROCK STAR!!!'', they tell me there's an invoice being emailed to confirm the flat is mine, a day later I realise they took a whack of money out of my account without asking, my annoyance is only just overshadowed by the fact I have... (read more)

I would recommend everyone NEVER to use Haart, based on my experience as a tenant. The staff and especially branch manager are completely imcompetent, and the manager is really not a nice man.
Haart held on to one months rent claiming never to have received it, threatening eviction and the like, while two months later, after pursuing a bank trace, they find the money is in Haart's account all along. I complained but I didn't even get an acknowledgement of the letter, let alone an actual reply. Ongoing problems in the property - i.e. stuff doesn't work! They don't seem to care and take AGES to sort anything out. Many issues are still unsorted. My experience with Haart has been the worst ever with an estate agent. Never again.

I am not surprised I'm not the only one who has had a lousy experience with Haart.

They sold our property last year having given me all the stuff about having a 'huge database of people wanting just my sort of house in just my area' and wonderful virtual tours and floorplans on the Internet. We were being pressed by the seller of our next property and went with Haarts for the 'hassle-free' service they promised, despite the higher-than-average fees. We thought we'd get what we paid for.

What we actually got was a service which was lacklustre, inaccurate, slapdash and definitely very... (read more)

I'm glad I read those reviews.

I am considering putting my house on the market with them but after reading these I will probably go with someone else. My problem is their fee structure, we were quoted 2% and they don't want to negotiate at all on that - which is a shame as other agents are more relaxed about this (and their fees a low lower).

We placed our property on the market with Haart when we were buying a property also on with them at the start of the year (Farnborough Branch). We had heard on the grapevine that where we were was not their backyard, but they assured us this would not make a difference.

At the start they seemed a little incompetent - spelling mistakes and completely incorrect errors on our sales literature and a couple of meetings where they did not turn up.

They were also reluctant to suggest an asking price for our property and placed the emphasis on me to suggest one. In the end they took what I... (read more)

I unfortunately purchased a property which was misdescribed. When legal action was taken against the Seller, it transpired that they had been 100% open with Haart but Haart had been economical with the truth to say the least! Needless to say the Seller is now pursuing Haart.

If you are looking to sell your house I would urge you to look elsewhere. These guys a FRIGHTENINGLY stupid and unhelpful. Their latest viewing of the day occurs while most people are still at work, and they just don't seem very interested in selling houses. Add to that the fact that, when I asked for 3 bed houses with a garden and a garage they sent me adverts for 2 bed flats with neither, and I can't imagine you get much luck selling your house with these jokers.

Well, we put our property on the market with Haart 8 months ago, at a fixed fee of 1.25%. Now they are pressurising us into reducing our asking price (which we agree with actually) but they won't reduce their fixed fee accordingly. They want it to stay based on the ORIGINAL asking price!

All we want to do is move to 1.25% variable fee rather than 1.25% fixed, but they claim their Head Office won't let them do that. Instead, they claim that Head Office have INCREASED fees to 1.6%!

So what was the outcome? They have asked us to leave if we won't reduce the price, even though we said we would if they make that minor change to their commission!

And they only phoned again yesterday asking when we would be leaving because 'their Head Office is giving them stick for not reducing the price of our (and other) properties!"

Steer well clear, they are selling for themselves, not for their clients.

I recently sold through haart in Burnham and found them to be nothing less than EXCELLENT. I am dismayed at some of the comments on here about haart as their staff seemed to be well educated and trained and were professional at all times!

Haart are a joke. I had to type Prospective Customer because I am unable to select Employee. I worked as a manager for Haart for a few months before quitting as soon as my pay arrived in my bank account.

They rip customers off with their fees charging fees on a sliding scale. What they do is over value a property to win the business. Lets say they tell the owner the house is worth

Hadleigh branch in Essex and especially some upstart manager called Steve Kelly....truly awful agent.....overly pushy and very un-professional attitude when valuing my home... I don't usually bother giving feedback but I felt I had to warn people off this agency.

Booked an appointment with Haart to view a property, went to their office at given time. The guy who was supposed to take me to the property was not there. After a long wait another guy told me that he will let him know that I visited... in other way, buzz off.

Helpful face to face. Leave "sold" properties on their website (and hence rightmove) when they are long gone.

The team pulled out all the stops when there was a problem with my purchase and sale. I was in a long chain and there were many complications including a person that had a sharia mortgage. The team at Haarts Arnold Nottingham were very efficient and informative.

I have been very disappointed with FJ Lord (Haart company for London). I used them for renting a "fully-furnished" one-bed flat. I visited the flat while it was being "refurbished" or so I was told it would be. A month later when I moved into the flat (I signed the contract before checking the flat as I was moving back from abroad and had nowhere else to go to), the only thing that had been done had been painting of the whole apartment (it smelled very strongly for over a month), the carpets had not been changed (there were massive stains, from the boiler blowing up, I subsequently learnt)... (read more)
