We were shown the house by an agent from Spencers in Woodford Green who didn't even take us to the garden. The house was still undergoing major works but assured it would be ready by moving in day (in 5 days time). When we moved in the carpet was replaced with a cheap, brownish thin one with paint drippings all over, leaving a gap between floors and walls of about 2cm, which means chilly drafts in winter and creepy crawlies in summer, in places you could actually see outside!!! Our block was managed by Freshwater from the 1960s onwards. The block was left in an awful state of disrepair until around 2001 (just after I bought my flat) and they started to do remedial works for which they overspecified, overcharged, wangled contracts with their usual list of 3 preferred suppliers, and generally drove us mad.
I extended my lease in 2005 and they were very aggressive, forcing me to nearly go to the LVT to get them to admit to anything like a reasonable price, when most landlords would have made a reasonable settlement.
We have just taken over the management and they were highly obstructive with providing necessary information for the transfer. Have nothing, nothing, nothing to do with them.Was this review helpful? Yes

Terrible, arrogant, un helpful and crooked. I cannot make any one understand how bad they are. They act like a bunch of characters from a Dickensian novel.Avoid.

This is the worst company! Please check the freeholder before you buy a property! They are so rude, wont do anything if you have a problem!
Cant wait to sell my flat and buy a new one, but not with them!

We moved in their property 9 months ago. There has been a water leak since. We have informed them in writing on several ocassions but there has been no movement. Few days ago there was a heavy water leak from the above flat. We were covering our stock when a big portion of ceiling collapsed on a staff member. He was taken to hospital but HEIGHT OF NEGLIGENCE that no one from that company rang us to show their concerns. Everyone says to sue this company, after reading everyones reviews I dont think we can ever win.. Dont know what to do as 80% of our stock got ruined.

Freshwater consistently invoice for non existent services. They say work is done when it is not. They charge extortionate prices for work that is carried out. They never respond to letters/ phone calls / emails.
It is impossible to resolve queries, dispute charges or discuss bad workmanship with them as they just ignore you.
Most people unfortunate enough to own a leasehold property with Freshwater have been ripped off for years.
A group of us are currently trying to generate media interest, as to thoroughly investigate this dubious company. I advise anyone in dispute with them to put everything in writing and keep it, as their day in the media spotlight will surely come!Was this review helpful? Yes

Absolutely agree with all the comments on here... but don't know how to do anything/who to speak to about what rights we have. We really don't want to manage the property ourselves, just have a basic level of ok service for a fair price. I am trying to stick the forum rules, but they are utterly appalling.
We've tried to be patient and open with them, but it doesn't seem to work.

The worst services /management company i have ever had to deal with . Dont do anything about anything - they take your money for service charges and when you have something to report they sit back on it and you have to constantly chase them. No one takes any responsibilty for anything and just keep fogging you off with excuses and blaming the owners as if everything is there fault!
Block of 12 flats - had £80,000 wrth of work done to the building - company that did it did worst then good for most of the work! Just slapped a bit of paint on and ended up blocking my boiler pipe so boiler stopped working, when they were quried about it, they said not us! Incredibe!
Stay away from them, - something must be able to be doen to stop them gettign away with all this!Was this review helpful? Yes

After years of frustration about their poor service and excessive charges we jointly with all other leaseholders exercised our Right To Manage. However, 8 months after transferring the management to a new agent, we are still battling to get a response from Freshwater to transfer monies being held by them belonging to the leaseholders. They ignore correspondence from our solicitor and continue to send demands for maintenance charges they are no longer responsible for. This company is a joke, totally unprofessional and unscrupulous.

I have a long lease where they are freeholders. Over the years some works were carried out to the block, which were usually very badly executed and some even appeared completely unnecessary. However, the block fell into disrepair and eventually major works were carried out, which no-one disputed were required but the quality of the work was terrible. We did not pay the service charges and so they took us to the LVT. We had very little funds to defend ourselves properly whereas they got the best surveyors and lawyers money could buy and they knew every trick in the book, serving late... (read more)

We moved into the flat on Lady Margaret Road, and the next day we found the flat is infested with Mice problem which they didn't disclose when giving us the property, the sink was blocked and when we reported them 3 days after we moved in they are blaming us that we are responsible, they charged us for two people as a couple, but only got one set of keys, and they are pushing us to go and get the key cut ourselves for the 2nd set, carpet was new but dirty (may be no one has used in a long time).
Strongly suggest people to stay away from Freshwater.

The worst company I have ever had dealings with, the lack any morals and I would not risk any money with them. They would take the gold from your month if they could. There's a special place in hell from people like this.

These people are simply unscrupulous crooks, they allow properties to fall into serious neglect and then charge incredible amounts to repair the damage.

I live in a block of flats in West London, managed by Freshwater. Our experience of this company has been extremely negative and I will never again move to a flat in a building managed by them. They respond to genuine problems (leaking pipes that cause damage internally to flats, for example) painfully slowly, and charge huge sums of money for questionable 'necessary works'. My friend, who lives in a Freshwater block in Bloomsbury, has had very similar experiences of their poor service and high costs.

I have read with great interest there is an option form a Right To Manage Company then the leasehoders (owners) can appoint a managing agent of your choice not the freeholders. We have successfully completed 4 RTM schemes with two more in the pipeline. Any one wanting any information e-mail me.

We are a block of flats in Penge trying to acquire the freehold from daejan. Extension of the lease is apart from very difficult with these cowboys is also too expensive. If you buy freehold it will be very much cheaper than buying an extension. And as only 2 flats much easier. You also rid yourself of a parasite that will always be demanding excessive and unnecessary improvements. If ground floor has already bought an extension cost of their freehold share will be very minimal and the value worked out only on loss of ground rent. Get a surveyor and a lawyer to work out price and costs and serve a notice to buy. It will be worth it and add value to your property. If you wish to get in touch feel free.

There is no point going on about how terrible this company is, I've never in my life been spoken to in the way they did to me on the phone. They once fixed a loose slate on my roof, and charged the whole block

This company is an absolute joke. The actual management of their buildings is way below average and in fact they should be taken out of business. It is the 3rd time in 5 months since we moved into our property that we have been without hot water for more than 3 days each time. There are several different excuses each time and when you try to get a concrete answer from them they put the phone down....then you try to call again but they just ignore your phone calls....! I have never in my life seen such poor poor service and if anyone is thinking of letting or buying a property managed by Freshwater please save yourself the hassle, stress and everything else bad that stems from this awful company.....

I agree to all the comments re Freshwater, high repair bills which if I were in charge I could have got done for quarter of the cost, rude people on the phone and the work that is carried out. Well I dont think any is to be honest. But can we do anything about it, yeah right!!

I'm so glad to have found this group. I have received such awful service over the last 3 years that I can't even begin to list them out.
What I'd like to do is spend some time talking with someone from Freshwater to help them improve their service, rather than slag them off.

I have a problem with the sky satelite feed into my flat. Freshwater have put up every obstacle to actualy do something about it. My partner called them about the loss of signal yet again and she heard in the background "tell her husband to stop f***** messing with it". What a wonderful caring company - NOT.

Wow......I feel sorry for all of you Haters of Freshwaters! Fortunate for me I have found since leaving the council that there is something called great service. They have been efficient, polite, professional & for that reason I have continually continued my tenancy with them. Maybe you are the ones with problems!

I am a Leasholder in a complex they own near Marble Arch. My solicitors have also worn me, but i proceeded. Skyrocket Service Charges have a direct negative impact in the property price. We are trying to get rid of them.

Really couldn't care less about the tenants in the properties they manage. Their only action seems to be to increase rent and ignore your calls. Avoid like the plague.

Useless quality of service, we are never consulted about and work that is carried out even when it effects the appearance of our property (came home to find all the front doors had been painted in a sludge brown to name one) overcharged for basic works and insurance, also charged for work we believe is never carried out, when questioned Freshwater can not discuss 'specifics' about work that has supposedly been carried out but still expect us to pay for it none the less.
Any one who can advise me on how to get these poeople out so myself and my neighbours can manage our property our selves would be very gratefully recieved.

Just a total waste of time, sky high lease renewals, ludicrous maintainance ans insurance charges. Manage yor own property and put these crooks out of business for good!

Dear Fellow Freshwater haters (I note there seem to be no Freshwater lovers, which is completely understandable)
I own a property in North London where unfortunately Freshwater aka Daejan aka Highdorn are the Freeholder. This ramshackle company know no bounds to their complete lack of professionalism, or contravention of their obligations under the lease. They neither maintain, or manage their properties to any standard whatsoever. It has been years since my building was last spruced up by all acounts and it really shows. They have not fixed the lift in our block for more than a year, building lights never repaired in months had to climb the stairs in pitch dark.

Freshwater are the rudest, most unprofessional agent I have ever come across. they are unresponsive to any problems, such as plumbing, repair work or other 'services' we pay them for and on top of it, the service charges have sly rocketed since I moved into my property 3 years ago. I was warned by my solicitors that they have a bd reputation, but didn't listen - I wish I had!

Freshwater are racist, have taken no action against a resident who has committed race hate crimes, and victimise the complaints instead. Even the police and MP acknowledge this problem.
They also discriminate against the disabled by not allowing vehicles to park outside their flats to pick up people with mobility problems.

I am a property owner/leaseholder/tenant in a large 18 story high rise managed by Freshwater. Building exterior and interior common parts not painted or repaired for over 25 years. Single pane windows no insulation and Service charges skyrocketing year on year. Freshwater office staff rude on telephone. I feel sorry for the older, long time residents in this building - many are unable to pay the huge increases in service charges. When, as a new owner, you ring the office, identify yourself and ask what the service charges were for the previous year you are told
" your solicitor can find that out, I can't tell you". Professional-NO. Apparently Freshwater, who are a subsidiary of Metropolitan think they are running a rental building and we leaseholders should keep quiet and put up with any poor level of service and keep on paying whatever they decide to charge- with no accountability needed.Was this review helpful?
