    This estate agent told me a number of mistruths in order to convince me to pay a deposit - once this was paid, they changed everything they had initially told me about the property, and said i could not get the deposit back. The manager even said that it was my own fault for being stupid enough to trust them. if for any reason you ever feel tempted to do business with this firm, just give your money to charity, because otherwise it will just line the pockets of these folk, you will be out of pocket, and still have nowhere to live.

    The term Property Manager seems to be freely distributed at this branch as it is quite clear that any of their staff understand their role either that are they are all completely incompetent!! Never again!!!

    They can promise you everything just to make you pay the first deposit, after you pay the first deposit, you will find all the promise is crap. They don't even pass your request to the landlord!
    Never use this agency for your own good!!!

    Appalling agents. It takes them weeks if not months to fix a relatively straightforward problem. They have been nothing short of completely incompetent.

    I have been trying to sell a property with Franklyn James for about 2 months. I know that it is a tough market at the moment, and am not just upset because they have not sold it -- I was expecting it to take a while anyway. I am upset because they seem not to care if it sells. Worse quality of service I could have imagined. I really wish I had gone with an estate agent that would have taken a bigger cut, but actually made some attempted to move the property. It took over a month for them to even get any viewings in, and were VERY hesitant to show the flat on a Sat, although that obviously is when most people are available for viewings. Once they actually got a potential buyer they kept showing him/her flats and they sale fell through after a month of FJ letting our flat sit without any viewings. My advice to anyone considering Franklyn James -- don't use them if you are actually interested in selling.
