rude, cheaters. They roobed me by taking my deposit. Please check in your inventory when you move in as they are cheaters dont rely on them.

The agent is:
* Unprofessional
* Rude on all levels of staffing whether an agent, manager or director.
* Pushy; was not able to allow access to property as was away with work and I had wanted to get the flat into a cleaner state, came to knock at the door with the agent and directory behind... and explained I'll call them when I'm ready... They then threatened we were in breach of contract despite making every other request once in my own time and once meaning I had to leave work early - this is 3 weeks before end of tenancy, they had opportunities before to look as we'd stated we'd be leaving in October (move out december).
* Inventory... was untrue, the current state and previous state were not that difference, I wonder if they make 2 inventories... one to give to you to say 'everything is great' and one to the tennant telling them it's in a bad state. Will persue them after I receive deposit back, if anything at all... not expecting much from them - dodgy.

This agent arranged for a tenant to move in before I had a chance to check the state of the property from the last one. They then were 'late' in their sixth monthly check. My new tenant complained of damp but I was not informed of the state of the problem. When I went to visit my property I was shocked at the amount of mould etc. As I had no way of knowing when this had started I had to pay for all the redecorating etc.
The lady who manages the let properties works limited hours so you cannot contact her before after 3pm and they do not seem to use e-mail.
When I decided to change agents and went to pick up my keys I received the wrong ones and when I returned them I was told 'they are for a house on the same road - well they at least they are for a bigger property!' On entering the property I found a red electricity letter threatening disconnection the next day as Focus had not informed the utility company that the tenant was leaving.
NOT recommended at all.

I have been with Focus for about 8yrs and all I can say is good things about them. Good friendly staff. All my rent money have been paid on time. Any issues with the properties they have always let me know first and foremost and got things sorted out straight away. I would definitely recommend them to any other landlord that was looking to rent properties out.

I have used Focus Lettings for over 15 years and have found them to be professional in all my dealings. They expect Landlords to maintain their property to a reasonable standard and are even handed between Landlord and Tenant. Another plus point for me is that their turnover of staff is very low and I'm an still dealing with the same 2 people for the last 15 years. This continuity has helped me forge a relationship and I have come to appreciate their experience and advice.
I would recommend them to Landlords and Tenants

We have used the services of Focus since acquiring our first two BTLs in 2002 (we now have 3) and we have never had any cause for complaint. We have always found them friendly and efficient and have not experienced long voids. Any part of the deposit which has not been returned to tenants has been a small amount for cleaning if the property has not been left in the same clean condition as it was when the tenants moved in - this has hardly ever been necessary as we have found that most tenants provided by Focus have been excellent. All deposits are now registered.
We would definitely recommend Focus.

I have dealt with Focus for many years after being unsatisfied using another agent, I find them very helpful always can get them on the phone, if not they do return your call, they call me straight away if my tenant has a problem, but often they deal with it for me and I don't pay for full management. I note bad reviews are all from tenants, this is all because Focus look after us. I have seen some places left in such a bad state which has to be fixed, then of course they don't like this coming out of their deposit I would recommend Focus to anyone- in fact I have.

I have worked with Focus for a number of years. Donna and Adrian rented me a house when i first moved to Slough in 1999 and i continued to rent from them for a number of years. They listened to what i was looking for and always found suitable properties -over 5 years i rented 3 different properties from them and never looked elsewhere. When i was looking to buy my own house, they recommended a mortgage advisor which worked out well for me. I am now a landlord as i live overseas. They have managed my house for 5 years and i have absolutely no complaints. If there has been an issue with a tenant or the property they tell me immediately and keep me informed. Friendly, personal and professional. I totally recommend Focus.

My partner an I have used Focus Residential for over 6 years as both selling and letting agents , and throughout the whole time we have always found all of their staff to be courteous helpful and professional.They have always dealt with the maintenance and repairs of our flats promptly and efficiently.

As a landlord I find Focus a great agent to work with, the staff are pleasant to deal with and I know my property is in good hands, maintenance issues are always resolved quickly so tenants are getting a good service, they are always happy to answer my queries or offer advice.
Most of the reviews are by tenants and to be honest with you as a landlord I have suffered at the hands of tenants who leave my property damaged, in a mess and at times leave the country and not pay the rent, I am the one who loses out. Focus are only doing their job by ensuring property is clean before the next tenant moves in, the property is not damaged or full of mould and any outstanding issues are cleared and accounted for before the tenant moves out.

For the last 10 years we have owned 2 flats in Slough – both managed by Focus for the entire period. Thanks to Focus, it has been a virtually trouble free period with minimal void periods. Any problems repair and renewals are handled swiftly and efficiently. They are a pleasure to deal with. We are confident that not only are our interests looked after but also the interests of the tenants. Happy tenants mean fewer problems for the landlord. If you buy a flat through Focus as an investment get them to manage it. Can’t go wrong – touch wood!

I have used this company for 10 years now and have always found everyone in the office extremely professional and friendly.
I have 2 flats which they manage for me and it simply would not occur to me to use any other agent.
I am happy to recommend them and have done so with confidence and good results.
I always trust their advice concerning the market as they have proven themselves time and again.

As mentioned by others I would like to add that they deduct a huge amount on the deposit.
It looks like they have extraordinary charges for cleaning. Please do not use them if you expect your deposit back.

I have been renting in the Slough, Langley, Windsor area for a few years. I was with probably the worst estate agent in the whole area, Ashley Brown before. Out of christian charity, I haven't rated them yet but I might. But I digress.
I have been renting with Focus in Slough for a couple of years now. They do have quite a good reputation (I went to them out of word of mouth). I also heard that they can be really picky when it comes to giving back deposits but they adhere to the DPS so in case of a problem there should be, lo and behold, a fair resolution.

Please avoid at all costs. Had rats in the property ground. Situation got so bad they crewed through all the wires of my car and still nothing was done until it happened a twice time. I have to clean up the mess in the grounds which hadn't been done for years and collected over a transit van worth of rubbish. When you call them you feel like they just want to get you off the phone and when I told them I wasn't happy with the situation, I was asked why I haven't moved out yet.
I didn't have a problem with my deposit, got it refunded in full. Was only there for 6 months. Stomp Road, Burnham.

I wish there was a option of not selecting any star for Focus. They dont even deserve 1 star. Will not recommend to any one. Had been a tenant for one year. They never fix any issues at home. When I checked out, they played a clever tactic. They wanted me to pay money for house cleaner and also for carpet cleaner. Then they agree for the house to be cleaned after we leave as that will give the cleaners more space. And as soon as we left they took pictures of the home, before getting cleaned by cleaners and start bullying that "is this the way to leave property" and all nonsense, I havent got my deposit yet. Also if they know the tenant is leaving the country for good, then they will totally rip you off.
With all this in mind, they look for people who come to work in Slough, from Asia. Ask them if they are in IT industry and rip them off their deposit when they leave.

Tenant for 3 years and on my move was not able to afford both rental fees. Moved 3 days after my rent date. Bullying tactics of the agents. Intense harassment.

Dear N, Firstly I am genuinely sorry that you feel you had poor service, I acknowledge that we are quick to move new tenants in, often landlords are keen not to have a long void period in between tenants. If we did not leave enough time on this occasion then my apologies. Your tenant reported a problem with condensation and we immediately issued him with literature and explained the necessity to ventilate etc. However, you were awarded compensation from this tenants deposit in order to cover the mould damage and so I feel it unfair that you state you had to pay for all of the redecoration etc. I can also confirm that the utility companies were contacted by e-mail and copies are available should you wish to see them. Every member of staff has an e-mail address and these are checked daily. There is absolutely no excuse for the mix up with the keys - again we apologise. We would disagree with you - we have had very few disputes go to TDS where deposits are registered. The few cases that have gone to them have been arbitrated in our favour. Our properties are clean when tenants move in and should be cleaned to the same standard before checking out. We always take photographs of cleaning issues at check out if we feel we need to charge for them. Photographic examples would be available to anyone looking to rent through us who may be concerned about this type of comment.

The good points about Focus:
They do things by the book
They do have a lot of properties
They are with the DPS
I'm struggling to find more good points ehh good location next to a sex shop and a pub can't go wrong!
OK,The bad points
They are about as friendly as prison wardens, which, considering the fact that we pay their wages and the landlords' mortgage, can be annoying.
Having said that, the two senior guys (A. H. and another one) doing the viewings are a little more affable, let's say a touch more than parking wardens
The younger guy who appears to deal with administrative stuff need to be taught not to chew gum when taking to costumers, also that shaving and ironing his shirt wouldn't hurt. (God, I must be getting old but bad costumer service really annoys me)
When something needs fixing (heating, washing machine...) the lady in charge of that (T.H.?) can get a little haughty. She was telling me I might get the bill for fixing stuff that is the landlords responsibility but in the end, as with many things in this country, if you make a fuss, you do get listened to.

Hi - thank you for your comments - we have asked DP to iron his shirts in future - so that we can ensure we are more friendly to you in the future, perhaps you could give us a clue which property you rent. Kind regards Prison Warden.
Further to your comments. You obtained a quote from an independant cleaning company before you left the property. However when you left the property was in very poor order and filthy dirty. We do have photographic evidence of this. The cleaner charging you more than quoted is an issue between yourselves, we did not instruct them. As with all tenants that are leaving they are given the option of the inventory clerk to come whilst they are still living at the property. You did not contact them to arrange this. On the day the cleaners went to the property they, and our office tried to call you but you did not answer the phone, and therefore they continued with the cleaning. We have many tenants from Asia who do get there deposits back and also move to other properties with us, (like you did). I would also advise that we have no idea that you are moving abroad if you give forwarding address of another property in Slough! As with all deposits they will be sorted out within 10 days of you vacating. You vacated on 1st February 2010.
