I used fishneedwater last year after they were recommended to me by a pal. I opted for the service where I met tenants myself, which I liked as it gave a bit more power to me in the selection process. All my dealings with the agency were fine, they were always prompt and concise about viewing times. References were obtained and I also managed to buy a rent policy to protect myself against the tenant not paying me. The entire process was smooth and the total fee was a whole lot less than I have been paying for the last few years. I have since used them on multiple occasions now and to be frank I can think of a reason to even think about using anybody else.

We found fishneedwater by chance because we were looking for rentals online and they were handling a flat that we liked. We found them to be very efficient and friendly, and always available whenever we called. They made the rental process run very smoothly, and worked hard to get us installed within just a few days of viewing the property. I would definitely go to them again rather than deal with high street estate agents who seem to set up obstacles instead of making sure that everything works well for both the tenant and the landlord.

We came across Fishneedwater after flat hunting - unsuccessfully - for some time. Their place to rent ticked all our boxes and was of a high standard. James kept in constant contact with us throughout the process, and was as eager as us to see the contract signed! Plus after accidentally paying too much money, he called us and transferred it back straight away! So I would certainly recommend them as trustworthy. We are very happy tenants.

I thought I'd give fishneedwater a try after finding them on a Google search for when looking for estate agents in Sydenham, which is where my flat is. The prices seemed a bit too good so I thought they might be a cheap and cheerful outfit, but I decided to try them anyhow. They say don't judge a book by its cover and I couldn't have been more wrong! I had over 15 viewings in a week and the agency advised me continually and throughout the entire process. We have been renting properties for quite a few years and have become progressively more disillusioned by the standard of service offered by the High Street agents and not a little fed up with the annual renewal costs.
We found fishneedwater by pure chance just over two years ago and have never thought of using anyone else since then. The level of service has always been of the highest standard; emails and phone calls are always responded to in a clear and informative manner, we always know where we stand with prospective tenants, the documentation is always provided in good time and the provision of ancillary services such as inventory and referencing has been faultless. But more than anything else, we appreciate the personal attention and good humour that has accompanied each and every deal we have done with fishneedwater.

I have just let my second property with these guys, and they have been fantastic.It is a small outfit. Don't ask me where the weird name comes from, but they are fast and efficient. They kept me informed at every stage of the process, and sought my views where appropriate. They play by the rules, which is a relief in an industry which seems to attract more than its share of spivs and con artists. Their pricing is clear, and is excellent value, and they really do seem to go that extra mile to get the right tenant at the right price. 10 out of 10 so far. I will be using them again...

I have been so impressed with the service I have recieved. I would really reccommend Fish Need Water to everyone.
James was friendly and efficent, always working out of hours, and an excellent communicator. We were never left wondering how things were going! Nothing was too much probelm and his prices are very fair. He seemed to have an endless supply of prospective tenants to show around. After being so disappointed at using high street branches to rent my property, as well as being stung with hidden costs, it has been refreshing to use Fish Need Water.

I can't speak highly enough of the quality of service provided by James at Fish Need Water. As a first time landlord, the clarity, input and advice received was both readily available and accurate. In comparison to the other 'brand name' agencies we also considered going with, I can only say the difference is night and day.
As for results, they exceeded our expectations in terms of rent, speed to market and quality of tenet - in fact they estimated higher than the high street agents, backed that up with an agreement in short time. I've no doubt that this ability to get the price right is based on their being a local business with a genuine appreciation of the area.
Another key differentiator between FNW and the high street locations are the pricing structures - no small print locking you in to ongoing commissions where a tenet extends - everything is transparent and clear.
All in all full marks for quality of service having gone above and beyond - as a local business I wish them the best of success and based on my experience, have no doubt that they will suceed.

I used Fishneedwater as my letting agent. Not only did they find me my first professional tenant within the first 48 hours but they also provided invaluable information in so many areas regarding properties, renting, buying, and investing. They provided very dependable contacts to do work on the property and they were very professional in the services they provided. I would highly recommend this company to others as they were actually a referal to me from neighbours who had used them and were also very happy with them. They have been a fantastic company to work with thus far.

Having moved from property to property, almost annually, for the last decade after leaving home at 18 for University (this is until coming full circle last year - living with the parents is such a money-saver!), I have been unfortunate enough to deal with several letting agents who were nothing short of obnoxious and money grabbing.
How refreshing it was to deal with Fish Need Water!
From my first telephone call, right the way through until after my move had completed, I had the pleasure of dealing with two individuals who treated ME as an individual, who kept in constant contact throughout the entire procedure, we're quick in replying to my numerous queries, and checked up on me after I had moved in to ensure all was well.
A personal and professional service throughout. Highly recommend.

Being new to the lettings market, I didn't know what to expect, but James and Dave were extremely helpful and guided me through the process. They gave lots of useful advice and have a very friendly approach; which is fantastic from an online service. I have recommended them to a number of friends and wouldn't hesitate to use them again.

I have to say as a Landlord they have exceeded my expectation and the service is second to none compared to all my previous dealings with letting agents. From start to finish everything was handled efficiently , swiftly and very professional. I personally believe their service, business model and pricing strategy makes them a cut above all other agents, and the life of highstreet agents will eventually diminish. I would have no hesitation in using them again and would certainly recommend them to other landlords.

I moved into a new flat yesterday with my girlfriend and have been delighted with the process which has taken about 2.5 weeks from viewing to move in. Despite my being a difficult customer, James the agent was most helpful and kept me updated regularly. I wouldn't hesitate to recommend James or Fishneedwater ltd as your first point of call should you need to let or lease a property!

Fishneedwater came highly recommended from a friend, with this in mind I had high expectations and I was still impressed. They were made the whole process of letting my flat simple, everything was explained to the level that I needed and all my questions answered. They work all hours of the day often replying to emails 11 at night and go the extra mile.

We\'ve recently moved into a wonderful flat, and had such a great experience that I thought I\'d better share it with the internet! Fish Need Water facilitated the tenancy for us and I can safely say that it was a pleasant and stress free application.
James, our agent, is very friendly and easy going and was quick to respond to any queries we had about our application. We were anxious to get in to our new place ASAP, and James went the extra mile to get everything fast-tracked for us.
