   I used this company because they emailed me with an unusual suggestion from a lettings agency. They would find me a suitable tenant quickly if I would arrange the viewings and the charge would be just £300, not 10% plus of the first years rent. The suitable tenant was found within a week, they vetted the tenant and took rent and deposit up front. They also arranged a detailed inventory check paid for by the tenant.
   Tenants are now in and happy, and I am very pleased with the service. Will use them again.

   Letting out property can be a bind , you only need one good agency , it's fishneedwater. So glad I happened upon them. My house rented quickly for a fair price to good tenants.
   Amazing marketing and photos although my house let before the pics even went live.

   Every step is effortless not leas the totally online tenancy agreement and digital signing.

   James is a cool guy which is important too , tenants have relayed the same comments .

   I've been in this game a while and these guys are a breath of fresh Air

   Was my first experience renting out property I've chosen Fish Need Water based on reviews and wasn't disappointed.
   Fish Need Water are brilliant concept well executed. from hight quality pictures and floor plans to online signature system there is no delays and Dave and James are always helpful and never tried to up-sell any additional services (that on its own is impressive)

   Our tenants are happy with no nonsense services as well.

   Will use them again.

They are well connected and have access to trustworthy tradesmen who will sort out all the issues that will get your property rented out asap.

   If you want a honest local description of what is going on in your neighbourhood and what the market is like, speak to Fish need water. I use them for all my properties.

   We were looking to rent a property and on contacting James at Fish Need Water and discussing what we were looking for he urged us to view a property we had not seen, it turned out to be our dream place. James is all you want in an agent, honest, personable and swift.

   James at FishNeedWater was very helpful in all manner of ways - we had not done our own viewings before and getting them set up with some prospective tenants was often nightmarish - but he and his colleagues invariably sorted things out His advice about some issues I had not thought about when trying to decide between competing offers was particularly helpful. There were a few minor glitches in communications, most of which were to do with them being fairly new to this business and still developing systems. They always took on board any comments or suggestions I made and were anything but like the usual flashy insensitive estate agents one usually has to deal with.

   Will definitely use them again - a recommendation in itself.

   Fish Need Water are the minority in the Real estate world. Their focus is on customer service and honesty, not money and therefore I trusted Dave from the moment we met ( well after an hour anyway !!) Dave only had our best interests in mind and listened to our needs of not having much money to afford a full compete management package ( because we moved overseas), like all other agents. We could still use Fish Need Water services at their one off fee and still with their knowledge and input. If you want a company that deliver what they say, get back to you when they say they will, don't rip you off and are genuine then I have no hesitation in recommending them

   We have bought and sold properties in North London several times, always using standard agents as they are ubiquitous and easy to find. This has not always been pleasant, there have been broken promises, quite a bit of distrust, and we have wasted time and money taking the 'big' agents' word for it.    I wanted to let my property and needed a reliable and efficient estate agent because my work required a lot of travel. My father recommended Fish Need Water as a cost-effective estate agent. I was impressed by the level of professionalism displayed by Dave. He visited the property, sought my views on what kind of tenant I wanted and told me what improvements I had to make to the property to attract the right tenant. One of the unique things about Fish Need Water is their marketing strategy. Unlike local estate agents who generally focus on the local market, Fish Need Water markets to both the local market and also to prospective tenants from all over the country. I was also impressed by the speed at which Dave found a tenant for me and the quality of the tenant. All in all it was a fantastic service at a good price.

   Fish need Water is head and shoulders above all the High Street Estate Agents I know .    An excellent service from an informed and friendly agent who went the extra mile for me. From first contact through to final contract signing, both Dave and James were available, informative and exceeded my expectations. Fishneedwater responded quickly to market my property and worked hard to identify the right tenant for me. Using a variety of marketing techniques including both passive and pro-active marketing they provided me with options which is what I wanted. Fishneedwater provide a a number of inclusive and added services which together provide a total package, way beyond what most agents provide. Their approach, unlike many in the industry was to see me as the customer and provide me with a service that I required. I highly recommend them.

   Very sleek website and fully online process, I didn't have to go to the physical agency even once to get everything sorted out for the tenancy. James also spent time reading and replying to emails so the whole experience was much more human as with other agencies I had the "luck" to deal with so far, all in all fully recommended, if you find a nice property through them don't think twice about taking a look!

   I've now used fishneedwater several times, and they have always been utterly reliable. Their fees are much better than I used to get charged so I now use them for all my properties. I can't see any reason to use my old agent, unless I decide I just want to spend more money for a service that isn't actually quite as good and have that feeling that I've just been had over again! Super little service, nice guys, strange name.

   After a very stressful time looking for a property to rent at the wrong time of the year ...I found Fish Need Water . I really could not believe my luck after my experience of poor service from ` High St `estate agents. James I have to say was and is amazing !!! After our first conversation I felt like a person and not just commission . I would and have recommended this company to anyone who will listen ,as I have not experienced this level of service from an estate agent before.    Very pleased in my dealings with fish need water. Owner James Hall was quick to make contact on my terms and demonstrated great enthusiasm for the property and its potential. While more established agents focussed on browbeating the competition, James concentrated solely on the task in hand: letting to the best applicant in the shortest possible time. This he achieved with a visually attractive and surprisingly alternative marketing pitch - the property was presented in the best possible fashion and a tenant was found in double-quick time. James's willingness to negotiate rates was an added incentive from my point of view.

   If my experience is anything to go by, I'm sure his business will continue to grow.

    I was very happy with Fish Need Water and they proved very good value for money.They have been extremely professional and efficient throughout. They gave me a realisic valuation compared to other agents and only sent genuine potential buyers. As a result we were able to accept a successful offer within 3 weeks of putting the property on the market. The property was well marketed, the photography was excellent and they come highly recommended.

   We were letting our property for the first time and took a while to select an agent to help us with the process. We're very pleased that we went with FishNeedWater in the end, as you can cherry pick from their services to allow you to put together the package you need. We were able to conduct our own viewings so that we could pick tenants that we felt were trustworthy and that we liked, but then have that backed up by FishNeedWater's reference procedure. Everything they arranged for us was good and happened at the time planned, which is refreshing in estate-agent world. We would recommend them to anyone else and would definitely use their services again for our future lettings or sales needs.

   I found fishneedwater on google and decided to try them as their fees for selling were much lower than just about every agent I'd been in touch with.  Their valuation seemed realistic and they also gave lots of research to show they hadn't just plucked a figure out of the air - which nobody else actually did.  I sold my property after 4 weeks on the market and I have to say the presentation was fantastic.  So much so I've asked for copies of the photos they took!  I couldn't be any happier.  I'm exchanged now and the whole experience has been pleasant and quick.  The Solicitors they recommended were great too.  An exceptional and caring service, made even better by their exceptionally great value fees.

   I used fishneedwater last year after they were recommended to me by a pal.  I opted for the service where I met tenants myself, which I liked as it gave a bit more power to me in the selection process.  All my dealings with the agency were fine, they were always prompt and concise about viewing times.  References were obtained and I also managed to buy a rent policy to protect myself against the tenant not paying me.  The entire process was smooth and the total fee was a whole lot less than I have been paying for the last few years.  I have since used them on multiple occasions now and to be frank I can think of a reason to even think about using anybody else.

   We found fishneedwater by chance because we were looking for rentals online and they were handling a flat that we liked. We found them to be very efficient and friendly, and always available whenever we called. They made the rental process run very smoothly, and worked hard to get us installed within just a few days of viewing the property. I would definitely go to them again rather than deal with high street estate agents who seem to set up obstacles instead of making sure that everything works well for both the tenant and the landlord.

   We came across Fishneedwater after flat hunting - unsuccessfully - for some time. Their place to rent ticked all our boxes and was of a high standard. James kept in constant contact with us throughout the process, and was as eager as us to see the contract signed! Plus after accidentally paying too much money, he called us and transferred it back straight away! So I would certainly recommend them as trustworthy. We are very happy tenants.

   I thought I'd give fishneedwater a try after finding them on a Google search for when looking for estate agents in Sydenham, which is where my flat is.  The prices seemed a bit too good so I thought they might be a cheap and cheerful outfit, but I decided to try them anyhow.    We have been renting properties for quite a few years and have become progressively more disillusioned by the standard of service offered by the High Street agents and not a little fed up with the annual renewal costs.
   We found fishneedwater by pure chance just over two years ago and have never thought of using anyone else since then. The level of service has always been of the highest standard; emails and phone calls are always responded to in a clear and informative manner, we always know where we stand with prospective tenants, the documentation is always provided in good time and the provision of ancillary services such as inventory and referencing has been faultless. But more than anything else, we appreciate the personal attention and good humour that has accompanied each and every deal we have done with fishneedwater.
   Without doubt a superior outfit.

   I have just let my second property with these guys, and they have been fantastic.It is a small outfit. Don't ask me where the weird name comes from, but they are fast and efficient. They kept me informed at every stage of the process, and sought my views where appropriate. They play by the rules, which is a relief in an industry which seems to attract more than its share of spivs and con artists. Their pricing is clear, and is excellent value, and they really do seem to go that extra mile to get the right tenant at the right price. 10 out of 10 so far. I will be using them again...

    I have been so impressed with the service I have recieved. I would really reccommend Fish Need Water to everyone.
    James was friendly and efficent, always working out of hours, and an excellent communicator. We were never left wondering how things were going! Nothing was too much probelm and his prices are very fair. He seemed to have an endless supply of prospective tenants to show around. After being so disappointed at using high street branches to rent my property, as well as being stung with hidden costs, it has been refreshing to use Fish Need Water.
    Not only has he got me a good rental price with lovely tenants, the property has not been empty for even a day.
