   Fish Need Water was the vendor for the property we bought and we hired them to help sell our old property after meeting James Hall and being impressed. James gave useful advice and the team were good to work with. During our sale, the viewing bookings process was really well managed and we liked the option of doing the viewings ourselves. We successfully bought and sold with Fish Need Water and would certainly use them again.

   I decided to go with Fish Need Water to sell my property because James Hall was not only spot on with the valuation but went one step further than the other agents by agreeing to structure the agency fee in such a way that I knew he would work hard to get me the best market price.

   Despite a great deal of interest in my property James and his team filtered the feedback and the first real offer turned out to be the person who we sold to in the end.

   As with a lot of sales, there were some complications to get to exchange but James took a personal interest all the way to help the sale go through - it was not left solely to the lawyers thank goodness.

   On top of his well earned fee I owe him a beer (or two!)

   We were really impressed with Fish Need Water's handling of the sales process - their staff (including the sales progression team) were always available, as well as being helpful and informative. Some of them went above and beyond (contributing financially!) to make sure the sale went ahead by the required deadline, which was looking very much up in the air at one point!

   fish need water managed to find exactly the right profile of tenants for our property within a few days. In fact they quickly found us two prospects at or above the target rental levels we had agreed. Their charges were below the levels set by the bigger chains. I would recommend them and would use them again.

   FNW were recommended to us by 2 contacts who had used them. They listened to our requirements for tenants and were able to offer suitable prospective tenants in our timescale. The photo service was very good. Their communication with us has been very good and they managed an emergency repair promptly and with a good tradesman. We are very satisfied with FNW and all their staff and would not hesitate to recommend them.

   My wife and I were recommended FishNeedWater by our financial advisor as an online option to selling our flat. At first we were initially nervous of choosing a new type of online estate agency but on talking with the agent James Hall he calmly answered all our questions and concerns.    We recently sold our 1 bed flat in highbury through fishneedwater and were hugely impressed with the quality of the service offered. We were apprehensive at the start wondering whether we should use a local estate agent instead, but this quickly dissappeared when we spoke to fishneedwater and were reassured by their experience and knowledge of the market. The flat was marketed beautifully and the photography was of a particularly high standard. We sold our flat after only 3 days of viewing.  

   The staff team, most notably James, were highly professional but also offered a very personal and responsive service and were consistently friendly and attentive throughout the process - which makes a big difference during a potentially stressful home move! Fishneedwater are a quick thinking and creative team with fantastic property knowledge and marketing skills. We would definitely use them again

   Avoid the inflated fees and tiresome sales patter of traditional estate agents and go with fishneedwater!

   After dealing with numerous high street letting agents, Fish Need Water was a breath of fresh air. As first time buyers, we were not familiar with the process, but James took the time to explain proceedings to us in a clear way. Throughout our purchase, James was always at the end of a phone, and dealt with queries quickly and efficiently. He was professional and polite at all times, and we will certainly be contacting him when we want to sell our flat. Mind you, that won't be any time soon as we are very pleased with our lovely new home!

    I have had a very good experience with Fish Need Water. As a first-time landlord, James and Anthony have been extremely straight-forward and helpful in terms of getting my flat onto market, to finding tenants very quickly.

    I have found the whole experience stress-free, and James and Anthony were always available (and during outside-of-office hours). I also found the task of conducting the viewings very useful, as it gave me the opportunity to meet prospective tenants before handing over the keys!

    Overall, I'm a happy landlord! Give them a try!

    It is really difficult to rate my experience with Fish Needs Water.
    I was interested in one of the properties advertised by them back in July and made numerous attempts to arrange a viewing.
    Every time I called I was being promised that someone is going to get back to me. Their staff, although very polite, never kept up to the promise. After a month (literally) of calling I gave up eventually.
    And I can see now it was not one off occasion when prospective tenant was completely disregarded.

Hello R.D, can you tell me specifically what property you were enquiring about please? The issue we have is that we are a small Company and every week we have numerous calls about properties that are already noted on Zoopla and Rightmove as let. Unfortunately for people that call about let properties they cannot be prioritised over callers that wish to see active stock. Furthermore, if you were enquiring with specific needs, IE you have your rent paid using Housing Allowance and we have no stock accepting DSS tenants, you wouldn't be called back as we simply do not have enough minutes in the day.     I cannot recommend FishNeedWater highly enough.Their approach to estate agency is refreshing, realistic, and avoids all the sales cliches that give estate agents a bad name. Most importantly, they saved us about £5000 compared to going with a traditional agent. What was really impressive in additiion, was that this saving in money did not mean a reduction of service. James and Dave were great to deal with. They were always there on the other end of the phone and were honest and approachable throughout. I would not hesitate to recommend them to anyone that needs to sell their property and would certainly use them in the future.

    I can only echo the great reviews fishneedwater have received. I am a first time landlady and chose the company to both let my flat and manage the property as I am moving some distance away. Initial contact was refreshing, without a hard sell. Their fee structure is great value, with a flat rate charged to find tenants. The marketing resulted in a lot of interest and a higher rent than I had anticipated. They have also recommended reliable workmen to do the required safety testing, so I feel the property is in safe hands if there is a problem. All my queries have been answered promptly. Fishneedwater seem to have got their business model and customer service spot on and offer an excellent alternative to the high street estate agents. I will be recommending them to friends who need to rent or sell property.

    Over many years of letting our London properties we have successfully used well known High Street property agents who have recommended asking prices and have quickly followed up on leads so that the respective property has been let out without much delay. Our only issues have related to their ongoing charges when a tenant stays on for a period longer than the 12 month 'Shorthold Tenancy' agreement term, which we have found to be particularly aggravating.
    It was therefore very refreshing to find an agent who promised to quickly find us a tenant, offer us a lower initial letting out fee when compared with well established agents and also promise no further charges should the tenant decide to stay on (except for a small charge to set up the new contract).
    Although we were initially a little apprehensive we decided to use Fish Need Water. We needn’t have been concerned because a tenant was soon found and all procedures were dealt with in a very efficient and professional manner.

    I was extremely disappointed with the customer service. I felt Anthony was rude, arrogant and very ignorant. Every time I spoke to him he would try and talk over me never listening to what I had to say. He did not respond to email questions which were sent to him, I felt he put a lot of pressure on me and put me in an extremely stressful situation. No matter how much I love this property, it is not worth all the stress with them! Every time I called I spoke to someone different and they all told me different things. I would never in a million years recommend them.

    Really exceptional service, concept and overall approach to sales, firstly and most importantly their honesty about our home in terms of value and saleability was top notch. Their fees are incredibly low for the excellent service they provided us with, we saved probably in the realm of £7000 by using them. James negotiations skills are second to none and their marketing was spot on. There was a real sense they were working very hard for us, communication was great....I could go on - I cannot recommend Fish Need Water highly enough, this team is ahead of the game.

    I use FNW to let and manage my flat in south east London. The service they have given to me is absolutley first class. They certainly live up to their promises of finding tenants quickly and quality tenants at that. Both James, Anthony and Jazz were all fantatsic to deal with and I found it a pleasure doing business with them. Compared to the usual high street agents FNW really are a breath of fresh air and I cannot reccomend them highly enough. Not only do you get a first class service but their fees are amazing and I have made huge savings compared to my previous agent.

Hopefully our fee and the thought that you could save over £8000 swung things in our favour! I always felt your house would sell easily as it was located in quite possibly the best road in Honor Oak. I didn't quite expect the competition for it and 4 buyers going to the wire together. However this turn of events ensured you were able to get the very best offer price and both you and the buyer are very happy people! I hope your new life away from London is blissful, and the area and your friends will sorely miss you after being such a important part of the local community for many years.     After leaving my property advertised with a well known highstreet Estate agent for 3+mths with little to no interest I decided to take a different approach. I gave my two weeks notice and contacted David at Fishneedwater after a brief online search.
    David came across as very proffessional and offered his own ideas of what we could do to sell the property. Within two weeks I accepted an offer and completed in good time.
    I found everyone at Fishneedwater a pleasure to work with and a breath of fresh air compared to the better known agents.

    The price was the first attraction, over 75% less than any other agent offered. Once I decided to go with them, everything happened smoothly and quickly. Had some very nice photos taken which were included in the price. I was also very impressed with the clearly stated documentation. James is a pleasure to deal with and very helpful.     I was looking to let my flat through an agency for the first time. I had contacted some well known high street estate agents and quickly became annoyed with the sales pitch and exorbitant commission they were asking for.
    After a google search for alternative agents and a few phone calls to Fish Need Water to discuss what they could offer and their fees, I became impressed with their transparent approach and agreed to let my property through them.

    It was an easily, quick and efficient process. The flat was let within 3 days of the start of viewings. The rental income negotiated also exceeded what I was looking for. James led me through the process and took the time to patiently answer my numerous questions,

    I found the approach of fishneedwater very refreshing! No hard sales tatics, open and honest. Dave dealt with me during the initial phase when I wanted to advertise my property - the photographs were, as he promised, very professional and really helped to attract interest (and incidentally, thanks also to the photographer who was great to deal with). In later stages I dealt with both James and Anthony, who were responsive and helpful whenever I had questions (and I had a lot!).

    I would definitely recommend this agency - they did what they said they would, the property was let very quickly (within a week of it going on the website, I had found my tenants) and all for a much cheaper fee than the more 'traditional' high street agencies. They are using an innovative model which works.

    We hadn't heard of fishneedwater when we saw them on a Google search, but thought with a name like that we'd get them over to see us at our house in Sydenham. They returned to us with a wealth of data that they had taken the trouble to research and gave very clear reasons for their valuation - something infact the other agents didn't bother to do! They also quoted us fee's which we're lower than every other agent we had considered, so we thought we'd try and give them a shot at it.     Both gents dealt with the deal from offer to sale with a professional attitude. Through any enquiries they were both very quick to respond to me and to get answers from the sellers. Although I felt they were acting in the interests of the sellers more than ourselves this was understandable as the sellers were primarily their clients. The whole process went very smoothly and part of this was the speed in which enquires were dealt with. During the process the pair managed their duties to both parties well and no question was too big or small. I feel the buying experience was enhanced by their care of duty. I would recommend them and will consider their services in the future.

    This is my first experience of renting my property as I am moving overseas so with some trepidation (due to friends bad experiences) I hit the Internet to select an agent. Being a contrary individual I was instantly attracted to the name, I liked the idea of young fresh thinking, especially as I'm neither of those things!     We contacted a few estate agents to put our property on the market. James popped round and really sold us on their concept and their ability to get us a tenant in the short timeframe we had and to manage our property while we are abroad. His enthusiasm and willingness to answer our constant questions were key to putting us at ease. We would definitely recommend Fish Need Water - the whole team worked hard on our behalf. One of the prospective tenants told us that they worked equally hard for them, which is good to hear too.

    I was looking for an agent to take care of the rental of my property, Fish Need Water were one of the first companies I came across and what was obvious straight away was the amount of good reviews they had online so I investigated the prices and was pleasantly surprised by how low they were compared to the more traditional style estate agents in my area. Weighing up the pros and cons FNW kept coming up on top. My property is now successfully rented through FNW at the price I was hoping for with a very hassle free service. I cannot recommend them enough and can thoroughly understand why the reviews online are so good. If I need agents in the future I would not hesitate to contact James to enlist the services of FNW.
