Lauren was great to work with. She was extremely accommodating and kind while helping me with my property search. Though I did not view any properties with her, she went out of her way to check on properties for me. She was empathetic to my situation and I felt she genuinely sympathized with me and wanted to help as best she could. When I wasn't getting responses from other FJ Lord agents, she went above and beyond and looked into the properties in the other agent's stock and to get quick answers back to my questions.Lauren was great and I would definitely recommend her to other property seekers.

I have just read the reviews below and unfortunately they are all true, As a tennant I have felt so let down by their rude, pushy, incompetent customer service and so called property management. They don\'t even deserve one star, A word of advice to all prospective tennants\\landlords wishing to use F J Lord, please stay away, there are much better agents out there.

I saw a flat I had wanted and decided to make an offer . Apparently Clive said my \'offer was not worth the paper it was printed on\' and laughed. Hardly a professional attitude. Not worth the one star I rated it, and not worth wasting my hard earned money on a property from them or any other Felicity J Lord\'s.

We advertised our first house initially with FJL because they were local to us at the Blackheath Standard. This was in 2005 when the property boom was in full swing and prices were quite frankly mad.
I had a set of professional photos of the house taken as we had spent a lot of money renovating it prior to sale and I was very proud of the work done. All of these were passed on to FJL. We also moved out to sell the house as vacant possession with no onward chain dropping a set of keys off with FJL as we did so.

JLord just phoned to see if it was ok to show someone round on Saturday. I said yea no worries but check with my flatmate and while you're on don't leave the doors open this time.
As I was explaining what happened last time I was either cut off or he hung up! Phoned back and explained it and he got really arsey and defensive and started claiming that they haven't done any viewings on Zodiac house
yet!! I told him to do one as they clearly have and that their internal communication is complete swag - mentioning the fact that another agent a didn't even know we've been without a shower for 8 months.Was this review helpful? Yes

I'm afraid everything that you read on this website is true. I've dealt with a great many dodgy estate agents in my time, but Felicity J Lord are without doubt the worst.
They are pushy, rude, arrogant, unsympathetic and entirely unhelpful. Fortunately, it wasn't necessary to rent with them, as most other estate agents weren't nearly as angry, demanding or overbearing.
From the start, their emphasis was on overwhelming pressurization and they made ridiculous demands, some of which were backed up by claims we since discovered were entirely untrue.
I believe the technical term for this is "lying".

Extremely pushy. Basically tried to convince me that there were absolutely no other flats available at this time, all flats coming on the market were going asap.
Insane pressurizing techniques. Their usual is to tell you that there are no properties available the first time you call. They will then call you back saying a property has just come on the market and that if you don't rent it, you will basically be homeless as there will be no other house in the entire world.
Awful service, absolutely no courtesy.

I have been rushed into making decisions, they are very very rude on the phone and in person and I can't recommend this agent to anyone. They will stress you for no reason.

No concept of customer service. Rude and aggressive. Don't care if your property has no heating and no hot water in the middle of March. Can't keep track of payments.
I am writing this sat in my apartment for the last time. Tomorrow is my moving out day. My stomach goes sour when I reflect back on the encounters I have had with Felicity J Lord. But soon it will all be over.
When I moved in the fridge wasn't working. I took the over a month to get a replacement. Nothing happened unless I constantly chased them.

Very rude, financial adivisor rang on a number of occasions to offer services, after declining nicely, he continued to pressurise. Was very rude to my partner. We even considered pulling out of sale as we had already arranged our own mortage adivsor. In the end after the property had been on the market for 7 months we were sure to get get it as no other interest had been shown. A day later we were told that another higher offer had been placed and that we were no longer going to get the property. Me and my partner were sure that this was a phantom offer so we refused to put in a higher offer.
Never again will I do business with such a useless bunch of people!

I recently went for a viewing of a one-bed flat with Felicity J Lord, Bow office. From the outset I was astounded at their rudeness towards me, they were abrupt and immediately pressurising. I was early for my appointment and so waited in their offices and noticed that they were also very rude on the phone to current tenants who were phoning up with problems or questions.

Our first year experience was fairly good. A good tenant was found however the communication from FJL was a little slack.
Our second year experience has been absolutely rubbish! A good tenant (so far) has been found however the communication from FJL has been non existent, they have taken fees for the whole year up-front (something which all of our other agents do not do) they haven't communicated this to us at all. Our property makes a tidy amount of money for FJL at what so far appears to be for little effort. We are debating whether to leave the agent at the next available opportunity.

Having dealt with Foxtons, I thought I had seen it all. But not until I dealt with Felicity J Lord, city branch. Terrible service, terrible attitude, very expensive, I even paid (handsomely) for things they were supposed to do and I ended up doing on my own...essentially avoid at all cost is the only appropriate advice.

I would never use them again, the whole company sucks. We found a flat we liked, paid the deposit on the same day and arrange to move the following week. Two days before we were due to take the key, I received a phone call from the Blackheath branch asking if anyone had already contacted me to inform that the landlord had decided not to let the property. Oh, thank you for letting me know! Apparently the agent we met was only temporarily at that barnch and she forgot to let us know when she returned to her branch. I have just rented a property from FJ Lord in Bow. Whilst we were looking they were helpful but very pushy. We found a property and were told moving date was flexible and the landlord was really nice. We paid over a deposit and had an offer extended. When we enquired about moving our "flexible moving date" we were told it wasn't possible and any further enquiries I have been made haven't been replied to (i.e. cut off when I phone the office and emails not responded to). I wouldn't recommend using FJ Lord as there are too many broken promises and no after sales support whatsoever. I'm not entirely sure what I'm getting for the ridiculously high agency fee.

These are the worst agents I have ever used. I used them for a full management.
The tenants brought cockroaches into my flat which I was told was treated, but wasn't. Tenants left 3 weeks early and was not told. Cockroaches were crawling out of the front door into the communal area and into the neighbours. Luckily I gave my number to one of the neighbours who gave me a call, so I had to fly over to sort this out as Felicity J. Lord weren't bothered to fix this issue.

Absolutely terrible rental company. They were great until we moved into the flat. The keys didn't fit properly into the door, and my girlfriend was unable to get in without my help late at night - she called their 'out of hours' service, and no one answered. Very luckily, someone in the upstairs flat came home, but she would have been locked out, and they took days to change the lock. Many other problems, took weeks to send any engineers out/builders for various problems. Very rude, never got anything done, will never, ever rent through them again. When we moved, the amount they took from our deposit was absurd, and we managed to negotiate it to over half the original sum proposed, which to me says they know how absurd the initial estimate was.
Do not rent with this company. Having gone to a much better agency now (Quadrant), I understand how truly awful they were.

I could not agree more with AngryMan. I just would add that they are also "Patronizing" and "Tyranic".
If you want to work with Felicity J Lord, make sure you prepare a formated speech they will like to hear.
You may have permanent stable jobs, money, and so on, it's not just good enough for them to trust you.

We agreed to rent a flat through Felicity J Lord mid December to commence end January. We handed our notice in on our current flat, filled in all the referencing forms, gave our bank details - had to keep phoning them to check everything ok (even had to phone to find out our offer of the full monthly amount had been okayed). Finally after 3 weeks we got our first phonecall from Felicity J Lord to apologise and tell us the landlord was moving back into the flat. Found out a day later from another managing agent that it had actually been let out by First Avenue. Whilst they seemed friendly enough they also seemed pretty useless. Although I'm sure in the managing agent world in London they are not alone.

Recently signed up to 12mnth tenancy. Ignoring previous warning of how incompetent they are. Once you've signed you become uninteresting to them. This isn't great if you have had half as many problems post moving in as we have. The Branch on Mile End Road is to be avoided. Possibly one member of staff is caring enough to try and solve problems but trying doesn't always get you anywhere you need to be. ****** and *** are impossible. They avoid a common sense approach to any of the issues we've had - we spell out a solution but even that is ignored. I'm opting to lauch rather than cry!! If you have locked yourself into a simialr situation - my only advice would be to keep pushing - you have to if you want anything done - don't think they will get on with it - keep chasing and make sure you keep all correspondence you have with them. The chances are you'll need it soon.
Right - I'm off to check the inventory for some truth...

An agent from their Wapping branch showed me a different flat from the one that was advertised, which was more expensive as well.
It's a usual think in this country though. At least he came to the viewing! At least 20% of agents (my statistics) don't bother to show up on viewings.

We looked at several properties with the Wapping branch one evening. The bloke that showed us around seemed decent enough and we were interested in one of the properties shown but he went on holidays the following day. The second bloke I spoke to re putting in an offer was incredibly bullying with high pressure tactics. He tried to tell me the standard term was 18 - 24 months (hah!) and then demanded credit card details for a deposit whose terms he was very vague about. I smelt a crooked rat and told him to forget it. So pleased I did. Avoid.

I have rented two different flats through the Tower Hamlets branch. On both occassions the landlords tried to keep my deposit, and on both occassions they utterly failed to protect me. Both times they "lost" their copies of the inventory and other important paperwork, leaving me unable to defend myself against false accusations that I had damaged the properties. In one case I even ended up paying to repair some damage that had been there before I moved in.
I agree with the landlord saying the centralised office is a nightmare too. It helps them to conveniently "lose" documents and makes getting damage deposits back very tricky- in one case it took me six months and a threat of legal action before they finally coughed up.
The customer service stops the minute they get your signature. Once they have it you're on your own.

I would definately NOT recommend FJL. The "service" was diabolical, I actually felt bullied by the staff. Organisation was awful. Paperwork STILL not completed over two months later. Avoid at all costs.
