    Lauren was great to work with. She was extremely accommodating and kind while helping me with my property search. Though I did not view any properties with her, she went out of her way to check on properties for me. She was empathetic to my situation and I felt she genuinely sympathized with me and wanted to help as best she could. When I wasn't getting responses from other FJ Lord agents, she went above and beyond and looked into the properties in the other agent's stock and to get quick answers back to my questions.

    Lauren was great and I would definitely recommend her to other property seekers.

    I am renting my properties with Felicity J Lord, Clerkenwell Branch. I must say Jamal Gormati and his team having very professional approach towards customers. Their service is great; with them, my flats are never empty even a day. I also bought a flat from this office selling team also great i had very smooth buying procedure. I am highly recomending them anyone who wants to rent or sell their property.

    There is absolutely no way I can actually describe in words how awful our dealings were with this estate agent. Just thinking about it makes me so angry and upset. I feel a long rambling email will not actually make any difference to how I feel of make it easier for others to understand that they should not use this agent. I will just make a few bullet points about our experience.

    1. They were so rude and patronising that at times I actually had to hold back tears.

    I cannot express enough how awful my experience has been with Felicity J Lord. From the day we were meant to move in up till now 9 months later there has been nothing but problems and any attempt at getting resolutions is like getting blood out of a stone. Any kind of communication or action from them is non-existent.

    Staff are courteous and quick to respond to emails.
    Rent receipts are paid promptly, and staff deal with maintenance/repair issue efficiently (providing multiple quotes and then ensuring the work is carried out).
    Useful advice provided on rent levels at end of each rental agreement.
    Only minor issue is that there can be lengthy delays between holding back monies to pay for repairs and maintenance and actually settling with the contractors.

    I have let out my property through FJL for the last 4 years - and have always been extremely pleaseed with the level of service. In fact I have not had any time when my flat has not been let out during that period, which is not bad going, in my opinion.
    As a professional in the city I do not want to be bothered with the day to day tasks related to being a landlord, so I have engaged with FJL for the full management service and have never experienced anything below an excellent level of service.

    I have used Jamal and his team for 5 years. They provide a very professional service. They provide prompt and contructive feed back from prospective applicants and informative advice on the rental tone of the market which enable me and my team to make informed decisions.     Never before has an Agent taken a deposit and said "You have the flat" only to call 4 days later and say "You don't have the flat". To compound this illegality 8 days after I paid them my deposit they are yet to repay it. This agent is a total disgrace.

    Words cannot express how truly awful this agent is, I am yet to meet anyone who has a good word to say about these cowboys. Unproffesional, rude, unreliable, liars are some of the words that come to mind, thankfully I now found another agent, but thinking back at my time and experience using F J Lord brings me to tears, This is a sincere advice to anyone considering using this agent as a tennant or landlord, STAY WELL AWAY. I would rather be homeless than to use this agent ever again.

    Was looking for a flat to rent and in 1-month time (thanks god i was very flexible and could wait until i found a new place perfect for my needs) i had just 1 viewing with them of an ugly flat (of course IMHO).     I first used FJ Lord’s letting agency as a tenant over 2 years ago. I found the viewing was very pressurised - they wanted a decision there and then, no time for me to consider for a few hours or discuss properly with my wife. Time was running out to find a place as my wife and I were moving from Leeds to London and our tenancy up north was shortly expiring, so I bit the bullet and agreed to the property during the viewing.     The worst agent I have ever had dealings with, I can't believe they can get away with charging such extortionate fees when they are clearly not up to the standard to reflect them.
    I have rented accommodation for over 10 years and never experienced any agency quite as incompetent as F J Lord/ Spicerhaart.
    I would strongly advise avoiding this agency, unless you want to pay a lot of money to then to have your house taken over by Official Receivers due to the incompetence of not even being able to set up a direct debit to pay my building society directly which I was advised that they could do as I was in the middle of Africa and had no way of checking upon what was going on I paid them full management fees of over 8 grand , I was lied to and ignored! I wish I'd seen these bad reviews before choosing to rent my house out with them. Luckily my tenant was perfect and actually helped me to sort out the problem. Felicity Lord are not prepared to even give me sort of compensation so I now have to take them to court.

    I used FJL to rent a property in the Bow Road area of London. The agents in the Bow Road were very pushy, but this seems to be the trend for estate agents. Anyway, after agreeing to move into a property we paid the huge fee (far larger than any other estate agent I have used), and we were promised the water damage to the bathroom would be repaired before we moved in. This wasn't the case and the mouldy water amrk was still on the ceiling when we moved in, the flat also smelt heavily of smoke, although FJL assured us it had been professionally cleaned.     How to sum up:pressure,mice and showering at work. I completely concur with the previous comments on the pressure asserted and then the subsequent radio silence once moved in. The mice was a massive issue for all the tenants in my block and they would not sort out the issue until threatened with legal action. Therein lies the biggest issue,their property management. Thy are frankly terrible and i have now been without heating for 3 weeks with no solution (in November),liars with instant amnesia and a disdain for the people that are paying them. I only hope that fj lord are as loathing towards their own workforce and that the muppets in the wapping office and in property management feel the rough end of the recession.

    They charge staggering fees!! They were not up front about them at all and despite my asking them several times if there were any fees I should know about they only drop the bomb at the last minute when we are desperate to move in.

    600 in total for a 1 bed flat which coincidentally is the same amount as the holding deposit. Same to the landlord far as I can see.

    We are tenants in a property that was originally managed by an independent estate agents (Brooks) on Stoke Newington Church Street. They were brilliant - really personal service and would fix any problem within a day or two. However,sadly Brooks was taken over by Felicity J Lord and, wow, can you tell. The service is now terrible. I reported a problem with the kitchen electrics to the Stoke Newington office on 27/10/11.     I have been living in one of their flats since February 2011 (10 months already). The flat looked lovely, but when problems resurfaced, the agency didn't do anything to fix them. Along with basic things such as a light and the door lock that stayed broken for months, we noticed mice coming out of the wholes in the kitchen skirting.     One star is generous. These are without doubt the worst letting agents we have dealt with in London. Rude, when they can be bothered to respond - which is barely at all. We had to get an entire block of flats to complain simultaneously before they even pretended to deal with a mouse infestation in a building that they manage, by which point we had been living with it (and complaining about it) for four months. They charge ridiculous administration fees and then do nothing. We wouldn't go within miles of them next time we look for a flat - which will be soon.

    One of the worst estate agents we have dealt with. Initially on renting the property we had no problems, but particular staff were difficult when we had to deal with them once we signed the contract. We had several contractual problems along the way, and when moving out we were astonished at the lack of awareness they seemed to have regarding our contract changes. We generally got a frosty reception when attending the office and we will definitely avoid them in future!

    This is the worst company I have ever dealt with, I wish I had know about this site before I rented with them. They were very rude to me and their attitude was awful, I needed somewhere quick so I went with it (of course if I had not of taken the flat that second it would have been gone by the afternoon, how could I have fallen for that one?!)

    Stupidly, I gave this company the benefit of the doubt after reading the terrible reviews and thinking 'well perhaps it'll be different'.... The people working in the hackney office were manipulative, appearing nice but being pushy by asking would i put an offer on the flat immediately without my partner if i liked it? They lied to me several times in the end if just wasn't worth wasting my time with them. They might have some lovely looking places on their website but theyre guaranteed to be 'gone' and if you want them to phone you back, dont even bother!

    I wrote a review about Felicity J Lord a year ago, in summary saying that I never dealt with a worse estate agent before and that prospective tenants should avoid using them. About a year has passed and I used another estate agent for my new flat/tenancy. Comparing the good level of service I received from my new estate agent (victor stone, city branch) for only a fraction of the FJL's fee, I stick to my opinion. Out of 6 estate agents I used in total over the past 8 years, Felicity J Lord offered the worse service (and the 2nd most expensive).

    It amazes me that people who are this rude can still be in business in this day in age. I called Felicity to try and organise a viewing and by the end of the conversation felt like an unsuccessful broker who had just failed to sell a policy. How the heck can a prospective client be treated with such utter disrespect? Felicity J Lord are beyond pathetic.

    I saw a flat I had wanted and decided to make an offer . Apparently Clive said my \'offer was not worth the paper it was printed on\' and laughed. Hardly a professional attitude.     We advertised our first house initially with FJL because they were local to us at the Blackheath Standard. This was in 2005 when the property boom was in full swing and prices were quite frankly mad.

    I had a set of professional photos of the house taken as we had spent a lot of money renovating it prior to sale and I was very proud of the work done. All of these were passed on to FJL. We also moved out to sell the house as vacant possession with no onward chain dropping a set of keys off with FJL as we did so.

    JLord just phoned to see if it was ok to show someone round on Saturday. I said yea no worries but check with my flatmate and while you're on don't leave the doors open this time.

    As I was explaining what happened last time I was either cut off or he hung up! Phoned back and explained it and he got really arsey and defensive and started claiming that they haven't done any viewings on Zodiac house
    yet!! I told him to do one as they clearly have and that their internal communication is complete swag - mentioning the fact that another agent a didn't even know we've been without a shower for 8 months.

    I'm afraid everything that you read on this website is true. I've dealt with a great many dodgy estate agents in my time, but Felicity J Lord are without doubt the worst.

    They are pushy, rude, arrogant, unsympathetic and entirely unhelpful. Fortunately, it wasn't necessary to rent with them, as most other estate agents weren't nearly as angry, demanding or overbearing.

    From the start, their emphasis was on overwhelming pressurization and they made ridiculous demands, some of which were backed up by claims we since discovered were entirely untrue.

    I believe the technical term for this is "lying".

    Extremely pushy. Basically tried to convince me that there were absolutely no other flats available at this time, all flats coming on the market were going asap.

    Insane pressurizing techniques. Their usual is to tell you that there are no properties available the first time you call. They will then call you back saying a property has just come on the market and that if you don't rent it, you will basically be homeless as there will be no other house in the entire world.

    I have been rushed into making decisions, they are very very rude on the phone and in person and I can't recommend this agent to anyone. They will stress you for no reason.

    No concept of customer service. Rude and aggressive. Don't care if your property has no heating and no hot water in the middle of March. Can't keep track of payments.

    I am writing this sat in my apartment for the last time. Tomorrow is my moving out day. My stomach goes sour when I reflect back on the encounters I have had with Felicity J Lord. But soon it will all be over.

    When I moved in the fridge wasn't working. I took the over a month to get a replacement. Nothing happened unless I constantly chased them.

    Very rude, financial adivisor rang on a number of occasions to offer services, after declining nicely, he continued to pressurise. Was very rude to my partner. We even considered pulling out of sale as we had already arranged our own mortage adivsor. In the end after the property had been on the market for 7 months we were sure to get get it as no other interest had been shown. A day later we were told that another higher offer had been placed and that we were no longer going to get the property. Me and my partner were sure that this was a phantom offer so we refused to put in a higher offer.

    Never again will I do business with such a useless bunch of people!

    I recently went for a viewing of a one-bed flat with Felicity J Lord, Bow office. From the outset I was astounded at their rudeness towards me, they were abrupt and immediately pressurising. I was early for my appointment and so waited in their offices and noticed that they were also very rude on the phone to current tenants who were phoning up with problems or questions.

    Our first year experience was fairly good. A good tenant was found however the communication from FJL was a little slack.

    Our second year experience has been absolutely rubbish! A good tenant (so far) has been found however the communication from FJL has been non existent, they have taken fees for the whole year up-front (something which all of our other agents do not do) they haven't communicated this to us at all. Our property makes a tidy amount of money for FJL at what so far appears to be for little effort. We are debating whether to leave the agent at the next available opportunity.

    Having dealt with Foxtons, I thought I had seen it all. But not until I dealt with Felicity J Lord, city branch. Terrible service, terrible attitude, very expensive, I even paid (handsomely) for things they were supposed to do and I ended up doing on my own...essentially avoid at all cost is the only appropriate advice.

    I would never use them again, the whole company sucks. We found a flat we liked, paid the deposit on the same day and arrange to move the following week. Two days before we were due to take the key, I received a phone call from the Blackheath branch asking if anyone had already contacted me to inform that the landlord had decided not to let the property. Oh, thank you for letting me know! Apparently the agent we met was only temporarily at that barnch and she forgot to let us know when she returned to her branch.     I have just rented a property from FJ Lord in Bow. Whilst we were looking they were helpful but very pushy. We found a property and were told moving date was flexible and the landlord was really nice. We paid over a deposit and had an offer extended. When we enquired about moving our "flexible moving date" we were told it wasn't possible and any further enquiries I have been made haven't been replied to (i.e. cut off when I phone the office and emails not responded to). I wouldn't recommend using FJ Lord as there are too many broken promises and no after sales support whatsoever. I'm not entirely sure what I'm getting for the ridiculously high agency fee.

    These are the worst agents I have ever used. I used them for a full management.

    The tenants brought cockroaches into my flat which I was told was treated, but wasn't. Tenants left 3 weeks early and was not told. Cockroaches were crawling out of the front door into the communal area and into the neighbours. Luckily I gave my number to one of the neighbours who gave me a call, so I had to fly over to sort this out as Felicity J. Lord weren't bothered to fix this issue.

    Absolutely terrible rental company. They were great until we moved into the flat. The keys didn't fit properly into the door, and my girlfriend was unable to get in without my help late at night - she called their 'out of hours' service, and no one answered. Very luckily, someone in the upstairs flat came home, but she would have been locked out, and they took days to change the lock. Many other problems, took weeks to send any engineers out/builders for various problems. Very rude, never got anything done, will never, ever rent through them again. When we moved, the amount they took from our deposit was absurd, and we managed to negotiate it to over half the original sum proposed, which to me says they know how absurd the initial estimate was.

    Do not rent with this company. Having gone to a much better agency now (Quadrant), I understand how truly awful they were.

    I could not agree more with AngryMan. I just would add that they are also "Patronizing" and "Tyranic".
    If you want to work with Felicity J Lord, make sure you prepare a formated speech they will like to hear.
    You may have permanent stable jobs, money, and so on, it's not just good enough for them to trust you.
    Don't waste your time with them as they just do not want to waste their time with you.

    We agreed to rent a flat through Felicity J Lord mid December to commence end January. We handed our notice in on our current flat, filled in all the referencing forms, gave our bank details - had to keep phoning them to check everything ok (even had to phone to find out our offer of the full monthly amount had been okayed). Finally after 3 weeks we got our first phonecall from Felicity J Lord to apologise and tell us the landlord was moving back into the flat. Found out a day later from another managing agent that it had actually been let out by First Avenue. Whilst they seemed friendly enough they also seemed pretty useless. Although I'm sure in the managing agent world in London they are not alone.

    Recently signed up to 12mnth tenancy. Ignoring previous warning of how incompetent they are. Once you've signed you become uninteresting to them. This isn't great if you have had half as many problems post moving in as we have. The Branch on Mile End Road is to be avoided. Possibly one member of staff is caring enough to try and solve problems but trying doesn't always get you anywhere you need to be. ****** and *** are impossible. They avoid a common sense approach to any of the issues we've had - we spell out a solution but even that is ignored. I'm opting to lauch rather than cry!! If you have locked yourself into a simialr situation - my only advice would be to keep pushing - you have to if you want anything done - don't think they will get on with it - keep chasing and make sure you keep all correspondence you have with them. The chances are you'll need it soon.

    Right - I'm off to check the inventory for some truth...

    An agent from their Wapping branch showed me a different flat from the one that was advertised, which was more expensive as well.

    It's a usual think in this country though. At least he came to the viewing! At least 20% of agents (my statistics) don't bother to show up on viewings.

    We looked at several properties with the Wapping branch one evening. The bloke that showed us around seemed decent enough and we were interested in one of the properties shown but he went on holidays the following day. The second bloke I spoke to re putting in an offer was incredibly bullying with high pressure tactics. He tried to tell me the standard term was 18 - 24 months (hah!) and then demanded credit card details for a deposit whose terms he was very vague about. I smelt a crooked rat and told him to forget it. So pleased I did. Avoid.

    I have rented two different flats through the Tower Hamlets branch. On both occassions the landlords tried to keep my deposit, and on both occassions they utterly failed to protect me. Both times they "lost" their copies of the inventory and other important paperwork, leaving me unable to defend myself against false accusations that I had damaged the properties. In one case I even ended up paying to repair some damage that had been there before I moved in.

    I agree with the landlord saying the centralised office is a nightmare too. It helps them to conveniently "lose" documents and makes getting damage deposits back very tricky- in one case it took me six months and a threat of legal action before they finally coughed up.

    The customer service stops the minute they get your signature. Once they have it you're on your own.
