I would go as far to say the worst estate agent in London. Considering communication is quite a key aspect in negotiation and keeping people up to date, I'm not sure whether Wayne Duck actually knows what a telephone is. He is completely incompetent. All of the negative reviews which have been posted on here, I too have experienced with them. My recommendation to you is if you would like to move into a property, DO NOT let through these children. Moving into a place is highly unlikely with these idiots as they seem to enjoy doing negotiations behind peoples backs and stringing them along for weeks. Even if you did get to your move in date, I'd bet you all the tea in China it won't be hassle free! My advice to everyone is to avoid like the plague!!!!

After what seemed a positive first viewing, my housemate and I submitted a formal, and generous, offer. The agency were scheduled to call the following morning to arrange taking a holding deposit, from there the problems began. I tried contacting them via email, text and phonecall including leaving numerous voicemail messages - the entire organisation is an utter shambles - a dispiriting excuse for a 'professional' company. I am utterly astonished at their level of incompetence regarding basic communication.
I would strongly advise avoiding this agency at all costs - repeatedly banging your head into a wall would be far more beneficial to finding a property than using these simpletons, far less painful too.

Like a previous reviewer said, the good reviews are due to the gift vouchers they offer people who have just moved in to the property. These people have clearly had no experience with the agency and have certainly not moved out yet.
The employees of D&H are unprofessional and in many cases uneducated. Dont expect to get through to them easily on the phone. Whoever you do get through to will tell you someone else deals with your issue and they will no doubt be conveniently "in a meeting".
Big warning on your deposit - dont expect to see it all again. They charge a huge cleaning fee at the end regardless of how clean you leave the flat and a check out fee (they do nothing for this) which you will not be told about before you sign the contact. I would not normally go to the effort to write a review but feel strongly enough to warn people about this agency.

Really terrible agency! They even had the nerve to email us asking us to provide positive reviews on this website in return for a gift voucher - which might explain why there are so many vaguely approving reviews on here...
In short, I have dealt with a lot of less than helpful agencies before but D&H are especially difficult to deal with. Any maintenence issue is endlessly delayed and they take no responsibility for any problems with the property.

Initially Duck and Hedges provided a helpful service and appeared very friendly when we viewed the property. However, once they had tied us into a contract that all changed. When we came to move properties they were less than cooperative. A number of their employees that I spoke to (C and W) gave wrong information and if I rang the office no one knew anything about my account. During one viewing the told the prospective tenant that I would be vacating the property on an entirely different date to the one I had confirmed with them. I was thoroughly satisfied whilst renting with Duck & Hedges. The staff were always friendly and ready to help when needed. I had a good experience with D&H and I would gladly recommend the agency to anyone because of this.

Happy with the service Duck & Hedges have provided so far. Dale and Naomi have been looking after us and have been very efficient in helping us move in. This branch of Duck & Hedges are very friendly and I would be happy to reccomend them to other tenants.

DO NOT USE THESE CLOWNS!!!! They have no idea, they have no communication skills and they strung me along for an entire week claiming to be waiting for landlord confirmation of a moving in date only for me to find that the current tennants were staying!!
Having read the website and seeing the claims about a speedy service I can only suggest that they read the trade description act as that is clearly a lie.
Do not try and contact the agents direct as they will not answer or get back to you, I feel sorry for the office based staff as they spend their entire day dealing with complaints!
Plenty of other estate agents in Clapham, give these idiots a very wide berth!

I cannot advise people enough to STAY AWAY from this estate agents. They're rude, ignorant and do not respond to phone calls, emails or letters. The property I have been living in is disgusting and has cost me a small fortune.
They are also liars and entered my property without any prior warning and without an apology as they lied to my face saying that they had contacted me.
I have paid a fortune for a flat that seemed nice but once moved in turned out to be a grotty hole. It takes WEEKS to get anything sorted with them as they simply don't respond unless you hound them.

As a tenant I have found the service provided by Duck and Hedges to be disgraceful. Instead of dealing with problems to the property themselves, they palm it off and refuse to take responibility for their own mistakes and faults. The staff could not care about the tenants concerns even if it is regarding problems to the property that could cause serious damage in the future. A tenant is not treated at a person with Duck and Hedges. To those wishing to rent through this estate agent, be warned.

I have to say this is the most amateurish organisation I have dealt with. Even when i was a student the agents were better than this. An absolute farce, not seeing the tenancy agreement until 5 days before moving in, constantly adding on charges and increased the rent. I would high recommend you to look elsewhere than deal with this ridiculous bunch of cowboys.
NB. it is interesting to note that all the positive comments are recent and sound similar. If you scroll onto the second page you can see a lot more dissatisfied customers from circa Jan-Feb.

We have been thoroughly satisfied with the service that Duck & Hedges have provided thus far in finding a new flat - they were open and honest during negotiations and Dale has been in contact regularly since our offer was accepted. I have had nothing but good experiences from this agent. Naomi in particular has been excellent. When there have been problems with the property (boiler problems and a water leak), the problem has been dealt with very quickly with minimum fuss. I would definitely recommend them!

I was extremely happy with the service provided by the Duck and Hedges team; from the initial viewing of the property to the eventual contract signing. Being fairly inexperienced to the lettings market, it was a breath of fresh air to be guided through an otherwise overwhelming process by Dale (Wilson) at Duck and Hedges. There was a definite sense of honesty and clarity in the information she provided and I now understand what steps we must go through prior to the final move-in date.
It's pretty safe to say I would have no issues in recommending the Duck and Hedges team to anyone looking for a property in London.

As a tenant I found Duck & Hedges reassuring and helpful. Nothing was too much trouble for Chris. They always returned my calls, answered my concerns and made the whole business of renting seem easy. They are friendly and totally professional and I have no hesitation in recommending them. I would use them again.

I found Duck and Hedges incredible helpful during our search for my first property after university. As they understood we were new to the process, they took time to clearly explain the stages to us and were both approachable and professional. Our agent Chris was quick in finding us suitable properties and Dale from the admin team was very helpful in explaining the many important details. I thought that I would find the whole process daunting but I can honestly say that Duck and Hedges made the experience as stress free as it could have possibly been.

I was very impressed with the service we received from Duck & Hedges, Dale responded quickly to any of our administrative queries, allowing us to feel happy about our upcoming move.
I was also very impressed with how quickly we could arrange a viewing of our property and it met all of our needs which meant we werent wasting our time.
Duck & Hedges are quick, efficient and very friendly so I would definitely recommend to anyone looking to rent a property from them.

We have had very positive dealings with Naomi in the management team. She's been great at sorting out all our issues in the flat we rent as tenants. We've had a number of issues since moving into the flat and Naomi has always been quick to respond to our emails/calls. She's sent out some great quality tradespeople who have always been professional and carried out a good standard of work. We've rented a number of flats over the years and Naomi and the management team have offered the best level of service we've experienced. We would definitely recommend.

I can highly recommend Duck and Hedges and especially Naomi their property manager. She has always been polite, efficient and wiling to help with any of our maintenance issues no matter how big or small. She keeps us informed of the situation from beginning to end, which is something I have not experienced with most other agencies.

The people I've dealt with at the Clapham South office were extremely helpful and got back to all my queries very promptly and professionally. Unlike many agents they actually listened to our priorities in what we wanted in a flat and didn't waste our time with viewings that would clearly not have been a match.
We moved in to a new flat and as such there were a few small issues getting the place up and running and they were very helpful at this phase as well and we had everything resolved quickly and efficiently. I'd especially recommend Dale who has been our contact at Duck & Hedges throughout the administration process. I wish more agencies would be as professional as this branch has been!

Would definitely recommend Duck and Hedges without hesitation. They were very helpful in both finding my partner and I a place. Chris was attentive to our specifications and followed through brilliantly. Additionally the administration has been very efficient and the communication has been very open. Dale kept us up to date about the property both prior and after moving in. She was meticulous, efficient and friendly. Thank you to the Duck and Hedges team for helping us find a place in London!

We had a great experience when renting a flat through Duck and Hedges. The whole process was incredibly simple. Sara was really accommodating and knowable in trying to help find us the best home and Dale was easy to get hold of and made the entire process painless.

I appreciate that through Duck and Hedges my friends and I have found a nice flat to rent in a good location. My experience of the administration has been good, e-mails have been replied to speedily and the girl we've been dealing with has been very helpful.
We did have mixed experiences initially however. When i first arranged to view the property i received a phone call upon arrival and told that it wasn't possible to see it that day as the key had been given to a contracter. When i arrived for another viewing the next day the agent dealing with this property had double booked himself, and had sent someone else who although very apologetic did not know anything about the flat and therefore couldn't answer any of our questions. The current tenants also hadn't been informed about our arrival and were understandably very unhappy at us turning up. It made for a very uncomfortable viewing.

I was looking for a property for around 2 months using various estate agents in the area and duck and hedges was by far the best.
Their local knowledge was excellent and they persevered with my specific requirements until the perfect property was found.

The whole team are very helpful and friendly. They are very organised and will help and listen to your requirements, they are very patient to you. During the time we stayed in Balham, we request them to fix and check some malfunctioned oven and washing machine, they responded us very quickly and professionally. I would like to recommend them to my friends if they wish to stay near the area.

The negotiator involved was approachable, friendly and informative and did not come across to be persuasive. He was flexible and helpful and had arranged a viewing for us efficiently. The letting agents were easy to contact and our negotiator kept me up to date and regularly contacted me via text, email and phone calls. The whole process was quick and the letting agents made it as easy as possible for us.

From the beginning I found Duck and Hedges to be very professional and helpful with the letting process. Me, my partner and my mum have been renting a flat from Duck and Hedges for the past year and are very happy with all the issues that have ever arisen throughout our occupancy. They were always being dealt with in a professional manner.
When we first came across this agent we didn't know what to expect, because we never heard of them neither did our friends, but we were pleased about the service and the contract and all its aspects.
Everything was clearly put on paper in front of us. We were told that we would move in within a couple of days and it was done. On the day we moved we saw the flat cleaned and ready.
Generally we would recommend this agent to everyone.

We were duped a bit by the sales negotiator, who promised the house we were renting would be unfurnished, be repainted and have the fence fixed and garden fixed up. None of these things happened, plus the heating didn't work. The negotiator was one of the directors Wayne Duck, who was very available before we signed a contract and then never returned any calls after the contract was signed.
It is impossible to get hold of anyone at Duck And Hedges once they have your money, as everything is screened behind a phone answering system (except the sales line). You have to take a day off work and go to the office and insist on seeing someone and then the problem takes for ever to resolve.

Admittedly when we first used D+H four years ago on moving to London some of their service provisions were not what I had hoped for. However, they have taken measures to improve and have responded well to feedback. They now provide a good, responsive and courteous service that I am happy to pay for. Naomi Ryan in particular was very helpful with a recent issue that arose with our property. She was polite, efficient and prompt and I will be directing any future issues I have through her.

I am really glad we found our rental property through Duck and Hedges, the team have been really helpful and all information was communicated clearly. From the initial viewing with Chris to the follow up administration with Dale, we have found the team to be friendly, helpful and responsive at all times. Dale in particular was meticulous in her attention to detail and extremely thorough in tying up all the loose ends. We really appreciated the extra lengths she went to, to ensure we were able to move into the new property on time due to our own delays with paper work. After a previous experience with an agency where I felt that the agent would not overlook lying as a way of catching our interest in whichever property, I was very impressed with the candidness of the staff at Duck & Hedges. When visiting the property, I felt that my decisions were encouraged to be more rushed than I would have liked, but then again it is a very fast moving market - correspondingly however I have felt that the agency dealt with all my queries very rapidly, efficiently and friendlily!!
I dealt mainly with Dale who was in charge of our contract and she explained everything to me very thoroughly and was very supportive. She was always smiling, which I also found to be a refreshing change from some of the other agencies that I dealt with!

The overall letting experience was a good one with Duck and Hedges, however the negotiations did appear to take longer than necessary in agreeing a price with the Landlord (however this was partly due to the offer being made over the weekend). There were also problems in obtaining a reference from my previous letting agent, which was through no fault of my own (my previous letting agent being quite poor) - however Duck and Hedges indicated that they were concerned as to my credentials as they had not heard anything. If they hadn't heard anything I don't see how they can question my reference - by definition of the fact that they hadn't heard anything! It eventually came through fine but in future I would recommend that Duck and Hedges be more proactive in getting a reference from the previous letting agent, without putting pressure on the tenant to do so.

Duck & Hedges admin staff have been efficient with speed and accuracy of paper work. Dale is very professional.
However I do not appreciate moving into a filthy property and having a decorator present full time for the first 2 weeks of our tenancy. Wet paint and fumes made the rooms uninhabitable. All three of us couldn't change our moving date at such short notice. We were compensated for one of these weeks after pressuring the Landlord.
I did communicate to Duck & Hedges that we did not need decoration, which was not stressed to the Landlord, resulting in the flat not being habitable after paying £1.5k. Keys were also not available for each tenant when we signed the contract, we had to trek across South London to find a suitable locksmiths. The only set of keys which we were given by Duck & Hedges were faulty. They are in fact still not working.
Why was the date of moving not postponed for another 2 weeks if the property was not ready? Profit I guess???
So while the admin I cannot fault, the handover of the property sadly fell short.

Without doubt Sara and Marc are the friendliest estate agents in London! The Duck and Hedges staff we have met or contacted by phone and email have always been very polite and helpful. They also respond to our emails very quickly. This does not compensate for a series of other problems relating to the poor running of the business. For example, despite chasing we have never received an inventory, and we have had to put up with a useless handyman.

I have just moved out of a duck and hedges property and the whole process was a shambles from start to finish.
1 hour after sending our notice to leave an agent was entering our property uninvited and unannounced trying to have a look around - it took me 10 mins to get her to leave.Viewings from this point were a problem as they would only give us 10 mins notice, or the prospective tenants would show up without an agent, leaving us to show them around. I left a message at the office to complain but no one bothered to come back to me.

I have recently rented a property through Duck & Hedges. So far my experience has been as follows:
1) With regards to the acceptance and move-in, I became a little worried about the lack of updates from the agency, with no firm move-in date given until very close to the actual date. Once sorted though, went smoothly.
2) The administration team on move-in was very thorough with a good explanation of costs and dates for payments provided.
3) With regards to maintenance issues, we alerted Duck & Hedges of an issue with an apparent leak in the kitchen 48 hours ago, but are yet to hear a response.....

I went with Duck and Hedges as an Agency and met a lovely gentleman called Chris who helped me a lot with all the paperwork in order for me to get the flat I live in. Chris was always kind, professional, very friendly and I found that in the last 6 months that I have lived here, he would always be easy to reach and very helpful with any problems I had. I would recommend Chris to anyone and also the agency as they have been fantastic throughout. He always has a 'can do' attitude and is absolutely never negative. I have recently rented a property through Duck and Hedges, Clapham Common branch and have had a very positive experience. The staff were very friendly and approachable and I felt I could ask them any question without feeling embarrassed. Our work and character references were completed promptly and any questions that we had were followed up straight away with either an e-mail or a phone call. Duck and Hedges was the last estate agent that my friend and I visited when looking for a 2 bed to let. We were shown to a property new to the market straight away and was given a run down of all of features of the property. Whilst signing for the property Dale was very professional and helpful throughout. We also got to see the property again after we paid all of the fees which was again a massive help. I would highly recommend Duck and Hedges to people finding a property to let in the London area.

This is a review specifically about the property management team at D&H, as requested by D&H themselves. It is a pleasure to report that Naomi and her team are always extremely helpful, approachable and professional, always responding as promptly as possible to property maintenance issues.
I am a tenant with D&H so I can't really comment on the service overall because so much of that will depend on how the tenancy ends.
If you would like the full picture then best bet would be to read the other comments/posts.
From my experience so far I have found putting everything in writing/email to D&H is a good approach because it helps minimise any potential miscommunication, especially when busy, and I would definitely urge people to read all smallprint and not make any assumptions - but then to be fair that goes for any situation when there's some sort of contract and money involved.

Naomi responded promptly and acted to address a number of issues of the flat that I and my flatmates reported. I have been living in this property for more than 5 years and I am well impressed with the level of service and professionalism that Naomi showed in resolving these issues that required coordinating contractors for repairs and the landlord to approve associated costs.

I moved to London in August from the North knowing nothing about the area or London in general. The staff at Duck and Hedges were more than helpful. We were having troubles arranging to sign for the tenancy so they faxed most of the information over to us and then stayed open late on a Saturday which they did not need to do in order for us to secure the property. Since moving in we have had no problems at all and they have dealt with all our minor queries with great efficiency. I am moving from the property to a smaller flat and will definitely be using Duck and Hedges to find my next property.

They have been so wonderful through the process of the new lease of a property we are renting from them. They have gone above and beyond for us. Even helping with a situation we were having with our previous agency offering advice and support.
The process of our new lease was quick and easy and they have kept in contact with us throughout answering any questions with a prompt response.

I must say that D&H are extremely different to every other estate agent I have had dealings with.
I had been in contact with Chris for several weeks and eventually we found a property which was secured and negotiated within a very reasonable time.

Hi. I have been working with Naomi for a long time now. She is extremely helpful, always gets back to me when she says she is going to and I find that she goes out of her way to find a resolution for something. Also, when I complained once about not being advised about the plumber turning up, Naomi was very calm and helped me to calm down and understand the situation. I know if I contact her, I don't have to worry that things won't get done, they always do.

By far the worst estate agency experience I have ever had this misfortune to deal with. Initially I was very impressed with the agency staff; they seemed genuinely friendly and helpful. However, it quickly became apparent that, as soon as they had your holding deposit and fees, they were quite happy to cut all contact and fail to communicate regarding the progress of any offers made.
A week after an offer on a property we had chosen with D&H had allegedly been accepted and the holding deposit taken, were we informed that another offer had been accepted by the landlord! I'm currently in a flat managed by Duck and Hedges (Clapham). I've read through the reviews here, and, while there were a few niggles when I moved in, and when I renewed my lease after the first year, my experience of this estate agent has so far been pretty good (have been in the property for just over a year). Everything's been fixed within a week of being reported - this included a brand new window for the bathroom; repainting of the bathroom wall where the paint had come away from the plaster; the repair of a light fixture; and a leak in the ceiling, which was rectified and then the ceiling redecorated - and I have to say that Naomi, the maintenance manager, has been really pleasant and professional, and has always replied to my emails within a day or so of receiving them. We moved out a few months ago after a year of nonsense from Duck and Hedges. Duck and Hedges tried to charge us numerous fees during our tenancy and also after we left. We disputed every single fee with them through the My Deposits TDS scheme and won on every count that was within the Deposit Schemes' jurisdiction. We reclaimed every penny of our deposit, and were not liable for a single deduction or fee because Duck and Hedges didn't do their paperwork properly and didn't behave as if they knew any of the laws that regulate their industry (few that there are). I am a previous tenant of D&H and had to pull teeth in order to get what was left of my deposit back. I had to raise a dispute of nearly 800 pounds which they charged us for various fees. Needless to say they lost and nearly 5 months later I got the money that was rightfully mine in the first place.
I would just like to warn tenants to read the contract carefully before you sign. There are much fairer agencies out there!! D&H charges completely unnecessary fees on the way in and out! I am extremely glad I took the time and effort to dispute their claim, but if you want to save yourself the time and effort and money - stay away!

1. Moved people in when someone already there. Promised a bed to one of the tenants but there wasn't one so she slept on the sofa for 3 weeks and also damaged it.

It was very straightforward to deal with the staff and everything moved very quickly and efficiently with regard to my letting.
The only thing I would say is that it would have been useful to have the electricity token situation in my flat explained earlier. When I viewed the flat, it hadn't even occurred to me that it wouldn't be central heating so it would have been helpful if the agent could have brought that to my attention as a peculiarity of the property.
The only other small thing was collecting the keys on the day I could move in. The office was shut due to someone breaking their ankle and agents were out at viewings? I walked down to collect the keys but the office wasn't open so I then had to come back an hour or so later. It wasn't a huge deal and it wasn't anything that could have been planned for or avoided but it was a bit inconvenient.
In general though, I found Duck and Hedges much easier (and more efficient) to deal with than other agents I've encountered.

Landlords beware. Duck and Hedges are the sort of company that will charge you for carrying out a Gas Safety Certification and actually not do so. I'm sure its a nice little scheme that they have running.
If you are a current tennant require a copy of your certificate you will need to wait until after the next inspection as they 'ARCHIVE' documents at are currently active (By Archive they mean that they don't actually keep these legal documents - despite it being a legal rewuirement to keep them for 24 months).
Their organisation is a joke.

Over all a good service. They always reply promptly to emails, which is very important.
I felt the fees were exceptionally high, and there were more of them compared to other agencies- this would make me less likely to use D&H again. We found the office hours weren't very accomodating when we needed to come in to sign contracts etc. When you don't live nearby and you work until 5.30 it is difficult to find a suitable time.Was this review helpful? Excellent Professional Service; very pleasant people; can thoroughly recommend. Great personal service! Turns the stereotype of Estate Agents on its head. I would defiantly use them the next time I rent a property and would recommend them without hesitation to my friends and family!

I have dealt with the Duck&Hedges team (Clapham branch) for about 8 years now. Initially I was recommended by a friend to rent a flat through them and when I became a Landlord myself (once I moved aboard with my job) they have let and managed my London flat ever since. At all times I've found the whole team to be professional, honest and above all their integrity is without question. I have had nothing but excellent dealings with them through my time in London and would recommend them to anyone without question.

D&H is managing the property I rent and I have had positive experiences. In the past (mid 2009) have been only very few circumstances where the respond time was not was I expect but the new/current property management team is very professional, dedicated and supportive! They respond to requests in a short time, things get done quickly, with flexibility and adaption to specific client needs.

I had rented a flat from Duck & Hedges and found them terrible. First they misinformed me about the furniture, promising me stuff that belonged to earlier tenant and going to the point of charging me for it. Then they refused to share landlord details with me, even when they were not 'managing' the flat. They keep wasting time by not answering calls, responding to emails unless you threaten them. Finally a serious threat of legal action got me my deposit back , that also after 3 months. Stay clear of them.

Hard to find the words to express how bad an agent Duck and Hedges are. I thought I'd dealt with some bad agencies in the past but compared to D&H they were angels! They failed to maintain the property and are still trying to hold on to our deposit almost 6 months after we have moved out, leaving me no choice but to take them to court. What a total waste of time ARLA must be if D&H are still members! Please, please do not use this agency. Your home should be where you live your life and not simply a terrible source of stress.

Do not use this agency. I've got a million things I could say about them but I will keep it short.
Repairs. Upon moving in boiler was not working... this took 5 weeks to fix. The only reason it got fixed at all was because we were able to find out the direct number of the plumber they use. When we called him after 4 weeks of Duck and Heges saying they were on it he had no prior idea of the problem. Was fixed in a week after we contacted him personally and that was only because that was the waiting time on parts.

Do not use this company! They pressured us into signing forms prior to sending the Terms and Conditions. After signing they then said that we had to pay half to have credit checks done on all of us. When we said this wasn't part of the agreement they said that their contract says that other fees may come up through the Tenancy and they are allowed to request us to pay. We were told that we had to pay a total of 6 weeks rent which was 2 weeks as deposit and 1 month advance rent. When we received the contract they then said that we had to pay a total of 10 weeks and also extended the lease agreement we had made of 8 months to 9. We disagreed on this and said that due to all the inconsistencies we no longer wanted to deal with them or move into the property. They are refusing to refund our deposit and we are going to have to take legal action to get it back.
If there was a rating of no star that is what I would give them. Absolutely useless and unprofessional, they should be shut down.

I had an absolutely horrendous experience with Duck and Hedges and I now would not touch them with a barge pole. Some of their stuff were rude, extremely unproffessional in the way they organised themselves and spoke to people. I really was embarressed for them.

A dreadful experience with an agent that clearly does not have a clue. They tried to move people in early when other tenants already in situ, promised items I didn't have and then withheld paying the rent over to me for 4 months
The agent was incredibly rude and all info was passed onto ARLA who have no teeth at all. Legal action is what is needed. They should not be in business. Awful, awful. Not a redeeming feature about this experience

I rented a flat that was managed by Duck and Hedges, and can't explain how dire their service was. The keys I was supplied didn't fit the locks (so I had to get them recut, and send one on to DnH to replace their missing original, in the end at my own expense), they didn't return messages left on their emergency call out number, I pratically had to claw my deposit back from them...I could go on but won't, i'll merely say they're the worst agency i've ever had the misfortune of dealing with and hope that ARLA investigate them throughly before too many others suffer.

Duck & Hedges managed to move in two new tenants a WEEK before my flatmate and I were due to move out... Cue coming back from a day out with two strange men standing in the living room and all of our belongings piled up in one of the bedrooms.
This was the straw that broke a mangy camel of tenancy disasters. While our property wasn't 'managed' by D&H, the tenancy procedures (both beginning and end) were painful beyond belief.
The astonishing incompetence wasn't quite as hard to swallow as the rudeness that accompanied it. When showing around prospective tenants, the agents would barge in unannounced. They also lost their key and hounded us with calls throughout the day to demand we be in when it suited their house viewings.

Helpful and friendly until contract is signed, then you will find them extremely unprofessional, ie, dont answer phones or reply to emails, takes up to two weeks to even sort out boiler issues in middle of winter and then they will send people in without your consent or permission when it suits them. As for their fees its daylight robbery and dont bank on getting back your deposit in a hurry, they will drag it out as long as possible in my case seven weeks, thats what left of it once they help themselves to unnecessary petty deductions, be warned people, very warned, i wish i had read some of these reviews before signing contract. I am so glad I am shot of them as they have caused me much stress and ripped me off with deposit. I am now in a much nicer place which i found through a very nice sympathetic agency with minimum fee and good supportive follow up so take heart Londoners there are good guys out there unlike the duck and hedges.

I'm quite shocked to see some of these reviews. I've had some very bad experiences with Estate Agents - Duck and Hedges are by no means the worst. I'm in a slightly different situation as the property found through D&H is managed by a very consciencious landlady so I don't have any experience of D&H as managing agents.
However, I must say that D&H went out of their way to find us a property matching our needs and processed the letting agreement in a week with very little trouble. I had no problem with their staff and all went well. In fact, they even dealt with a worried landlady who was double checking everything.
It sounds like some people have had a bad time, but some of the reviews sound a bit unfair.

After reading these reviews I planned to steer well clear of these guys, however, after calling a unmarked ad it turned out to be them, an as alot of the stuff i had seen so far had been such a let down I decided to go and have a look. After a little mix up with the meeting, I was shown round the flat to which I was annoyingly very interested in. This posed a dilemma. After a bit of thought I made the choice to go with it. I recently had some very minor maintenance work that needed doing in my flat - it was a five minute job that took nearly a month for the agents to sort out. However, it was not merely that they were sitting in their office twiddling their thumbs (although this did count for quite a large part of it) , when they bothered to do anything it took on the character of a total and utter cock up. I have never come across such an unfailing ability to take a request and strip away all the useful information that comes with it - never mind the fact that it ended up taking four weeks of this kind of carelessness and stupidity to see any results.

To begin with we were very pleased with Duck and Hedges thay found us the perfect flat in the perfect area. We were sold the property at a price which included heating and hot water :-). We signed a holding contract and gave a deposit. The second amount of money then also came out, this was fine. We then organised a meeting to come and give all our information i.e bank statements, only to be informed that the property did not include heating or hot water at the price we had offered which was not discussed with us at the time of viewing, therefore they had miss-sold us the property.

Appalling service. The whole company is disorganised and doesnt care about their clear lack of effort in resolving tenancy issues. I, like most others reviewing D&H, have never written about lettting agents before but was compelled to after months of them not resolving things like lack of running water, broken fittings and furnishings. We had issues throughout our tenancy and they were never efficient in resolving as well as being very difficult to talk to or even reply to emails. Got totally shafted with the deposit too, I'm thinkning of taking them to court so anyone else had the same experince we could team up?

I have never written an online review before but this company makes my blood boil.
We found the perfect flat in Clapham, which we're very happy with. It was a shame we had to deal with them.
We signed over a deposit, only to find lots of hidden fees were then put on top with no indicator given of such fees when we'd actually signed our money away. Moving in issues were: Not enough sets of keys, leaking sinks, changing the bank account the rent was to be paid into with zero warning and when we moved in the fridge and freezer were both broken. Every dealing with Duck and Hedges has been met with rudeness, incompetence and inefficiency.
We encountered several problems when moving in, with extra fees and broken promises because the agent was 'new' and didn't realise despite us very clearly asking what the fees were (and having this in writing) - a complete bunch of lies to lock us into an 8 month contract.
Their property management service is a complete joke. It is absurd to pay £180 a year for the worst customer service I’ve experienced in my life. Every issue lodged is met with they 'can't get hold of the contractor' or they are 'very busy in the office'.
I would never normally actively discourage people from using a particular business; however, numerous dealings with this appalling agency have forced me to do so. Save yourself the frustration, avoid Duck and Hedges.

Totally useless and incompetent. I wish I had read the other online reviews first. I have never written an online review in my life, but felt it necessary. I would avoid them at all costs. I know estate agents don't have the best reputation for service, but this is new level. Admin team is impossible to get a hold off, are rude and unhelpful. They take no responsibility for the representations they make and hide behind the fine print. Without a doubt the worst experience I have had letting a place in London.

We were duped a bit by the sales negotiator, who promised the house we were renting would be unfurnished, be repainted and have the fence fixed and garden fixed up. None of these things happened, plus the heating didn't work. The negotiator was one of the directors Wayne Duck, who was very available before we signed a contract and then never returned any calls after the contract was signed.
It is impossible to get hold of anyone at Duck And Hedges once they have your money, as everything is screened behind a phone answering system (except the sales line).  With regards to the acceptance and move-in, I became a little worried about the lack of updates from the agency, with no firm move-in date given until very close to the actual date. Once sorted though, went smoothly.
2) The administration team on move-in was very thorough with a good explanation of costs and dates for payments provided.

I've read through the reviews here, and, while there were a few niggles when I moved in, and when I renewed my lease after the first year, my experience of this estate agent has so far been pretty good (have been in the property for just over a year). Everything's been fixed within a week of being reported - this included a brand new window for the bathroom; repainting of the bathroom wall where the paint had come away from the plaster; the repair of a light fixture; and a leak in the ceiling, which was rectified and then the ceiling redecorated - and I have to say that Naomi, the maintenance manager, has been really pleasant and professional, and has always replied to my emails within a day or so of receiving them. Know your stuff before dealing with these sharks, and be prepared for a lengthy battle to reclaim deposit, dont expect any maintenance work whatsoever, be prepared for spurious and arbitrary fees to be demanded and expect rent hikes with insufficient notice.

Probably a pointless exercise, but as I am going to report your company to the Ombudsman and all the other bodies whose logos feature on your website, we need to attempt to go through your complaints procedure before submission. (2) Charges attempted to be levied where not due during move in
(3) Levied 'extra security' deposit without full knowledge of property manager
(4) Unhelpful after move - in
(5) Blamed us for extra bed in house and alleged we were breaking tenancy rules - when it was there on move in
(6) Promised to clean house and take care of gardening prior to move in. No such work undertaken
(7) Advertised property with a certain price, as a matter of fact it was considerably higher. They made the same mistake on advertising it again
(8) Hire staff who don't have a clue
(9) Refused to take their 'letting' sign from the front garden for a whole year
(10) Held on to deposit for months, no mention of returning interest earned on it
(11) Gave check-out agents the check-in report from several years previously, rather than the relevant one from this year.
(12) Repeatedly barged in to the property for viewings - apparently 'Dave' in the office hadn't been telling people what was going on.
(13) Showed up late for arranged viewings
(14) Refused to return said 'extra security' deposit until the main deposit was returned, despite clearly stating it was to be returned after 8 months
(15) Staff put the phone down on you almost mid conversation.

Landlords beware. Duck and Hedges are the sort of company that will charge you for carrying out a Gas Safety Certification and actually not do so. I'm sure its a nice little scheme that they have running.
If you are a current tennant require a copy of your certificate you will need to wait until after the next inspection as they 'ARCHIVE' documents at are currently active (By Archive they mean that they don't actually keep these legal documents - despite it being a legal rewuirement to keep them for 24 months).

I arrived at the office to pick up the keys, my parents were traveling up from the south coast to help me move, only to find that we had been given 1 key, that is 1 key for two people and two front doors. So we could not enter the property without constantly buzzing up to the other flats and hoping they were in, this was less than satisfactory, we were told that they would call us back by 2pm which is the time that they closed on a Saturday, obviously we didn't hear anything. We moved on the Saturday and didn't actually get the other keys until the next Monday.
Luckily Duck and Hedges are not managing the property as I would not want to deal with all these problems throughout the whole tenancy and I am pleased to say that the landlors company is a pleasure to deal with./&display=popup&link=http://www.allagents.co.uk/review/1929/&redirect_uri=http://www.allagents.co.uk/review/1929/ "Share on your Facebook Wall"){kind=logo}

Their property management service is a complete joke. It is absurd to pay £180 a year for the worst customer service I’ve experienced in my life. Every issue lodged is met with they 'can't get hold of the contractor' or they are 'very busy in the office'.
I would never normally actively discourage people from using a particular business; however, numerous dealings with this appalling agency have forced me to do so. Save yourself the frustration, avoid Duck and Hedges.

Every dealing with Duck and Hedges has been met with rudeness, incompetence and inefficiency.
