If anyone's wondering how an agent can have such a reasonable average score, yet a ton of scathing reviews, it's probably because they offer a £10 M&S voucher for (their words) "a favourable 4 or 5 star review". Note how anyone who's written anything of note has said quite the opposite.
In short, D&H are at best inept and at worst deliberately negligent. Issues in a year's tenancy include:
Delaying our move-in by two weeks a few days before the due date, leaving me homeless;

Whilst not eventually going with any of the properties that I was shown by Duck & Hedges, I found Turgay a brilliant estate agent.
He was engaging and answered all the questions we had alongside having a positive enthusiastic approach to all of the properties shown.

Duck and Hedges advertised a property to rent on Gumtree, which sounded fantastic. We contacted the number provided and despite it being out of hours, we had arranged to view the property at 10.15 the following morning.
I viewed the flat alone and thought it was fantastic so decided to put an offer down at a starting price recommended by the woman who showed me around. I was asked to fill out forms there and then to which I did. Every possible piece of information about you, you had to provide. I would go as far to say the worst estate agent in London. Considering communication is quite a key aspect in negotiation and keeping people up to date, I'm not sure whether Wayne Duck actually knows what a telephone is. He is completely incompetent. All of the negative reviews which have been posted on here, I too have experienced with them. My recommendation to you is if you would like to move into a property, DO NOT let through these children. Moving into a place is highly unlikely with these idiots as they seem to enjoy doing negotiations behind peoples backs and stringing them along for weeks. Even if you did get to your move in date, I'd bet you all the tea in China it won't be hassle free! My advice to everyone is to avoid like the plague!!!!

After what seemed a positive first viewing, my housemate and I submitted a formal, and generous, offer. The agency were scheduled to call the following morning to arrange taking a holding deposit, from there the problems began. I tried contacting them via email, text and phonecall including leaving numerous voicemail messages - the entire organisation is an utter shambles - a dispiriting excuse for a 'professional' company. I am utterly astonished at their level of incompetence regarding basic communication.
I would strongly advise avoiding this agency at all costs - repeatedly banging your head into a wall would be far more beneficial to finding a property than using these simpletons, far less painful too.

Duck & Hedges are probably the worst single estate agency I have come across. I have been letting nor for 6 years and have never received such terrible service.
The property management team are the worst aspect of the company. I could never EVER get through to the lady on her phone. One day I sat outside their offices, called her line and watched as she ignored the phone on 4 consecutive occasions. She then carried on having a joke with her colleague sat in front of her. She is a middle aged lady who dresses entirely unprofessionally also.

Like a previous reviewer said, the good reviews are due to the gift vouchers they offer people who have just moved in to the property. These people have clearly had no experience with the agency and have certainly not moved out yet.
The employees of D&H are unprofessional and in many cases uneducated. Dont expect to get through to them easily on the phone. Whoever you do get through to will tell you someone else deals with your issue and they will no doubt be conveniently "in a meeting".
Big warning on your deposit - dont expect to see it all again. They charge a huge cleaning fee at the end regardless of how clean you leave the flat and a check out fee (they do nothing for this) which you will not be told about before you sign the contact. I would not normally go to the effort to write a review but feel strongly enough to warn people about this agency.

Really terrible agency! They even had the nerve to email us asking us to provide positive reviews on this website in return for a gift voucher - which might explain why there are so many vaguely approving reviews on here...
In short, I have dealt with a lot of less than helpful agencies before but D&H are especially difficult to deal with. Any maintenence issue is endlessly delayed and they take no responsibility for any problems with the property.

Initially Duck and Hedges provided a helpful service and appeared very friendly when we viewed the property. However, once they had tied us into a contract that all changed. When we came to move properties they were less than cooperative. A number of their employees that I spoke to (C and W) gave wrong information and if I rang the office no one knew anything about my account. During one viewing the told the prospective tenant that I would be vacating the property on an entirely different date to the one I had confirmed with them. I was thoroughly satisfied whilst renting with Duck & Hedges. The staff were always friendly and ready to help when needed. I had a good experience with D&H and I would gladly recommend the agency to anyone because of this.

DO NOT USE THESE CLOWNS!!!! They have no idea, they have no communication skills and they strung me along for an entire week claiming to be waiting for landlord confirmation of a moving in date only for me to find that the current tennants were staying!!
Having read the website and seeing the claims about a speedy service I can only suggest that they read the trade description act as that is clearly a lie.
Do not try and contact the agents direct as they will not answer or get back to you, I feel sorry for the office based staff as they spend their entire day dealing with complaints!
Plenty of other estate agents in Clapham, give these idiots a very wide berth!

Happy with the service Duck & Hedges have provided so far. Dale and Naomi have been looking after us and have been very efficient in helping us move in. This branch of Duck & Hedges are very friendly and I would be happy to reccomend them to other tenants.

I cannot advise people enough to STAY AWAY from this estate agents. They're rude, ignorant and do not respond to phone calls, emails or letters. The property I have been living in is disgusting and has cost me a small fortune.
They are also liars and entered my property without any prior warning and without an apology as they lied to my face saying that they had contacted me.
I have paid a fortune for a flat that seemed nice but once moved in turned out to be a grotty hole. It takes WEEKS to get anything sorted with them as they simply don't respond unless you hound them.

As a tenant I have found the service provided by Duck and Hedges to be disgraceful. Instead of dealing with problems to the property themselves, they palm it off and refuse to take responibility for their own mistakes and faults. The staff could not care about the tenants concerns even if it is regarding problems to the property that could cause serious damage in the future. A tenant is not treated at a person with Duck and Hedges. To those wishing to rent through this estate agent, be warned.

I have to say this is the most amateurish organisation I have dealt with. Even when i was a student the agents were better than this. An absolute farce, not seeing the tenancy agreement until 5 days before moving in, constantly adding on charges and increased the rent. I would high recommend you to look elsewhere than deal with this ridiculous bunch of cowboys.
NB. it is interesting to note that all the positive comments are recent and sound similar. If you scroll onto the second page you can see a lot more dissatisfied customers from circa Jan-Feb.

We have been thoroughly satisfied with the service that Duck & Hedges have provided thus far in finding a new flat - they were open and honest during negotiations and Dale has been in contact regularly since our offer was accepted. Everything so far has been organised with a minimum of fuss and stress.

I have had nothing but good experiences from this agent. Naomi in particular has been excellent. When there have been problems with the property (boiler problems and a water leak), the problem has been dealt with very quickly with minimum fuss. I would definitely recommend them!

I have used D&H for my last two properties, and have found them to be friendly, helpful, and very good at tying up loose ends. I would certainly recommend their services as they seem to have excellent properties across the Clapham area.

I was extremely happy with the service provided by the Duck and Hedges team; from the initial viewing of the property to the eventual contract signing. Being fairly inexperienced to the lettings market, it was a breath of fresh air to be guided through an otherwise overwhelming process by Dale (Wilson) at Duck and Hedges. There was a definite sense of honesty and clarity in the information she provided and I now understand what steps we must go through prior to the final move-in date.
It's pretty safe to say I would have no issues in recommending the Duck and Hedges team to anyone looking for a property in London.

As a tenant I found Duck & Hedges reassuring and helpful. Nothing was too much trouble for Chris. They always returned my calls, answered my concerns and made the whole business of renting seem easy. They are friendly and totally professional and I have no hesitation in recommending them. I would use them again.

I found Duck and Hedges incredible helpful during our search for my first property after university. As they understood we were new to the process, they took time to clearly explain the stages to us and were both approachable and professional. Our agent Chris was quick in finding us suitable properties and Dale from the admin team was very helpful in explaining the many important details. I thought that I would find the whole process daunting but I can honestly say that Duck and Hedges made the experience as stress free as it could have possibly been.

I was very impressed with the service we received from Duck & Hedges, Dale responded quickly to any of our administrative queries, allowing us to feel happy about our upcoming move.
I was also very impressed with how quickly we could arrange a viewing of our property and it met all of our needs which meant we werent wasting our time.
Duck & Hedges are quick, efficient and very friendly so I would definitely recommend to anyone looking to rent a property from them.

We have had very positive dealings with Naomi in the management team. She's been great at sorting out all our issues in the flat we rent as tenants. We've had a number of issues since moving into the flat and Naomi has always been quick to respond to our emails/calls. She's sent out some great quality tradespeople who have always been professional and carried out a good standard of work. We've rented a number of flats over the years and Naomi and the management team have offered the best level of service we've experienced. We would definitely recommend.

Delaying our move-in by two weeks a few days before the due date, leaving me homeless;
Failing to fix both major and minor faults despite repeated emails, then charging us for the repairs at checkout;
Charging us £50 for paying rent a day late whilst we were waiting the mercurial Greg to get back to us on an updated tenancy agreement;
Refusal to reimburse us for getting a key cut for them to show prospective tenants around - a key that they didn't have because of their own uselessness;
Pathetic customer service throughout, they only seem to realise what email is when they need something.
Based on conversations I've had with a couple of friends, this is probably the worst lettings agency in London. As we pulled up outside then I was told "the other place has been let". Again, I called their bluff and they booked a viewing with me the next day for the same original advert - not knowing I was the same person of course.
I'm surprised these guys are still in business to be honest. They DO NOT CARE ONE LITTLE BIT ABOUT THEIR TENANTS. They get paid by the landlords so they couldn't care less about us!
They also told me that I needed to make an offer ASAP as they only took one offer on any property and then "took it off the market". This also turned out to be untrue when put to the test. They are just a terrible agency and I am genuinely bitter about the experience I had with them. Despite the contract stating they needed to give 6 hours notice before viewings, they usually gave 30 minutes, and arranged one viewing at 11.30pm for 8am the next day. Despite being told to expect the deposit refunded within 5 days of vacating the property, I have still received nothing. Three weeks later and I am told I need to get in touch with the landlord myself. I am left wondering why I paid agency fees when I feel I have done most of the work myself.
