Don't believe these false positive reviews. NEVER PAY THEM UP FRONT £500. Read the reviews below. What reputable estate agent demands £500 to secure a property? You collect all the offers the landlord makes a decision. They will try anything in the book to take your money. If you make a complaint they are just massively hostile towards you. Even the most reasonable queries.Have no dealings with these people.

They ask you to put a holding deposit down on a property to get first refusal on it. They initally agree to whatever amount you quote. Like I was shown a flat which was displayed in gumtree to be 250PW. I told them that its too costly , so they told me make an offer. Which i did (210 PW). They pretend to talk to the landlord to make an offer. After few days they came back and told that Landlord has not accepted the offer and asked would i like to increase the offer, which I refused. My two flatmates and I founds a rental property through DavidStJames, and proceeded to put down a deposit for the flat. Our first prboelkm arose when one particular housemate tried to pay the initial '£500 downpayment. She was informed a matter of days later that her card had been cloned, and it had to be cancelled. Fair enough, that could have been a coincidence. We then paid the full balance of our deposit/agency fee and first months rent within a matter of days, and were all set to move. It was a pleasure dealing with dsj, the process was quick and easy and the team were very friendly and helpful. Having the offices open until 8.00pm was also great especially for those who work all day.

I have been very very impressed with DavidStJames from the moment I walked into their offices I was met with a smile and professionalism. They found me the perfect house and even met me on a Sunday when their offices where closed to let me into the property. They where always on the other end of the phone and happy to help.
When I moved in I spoke to my landlord about how happy I was with DavidStJames. He informed me that he had been with DavidStJames for over 5 years and was so happy with them that after a long line of dodgy agents who just took his money, he had given DavidStJames sole agency to all of his 63 rental properties!
I would highly recommend them.

Absolutely marvellous experience with DavidStJames. Having been a landlord in West London for over 30 years, it is that first time in a long time that I have been impressed with an estate agent’s eagerness to get my property let.
At the inception I was rather sceptical of using an agent who only has offices in East, North and South London only, but they where better than any agent I have ever used in prime London.
I am happy to hear that they have now secured an office in West London and will be on my door step.

and vipul are extremely satisfied with Ryan Morgan and david st james. They were very
patient with our questions throughout the month and we really appreciate it.
There were ocassional setbacks but in hindsight, had it not been for them we

Having rented out our property with David St James we now really wish we hadn't bothered. They moved new people in at the end of the contract without consulting us and then told us they were charging us £4,000 for the privilege. Their MD seems to take personal charge of taking your money. He doesn't have a clue what he is doing though. They also kept charging us for repairs throughout but when we consulted the tenants they were unaware of any problems. Give these guys a wide birth

After viewing a property with David st James we ended up handing over £500 holding deposit which they have kept hold of for over a month despite the fact that the deal somehow fell through. They blamed us for this. Horrible experience. Please avoid them.

Having worked in the estate agent game for over 10 years it always irritated me that estate agents had such a bad reputation. I didn’t know an agent that was dishonest in the slightest until I came across DSJ. Upon viewing a flat with them I was immediately asked for a £500 ‘holding deposit’. Without letting on I was in the industry I asked them more about this. They said that if I gave them the money they would then hold the flat for us. I immediately refused and this is when they became incredibly rude. No reputable estate agent would ask for £500 holding deposit as it is not in the interests of the landlord or the customer. As a landlord you will be missing out on people making higher offers and as a customer there is no protection for your money. So it came as no surprise to read the numerous reviews on this site. The 5 star reviews are clearly fakes written by this agent whose unscrupulous tactics brings the whole industry down. Shame on them.

We had a thoroughly misserable experience dealing with this estate agent. We went to see several properties and the agents couldn't be any more happy to help. This all changed after we had handed over a £500 holding deposit. We knew this sounded dodgy but were desperate to find a property and so handed over the money. We didn't have a good experience with them. Move-in date was changed, rent was increased after it was agreed (& holding deposit paid!) and the agent didn't help us in anyway. Signed contract came in on the day we moved-in even though everything was paid like a month before that. Whenever we called them up for anything related to contract or move-in date, the response was rude and unhelpful. Probably because the agent had got all the money and was not interested in helping us in anyway.

i am a student looking around for a decent place in LBTH. i went in to ask few questions and possible recommendation if they can offer. I was so treated badly, as if they were some sort of Lord of the Universe. they just responded in rude manners, made me feel like i was so little, worthless, good for nothing! this is ridiculous. i responded in back in good manners and not making it worse by putting my voiceup.
it just seems so true that others have been treated the same before me. some have went through all the stages of paying them then getting muddled up over the money issues. so it is true that this estate agent is completely a scam sitting in a corner of a busy road. i hope people look at reviews first then deciding to step in.Was this review helpful? I would like to state my pleasure in working with Ryan on the lettings deal for the property on Wick Road. Throughout the deal Ryan has shown excellent communication and a willing to get any required documents back both quickly and efficiently. Myself, Bradley and David have all commented on Ryan's professionalism and transparency with high regards and we would strongly recommend both him and the company David st James to future colleagues and friends.
We each work for the state agent Foxtons so it would be easy for us to see frailties of any kind and we are yet to see any. There is temptation to recommend Ryan for a job with Foxtons however he seems to have loyalty to david st James plus he might affect our business!

I was recently let down at the last minute by another agent and was seriously backed into a corner with no where to live. I went to dsj and due to my experience I was incredibly cautious. To be honest to the extreme that if I was dealing with someone like me in my business I would of refused to deal with them. Needless to say dsj not only came through they where brilliant. We sometimes forget that agents are not all the same and are humans.
Well done dsj great work and I will be using ou again.

David St James are a very poor lettings agents who are clueless, unprofessional and very dumb - in particular the MD! I was unfortunate enough to have dealings with they last year when they tried a number of the same tricks on me as they have with the many people below who have place genuine reviews. Luckily after seeking legal advice and doing some research on the company I was able to apply enough pressure on the MD there to refund my deposit in full. I would encourage anyone who has been scammed by this two bit agency to seek legal advice if DSJ are not forthcoming in returning monies for any reason. They are rapidly becoming a well known conning agency within the East London area amongst other estate agents and landlords which can only be a good thing. Avoid at all costs and do everything in your power to seek justice. They are clueless!

PLEASE PLEASE DONT IGNORE THIS! I ignored all the reviews and am regretting it now!
DSJ are professional scam arists, they took full moving in monies from us c.£4k, saying that their policy is to sign the contract on move-in.
2 days before move-in they informed us (after multiple calls) that the landlord decided to keep the flat (a very common thing apparently).it has been 3 weeks and they still hold all our money!
I have proceeded to take legal action against them and will make sure that who ever is responsible is questioned in front of the law.
I am planning on starting a petition to submit to trading standards with re to DSJ!
also - a note to DSJ : please stop posting fake positive reviews, its very unprofessional and reveals you for the scam artists that you are.

I'm Filing a lawsuit against David St James via NAEA and police office because of similar issue Winston had, we gave them 500£ as Viewing deposit!!!! and now after 30 days they are telling us that there is problem with lloyds bank transfer and Lloyds manager said its false. They also told me to shut up at their bow office and told me " We should not even let you in our office, you wasted our time !!! you need to deal with our office via email ". Ryan the office manager was very unhelpful and they don't treat the costumers well. i would never recommend this agent to anyone. 500£ wouldn't really bother me but lying or insulting does. i think they have a system of keeping holding deposits for longer than normal with the excuse of being able to hold the cash for 30 days (legally), but it is not stated on the paper you sign the first day. and they won't let you talk let alone making a complaint.

Dealing with David St James was the worst experience ever. They treat their customers complaints with complete contempt, keeping your money for as long as they possibly can. Having waited 8 weeks for my money back after emailing accounts @ I finaly get a reply from the hostile owner. I've learnt a valuable lesson.

Absolutely brilliant agency. They not only let my property in record time after having it on the market with another agent for a month. They increased the rent by 20 pounds per week and have already secured a let over the Olympic period for 4 times the normaly weekly rent. Great experience and a massive weight off my shoulders

DavidStJames where absolute life savers. I was let down by a private landlord at the very last minute where he decided to move another tenant in because they had offered £10 a week more than me. He didnt even inform me until i turned up at the property and found someone else living there!!!
I ventured down Roman Road and came across DavidStJames who understood the pressure i was under. They showed me a property i loved at the right price and within 24 hours i was moved in.
Great work!! Life saver!!!

Perfect service. I have just moved from hong kong and I have no time to search for properties prior to my arrival. Sean listened to me showed me 3 flats of which I chose one and moved me in within 2 days. Great work and was always at the other end of the phone if I needed him.

I have been a current tenant of David St James for over 6 months now.
Our dealings with our estate agent Ryan Morgan, can only be described as excellent. Although there was some initial problems and due to the landlord finding a better offer, the landlord cancelled the transaction.
As soon as we found out we could no longer move into our first choice, Ryan worked very hard to find us another property, which was even better than the first. After negoating the rent down for us, and always keeping in good communication with all 3 of us, we successfully moved in.

I would just like to state my pleasure in working with Ryan on the lettings deal for the property on Wick Road. Throughout the deal Ryan has shown excellent communication and a willing to get any required documents back both quickly and efficiently. Myself, Bradley and David have all commented on Ryan’s professionalism and transparency with high regards and we would strongly recommended both him and the company David St James to future colleagues and friends.
We each work for the estate agency Foxtons so it would be easy for us to see frailties of any kind and we are yet to see any. There is a temptation to recommend Ryan for a job with Foxtons however he seems to have a loyalty to your company plus he might affect our business!

Do NOT EVER use these estate agents. Seriously. I have never come across a more incompetent bunch of people in my life. They refused to return a large amount of my money when I wouldn’t move in to a property which they had completely mis-advertised and was legally unsafe and then proceeded to shout and scream at me down the phone (when I could eventually contact them). I was unable to speak to a single person at the company who possessed any customer skills or intellectual ability. The way in which they speak to their customers is absolutely shocking. I honestly don’t understand how they’re still in business. Trust me – don’t go there!
They only have one star because its the minimum you can award.

I had had mild trouble with a previous letting agent once before who said that they managed our property and just didn't want to know anything after our move in date. I knew nothing of David St James and regret not investigating beforehand now. I asked all the relevant questions that I failed to ask with the previous agency, trying to protect myself this time.
We were desperate at the time and unfortunately due to the time of year, there was a severe lack of flats on the market to let within our budget. When this one came up we had no choice but to snap it up.

David St James were highly inarticulate in relaying any information over to us, and there were lots of mysterious "meetings" wheever we tried to speak to the manager! They dragged their feet in returning a large sum of money to us, and exceeded the 10 day refund period considerably. This wouldn't have been so much of a problem, had they communicated with us in a more frequent and professional manner.
I would not recommend them to my worst enemy.

Wow I have read some of the reviews on this website and they don’t make DavidStJames sound good at all!!
To be honest as a business owner I also know that there is always two sides to every story. "It takes two to tango". Its also common knowledge that consumers only really come on websites like this when they are not happy with the service they receive, whether just or unjust and rarely come on is they are happy.

First up, if you are a tenant then you should be aware that the check in/check out 'company' 'Impact Services' has a very close and unexplained (we questioned them many times but they failed to explain how this could happen) link with David St James. It's not very cleverly disguised (It used to say on the owners Linkedin page that he was the director of David St James and Impact Services until we questioned him about this). I have recently accepted a job in London that was due to start in October but instead I was requested to start immediately. This meant I had to stay in temporary accommodation until I found a long term property. My girlfriend was also hoping to get a job in London so we set a budget of around £300-£350pw to look for a 1 bed flat. I quickly came into contact with one of DavidStJames' representatives Ryan, and requested to view one of their properties on Wednesday 14th September. Ryan actually viewed 5 properties with Ryan as they have a great selection of properties and placed an offer which was accepted. I have now signed my contract and moving in this weekend. In comparison to other agents i found them very approachable and always happy to help.

Estate agents like David St James give the industry a bad name. They will ask for a holding deposit of £500 so that you get first choice on a property. The property then 'surprisingly' falls through and then best of luck trying to get your deposit back! We paid the deposit in November and after just over 4 months have recieved the money back. It only took endless phone calls, emails, letters and a threaten of legal action to make this happen. A complete disgrace.

Horrible experience with David St James, totally unprofessional, rude, telling people off...Hanging up on their customers,
They have absolutely no desire to act professionally or even to do any work. If something went wrong 'it was always the landlord's responsibility' not theirs.

I have never dealt with a company with worst customer service as David St James. They treat customer complaints like they don't care about anything but keeping your money for as long as they possibly can. I am still waiting for a sizeable refund and nobody cares about speeding up the process. I've learnt a valuable lesson.

What a total mess, will never use David St James again and would urge anyone thinking of using them to avoid them like the plague. Just like countless other people here, they made us pay £1000 upfront and when moving date arrived they told us we can't move in due to a credit ref check. It would have been nice to have been told about this earlier! Very rude, very unprofessional, dont know what are they doing totally bad experience.

Here are a list of problems I encountered when dealing with David St James:
1. Booked apointment to view the property I was interested in renting. I arrived promptly to the property address after spending £17.50 on a taxi. After waiting for over half an hour outside the property I telephoned David St James to be told they had forgot and they needed to give the landlord 24 hours notice! Unsurprisngly they refused to refund my travel cost of £17.50.

David St James are incredibly rude and unprofessional. DO NOT go with them. I was made to pay £1000 upfront for 'holding fees' before signing the contract. The current tenant refused to move which David St James had known at least a week before they told us which was the day before we were due to move in, leaving my girlfriend and I homeless. David St James were unapologetic and extremely unhelpful in helping us find somewhere new to stay and have taken nearly 3 months to refund £1000. I am becoming very concerned I will never receive this back and am currently looking into how I can take them to the small claims court. Truly a miserable experience.

My girlfriend and I contacted DavidStJames as we where moving to London to study at City University London (located EC1) in September.

My name is Jagruti, and I recently was shown a property that you had for rental in London. I dealt with Chris Finch and I had an excellent service provided to me. I had to discuss with him a lot in the last few days and he was always polite and very helpful. Unfortunately, I was unable to secure the property due to a higher offer being placed by someone else - this was very disappointing however Chris was quick to inform me of the situation and explain to me as to how I can get my £500 holding deposit back.

Simply put, never even think of going to them! The agents are very pushy and will ask you to provide the holding deposit (£ 500) immediately. However you have to plead to them to get back to you after that!

Worst agency I've come across. Missed a deal after putting down £500 deposit because of their delay and the lady(Shabana or sth like that) I was in contact with simply vanished. Spoke to the other guy Sean who's totally irresponsible and doesn't do anything he promises you. Worst of all is the manager David (of David St James presumably), simply came out of the woodwork and said tenants are not his customers only landlords are and the landlord would be better off without me (questioning their speed of response and attitude). Horrible agency run by horrible people. With customer service like this they will undoubtedly go out of business. Avoid at all costs!

I wish I had never come across David St James. We were treated rudely by staff to select a property. The day of the move-in, they informed us that the landlord didn't want us to move in any longer as they wanted to sell the property. This basically left us homeless. We then found David St James to be brusque and rude - The director said that his agency was put through hard times and did not show us any consideration.

I have never in my life had to deal with a company as shady, unprofessional and as useless as David St James. They are a complete disgrace to the lettings agency industry and it is companies like them that further tarnish the already poor perception of this industry.
As a tenant, if you have paid a deposit to these crooks do not expect to recieve a penny back. If you are a landlord, do not expect to see your rent.Based on the number of CCJs against the company, I will not be suprised if they go out of business soon. As far as I'm concerened this will be a blessing to all the tenants and landlords that DSJ have ripped off.
I am currently seeking legal consultation with regards to their current practices. I urge anyone that currently has anything to do with David St James to consider taking their business elsewhere.
If you have visited this site to find out more about Davied St James before renting or letting out your property - DO NOT USE THEM. YOU WILL SERIOUSLY REGRET IT.

Abysmal customer service, un pleasant people and very rude when you question them - then they threaten legal action when you disagree on leaving a property about "repairs". Considering the place was not cleaned when we moved in, there was no inventory when we moved in and there was no inventory taken when we moved out how can they charge for repairs? And what repairs??
Decided having spoken to the ombudsman that we have good cause to take them to court - also the Ombusdman is looking at our complaint and feels that there is enough evidence to penalise them.
Watch out David St James I'm on a crusade.........

Annoyed i had to give them a rating.
Terrible company who broke many promises and ignore customers
Messed up the moving date and moving out date
Moved into messy house with several things broken e.g kitchen sink blocked and mould in master bedroom
Ignored complaints
Walked into the house unannounced
Still haven't received deposits back even after moving out. Quick to ask for payments but sending money back takes 4-6 weeksThere's so much more they've done but could be here for a while
Actually need to find a way to stop this company because what they doing to people is wrong.

Words can\'t describe how awful they are, in particular two agents called \'Shabs\' and \'Sean\' who seem to be incredibly dim and totally un-trustworthy. AVOID. These reviews have been very helpful. Never let through an agent before and felt uncomfortable with a three way relationship. Prospective tenants had left a deposit with them (!) but I had a better offer from private person and so went with them. Hope they have better luck in a refund than the above. Even having read all the bad reviews about DSJ, we still went ahead and put a holding deposit down on a property, so desperate were we to find a decent 4 bed property. I was assured in writing and over the phone time and time again that the money would be returned to me within 10 working days if we didn't decide to go for it. Of course, 3 months has passed and I have only now had the money returned after writing countless letters and emails threatening legal action and calling them every day. Although reasonably helpful when you're a prospective customer, they suddenly become hugely uncooperative and rude when you are trying to get your money back. Definitely definitely stay away from them.

I wish I had read the reviews online before I used David St. James, because I had a really unpleasant experience with them which unfortunately seems to be the norm with this agency. That is, apart from a few reviews that look too good to be true and misspell most of the words. But you can be the judge of them.
After renting a flat with them in Islington we had to give them a deposit as well as a month's rent in advance. While this didn't seem like the best idea our agent was quite pushy, and as Canadians my room mate and I thought that perhaps was how things worked in the UK. Our move-in date was pushed back several times and on the final move-in date we were told (the day of) that we couldn't move in - the landlord had decided to sell. With absolutely no notice we had a nightmare time finding temporary and permanent housing, and adding to our aggravation was the fact that David St. James made it as difficult as possible to get our deposit back and we had to resort to legal representation. I would not recommend this agency to anyone.

Same as below, terrible. I think they take several deposits per property, let it to one and then take ages to return the deposit to the others, they are using our money to fund their business. What an unpleasant experience I have had dealing with them, awful!!!

Having paid a deposit was informed landlord had decided to sell rather than rent - not a major problem.
But, as of right now, still haven't had my deposit returned - a month since being promised it would be returned.
To make matters worse, there is no way of speaking to anyone regarding this other than by email. I have been in constant contact only to receive vague emails that they are looking into it.
Really poor service, and it doesn't seem I am the only one to struggle to get a deposit returned.

Was taken around a house in Bow, East London. We liked it and asked to put a deposit down there and then, even though the house wasn't ready for 4 weeks.
3 weeks later, no word from them, and no returned calls. Eventually got a call from Osman (I think), saying that the landlord had changed his mind, less than a week before we were due to move. Were infuriatingly vague about how long they'd had this information for.
We asked for our (sizeable) holding deposit back, and was told it would take 6 weeks to be returned. We were furious.
"So this is nothing to do with you making money from the interest then?"
"No no, this is just how long payments take through our system"6 weeks later, no refund. We call the offices several times a day, every day for a week, and the cowardly director is only available until we mention who's calling, then he's suddenly "just popped out".
We eventually manage to speak to him after a fortnight. He says he forgot to put the refund through, and would do it that day.
So it didn't take 6 weeks then. What a bunch.

We found a flat and had to use this agency to take care of the paperwork, viewing etc. Initially they were nice and very knowledgeable about the property. Too bad they didn't disclose everything on a timely basis.
We had spoken to them numerous times after we had our offer accepted, we paid out deposits and ordered movers, packed up our things. When we were at the office just about to sign the agreement, they tell us "by the way, the flat is also listed for SALE". So based on the lease we had agreed on, we could be kicked out after 6mths if it were sold. And we would have viewings constantly in our newly found flat. She had us by the balls, we couldn't do anything except grin and sign the bloody lease.
Now there is an offer on the flat and we are at risk of getting kicked and having to find somewhere else to live. Beware of them, make sure you ask them all the Qs and then go back and ask someone else.

Stole all the first months rent and the deposit. Claimed he was ARLA regisitered. Lied to the tenant. I wanted some one for 2 months he stuck them in there for 12! And didn't tell him or me.

. They pretend to talk to the landlord to make an offer. After few days they came back and told that Landlord has not accepted the offer and asked would i like to increase the offer, which I refused. They again pretend to call to put the offer to the landlord. Meanwhile you cannot canel the offer and they threaten that you will loose the depost if you cancel. After all this drama they came back after a monthe saying that the landlord has got a better offer and I would get my money refunded.To get my deposit i need to mail the accounts team. They promise to pay your holding deposit back to you within 10 working days, which they dont. I have been waiting for over a month to get my deposits back. They dont respond to your mails and if you call them, they talk very rudely, including thier manager. They say that the accounts team donot have a phone and only way to get to them is via mail. I believe they donot have any property with them. After seeing two other review I am confident they are just here to make money by cheating and keeping the holding deposits. Our first prboelkm arose when one particular housemate tried to pay the initial '£500 downpayment. She was informed a matter of days later that her card had been cloned, and it had to be cancelled. Fair enough, that could have been a coincidence. We then paid the full balance of our deposit/agency fee and first months rent within a matter of days, and were all set to move. The day before the move, we recieved a call to say the flat had fallen through, the current landlord was letting the existing tenants stay on. My first issue with the agency was; "why hadn;t they got some form of written and signed assurance from the landlord that they solely would let the flat". It turns out that they had failed to make him sign any terms of engagement. We were then required to put our belongings into storage and stay with friends, whilst the agency tried to help us find a new flat the next day (for much higher prices I might add). Luckily after just 2 days we were able to secure a flat independently, and had to loan the money from kind parents/extend overdrafts to put the new deposit/rent down. We promptly asked DavidStJames for our deposit/rent for the fallen flat to be refunded, and this is where the main debarcle began. We called everyday for two weeks trying to ascertain when the money would be returned (apparently 10 working days). We were fobbed off consistently, and seemingly lied to. Finally, after 15 working days and many strongly worded calls, they returned the money back onto our cards (c. '£1500 each), and sent us the receipts. The receipts were dated for that morning (when for the previous 10 or so days they had been telling us that they had already done the transfer and it was out of their hands). Just such blatant lying. He met me wearing a hooded sweatshirt, jeans and driving a grayish-silver BMW 1-series 2-door with gray cloth seats which he used as his scamming office claiming it was his day off (weekday) and he was in a HURRY!
I called to view a bayswater flat. Before I ever saw it, RM wanted my bank account numbers or paypal transfer of 500gbp to secure the flat. I refused. When I met him at the property, he did not even have a key to get in. Yet, he constantly pressured me to give him 500gbp ...flat sight unseen ...because he said...'its going to go fast....I need 500gbp to hold it for you until I can get the locks changed'. Then, after I refused to give him 500gbp, I got persistent calls from RM to send DSJ 500gbp to hold the flat until David St. James could have the lock changed. When he finally got a key, he said this was his day off and he only had a minute to show the flat ~he even used his mother as an excuse to pressure me for 500gbp saying ...'she's waiting for me'. We were in and out of the flat in less than a minute with him constantly complaining...we got to go...I'm going to get a 100gbp parking ticket ...we have to go to my car right now. He said "estate agents are swarming all over this flat...you need to give me 500gbp now or its gone." He offered an immediate discount from the 270ppw rent to 250ppw if I payed 6-months rent in advance in cash.
Sitting in his dimly lit scam-mo-bimmer (gray bmw 1-series with gray cloth seats) he said...I have to go...I'm late...I got to get this done fast...sign here...give me 500gpb...I got to take it right back to the office to get it deposited so I can take it off the market...then he sped off. I signed a paper without ever seeing the bottom part which was covered up except for the signature line. He said..."trust me"...I'll send you a copy...I have to run before another agent gets it. Off he went in his grey BMW 1-series with grey cloth seats with my 500gbp. DO NOT GET INTO HIS CAR. IT IS HIS SCAM OFFICE. YOU WILL NOT BE ABLE TO SEE THE PAPERWORK AND HE WILL BE IN A 'HURRY' TO GET AWAY WITH YOUR MONEY OR ACCOUNT NUMBERS. It is highly likely that his primary source of income is the 500gbp he gets people to pay. If he can scam one person a day, that's not a bad income even if he has to split it with DSJ and they conjointly try to wear down complainants to just give up trying to get it refunded. After RM sped off with my 500gbp, I felt like I was just scammed so I google searched "David St. James Review" and found this website. I was shocked and appalled at the severity of complaints and immediately sent him an email with a link to this site and stated emphatically that I could not possibly do business with him or his company and demanded an immediate refund of my 500gbp. He sent me an email saying my offer had been accepted but refused to say by whom it was accepted and COULD NOT NAME THE OWNER(S) of the property. After reading all the complaints posted on this website, I (or anyone) would have to be crazy to pay David St James a deposit much less 6-months rent-cash in advance-for a contrived discount after reading the scams and severity of problems posted below with similar complaints.
RM, the agent cited in the 5-star apparently contrived pump postings below, said the people who post complaints here are '...just a bunch of complainers who post on cites like this...we don't pay any attention to them'. He had a patent disregard for them and me saying....'we're keeping your 500gbp...your not getting it back...you can send your complaint to our customer service and to David James but we are keeping your 500gbp...go ahead and complain...become one of those posters on websites...we don't care'. His statements are an indictment and confession of the collusion in fraud at David St. James across all administrative levels. He also had the audacity to try to cover up his scam by sending me a NEW subsequent email saying ...Hi, I look forward to seeing you at our 11am meeting ...as though none of the other emails ever existed. NO such meeting was ever scheduled. It was just an attempted cover up by RM...a premeditated scam with rehearsed DSJ contrived cover-up schemes.
Complainants on this site and other such sites about David St James which have complaints of fraud, deceit and ripoffs at David St James need to go viral so all potential tenants in the greater London area can be informed of the robust number of complaints about David St. James BEFORE they get swindled ...so they can choose to avoid them. David St. James is rated at the bottom of the barrell among estate agencies and would be at the exact bottom if not for the apparent 5-star contrived posts.
The people who post complaints here are trying to help others as consumer advocates. Hence, for every person who takes the time to complain, there are probably dozens of others who have not taken the time to do so but have similar grievances. Therefore, what is also now needed is an organization of complainants into a class action lawsuit against David St James as there is a recurrent theme of apparent fraud and deceit evident is these complaints. I knew nothing of David St James and regret not investigating beforehand now. I asked all the relevant questions that I failed to ask with the previous agency, trying to protect myself this time.
We were desperate at the time and unfortunately due to the time of year, there was a severe lack of flats on the market to let within our budget. When this one came up we had no choice but to snap it up.
When it came to conduct our reference checks which we were charged a whole week's rent to do, they didn't once acknowledge receipt of our forms. Very quick to call to take money, but never a single e-mail back to acknowledge anything which is very unprofessional especially when dealing with large sums of money.
The agents were also dishonest. They answered my questions alright, just lying through their teeth. "Yep, yep, yep, all sorted" so they said. Conditions that were put in our agreement were never even relayed to the landlord - conditions that we would not have accepted the offer without and were told had been agreed to. They said an inventory would be in the flat on the move in date - nope, no inventory conducted at all.
The second we left the office with the keys to the property, they didn't want to know later that afternoon. They made sure to issue us with a "Management Information" help sheet with nothing but a mobile voicemail number. Turns out the landlord didn't even pay for the property to be managed after they had told me it was. They even tried to make us pay for a second set of keys in our 2 bedroom flat as the previous tenant had not returned them all.
We later had a call from their management trying to convince us to pay our rent early, despite the fact that they pushed us to move in earlier than the agreed move in date and we lost some weeks rent in the overlap between signing the tenancy agreement and actually moving. Now they wanted the rent early!! None of their logic made sense in the supposed explanation why this would be a good idea and how we weren't losing anything. Now they are chasing us up for rent that has been paid.
They do not manage the property, but are happy managing the payments, holding on to it for 2 weeks before paying the landlord and earning on the interest. They said it's their "policy", but we have agreed that as soon as the tenancy agreement expires, we will just do everything privately with the landlord. They dragged their feet in returning a large sum of money to us, and exceeded the 10 day refund period considerably. This wouldn't have been so much of a problem, had they communicated with us in a more frequent and professional manner.

To be honest as a business owner I also know that there is always two sides to every story. "It takes two to tango". Its also common knowledge that consumers only really come on websites like this when they are not happy with the service they receive, whether just or unjust and rarely come on is they are happy.
I have dealt with DavidStJames for a number of years now. We are an expert relocation company dealing with companies such as HSBC, RBS, Coca Cola etc and it has always been a pleasure dealing with DSJ. Our clients who come from all over the world and some in very senior positions have always like dealing with DavidStJames and have never had a moan.
I have come on this website as my attention was drawn to it by a new client who is currently using DavidStJames threw us and I wanted to say my piece and feel that some of the people on here have given unjust reviews and complained for things that are out of DavidStJames' control. Eg return of deposits and repairs. DavidStjames do not hold deposits and any delay is from your landlord not them and repairs can only be authorised by your landlord not DSJ therefore any delay will also be down your landlords not DSJ. I welcome the day we have a website to complain about landlords rather than using estate agents as punch bags.

It's not very cleverly disguised (It used to say on the owners Linkedin page that he was the director of David St James and Impact Services until we questioned him about this). What they did to us is they failed to fix any of the problems with the property whilst we were tenants and then tried to charge us for the 'repairs' at the end of the tenancy. Let me explain how you can prove this.
The first thing you might do would be to google 'Impact Services' but you will get nothing. If DSJ happen to forward you an email from 'Impact Services' you will see that they use the domain 'impact-services.co.uk' . This is your clue. If you look at this website it gives you an address for impact services. Now, this will be taken down by David, the owner, so you can also google 'who owns url' and input impact-services.co.uk and this will show you where this domain is registered which again will bring up the same address. If you keep this in mind and do a credit check on David St James (which the owner tried to claim was illegal and that we would go to prison for breaking the data protection act and he was going to get his team of solicitors on to us. Not surprisingly we are still waiting.). Don't be fooled, there are many companies such as Experian and Equifax who can do this for you. David St James are a limited company which means they have to file their accounts and the names and addresses of the directors becomes public knowledge. The Data Protection Act applies to individuals data. Anyway, on this credit check under directors you will see a familiar address. Doing a credit check on a company before dealing with them is important to protect yourself and I would recommend doing one on DSJ as it is not only the address of the director which makes interesting reading.
What this means for you as a tenant is that in court none of the evidence will stand up which is the reason reputable estate agents hire third parties to do the check in/check out reports.
Another tip for dealing with DSJ is to demand in writing the Landlords contact details. On our contract we were given just the names and an address as c/o DSJ. They legally have 21 days to give this too you and then you can explain any concerns you have to them directly. It is likely that the landlord will have plenty of sympathy as they will have experienced the level of service which DSJ provide and is fully detailed on the previous reviews.
One of the big issues from previous reviews seems to be the fact they fail to return deposits in reasonable time. An easy solution would be to download court form N1 and after filling this in, sending this along with a letter before action (which can be downloaded via the shelter website) to DSJ given them 2 weeks to return the money. If they don't commence the court action and they will be liable for the court fees. All this can be done yourself and you don't need a solicitor. (We didn't have this problem but I thought it might be useful for people to know how to proceed should they pull this trick)
Other issues you can expect as a tenant through this agency are: Very rude and hostile employees who fail to reply to emails. It took me a month to get my radiator fixed in the middle of winter with one horrible person in particular telling me that the maintenance team had 'more important priorities'.
The important thing to realise is not to ever use this company. If you are thinking of using them just try doing a credit check and read the other reviews on this site. You will soon change your mind.
And to the owner, it was not me who wrote the only review you have responded to on this site. As you can see my review was a lot more detailed. I also wanted to wait until we had our full deposit back, 3 months after we moved out. It took me 20 second on the phone to the landlord before they agreed to return the full deposit.
I would however love a reply to this justifying to anyone who may possibly be thinking of using you why you think it is appropriate to threaten people with ‘custodial sentences’ based on wildely inaccurate information? Any 16 year old business studies student could tell you the Data protection Act applies to individuals data! What do your team of solicitors say about that? Or are they on their school holidays? I find it deplorable that anyone would conduct business in such a way. I have never in my life ever dealt with anyone quite as repulsive as you or your employees.

They did not seem to liase with the landlord and would become agitated if we had the audacity to ask for things to be done to the flat that might make it more habitable/safe to live in. It's taken well over a month to get our deposit back for a flat we left in better condition than when we moved in. Apparently nothing to do with them, it's all down to the landlord, but if they can't act responsibly or get the people on their books to act responsibly then why do they exist? All in all a very unpleasant experience. 3. Getting the tenancy agreement signed was a complete nightmare. First, David St James emailed me the wrong Tenancy Agreement form. When I called up and explained it was the incorrect form, they insisted that it was the correct form. It took a further 5 days for them to acknowledge their mistake and send me the correct forms. There was no apology

We where looking for a studio or 1-bed flat in one of the following areas: EC (either Clerkenwell, Barbican, Farringdon, Old St, ...), N1 (Islington, Angel, King's Cross, ...). DavidStJames offered us a great example of properties both in these areas and othes that met our price range and requirements.
Perhaps we should tell a bit more about ourselves. I am enrolled onto Computer Science course and my girlfriend is taking International Relations and Sociology. We are pretty ambitious and moved to London mainly because of study.
We flew to the UK and on the day we arrived DavidStjames picked us from Victoria station after getting the train Gatwick and took us immeditately to view 3 properties. We loved one, pleaced our deposit on the property went through all the formalities and have now moved in to a beautiful one bed flat.
They where always at hand, on mobiles and found them to be working at 8pm at night everyday, which is a great deal off of my mind as i was always calling to ask questions after my studies.

 I was in contact with simply vanished. Spoke to the other guy Sean who's totally irresponsible and doesn't do anything he promises you. Worst of all is the manager David (of David St James presumably), simply came out of the woodwork and said tenants are not his customers only landlords are and the landlord would be better off without me (questioning their speed of response and attitude). Horrible agency run by horrible people. With customer service like this they will undoubtedly go out of business. Considering the place was not cleaned when we moved in, there was no inventory when we moved in and there was no inventory taken when we moved out how can they charge for repairs? And what repairs??
Decided having spoken to the ombudsman that we have good cause to take them to court - also the Ombusdman is looking at our complaint and feels that there is enough evidence to penalise them.

 that we couldn't move in - the landlord had decided to sell. With absolutely no notice we had a nightmare time finding temporary and permanent housing, and adding to our aggravation was the fact that David St. James made it as difficult as possible to get our deposit back and we had to resort to legal representation. , saying that the landlord had changed his mind, less than a week before we were due to move. Were infuriatingly vague about how long they'd had this information for.
We asked for our (sizeable) holding deposit back, and was told it would take 6 weeks to be returned. We were furious.
