Cubitt & West
Cubitt and West is the largest independent estate agent in Surrey, Sussex and Hampshire, with 40 branches across the three counties. Our name has been well known and synonymous with success in the property market for many years, and following a brief period of corporate ownership in the late 1980's, we have been totally independent since 1991, when much of our current branch network was acquired from the Prudential Insurance.

I am so disappointed with Cubitt and West. I choose them because they seemed professional when valuing my house, but it soon turned wrong.
- They constantly tried to lower the value of my property just to get a quick sale
- When I sat in on one of the viewings a member of staff got many basic details including maintenance fee's wrong to the people viewing, I had to step in and correct the agent
- Had over 60 viewings and only 2 offers both of which pulled out after a week
- Fee's were negotiated were extortionately high
- Constantly rude and unprofessional to me when I called their branch which queries about the way they were workingOver all I would not recommend them unless you would like your house to sit on the market for months and when it does sell you pay way over the odds for frankly very poor service.

Originally went with the agent who we were purchasing a property from as thought that would be simplest way, big mistake Get an Offer MUST be the worst agents around HONEST. Not one of the agents came to view our property and never showed any potential buyers around it was left to us every time despite asking for them to attend. The pictures one of their staff took to advertise the property were appalling well below standard of others on the web sites.
In the end I engaged Cubitt & West and what a difference from the word go. First viewing was day after they took property on board and all subsequent viewings were well handled and accompanied. Pictures both on web sites and handouts were excellent and we sold our house almost immediately. The entire team at the branch were all a pleasure to deal with and we were kept updated on a regular basis nothing was too much trouble. Can thoroughly recommend Owen and his team at Patcham a very professional bunch and a credit to the company. Cubitt & West were great. They were very pro-active in finding us loads of viewings, always returned calls, and were always professional and courteous. They are efficient and friendly at the same time, and continued to give us advice after they'd found us a buyer- including telling the terrible estate agent we were buying through (Fox in Lewes) how to handle a tricky situation which which was subsequently resolved.

I have dealt with Leanne at Cubitts on the Lewes Rd, Brighton for a good 5-10 years. Over that period I have bought several properties through the barnch she manages.
She has always been most professional and effecient with all of the transactions, and would without hesitation recommend her as a good estate agent.

This Lewes road office in Brighton and particularly Leanne and Caroline have restored our faith in Estate Agents. After our flat being on the market for 3 months and not recieving an offer through Mision Mackay, Leanne contacted me and with a matter of a month, the offers can in. From start to finish Leanne and her team were speedy, efficient, constantly available and always cheerful and helpful. I would have no hesitation in recomending this office and i will certainly use them again.

I chose Cubitt & West to sell my flat at the end of 2011 because they were close by and because they gave us the most realistic quote. It was the right decision for me - they marketed my property very well - the photo's were great and it went onto their website really quickly. They secured a sound buyer at my asking price within a matter of weeks.
I mainly dealt with Leanne Fuller who was professional, helpful and courteous at all times. She was on hand to offer sensible advice and happy to answer any queries I had even though I did pop in unannounced on a number of occasions!

Our property was on the market for nearly 4 months with King and Chasemore with no offers close to the amount we wanted. Cubitt and West then sold it in 2 weeks for the full asking price.
With the initial agent we had plenty of viewings and a few derisory offers well below the amount we wanted. We felt this was because K&C insisted on having a price range either side of the amount we wanted. We felt this led to people seeing the lower end of the scale and expecting to get the property for that amount hence the low offers. We were also unhappy with the agents for a number of other... I sold my house through the Findon office of Cubitt and West and have no hesitation in recommending the company. The services offered were far superior to any of the other local companies, the marketing is second to none. The brochure they produced for our house was amazing with professional photos, floor plans and I really believe this helped us sell so quickly and get a fantastic price. Gemma and Chris in the office were great and kept in touch with us every step of the way so that we exchanged contract in only around 6 weeks after accepting the offer. Would definitely use them again. Only wish I could have bought through them too as that agent was nowhere near as helpful and efficient.

Julian and the rest of the team provided an excellent service throughout our purchase, managing to keep the sale on-track and enabling us to complete within the extremely tight deadline we we had to take advantage of the Stamp Duty Holiday.
Despite the various spanners thrown in from all sides during the purchase, Cubitt managed to keep things calm and progressive, avoiding any undue stress for us in this very stressful time.

I would not recommend this agent and in particular this horrendously rude member of staff to my worst enemy!!!! I have attempted to make appointments to which they neither call you back or turn up very late without an apology and after managing to have successful viewings the person showing us around knew NOTHING! about the property and couldnt answer even the simplest of questions. To then put an end to the painful process, when we did offer on a property we were told that it was too low and they knew exactly the amount the vendor was looking for and so I doubt the offer ever reached the seller (which I have learnt is actually against the law!!).....This staff member in particular is a very aggressive very immature yound man who calls himself the branch manager who quite clearly does not like anyone with an opinion and has no customer service skill at all! Come on cubitt and West are you for real!!!! Totally unprofessional outfit who disgrace the industry!!

After spending 4 months on the market with another estate agent I was losing hope of selling. Cubitt and West stepped in and spent two weeks marketing the property before taking over the house for a day for viewings. We had 3 offers on the day and a sale agreed by monday afternoon. Have just handed over the keys and can't thank them enough.

Incredibly rude and bossy attitude, I had three appointments on the day and she didn't show up for two of them without even calling. The first one i was 4 minutes late and she had already left without even a call. the second flat was an open house ( in other words she squeezed 5 viewings in 20 mins) in which i confirmed face by face that we would meet a couple of hours later to view flat number 3. she didn't show up on the third appointment, didn't apologies when I called up and got aggressive instead being incredibly unprofessional.
we were thinking of putting an offer to buy the flat we viewed with them but there is no way i will ever give business to Cubitt & West.

I have recently sold my property through Cubitt & West in Shirley, and I have to say at the beginning although I was very happy with their presentation I did feel their fee were a bit high in comparison to other agents in the area, but if I must say it was worth every single penny. The pictures were perfect, the details were outstanding, my wife even commented why are we selling our house. We secured a buyer within few weeks from being on the market and all seemed to be straight forward, we found a property we like as well. The survey came back and down valued our property by a huge amount that we were not even able to consider, but thank you to the team in Shirley (danny & Lauren) they kept the buyers interested and communicated with the rest of the chain and helped us continue with the sale and at the same time no one in the chain was too much out of pocket.

So totally depressed after 6 weeks of our house being on sale not one offer. The Estate Agent seems to think we should know how much our house is worth and therefore the price we have is way to high.
We are now looking at a show down with the manager to reduce the totally absurd (yes I know I should have realised that) 20 week contract we have agreed to. Their customer service is appauling and I don't even think half of our viewings have actually been real people as most have never bothered to give feed back or show up. I know we live in a less courtious society now, but come on!
The worst thing is we found out they used to be Dixon Hind many years ago and we used them again with appauling service to sell our flat! I think we must have MUG written on our forehead
Do not enter in to any agreement with this lot with our negotiating a minimum 4-6 week contract!!! Yes apparently it can be done!

If your happy with non existent viewings, lies, abuse and hassle from start to mfinish please go and see Lanne Fuller at Cubbitt and West.
20 week contract, three price changes and stil no sale - but then it was only advertised in latest homes 4 times, was inaccurate for the first 8 weeks and only changed after a stand up row with Leanne.
Caroline is a star but ufortunately is ruled by Leanne.
If the property had been valued accurately, described with the correct number of rooms and correct sizes then maybe things would have been better.
Leanne's answer was that its a nice house but in the wrong place - sorry shall I buy a feild and move it then ??
Totally appalling service,utter lies, abuse and hassle and a 20 week contract that your are then tied into unless you read the very small print an give them two weeks notice in writing.
One to be avoided at all costs unless you wish to wast 22 weeks of your life !

I can confidently say I will never recommend Cubit and West. Apart from the fact that their "price banding" is so damaging to your price I have had many people that have viewed have been put off by this! The staff are rude and unhelpful and avoid your calls.

If you would like to know what it feels like to be treated with utter indifference, contempt and lack of professionalism. by all means contact Cubitt and West. Amongst being accused of owing them more money than agreed, having your move in date moved several times, not being able to contact them for days on end, receiving unprofessional and abusive phonecalls, and having to pay extra charges for services which they then refuse you, you won't be able to decide which is the better part of the service. The team of staff may refuse to deal with you, only once they have your money, they may show more hopeful tenants around your house with no warning once you have moved in, they may even go the extra mile and threaten to let themselves in whilst you are out. What an experience. Thankyou Cubitt and West for a truly unforgettable move.

Most horrific selling/buying experience I've ever had because of Cubitt and West. They stiched me up with a solicitor I didn't want to use, even though I told them I wanted to use my own, it turned out later the solicitor was paying them a referral fee, luckily the solicitor was honest enough too point this out, but the agent wasn't. I only found out after they'd been instructed (by Cubitt). Still in the middle of it, am thinking of reporting them under the Bribery Act, because of the way they forced me to use their own solicitor. Plus the manager is rude, I've had a number of arguments with her over various things. She treats me like an idiot, thinking she can pull the wollover my eyes like I'm a first time buyer or something. She even refused to tell me who the seller's solicitor was, she said it was a 'conflict of interest' (!!!) I am never using them again, EVER, even if they have my dream house on their books. Never experienced anything like it in the several timesI've sold/bought housesbefore.

I have used Cubitt and West in Shirley in selling my house, and I have to say it was the best decision I have ever done, I was on the market for about 7 month, with Proctors and Bairstow Eves, and I got a knock on my door one day and it was this lovely man, the branch manager Danny, and after 35 minutes chatting to him I was convinced they are the right agent, and within 2 weeks my property was under offer, and although we had problems during the transaction and we lost the sale, Danny negotiated through the chain and got the sale back on track and we have exchanged last week, and I am looking forwards for my new home.
Danny and the team in Shirley are a credit to estate agency.

As a buyer you don't have a lot of choice other than to use the agent that is selling the house you want. I've had the misfortune for this to be Cubitt and West twice now, although its the Arundel branch that draws most of my ire.
From the point you put an offer in you get the hard sell to use their mortgage broker and go over all your finances.
During the negotiation process we were not well informed. Several times they couldn't even be bothered to call us back about offers we had made. I waited a week once to hear back about an offer. You speak to a different person each time, none of... (read more)

We had a reasonably good experience using Cubitt & West to sell our property. It did take over a week for our details to be placed on their internet site but once that was sorted we did sell within a week of it being there. Only had one small other problem in that we had a viewing booked in after we had accepted an offer which we were told at first would be kept on in case we got a higher offer but when I queried that with another member of staff they assured me that wasn't normal practice and that the person who had told me that was new. They still however failed to cancel the viewing and the potential buyers turned up early Saturday morning catching us all in our pj's!! :-) Still we have had an issue with some damp in the flat and Doug and Danny have worked very hard to get us to where we are today - all exchanged and now looking forward to moving shortly. So a big thanks to them and I would definitely consider using them again.

The manager of the Western Road branch made all sorts of claims to win our business and but was unable to deliver any of them. For example, he said he promised that both myself and my wife would be emailed with every piece of communication - we said that was a requirement for giving them our business, because we are out and about and use android smartphones. In fact, 21 times they got this wrong and in the end one member of his staff admitted that she couldn't manage emails at all. They committed trespass in our property. They said we could use our own text in their adverts, then they ignored it, then they amended it. He claimed that Cubitt & West ran an automated filenote system when in fact no such thing seems to exist in their firm. When I spoke to him on the telephone, he shouted at me!

Horrible experience. The so called senior branch manager there did not handle the file up to the standard I would expect from a junior sales representative (not to mention he is the branch manager). The survey we did disclose asbestos on the flat. I made my requirements clear, basically to have a specialist report to show wereabouts of the asbestos and for the owner to remove them or to have reduction in price for us to take the risks. Information provided to me by Cubbit & West keep contradicting itself. Either the owner keep changing his mind or the agent is untruthful. Be careful if you ever dare trying to use them.

Put my Mum's place on the market in Jan 2010. Chose them due to being 'estate agent of the year'. What a load of rubbish.
Very slow. Hardly any feedback and never returned calls. After 8 months of having no joy we went multi agency and the place sold through other Agent within 6 weeks. The buyer, who was also on Cubitts books, had a call from them advising them not to buy as the roof was in need of repair and that they had a similar property to sell them. This was utter cobblers. After signing up with Cubit & West 3 months ago, they have been nothing but a pain in the bum! In our initial conversation i stated I was looking for a house only & defo no flats, up to absolute max of 160k and in what areas I liked and disliked.... How can you get this so wrong!?? For the last 3 months I have received endles calls, emails, texts & mailings trying to sell me the complete opposite to what I was looking for - the most comical was when they rung to offer me a house at 60K over my absolute max - I told her at the time she has gone from 1 extreme to another I asked them to change... I used the Shirley branch to sell my home, a lovely chap called Doug came around to see me and valued my property at a price range and explained al the benefits of the range, they then got me lots of viewings and an offer all within 4 weeks, all this during (according to the press) a bad market!! I would highly recommend using this local agent, they have been very professional, always called me back and have made the whole process a joy. I actually had my property on the market with both Proctors and Bairstow Eves before Cubitts and there service was incredibly poor in comparison.

They wanted to know my date of birth when I first registered (I refused to give it as it was not necessary for them to know). They pestered me with inappropriate properties, were rude if I didn't want to view them & then when I did want to view something, they lied about not being able to get hold of the owners to arrange viewings!

I have contacted them three or four times regarding different properties, get the initial call back - they take the details and never bother to schedule an appointment or call back. Absolutely hate their attitude, will never use them ever. I guess they decide that I am not worth their while - lack of basic customer service.

I received a truly superb service, their branch manager Andrea King was fantastic, kind, patient, understanding and very supportive and even when problems came up during the sale she kept us smiling, what a lovely lady and an asset to the company.

Selling my house through this agent. They did not return my calls, are arrogant and do nothing to improve the bad name of estate agents. If you are planning to sell your house in Alton do not use this agent they are useless.

They asked more financial questions that they needed. Jobs/income/letters of intend maximum budgets for both me an my partner. They were very rude when I questioned why they needed so much information for us to view a house we had identified.
Also, they seem to love openly and actively encouraging gazumping. They post on Right move when they have an offer and say how much it is even if it is above asking to encourage people to out-bid. Have looked at several houses with and so many times the first piece of information is 'by the way we have an offer at x'. Don't believe in gazumping so wish they would not waste our time. Nor would we want a property we put on the market to continue to be on the market after an accepted offer!

Never use Cubitts - they overvalued my house, charged me a fixed fee based on a higher figure (hence lower percentage fee) and then refused to adjust the percentage to the selling price. Never returned phone calls, got vital info wrong, were not available on Saturdays to show buyers round

Falsely advertised the property, used old photo's, so we were very shocked when we first visited. Never return calls, want more information on our finances than they actually need, rude and unethical, avoid at all costs!!!!!

This agency were so awful, they told us that people couldn't be bothered to tidy up their houses for us to see them unless we were under offer. They rarely returned our calls about prospective viewings and when we did finally get to view property through them they gave no details about who we were meeting (as it happened the vendors) nor did they call for feedback. Friends of ours also tried to view property through them and were given the third degree about their finances, they were so taken aback by their rudeness they did not pursue viewings with them. I feel very sorry for people selling through them.

I wanted to sell my seafront flat using Cubitt & West. They didn't mention the flat had a sea view in advertisements and property descriptions although this is a strong selling point. They regularly failed to return my calls. I believe their poor marketing cost me thousands.

. The survey we did disclose asbestos on the flat. I made my requirements clear, basically to have a specialist report to show wereabouts of the asbestos and for the owner to remove them or to have reduction in price for us to take the risks.  1 hour later he sent it through by email, the next day I received 5 apartments through the post (do these look like houses) and on Monday he called to ask what I thought of the property he had sent through by email - I abruptly told him I was a little confused that we had a conversation on the phone last week where I told him I didn't want to live in that area and he still sent it to me, he tried to fob me off saying it was an automated service, I soon put him in his place by saying that I have told him & his colleague a million times what I was and was not looking for and couldn't understand how they could get it so wrong. His reply was I don't think we are ever going to get it right so I told him to remove me from all mailings. I'm registered with 10 estate agents in the area how can Cubitt & West get it soo wrong.
