I registered with the Horley Branch of Choices looking for a property to rent. Stacey was in constant contact with me alerting me to properties that had become available. I found Stacey to be sensitive to my needs, very professional and empathetic. The service I received from Stacey felt personalised to me.
I also dealth with Lorna (Choices - Horley) by phone and she has a very friendly and professional telephone manner.

I am a landlord and have been using Choices for a number of years to manage my property. I have always found them helpful, but more importantly they have located tenants for my property quickly, minimising void periods. In the last 5 years, with 3 different tenancies, I have had less than 4 weeks void which is excellent in my view.
They have recently been very helpful with a TDS dispute - especially Lizzie Prior - with managing the communication with the TDS and taking ownership of my response and putting forward my side of the dispute. They took the stress out of what could have been a very stressful situation, and their comments and evidence helped resolve the dispute in an acceptable way.

Choices called us to confirm a viewing at a house near us. Confusing, as we'd made no appt, but agreed we'd like to see the house. The call came at quarter past 2 approx on the day of the appt. We walked down with our 2 young children, and arrived to see three people standing around outside the property. The estate agent accepted cash in the street as a holding deposit, telling the couple with her 'Oh I'll just tell these guys" then turned around and said "Sorry they've just put the deposit down".
Quite shocked that with all the money laundering laws these days that they are allowed to deal with monetary affairs outside the office, let alone in the street! We then got a voicemail ten minutes after our appt time to say "Just to let you know the property has been let. Bye!"Was this review helpful? Yes

Historically I have found letting agents struggle to find suitable tenants for bedsits, which is a shame as I believe letting agents are better than landlords at qualifying potential tenants. Choices in Crawley have been continuing to impress me with regularly finding tenants for our properties, all very good tenants to date.
I would have no hesitation in recommending them.

Charlotte Moore at Choices was really helpful with all my inquiries and problems if any. Previous I would have to go to great lengths to get somthing done be it small or big. Now Its normally just one phone call and all is sorted I do not know if this lady is just great at her job or has a degree in dealing with property situations but wherever you found her find more staff like her. (oh and I am not saying the rest of the team are not good at all, they just have not been as efficient with some of my cases in previous events in MY OPINION). Any way this is just my Thank You

I was initially dealing with Debbie Stanley, who seemed capable, but she was moved away from the Croydon branch, and that's when things turned sour. I wasn't told about this and as I'm told, even she did not know until the very day that she would be transferring to the Worthing branch.
Having laid down a holding deposit, everything was going ahead smoothly. When Debbie moved I stopped getting any sort of response to any emails/phone calls. I was chasing them constantly and was often met with a rude response.
It was only once I registered a formal complaint with them that they decided it was a big deal and I warranted a response. Their response was not to attempt to patch things up, not to apologize, but to simply offer me my holding deposit back.
It baffles me that Choices can operate a seemingly profitable business with absolutely no consideration for prospective customers! I hate to think how they treat their existing customers...

Worst agents I ever dealt with! Only once returned my calls before deciding to rent the property they were advertising, for the rest, never. Extremely high fees for everything and very poor service. I explained I needed to be moved in on Saturday and that Saturday morning she would still drag on handing the keys over although the property had been empty for quite some time. Upon signing the papers I learnt of hidden costs like tenant guarantee charge of approx 5% of the rent.

I have not named a member of staff as I have had dealings with several at both Redhill and Sutton. I am very happy with the service they provide to me. They are reliable,, efficient, friendly and attentive. I do have one or two small issues with Choices as an organisation rather than the specific branch(es) which is why I have rated them as good rather than excellent, but individually I find them very good indeed.

In April 2011 we had new tenants move into our property, unfortunatly they turned out to be very difficult tenants, A week did not go by without one complaint or another, all these complaints went through Claire Roberts who did everthing she could to sort out all the problems, with patience and good humour, we spent a great deal of time emailing and talking to Claire and were very greatfull for all her help, It was very important to us as landlords to have the same person dealing with our problems, she was always very willing to try to help and we very much appreciated all she did for us.

Christina was very helpful during the re-letting process, managing to secure me a very nice couple at an increased price. i am unable to find appropriate abusive word to express my anger on this f**** crap company. Staff helpful initially, but service went downhill from the signing of the rental contract onwards. I experienced an hour wait whilst the rental contract was prepared on moving in day. There has been a lack of action when problems have been reported at the property over the last year. Now there is an additional £80 charge for a rolling contract - continuing on a month by month basis - now that the fixed term one has come to an end. I find Chocies very easy to work with and the team always provide an excellent service. Sam and Katrina (and other members of the team - India) always respond quickly to resolve any issues for the tenants so that I can keep my involment to a minimum. When they do need to contact me, for example due to a recent burglary at the house, they do so quickly & they keep me informed of the situation and liase with the tenants so that we can sort out any problems.

Been with choices for two and half years, due to landlords I had to go through the dispute service to obtain my deposits back, 96a upper lewes road was a nightmare, lack of interest regarding this landlord, flat was an absolute nightmare, paying for electricity for a four bed house above as it was wired wrong.
My deposit was halved due to a mistake in their part which took in my last flat, not happy, not much help from choices regarding these flats, will never use them again, had to leave the flat because of health reasons due to severe dampness and hope this flat has been taken out of the market.Was this review helpful? It wasnt by chance that I happend to stumble across Christina in choices as i was looking for a studio flat to rent and there just so happened to be someone on the phone having already put down a deposit on a flat I lived right next to in the past. Even though I was just intime for a veiwing of a one bedroom house in sutton, right next to sutton common rail station, Something was telling me to have hope for this studio flat. I phoned them up because i was interested in a property which was up for auction in three days. They convinced to pay them 250 pounds + VAT by telling me that i wouldn`t have any problem getting a morgage in that time frame through their morgage adviser. I paid them and their morgage advisor told me after two second of conversation that it was impossible to get a morgage in such a small period of time. I tried to get a refund straight away and they will not give me one. That is 300 pounds for nothing. That is stealing!!!! They are thiefs!!! STAY AWAY IF YOU DO NOT WANT TO GET RIPPED OFF!!!

There are much better agents around.

Debbie Stanley at choices in croydon brighton road, special negotiator, is a nice and warm person to deal with, she is professional and has got customer relation skills , she makes you feel valued and encourage you in every way, her determination to see your property rented is amazing. i have only been dealing with Debbie on the phone but she makes me feel i have known and done business with her for a very long time.
I will say she is one of the best negotiator,s you working for you.

I have been with Choices Sutton for just over two years and what a fantastic service I have received!!
I left my family home under very upsetting circumstances, Choices were fantastic on both a personal and professional level. I walked in at 11am and by 5pm I was entering the door of my new home.Every stage of the rental process there has always been someone who makes it as simple as possible with the upmost professionalism with a personal warmth.
I am sad to have to terminate my tenancy and would just like to say a massive thank you for everything!!
I would highly recommend to anyone looking to rent to use Choices.

Choices estate agents/ letting agents seem to use every opportunity to charge an extra fee even though i am using a so called full management service. In addition they are charging six months in advance and have not even looked at rent reviews in years, they do nothing for you (except the legally enforceable stuff like gas certificates) unless you push them.
Different departments are in different offices in a different towns, so you don't get joined up thinking on any issue, it shows they are effectively too big to provide the local level service required.
To make it worse they recently wrote to me to say they are putting up their charges, by an extra 2% (which equates to closer to 20% for their income) whilst telling me the tenants belong to them and they can do what they like! i will be looking into this very closely and wont take it lying down.

As a new landlord, they were great. We have been using them for 9 years and to begin with, they were very helpful as we had no idea what we were doing or how things worked. However, once you know what you are doing, you can see though the glossy brochures and sales pitches. They are DREADFUL. Fees taken where no work has been done, annual tie-ins which mean it is not cost effective to move unless the tenacy happens to run out at the same time, staff who do not know what the landlords legal obligations are (so they just do more work and charge more unecessary fees). We also ended up letting from them for a period of 1 year whilst waiting for our own house purchase to go through and saw the same ethos from the tenants perspective. If you want to give them a go, you could probably do worse as they have good coverage and are great at getting the tenants in but be really careful and check everything they put in front of you and mind out for the 'landlord care' and 'property management' teams! They are awful.

This was our first experience dealing with estate agents to rent a property and I must say it was extremely pleasant. The young estate agent that assisted us was Esme Hinton. She was extremely helpful, very sincere and transparent about the whole situation. Her very endearing nature made us feel as though we could trust her 100% and, in the end. she helped us acquire a beautiful property in Coulsdon to rent. "Lack of transparency on fees"
Landlord alert! Choices Lettings are a nightmare for fees (and for tenants too I understand). They will charge you an annual sub-let letting fee upfront, regardless of how long the tenancy lasts (in my case tenants only signed for 6 months). So, £900+ upfront for a LET ONLY fee. And its a rolling annual contract. I dont like how the tenant pays them the rent and then they pay me... 7-10 days after the tenant has paid.

This is the worst agent you'll ever come across. You never speak to the same person twice as they have such a high staff turnover. We have lost thousands through them letting our house to bad tenants who then didn't pay rent. They just put anyone in and couldn't care less if things go wrong. It is difficult to describe how inefficient they are - paperwork faulty, inspections not done but charged for - the list goes on an on. Don't use them!

Choices found me a tenant very quickly. Unfortunately, it didn't work out with that tenant, but this was not Choices' fault, but they did everything to resolve the situation as quickly as they could and found me the perfect tenant.
I was pleasantly surprised at how good they were.

After two months of Choices completely ignoring my requests (& then complaints) I've been forced to seek damages through the civil courts.
I have never been subjected to such overwhelming incompetency nor dishonesty.
There are plenty of other letting agencies & properties on the market - do not use this company.

Don't rent from this totally unprofessional outfit, ever. I moved into a Choices-managed property 11 weeks ago and wish I knew then what I know now.
On the day we collected the keys we signed the contract at Choices offices before going to the property, which I now realize was a huge mistake. When we arrived at the property the drive was covered in rubbish and the property had been left in a terrible state by the previous tenants (including a busted lock on the bathroom door, tiles missing from the bathroom walls, holes in the walls and smashed covers on external utility meters). Incompetant? Liars? Both !?
This is my first time writing any sort of review but my experience with Choices Redhill needs to be shared to prevent anyone else from using this shower of B@5t4rD5.
I recently contacted Choices with a view to renting a property,first viewing was fine and was pretty keen on the place, I requested a second vieiwing to take measurements but no-ne turned up, after calling soemone from a different office turned up almost an hour after the agreed time. I moved out of a property in early Feb and still haven't had my deposit back. They deal with my phone calls by fobbing me off each time and never calling me back. I'm looking at taking them to court over it because right now, I can't see how I'm going to get my money back. Also, they refused to do a check in/check out inventory at the beginning and end of my tenancy which is just ridiculous and has only added to my deposit woes.

Extremely disappointed in their service. The worst I've ever experienced so far. Will never deal with them again.
When I first viewed the property the kitchen and the bathroom were dirty. I asked them if it was going to be clean, they said it would certainly be. When I moved in, everything wasn't as promised, kitchen and bathroom were still dirty,when I asked them about it, they said it wasn't their responsibility and they did nothing about it.
When I had 2 months left for my tenancy, they were already bugging me about viewings. It was very disturbing. While showing the property to potential tenants, they were extremely unprofessional, noisy, and impolite. They don't knock on doors or ring the bell, they just barge in, as if the property is their own. They would lie in my face and say that they called me about a viewing when they certainly didn't. They are nothing but an embarrassment.
They would give you misleading information, untrustworthy, over-priced. Very rude, unprofessional, money-grabbers.
Seriously, their banner says it all.. Comic Sans as a font, really?!

Useless! Had a 1st of may deadline to move, had to spend hours phoning them to get them to sort the paper work. After we moved in we were expected to sort every problem out ourselves, only time anything was done was when we contacted the landlady directly.
Had to threaten to take to court to get our deposit back after many phone calls (there was no issue with the house therefore no reason for a delay).
Never ever rang back, only got an email back when I threatened them. Never again!

We went to them in June explicitly stating that we needed a flat by mid July, to meet the end of our previous tenancy. We put a holding deposit on a flat that we were told would be available by 24th July. After a couple of weeks and having not heard from them, we called back for a specific date to be told that it was now 27th. I feel Choices have done us proud!
They have always been very helpful and have always found us a tenant very quickly. They do take some time in answering quires, but I have to be fair and say they have got back to me with a good response. I can understand they must be busy!
They work efficiently and I have just given one of my properties to them at the Kingston office and they found me a tenant straight away. I'm happy with the service I am receiving from this office and will hopefully use them in the future, if there standard stays the same.

Surprised to see some of the comments here as I have a number of properties let through their Croydon office and they have generally found them to be efficient. I don't think any agent I've dealt with has been perfect when it comes to things like getting back to you straight away, but they've always found me good tenants in a short amount of time. There seems to be a few of them who are really switched on and some that just come and go, so if you do get someone decent I would suggest just dealing with them.

When you are using an estate agent, professionalism comes to mind. You know, they deal with many clients and they are trained to a high standard, we hope! It's their job, and they should know it inside out.
And if your like me, the normal man of the street, we think we are going to be looked after whilst using their services. But I was so wrong. And after my ordeal, I found out, that many of us were wrong. And when I mean wrong, I mean using Choices!
I myself am a good tradesman, and if I employ someone else on one of my jobs, and he makes a mistake, I have to correct it in one way or... (read more)

They missed multiple appointments, as a new client, without any notification. Try to charge for unnecessary services during the tenancy. Do not look after my, or my landlords', legal interests very well. At the end of the tenancy; tried to view the property, immediately, without any notification.
The company appears to have no interest in its role in acting responsibly on the behalf of two clients, but would rather concentrate on making as much money as possible from both.
Some of the staff are rude, but, I suspect this is because they are treated badly by the company that employs them.
I am also a landlord myself with many let properties. I will not tolerate their unprofessional & unethical behaviour, either as a landlord, or as a tenant.
Avoid!

Choices are appalling.
We recently moved out of a property after 15 months of renting it. Before moving in we were told that the missing doors to the fitted wardrobe would be fitted soon after, as they were on order. No problem we thought, but it never happened, despite repeated requests.
The property was being refurbished, and we were promised that the carpets which were disgusting would be replaced. This only happened, and the house was cleaned after we threatened to pull out (after unfortunately handing over the deposit an first month's rent at the office before going to the property on move in day).
They refused to give us the landlord's address, despite this being a legal requirement.
They didn't answer our complaints, despite their procedure required by their membership of NALS promising an answer within 21 days.
Unneccesary charges which we disputed during the tenancy were never chased for payment, but were deducted from the deposit.They also advertise properties as available that have been let.
Don't use them.

Very friendly when we first viewed the flat, but horribly mismanaged our referrals/references. The people in their office seemed completely unaware their own contract obligations and were only concerned with cash. We will never let from Choices and/or suggest them to anyone. Avoid this company (at least the Brighton offices) like the plague.

Firstly - on the plus side choices did fill my property very quickly and got a very good rate. As a land lord this is very important however the rest of their service is pretty poor.
Our tenants have complained to us that they have been treated badly by Choices. They have sited general rudeness and requested unnecessary documentation at cost to them when the tenants had been with Choices for several years and living just 500 yards from my house.

The staff are all school kids with no manners and we found them very rude and unhelpful. They didn't even call us to tell us the landlord had taken the property we was supposed to be moving in to off the market. We rang them on the day of the move only to find out we had no where to go. Choices stated that they weren't aware of this, but given that all rented properties are checked at the end of a tenancy to highlight any issues that may affect the return of a tenant's deposit, I'm not sure I believe this. We were also mislead about the existence of pre-pay utility meters installed by the previous tenant, to the extend that Choices took our bank details and had us sign a form to set-up direct debits with the utility companies. Choices claimed that they were unaware of the existence of the meters, but given that lettings agencies generally provide meter readings to utility companies at the and of a tenancy, again I don't see how this could be true.
Choices did arrange for the property to be cleaned and the rubbish to be removed, but 11 weeks on we are STILL waiting for the vast majority of the issues to be dealt with. Our e-mails are ignored, phone calls aren't returned and we have been fobbed-off in every way imaginable, and having read some of the reviews on here I'm now very worried about getting our deposit back at the end of our tenancy. Our requests for the landlord's contact details have also so far been ignored. I have rented properties for the best part of 14 years and I have never, ever come across such incompetence.  my contact at Choices but surpringly she was unavailable, I asked her colleague to contact the council to try and ascertain whether this was a simple mix up as the council wouldnt reveal agent / landlord details to me, after calling them 4 times they said they were unable to reach the right person at the council, funnily enough I got through to him on my first attempt. Apparently choices hadnt been able to reach the landlord despite their \\\"best\\\" efforts so I had to take it upon myself and go to the flat and found that someone had indeed moved in the previous week.
To say I am furious is a massive understatement, i\\\'m due to move out of my current flat in a little over 2 weeks and dont have anywhere lined up to move to.

We went to them in June explicitly stating that we needed a flat by mid July, to meet the end of our previous tenancy. We put a holding deposit on a flat that we were told would be available by 24th July. After a couple of weeks and having not heard from them, we called back for a specific date to be told that it was now 27th. On this basis, we organised to have all of our furniture delivered from storage on 27th and planned to stay in a hotel (in peak season) for a few days. After another couple of weeks, we called and were told 3rd August. They denied that they had ever said 24th or 27th. We had also arranged for 10 friends to visit from all over the country on the weekend of the 31st and could not afford to stay in a hotel any longer; but there was no concern or apology from any of the agents. They said that they would try to get us in for that weekend and promised to call. They never called and when I called back, I was told it would now be 9th of August and I would not be compensated. The agent also hung up on me for being rude (are you surprised).
They are a disgusting bunch of people who will only treat you with courtesy if there is money to be made. Once you have agreed to something, they forget about you and treat you appalingly. They refused to give us the landlord's address, despite this being a legal requirement.
They didn't answer our complaints, despite their procedure required by their membership of NALS promising an answer within 21 days.
Unneccesary charges which we disputed during the tenancy were never chased for payment, but were deducted from the deposit.
They also advertise properties as available that have been let.
Don't use them.
