Truly appalling agents. They just seem to roll over, and whenever the tenants want anything, it's the landlord that has to pay.
The worst example I had of their incompetence was when the tenant spilt makeup over my brand new carpet. They just handed back their deposit in full, put in a new carpet (without asking or even telling me) and then sent me the bill! This was after a long succession of trouble with the tenant who blew up the lights (100 pounds for an electrician to come around and replace a fuse!) flooded the house (600 pounds of repairs - I paid for) and left the place a mess (250 for a gardener to come around and tidy the place up... again, the tenant should have paid but I, as landlord was saddled with the bill).
Useless people who just seem to be "ladies who lunch" and who then pass on any costs to the landlord, not the tenant. Avoid at all costs.
