I had a recent dealing with this agency, and let me clear up the confusion (if any) they are the worst agency i had ever let from- and i have been renting in london for over 5 years now with many different agencies. Any fool can see from all the other comments the vast contrast between the excellent and 5 star reviews and the 1 star real reviews and anybody can figure out all the 5 stars are done in house by their own staff. I can tell you that i rented a property on Archway Road and dealing with this agency was just the worst decision i ever made. The build up to the let was bad the staff... (read more)

I and my girlfriend were tenants at a property which C P Papas also managed. We stayed for two years we were very happy with the flat that we were renting unfortunately we had to move area due to work commitments.
I highly recommend C P Papas to anyone wishing to rent, they are very professional, friendly and efficient.

I have lived in London for several years and have moved around each year in that time. I have never come across a more incompetent estate agents as C P Papas. I was astounded by their inability to give me a straight answer to basic questions such as move in dates. I made an offer on a property and was left waiting for a response - leading to my losing out on another property. Horrendous communicators and easily the worst estate agents I've ever dealt with

Don't be fooled by any of the positive reviews. Like pointed out elsewhere these are probably encouraged or made by the agents themselves and are not a good reflection on C P Papas.
Let me put it bluntly - this is a run down office near Archway with 3 or 4 overweight, lazy, unskilled and somewhat thick agents that sit all day (smoking) waiting for phone calls. They are friendly, which is why I am not rating them as "terrible" but as "poor" instead, but they are running a "business" that is interested in getting the cheapest workers to do the job without any... I have been using C.P.Papas for a number of years they manage two of my properties and in all the time i have had a positive working relationship with them .

I found this company to be very professional and friendly. I was with C.P Papas for 3 years and when ever I had a problem I just called them and it got sorted out nice and quickly. I would definately use this Agency again.

I have just rented a flat from C.P.Papas and the service I received was excellent, they were very concerned about a couple of small issues they contacted the Landlord and resolve everything.

Having felt we had a reasonable service throughout our tenancy and feeling we had a good relationship with CPPAPAS. On moving out they did not perform a proper checking out inventory so didn't pick up on some general wear and tear fault which we had not noticed during our stay. From being assured we would get our full deposit back, some weeks later we were lumped with a bill of over £140. On questioning this bill we have been told that under no uncertain terms this is what we will be charged and we have not been shown a break down of the costs of the repairs to negotiate a fair deal. Don't be fooled, the positive reviews posted below are very likely to have been written by CP Papas and the team (as proven by the bad grammar). Probably while they were supposed to be contacting a plumber or sorting out a cleaner.
Use pressure sales tactics and are generally very shady in their dealings. We also moved into a dirty flat and had to clean up after the previous tennant. Worst of all was the fat bloke with the goatee beard and bad breath, can't remember his names, but his pressure sales tactics were a joke and his attitude to tennants and their rights pretty questionable. His mate was more approachable, but seemed a bit dim. Their dad didn't seem to say much and generally lounged at the back of the office.
Once we escaped their clutches we went with a respectable firm who actually treat us with respect (I won't name them as proof that I'm not a rival slagging off CP Papas rather than an actual former tennant).
Stupidest thing is, we read the bad reviews before signing up but went ahead as needed a flat quickly. Don't make the same mistake as we did.

I've been with them for two years. Staff is very friendly and helpful. Never had any problems with them. Got my deposit back in full in a couple of weeks time after I've moved out.

I am very surprised from the comments below saying that CP Papas are "honest"... From my experience, theyr are anything but honest.
I rented a flat using their services. I would NOT recommend them at ALL.
During the tenancy, whenever something needed to be fixed, I had to keep calling them until I could get hold of someone. They were never returning my calls. When a plumber needed to be called, it took them ages to contact the plumber.
The members of the team in charge of the agency are very cheap. Don't let yourself be fooled . They will try to get as much money as possible from you by any means. At the end of the tenancy I had to threaten them to commence proceedings under the deposit scheme to get my deposit back. It took them ages to return it despite having no grounds to retain it.
My advice for potential tenants is: Stay away from them!
My advice to actual tenants: Do not hesitate to pursue the arbitration route under the deposit scheme. It's free and it works! Take also pictures of the flat! Keep a written trace of your dealings with them (ie emails)Was this review helpful? Yes

I have really bad experience with them. I rented a flat for a year with them and they were also responsible in managing the company. When I decided to move out on the expiration of my contract, we did the "check-out" inventory with their agent and everything turned up to be absolutely fine and in good order. I gave them back the keys and they reassured me that I would get my full deposit back.
After 20 days and without having my deposit they claimed the "oven tray" was found to be dirty by the landlord and they wanted to keep

I conducted C.P Papas for a property in North London, the service provided is superb. The staff is very professional, friendly and easily approachable. They handled my queries immediately and they arranged a convenient time that I could actually view the property. I suggested them to a friend of mine who moved last month in London, he is very happy too. I would definitely suggest them to anyone looking for a property to rent or even buy. Their customer service is perfect. Very impressed...

 they are the worst agency i had ever let from- and i have been renting in london for over 5 years now with many different agencies. I can tell you that i rented a property on Archway Road and dealing with this agency was just the worst decision i ever made. The build up to the let was bad the staff are so unhelpful yet polite there is definately no training there and you just feel like your talking to yourself. When i moved into the flat it wasnt ready damp patches and furniture had not been arranged and it was the same old story when trying to get my deposit back from them the usual tricks blaming the landlord for stupid and made up deductions! if it wasnt for me complaining to the deposit scheme service and the agency having no proof of deductions that i managed to get back my full deposit and an apology from the agency for what they call standard practice... unbelievable!!
If your fond of your own money and dont want the extra stress and loss of years on your life of having to fight throughout your tenancy even before and after then really avoid this agency at all costs and look for an agency like i did with real recommendations through word of mouth that friends have used.
