Meet the lettings manager in this place the only thing you can do is put your tail behind your legs and run. So nasty, so unprofessional. Stay away from these agents as much as you can. Landlords, please do not advertise your property with this agent. There are so many more to choose from.

Hello Phil,
I would like to mention that I find this absolutely atrocious. The first point being that we had to chase you for a week with no response from you, even going down to the agency personally to just be told that you were on holiday and not even a manager called me back to confirm the receipt of the funds.
Having known this information I could have carried on my search for a property however your lack of communication has cost me an entire week.
I hope you understand that I find this behaviour is highly unprofessional.
I would appreciate it if you can find out the status of this apartment and let us know as soon as possible, kindly call my father last week he called you at least 20 times and left various massages in the office and answering machine. Also this morning he called you twice left massage with nadeen and voice mail.Was this review helpful? Yes

As a tenant of Brutens for a number of years, I would actively discourage any prospective tenant from engaging this agency as their chosen letting agent. The lettings manager is the most difficult individual you are ever likely to professionally deal with, and will serve eviction notices ad nauseum (as if they are some small child throwing their toys out of the pram) each time a tenant raises a query re management of the property. Whilst they refer to themselves as a family agency (I assume this can only be in reference to the lettings manager being the wife of the boss), if this was my family I would be ashamed to proclaim this on the front door. Prospective tenants beware, engage Brutens at your peril!

***** is the rudest and most incompetent person I have dealt with on any level in any profession. Be warned, they over-charge you on utility bills then wont let you view the actual bills received by the landlords, they don't even perform any calculations themselves. Would give them a zero rating if possible.

Stay away from Bruten!
We just had the worse experience ever with Brutens and in particular *****, she was rude unprofessional and extremely conniving.
We were due to move in this week and were told what we think are lies numerous amounts of time. Further to this they threatened us and placed the property back on the market.
It has now become so bad that we are taking legal action against them for our deposit back.

I second all previous reviews, Brutens Notting Hill is a horrible management company. The lettings manager is rude, unprofessional and impossible to work with. Big mistake to work with them. Highly not recommended.

The trouble with Bruten and Co is the terrible Lettings Manager ******* ********. The company was okay until the owner Jordon Blewsten put ******* ******** in charge of lettings. I will never use them again.

Bruten & Co are the worst agency in London! At least Foxtons were polite!
I can't believe anyone would work with them. I advise all landlords to check out reviews online.
The lettings manager is rude, disrespectful and offensive, her emails are worth publishing as worst practices. They don't listen, are disorganised and then accuse you of lying because they couldn't keep track.
I'm so glad we have the best landlords in the world and who know their business and care for their tenants.

They said they will make some painting and repairs once we would move in but they never did.The Manager (never meet somebody working in costumer service ruder then her!!) shout at me every time or answering very rudely to the email.
They threatened us about the final cleaning because we did not want their cleaners. They insisted so much.... but it's the tenants right provide themselves! Do not let them convince you!
They put some weird costs in the check out list, just to get some money out of us. For those ones who are dealing with them now, do not give up, they try to scare you but if you are right, do insist on your right. Imagine they did not want to tell us in advance the price for the check out clerk? The manager said: You will see the cost when we will take the money from your account!

Be careful. Bruten's take care of all utility bills, (gas, electricity and water). We found this out on the day of signing the 'Tenancy Agreement'. I had already changed the utility accounts over to the new property the day before. I was unfairly charged

Rude, unpolite and unprofessional at all. Receiving money is the only concern is receiving the money from you. They even threaten to put the property back into market even a holding deposit was made. None of the replies actually show concern to the prospective tenants. They provide no security to the tenants and to more extent, make the us feel less secure to deal with them. The property shown was beautiful, but the agents who are managing it are horrible. I truefully regret paying them the holding deposit and do not wish to deal with them ever again.

Brutens are impolite, don't care about the tenants and try to ripe you off the deposit.
Will send a letter to the landlord telling them who Brutens handle their clients

This relates to the Notting Hill Branch of Bruten & Co.
Bruten & Co. are the most unprofessional and unethical estate agents I have ever come across. I have been renting an apartment through them for more than 3 years now. The only reason I have stayed on is because the apartment suits my needs. Also, I am a bit lazy to move.
In my experience, they are liars (I have evidence and have proved to them and the landlord that the Lettings Manager had lied to avoid expenditure) and have regularly tried to intimidate and harass me into agreeing to unreal rent hikes and signing documents at... (read more)

Charged 425 pounds for move out cleaning, what a joke. Filling with the tenancy deposit scheme this week.
Avoid at all costs.
Pulled the trick on the extra deposit with us as well, 2 days before the move in as they said the tenancy reviews were not completed, we had been calling them for 3 days with out them getting back to us.

They were extremely rude, accusatory and unhelpful in all respects whilst we were a tenant of theirs. It began with them demanding a 6 month deposit be paid up front 1 day before move in and just continued throughout the tenancy with them being unhelpful with everything.
Be aware of hidden costs within their contracts such as check-out clerks, professinal cleaning costs, etc. They will try everything to take money from you without justifying it or having a valid receipt. Be aware that their recommended cleaners are VERY expensive and their maintenance person charges extremely high costs which are then passed down to the tenant.
We couldn't have been move excited to move out of the flat so we didn't have to speak with any of the staff at Bruten's & Co.
Never ever use them!

When I viewed the apartment, I gave them a list of items required. They assured me everything would be provided within a couple of weeks. They provided some of the smaller items but kept putting off the bigger ones (dining table, chairs, coffee table). After about 18 months they told me that they had not promised anything and would not provide the furniture. Fortunately, I had evidence and threatened to sue them - after which they reimbursed me for the furniture.

As a buyer who has always bought either through Bruten and Co and Lodgehart Ltd, i find both these agents to be extremely helpful in their negotiations.
I have even made money through both of them on resales.
I will use them again without a doubt.

I agree with the previous reviews that Brutens should be avoided at all costs. They do nothing that you would expect an agent to do and pass on a shocking number of hidden costs. For check-out cleaning, we're being stung as we are obliged to use an agent of theirs which charges 3x market rate....and that's just one example of their devious activity. Unless you're very rich and very desperate, I'd advise you to steer clear of Brutens.

Utterly incompetent. Reported issues with the flat (severe damp issues) and chased them several times. 6months later they contact the landlord (the damage became very severe and expensive to the landlord) and without our permission or notice, entered the flat and rendered the flat uninhabitable. No apologies plus we were threatened that deposit would be wiped out (by Brutens). Refused to let us speak to landlord. Never been treated by an estate agent before in this way. DO NOT USE!

BRUTENS & CO LTD is a company nice enough to start with, turn very nasty when time comes to return the security deposit to tenants. They have delayed paying my deposit for months even though the landlord okeyd it. Don't even consider using them!
