Great service here. Chris made the whole process of finding and renting a property easy and hassle free.

Our initial interaction with Black Katz was whilst we were still refurbishing our property, one of their agents walked into the building site, saw the potential and suggested a rental fee which we had not thought it would attain, alas we were wrong and he was right!. We have had in total 2 sets of tenants, and Black Katz handled everything from doing the viewings to sorting out the contracts. They kept me constantly updated throughout the process and I never once had to chase. I would recommend Black Katz to anyone for their constant professionalism and commitment to their clients.

Christopher and his team over at Blakkatz, Crouch End were attentive and proactive to our needs. After searching for weeks for a property to move into due to our expanding family, we contacted BlakKatz, and within 2 days - we found our place. They listened to what we were and weren't after, and intuitively recommended places they knew matched our criteria - rather than taking us to a million places that had nothing to do with the qualities we were after.
They also managed to find nice tenants for the property we own in as little time as it took them to find us a place.

Had a good experience with black katz lettings with timely response to mails and everything arranged seamlessly. Some be-spoke requests were also properly taken care of by them and I think they were fair to both me and the landlord during the lettings negotiation.

We have just moved into a rented property found for us by Black Katz. We received excellent service throughout from all at Black Katz. George goes over and above to ensure everything runs smoothly and nothing is ever a problem for him. Great knowledge of the area and he really listened to our needs for a new place. He is great at communicating and did his upmost to solve any issues or questions we had as quickly as possible, always available to talk to. Made our move easy and stress-free. Would highly recommend Black Katz and in particular George to anyone looking for a stress-free house hunt and move.

Salih was a real pleasure to work with. He took us to see us two properties, when we were only scheduled in to see one, which resulted in us taking 71 Asylum Road. He was friendly, enthusiastic, honest and yet professional. He listened to what we wanted and went the extra mile for us to ensure that we got it. Salih is a fantastic agent to work with as he makes the customers as relaxed as can be while maintaining a high standard of customer service. He not only provides what is promised but goes the extra mile, as he did in helping us find this property, which my housemates and I have fallen completely in love with.
Thanks to his flexibility and understanding we were able to view this property without previous knowledge of it and, obviously, quite successfully. It was nice to finally meet a letting agent that had your interests at heart. George went out of his way to help us find the right property and listened to what we did and didn't want. Cristina was super efficient with all the paperwork and responding to follow up e-mails after we moved in to the property. All in all, 10 out of 10.

First of all, I'd like to congratulate the entire agency for their professional demeanor and their eagerness to serve.
I found Black Katz through a friend who also enlisted their help trying to find a flat. I sent my details and the next morning I received a call from John asking about my wants and needs on a place and a budget. He quickly found a series of flats suited to my preferences and we arranged a viewing. I found my amazing flat within one viewing. He is a true professional and his willingness and patience with potential tenants is gratifying. It is hard to find agents who are truly committed to their jobs and John is definitely one of them.

Very fast and efficient. I saw the advert online and managed to arrange flat view asap. It took me around 5 days to get everything done & move in, and I got to meet my landlady before signing contract. The staffs are very friendly that i feel very pleasant with their service.

I had moved new into London and Black Katz was referred to me by a colleague of mine and I met up with Chris as he was almost closing his business day. Despite that, Chris was courteous and did provide a few minutes and took details. He was prompt in calling back on the next business day. James Kewley showed me a few properties and never did an hardsell on any of the property, which I value as the personal space required for a person to decide -unlike an another Letting agent whose property i had liked, but walked away because of "extra hard-sell"...I wanted to move to the property... Black Katz have been the most incompetent bunch of liars. They have repeatedly misled us about the property we are currently renting, which I might add has been the most hellish experience of our lives. We are pest infested, and nothing has been done about it, a recurring mould problem which has caused a chronic fungal infection of my entire body, the heating did not work and was not fixed for three months over the whole of winter. We went without a fridge and washing machine for two months.
And to top it all off, Black Katz did not even do their primary job of putting us all on the contract, my house-mate upped and left and they could not stop him, due to their early incompetence. Now I am paying a ridiculously large rent that I cannot afford, due to the fact that I was never protected by a valid contract. To try and put us off complaining, several times black katz have used different excuses, and ones that have been proven to be lies.
DO NOT RENT THROUGH BLACK KATZ.

Black Katz basically ruined my life during the time I rented with them. Rude, inefficient and dishonest. Every maintenance enquiry was put aside for as long as possible, including a mice infestation and a cracked wall, leaving my living room exposed to the outside. During the same period, they increased the rent way above inflation, and told me that I was "demanding" and "out of touch with reality" when I questioned their actions/lack of action. Would not owe it to my worst enemy to stay in one of the properties!

I rented a property via Blackkatz two weeks ago now. Upon viewing the flat and immediately being urged to pay a deposit, Blackkatz immediately began harassing me to sign the rental contract, provide references, and make payment of the full 1 months’ rent and deposit. I advised them that I would first like some information from them about the property and the landlord and sent them a list of queries (who is the landlord, how long have they known him, do the utilities work, etc). Calvin has on two separate occasions provided invaluable help in finding me a flat to rent. He is always very honest about the pros and cons of a property and unlike many agents, doesn't try the hard 'sell'. Calvin understands clients' concerns and is relentlessly efficient at informing you of new properties. He has both a professional and amiable demeanour, making flat viewings all the more pleasant!

Although we didn't end up finding our flat with Black Katz, I would thoroughly recommend using them. Michael was extremely helpful and was always calling with new potential properties that were within our budget and in the area we wanted (this doesn't always happen with some estate agents!).

from the very beginning, calvin was top notch, knew his stuff and didnt try to bamboozle with jargon and sales speak. he was honest about every aspect of the area and property whether good or bad. he is excellent to talk to and took the stress out of the entire last minute move. He was able to guide us to the area which we needed to be located at for access to our work, esspecially when we are not from london. at all times we felt as if calvin had our best interests as his top priority. His excellence in his feild was equally matched and complimented by Micelle, working the front offfice. Her efficiency and professionalism in sorting out the paperwork, references etc, meant that our move from being shown the property to moving in took just days.

Michael at Black Katz has been extremely helpful during my search for a propoerty to rent in South London. He took the time to find out exactly what I was looking for and regularly contacted me with suitable options. I was serviced by Alex (Alexander Forder), who easily rates among the finest among the many other agents that I dealt with during my search over several weeks. Considering that he was very new to the industry and only had a few months of experience, he was honest, truthful, paid attention to my needs and details, and was always welcoming and helpful. In short, he was focused and I felt he truly acted in my interest - he was never once pushy. He's an asset to Black Katz and the company should definitely reward him and keep him. In general, Alex showed Black Katz to be good at following up and responsive. Unfortunately, you do have to call them up; e-mail response is not the best (not by Alex though). On the whole, I would recommend them, Alex especially.

As someone who has recently moved to the UK it has been quite the task to find an apartment/studio to rent. Black Katz made it extremely easy. I dealt with Adam from the Hammersmith branch and after initial contact he made sure he was in contact as soon as any properties became available which were suitable for me. The entire process from viewing the property to signing the lease took no longer than a week and was quick and painless. everything was done with great efficiency. I would definitely recommend Black Katz to everyone.

I didn't end up getting a house with Black Katz, but I'll write Calvin a good review because he contacted me twice a week over a 5/6 week period. He went out of his way when I first called to arrange property viewings that were based around other offices, and when we did put an offer on a property, he even phoned to congratulate me, despite the fact that it was another Black Katz agent who would have got the sale (we didn't end up getting the house, but it was a nice touch)
On the whole we found Black Katz professional, efficient and easy to deal with, but I strongly recommend getting in touch with Calvin when looking for a London property. He arranged viewings for us that were way outside his immediate area by keeping in regular contact with other Black Katz offices, and us.

Alex was extremely helpful and very efficient in getting viewings arranged. The follow-up was well measured and not intrusive. Jay continued in the same manner in addition to being transparent. Fel that my interests were given as much weight as those of the landlord. Very impressed to have the tenancy locked down within 1 week.

We recently rented a property in south london and Rachel Nehard has been our contact at Black Katz. There have been a number of dramas as the vacating tenants did not leave the property in a particularly fit state for us. Rachel at Black Katz has been absolutely fantastic through it all - friendly, helpful, and attentive to getting everything sorted, and when there was a mix up with one of the beds she was on the case immediately, ensuring a same-day result for us. My flatmate and I are extremely grateful for all the help Rachel has provided us with, and we wouldnt hesitate to recommend her.

Excellent Service! Professional team!
Was in a bit of a fix when I walked in through their office door, as I had to find a property and move into it within 2-3 days or I would have been on the street. All this after being taken for a ride by another agency I was dealing with earlier, so I did not know what to expect.
Was seen to immediately, my requirements understood in a few seconds, and was whizzed away in a matter of minutes to two properties, both of which were ideal for me. Was given a very fair and unbiased idea of the positives and negatives of the properties, and the neighbourhood etc, which I appreciated being unfamiliar with the area.
Referencing was quick and seamless, and executed in a perfectly professional and uber-efficient manner. Agreement signing and keys handover was effortless; the whole process took all of 2 days, and I was able to move into one of the two flats within my timeframe.
Did not think it was possible after my experiences with other agents! What a pleasant surprise!

Black Katz is horrible if you ever need anything of them! Their sales side is ok. But NEVER EVER need to get something from maintenance! Response times are atrocious (6-8 weeks is seen as normal). Their workmen are useless! One of them caused a water damage so it rained down from the ceiling. The ensuing "paint job" was a guy with a bucket of paint and a brush painting the wrong color over the stains. And in the process spilling paint on my stuff... Could go on forever. Useless bunch. Therefore I moved out. And now I am fighting for my overpaid rent. So if you are looking for an agency: Don't let the salesmans smile fool you! Behind his mask is a bunch of incompetent and unhelpful people.

Highly recommend Jay and the team at Hammersmith to any landlord who needs to find quality, professional tenants for their property. After trying for 10 days (unsuccessfully) to find suitable tenants myself, I called Jay and gave him control of the process. Reading the reviews on this page and based upon my own experiences, I suspect Black Katz are excellent when everything goes right with a tenancy but as soon as you have any problems - everything falls apart. We moved into our tenancy at the beginning of August and have faced numerous problems, most of which we are still trying to resolve four months later. All those that have been resolved have either been because we have gone directly to the source (i.e. the council) ourselves or through constant chasing.

Peter was extremely nice on the phone when I first approached him to learn whether they had available flats. When I went into the office to meet them in person him and Jay, the manager, were very welcoming.

I have been very disappointed by the service (or lack of) provided by Black Katz. We moved into the property at the end of Augst this year. We discovered that an inventory had not been done when tennants left the property and one was done 1 month after we moved in. When we moved in there were two pieces of furniture that were broken and we asked to have removed, we heard nothing. The member of staff wjhen performing the inventory said some of the furniture was a health and safety hazard. Yet, 3 months on, we have still had NO RESPONSE for this problem. It has got to the point where we are contacting Black Katzx every day to cahse it up. I do not understand why the issue is taking so long, I can only imagine it is because they are doing nothing about it. It is a shame that a minor problem has become a major one.
Black Katz have responsded to some other problems, but only after a lot of chasing up.
Very disappointing.

Black Katz showed leniency with certain aspects (i.e. when our old landlord refused to provide a reference) and were proactive with chasing the details they required.
Jennifer Powell (who coordinated our move) was always friendly and flexible. On the aspects of the contract we wished to discuss further, feedback from the landlord was swift and productive.

I recently rented a flat through Black Katz and have been very satisfied with their service. I went to a lot of agents but Black Katz were the most responsive and helpful. The only thing that I thought they can improve on is their service when getting into the flat; to come in the flat with you when you first move to show you a few basic things (e.g. how the heating, rubbish etc works).
But overall I was very satisfied and I would definitely recommend them as it is indeed hard to find good letting agents in London.

We spent weeks trying to find an apartment in Camden Town and it wasn’t until we went to Black Katz that we found it.
Our agent, John, was very helpful from the beginning. He knew exactly what we were looking for, and called us as soon as apartments with our requirements were on the market. After only three days from the initial contact, we found the perfect apartment for us!
The service was excellent and John was always very friendly and professional.

Hi i just thought i'd let you know that i have used this agent twice in the last 12 months and i am very happy with there service overall. I know pop by the office to just say hi. They have on both occasions found me a property that suites exactly what i am after within budget and the main importance for me is the location as i work in the city and my work day seems to never end.

Terrible letting/tenancy department - maintenance phone/hotline is often engaged and email responses slow (none sometimes). Urgent issues are never resolved in a timely manner, in fact we were left without hot water for weeks. Once you signed the agreement, pretty much left on your own to follow up with anything (reported issues and even the set up of rental payment - if you do not ask what their account details are and missed your rental payment, bad luck and that will cost you extra £35 because it was your responsibility to arrange it - so what do the admin staff do?).
No inventory list was provided before we moved in despite countless requests then upon moving in, we discovered a whole bunch of crap was left behind (and this subsequently became part of MY inventory list). Poor management as no inventory list was ever done with the previous tenants but of course, this was never communicated to us until all the funds were paid upfront.
Avoid.

I am a first time renter in London, and both my flatmate and I were very nervous and wary as we viewed properties. It is true that Black Katz are fairly pushy in encouraging you to sign for a property on the spot, and to put money down to secure the property. However, the pressure encourgaed me to think even more carefully about the property. When I expressed my anxieties to the Peter at Black Katz, he was very helpful and very understanding. He endured a rather lengthy conversation with one of our pushy parents, and even allowed me to view the property a second time to ensure that I was happy with everything. My lack of experience means I cannot compare their services to other agencies, but overall I was impressed. They are very friendly and despite the standard salesman talk, I truly believe that they are good at their job. We'll see if I continue to be impressed once I have moved into the property...

Having spent a good two months looking for a flat to rent and going through every estate agent we could come across, Black Katz Hammersmith was a breath of fresh air. Hats off to Peter, who followed up on our quiery and arranged a viewing on that very day. Every single issue was professionally and cheerfully dealt with, including answering phone calls on the weekend to clear any confusion we had. He even went out of his way to arrange with the landlord and find time to allow us move our stuff in a day earlier than planned (even physically carrying a few bags)! Heartfelt thanks to Jay the manager as well, who made sure the whole process was smooth and quick. In fact, it look less than 24 hours to get from us sending the initial quiery for the property to the tenancy agreement being ready, reference-checked and all. Lovely people, great service. I have had a great experience at black katz. Great friendly and personable team. I got in touch with Jamie at the Shepards Bush office who was really enthusiastic in trying to get us a flat. Even tried to arrange times outside his normal working hours, always calling me as soon as properties in my price range got on the market. Really great and energetic guy, helped us get a really great deal on or property and we would have never found a flat so soon without him.
As for the paperwork and contracts, Kim in the London Bridge Office sorted us out and was so helpful. I probably pestered her with one hundred emails and she was always prompt, polite and extremely knowledgeable. Never even had to go to their office, as we signed all the contracts by mail and this helped not take much of our time up.
In general I feel the entire team went above and beyond what you would expect from a lettings agency. I would definately recommend Black Katz to others!

Super-enthusiastic team at the Sheperds Bush branch - Peter and Jay - who were really persistent with the search for a flat for me. I only had to see 2 properties and instantly feel in love with the second one and am moving in next month! There is slight pressure to say yes pretty much on the spot and pay the admin fee plus a deposit so that they hold the flat for you and don't show it to any other viewers. With hot properties i guess that's understandable and in th elong run worked out well for me!
The London Bridge office has been dealing with my paperwork, references etc as they are located in my area and Kim in particular is fantastic. Very efficient and accommodating, excellent communication and always ready to help no matter what the query is.

I went into the office with a very clear picture of what I wanted. Aaron took the time to actually understand exactly what I wanted and assured me that he wouldn't show me anything that would waste my time. throughout the process he updated on the progress and really made me feel as he was looking after my property search.
Whislt other agents The fiwhilst other agents tried to fix a property to my needs- I had confidence that understood my needs and genuinely tried to find a property that was suitable for me.
The quality of service was proved in the result. Aaron only showed me one property and it was absolutely perfect- which validate my opinion that he had really understood what I wanted and would not waste my time.
He was far and away the most friendly, helpful and understanding estate agent in the Camden area - who was really willing to go above and beyond. Excellent service- would definitely use again.

As the joint landlord of a 2 bed flat in Crouch End, in a nice road, over the last 8 years we have had 4 great sets of tenants. It has never taken us more than 2-3 days to re-let the flat and I would not hesitate to recommend the great service provided by Chris, Cristina, Ben, George and team.
From the start, they gave us great advice, definitely knew the local area well and most importantly vetted potential clients, took references, listened to our requirements and knew all the legal things that we as landlords have to do. I have found it to be an absolute pleasure doing business with them and from a landlords point of view thoroughly recomend them. Sure there may be good or bad branches but my personal experience is that Crouch End seems to be a very good one indeed.

I have dealt with Black Katz for the past 2 years and that has given me ample time to really know this letting agent and therefore write this review. Black Katz were more often calling me rather than the other way around (which seems to norm for a lot of letting agents). They were really keen on securing me a good tenancy and ensured I was constantly updated no matter what. Its an excellent outfit and I'm more than happy to use Black Katz going forward.
I just want to add that Carly Matthews was outstanding yet again. She is very astute, has a refreshing telephone manner, clearly knows her role and most importantly, gets the job done. Talk about going the extra mile! A was and still am very impressed with her and see her as a true professional. I never had anything to worry about when she was in charge. I just came from a scam from another "agency" and I went to black katz since, even little bit expensive, they had the reputation to be serious.I ahve to say overall they are good organised. The guy was nice showing me the flat and he gave me a price. My current property is through Black Katz Camden office, we have had no problems but other than the day we signed the contract we have had no contact with them as our landlord owns offices in the same building.

Dealing with Black Katz was the most demoralising, difficult, painful and unpleasant experience I have ever had with a letting agency. Tenants are treated with distain. During my tenancy I had a severe mice infestation that was never dealt with until I took it upon myself to block up all the holes where they could enter. The shower never worked properly and was never fixed. Despite the fact it took several viewings to find the right flat for me, I was pleased with the service provided by Reuben at this branch. He kept in regular contact with me about what properties were available to meet my requirements and showed them to me outside of office hours as I work late. The service provided from the Shepherd's Bush branch was a shambles. First they were incapable of getting the tenants to pay on time and to the right account, which resulted in over 3 months of me chasing the Manager to find out what was happening.
He spent days not doing simple tasks like looking in a file, and it would take me going into the branch to make him do such simple things.
further miscommunication with his team lead to an inventory not being done, considering the damage done to the property (broken windows, bathroom appliances) this is far from ideal.Not once have I got an email back in reply to anything I ever sent. Barely any of my calls or messages were returned, further when the Manager said he would call he didn't and lied about trying to call, with considerable times I had my phone on me so I could receive a call.
I am highly unimpressed and dissatisfied with the service received. Rest assured I will NEVER use this company again, nor will I ever recommend this branch.I found them to be incompetent, and rude, a terrible combination.

Stay away from this landlord!!!!! I had the worst possible nightmare with mice/rats in the flat, failure to respond to important maintenance requests, all culminating in the landlord seemingly being registered through some Cayman Island tax scam and was "therefore difficult to get in touch with" when I needed something urgent. I can write a book about what happened during my 2 years in the flat; for example there was a gas leak they took 3 days to respond to.

Decided to use Black Katz to rent a property with my two friends for our second year of university in London. The guy we had initially seemed really nice and attentive, but after the first meeting he would never call us back, would always cancel on us or would just not show up at our flat viewings that he had arranged. After over a month of using their services, we had viewed no flats. Finally we decided to call up landlords ourselves and sort it out, within a week we had found a house which we loved. I wouldn't recommend using Black Katz at all, waste of time!

Very disorganised office, poor communication, especially with regard to asking landlord to fix things before the move-in. They promised lights would be repaired (electrician, not new bulbs!), peeling paint redone, flat cleaned (!!!). NONE of these were done, and the very day that we moved in they washed their hands of us, claiming all responsibility lay with the landlord, despite their own guarantees. Not impressive.

Having been a BK tenant for almost 2 years, its always sad to get sold something and have a great positive friendly Agent experience only to have another department repeatedly stomp all over that mood.
My agency in Crouch End found me a great house & the experience was great. Then, they told me it was a house also maintained by them (and charged me an extra £100 or more for the priviledge) and originally I was cool with that. BK are doing a reasonable job of managing my flat. I find them a little slow to respond sometimes. I am in Australia but with modern communications that is not an excuse. That said, they find good tenants quickly and keep me informed monthly. My tenants seem to think they are a little unresponsive also, not phoning on the agreed phone number for example. On the whole, OK (certainly compared to other London agents) and I'm particularly impressed with how seriously their leadership team take customer service and complaints.

We dealt mainly with Jennifer who proved to be very efficient and friendly, a great combination! Even after we moved in, she was always very prompt and helpful by email. Also being able to communicate by email rather than telephone made the process so much smoother and easier for me!

We've just moved into a "BlackKatz" property and would highly recommend their service.
Khan was the most personable agent we have ever come across, and went out of his way to find us properties that would appeal (we were particularly fussy customers). It was quite sad when we found a flat we liked as it meant no more Saturday mornings with Khan!
The "moving in" pack that Jennifer gave us, and all her help was exceptional too. We had used Greene and Co for our previous let who certainly werent as professional, quick, informative or personable.
We've found a place we love, and if we do ever want to move again, BlackKatz will be our very first phonecall.

Great experience with Black Katz (West Hampstead)
Jennifer was extremely informative and was quick to reply to all emails and update us on the progress of our references, etc.
She even helped us out when we moved in and found that the flat hadn't been cleaned. She organised really good cleaners for us even though it was a Let Only contract and it was the landlords responsibility.
Would recommend and will definitely be using again.

Absolute nightmare! They were prompt and professional when it counted i.e. until we signed the lease. Contacting them for anything was a joke and they have absolutely no idea on how to return a phone call or email. The slightest thing was always too difficult and it became a full-time job dealing with them. We eventually sent the owner of the company and email which assisted us in one situation, however, it was just 'a drop in the ocean'. Completely useless staff and atrocious work ethic. I was so happy to end my lease with them, however, the happiness was short-lived because I am now having problems in getting my bond back! For shame! I would never recommend this company and should have listened when I was initially warned about them years ago. I would be more than happy to discuss my experiences with Andrew Black!

Do not use this company. Their letting agents are friendly and they have a decent amount of stock but pressure people from the outset to accept houses without any time to look it over. My friends and I took a house in Camden that had been refurbished by Black Katz for a non resident landlord. When we moved in their was a long list of items still to be finished - installing blinds, cleaning paint of counters, servicing the heating, the washing machine and the cooker were faulty - we took a list and sent it in to the "maintenance team" It has taken 3 months and plenty of emails and phone calls to get some of the work done, the rest is still outstanding. They also changed the locks to the house on Christmas eve without telling us because an unannounced maintenance person suspected the door had been tampered with - Never contacted us and then when we had to use a locksmith to get in on Christmas day they refused to refund the charge.

Absolute nightmare to deal with. Still waiting on our deposit over a month after our accounts were closed and everything was supposedly sorted. Make sure you attend the inventory session when you move out and ask for a copy of the final report - they are trying to charge us for something that they claimed is broken but was not on the inventory. When I mentioned that myself and my flatmate had been present at the time of the inspection and that we were personally shown on the detailed inventory list that nothing was wrong or broken with the flat they suddenly went a bit quiet!

I rented a flat with Black Katz West Hampstead from 2008-2009. They were efficient, friendly and professional. We had a lot of problems with the flat when we moved in but they happily helped us get in contact with the Landlord and sorted out the problems we had.
One agent (Jennifer) has been very helpful lately, I lost a copy of my tenancy agreement and she emailed me a copy - very helpful.
I would happily recommend using Black Katz West Hampstead again.

A surprisingly efficient service. One minor hiccough in arithmetic when calculating rent was fairly quickly resolved, and all the references I requested were presented, together with my cheque, by the deadline - just. A vast improvement on Ludlow Thompson and other branches of Black Katz, with whom have had unhappy experiences.

I've used Crouch End branch for around 7-8 years now and they have always found good reliable tenants very quickly, always within a week of marketing the property, sometimes within a day or two. Staff have always been helpful and efficient and I would recommend them from a landlord's point of view. I would, however, avoid the management service (run from theCamden Office) which I didn't find to be value for money, but that's true of all agencies.

I just had the worst experience customer service experience with a guy called **** at this agency - I called to make an inquiry and he sounded as if he was doing me a favour telling me about this appartment in Fitzrovia and was extremely odd on the phone - with a can't-be-bothered-why-are-you-calling attitude. I was really interested in the appartment but this man was so arrogant and genuinely weird I could not imagine doing any sort of business with a person that can't even speak properly on a phone. I don't usually write reviews like this but I have never felt so appalled.

Before signing a contract with them please review the term and conditions carefully. The wording is deceiving and not clear. In my case my tenants gave their notice early in the contract. I am not re-letting but am selling the property but Black Katz are refusing to refund the commission pro rata but "as a gesture of goodwill they will issue a credit note to be used by family or friends on any property at any time now or in the future" as they say. Translated into plain English that means "tough, you will lose the money".

I used the London Bridge branch of Black Katz when I first moved to London. The agents were helpful, friendly and extremely knowledgeable about the local area and what sort of properties were in my budget.
They found me a great flat on the first day of searching for properties- which was a great location and met the specification I'd given them.
The admin team worked quickly to make sure I could move in as soon as possible.
Would definitely use them again.

I rented a flat from the Camden branch last year, which ended in September 2009. We had problems from start to finish, and almost 7 months later we are still having endless problems with them. I have never experienced a company of any kind giving such terrible, rude and incompetent service.
On our move in things were delayed, inaccurate and found the staff generally unhelpful. We got passed around the office with the attitude "that's not part of my role". Throughout our stay things didn't improve and when we contacted the office over any problems we would constantly have to chase up till anything got done.
The worse was yet to come though and after our move out it came to getting our deposit back. Some delays were due to our council tax office being about as effective as Black Katz themselves. But yet almost 7 months on we are still waiting for our deposit, which is over

I have been living at the current property since last Autumn and from the start the agency has not been at all helpful. When I first moved in, the place was a tip with dust and dirt everywhere. When we called the agency, they said they would send a cleaner around but we would have to pay for it! Next, we had a mouse problem which was blamed on us! Did not want to help. Finally - the boiler broke down, trying to get through to the maintenence service is a joke - goes straight to the answering machine - calling the agency they are saying there is nothing they can do!!!! Its ridiculous!

Do not use this agency. They are not bothered about the integrity of the landlords they use and will not help you in any capacity with any problems. In fact you will notice a change in attitude as soon as they have taken your money! Do not use them is my advice.

I'm usually not one to go on to the internet and bad mouth a company, but I do find it necessary to do so for Black Katz.
I've dealt with many letting agents and I'd place Black Katz as one of the worst.Their viewing agents are friendly, approachable and quite informative. However everything else is pretty unprofessional. When signing the contract, they had asked us openly, in their offices with other potential tenants and other office members personal questions such as my currently salary. Despite already having written confirmation from my employer stating my salary.
We were only intending to stay for 8 of the 12 months contract. They said it would be fine as long as we found a replacement, they even said they would even help us find replacements.

Black Katz are beyond inept. I was nodding in agreement with all the reviwes on this site. Me and some of my friends have had exactly the same problems. The general conclusion of every tenant we have spoken to about them is that:
1. They will say ANYTHING to get you to take the flat (including lies),
2. They cannot organise the contracts, receipts and welcome packs which never seem to materialise.
3. If anything goes wrong they disappear, go radio silent, or promise call backs that never happen
4. They could be taking risks with your security and may even leave communal doors... (read more)

I would reiterate the other reviews on here - truly wished I'd looked at this site before entering into a rental agreement. At first, I gave them the benefit of doubt and thought that perhaps they were simply incompetent. However, I now realise this is far too generous and that they really are flat out dishonest and absolutely not to be trusted. Literally, ensure every communication is in writing otherwise you will find yourself arguing back and forth about who said what when. This extends throughout the company, it is not a question of an individual agent. Once they have your money and signature, they wash themselves of any further responsibilities and will tell bold faced lies to the tenant and landlord. They have no clue about the properties they are showing and will say anything that comes to mind. Make sure you have everything signed, and countersigned - even then you will likely encounter problems and debates on interpretating what is in writing.

I was going to leave them good feedback if they deserved it - they didn't though.
If you phone and they say we will call back in two minutes - don't hold your breath as the call wont come at all. They will waste your time until you have no choice but to take their flat because you have no more time to look.
When you first get shown around a few houses by someone who wants to help you, getting driven around you think that Black Katz are absolutely great. They are far from good though...

STUNNING lack of competence and honesty on every level, which was particularly rich given the amount of money they charge for "administration". Flat was not ready, paperwork not followed up, etc . when I complained, they called my girlfriend and threatened us with "terminating the contract". Anybody dealing with them should insist on everything IN WRITING as you cannot trust what is said to you in person or on the phone. Luckily, I have lawyer friends, but I imagine they get away with a lot with the uninformed.

The house was not ready when I moved in. They didn't pay the hotel. They never returned the deposit arguing that the carpet was damaged when the flat had wooden floors!!. Amazing. They charged me twice for last month and when I asked for my deposit back, they asked me again for that month!!

Despite that, Chris was courteous and did provide a few minutes and took details. He was prompt in calling back on the next business day. James Kewley showed me a few properties and never did an hardsell on any of the property, which I value as the personal space required for a person to decide -unlike an another Letting agent whose property i had liked, but walked away because of "extra hard-sell"...I wanted to move to the property on Sunday and Jennifer was meticulous to ensure that all paper work are complete and keys handed over at the appointed time...that is always a big relief one looks for when moving houses !
In a "buyer-be-aware" market of property lettings, since I was moving into London from Mumbai, few additional good things Black Katz could have helped me is to spot some weakness in the property and some technical limitations. Any tenant will weigh over these weakness vis-a-vis his requirement and arrive at a best conclusion !. They would have won oodles of appreciation, but I guess, on the hindsight that is a value left on the table. . I was told by Lauren Dean that this was not her job, they were not managing the property, and they did not know the answer to most of the questions. I asked for another viewing of the property but Blackkatz said they could not arrange this with the landlord. She said that I had to sign the documents urgently. I would get the information with my ‘move in pack’ on the day I moved in, i.e. after signing the contract and handing over all of the money. I asked if Blackkatz could send my questions to the landlord (since I had no way of contacting him myself) but did not get a reply other than that I had to urgently sign the documents. I went into Blackkatz’ office, where John Curry gave me the answers to some of my questions in the presence of Lauren Dean. One of my questions (made both many times in writing and also verbally) was whether any building works etc would be carried to the property (such as to the facade) or the adjacent properties in the near future. John assured me that no works would be carried out. He said that the basement flat next door was being renovated but this was practically finished. Upon that information, I signed the contract and moved into the property. A week later, I came home from work to find the entire building and those next door on either side covered in scaffolding up to the roof. The landlord initially said that this had been arranged for months and Blackkatz should have told me. Blackkatz said that they did not know, they had asked the landlord my questions as I asked, and anyway it had nothing to do with them as they do not manage the property (bearing in mind they had expressly told me there would be no building works, and I was not even a tenant when I asked the questions and had absolutely no way of contacting the landlord myself). I would have to speak with the landlord. When I asked who had asked the landlord my questions and when so that I could take up the matter with him, Zia Anwar said that he could not remember. After I complained to Blackkatz and told them I would make a formal complaint and Zia had spoken privately with the landlord, the landlord changed his story and said that he had decided months ago to paint the neighbouring property but had decided on a whim [i.e. without any notice to his tenants] to paint my property. Either way, at the very least, Blackkatz had known that scaffolding was going to be put up on the house next door the week after I moved in but had lied to me. It is my belief that they just did not bother to ask the landlord for the information I requested and they and the landlord are now trying to cover this up. I have found it extremely difficult to get any kind of response from Blackkatz, particularly Zia, who apparently is supposed to deal with these issues or from the landlord himself who refuses to meet with me. Blackkatz say this has nothing to do with them as they don’t manage the property (regardless of the fact I entered into a contract in bad faith because of them). There are various issues with the flat (it has taken a week to get a working shower), my windows do not lock so anyone can now easily enter my flat via the scaffolding, I now have workmen standing directly outside of my windows when I get home from work, my entire flat smells of chemicals from the works outside, there is dust all over my kitchen, and neither Blackkatz nor the landlord will do anything about it. Blackkatz have also given my deposit to the landlord, who refuses to provide me with proof that he has placed it into the tenancy deposit scheme. It took many emails to get Zia to confirm which regulatory scheme Blackkatz belongs to so that I could make a complaint, and many requests for Blackkatz to send me their written complaints procedure. Whilst Blackkatz may provide a good service to landlords, it is my experience that they just do not care about tenants.  to find suitable tenants myself, I called Jay and gave him control of the process. Within 2 hours he and his team of negotiators had shown the flat to prospective tenants and had a signed agreement and deposit put down. A seamless experience through and through. Below are a list of some of the issues we have faced/are still facing:
* Our moving in time was delayed to allow for a deep clean and inventory. The deep clean was never done and the inventory took over six weeks to be sent to us, rather than the week originally quoted. On moving in only one of the two sets of keys could be found by the agency - we had to go out and get a second set cut (though we were reimbursed) and the back door key was not found for a further two days. Simple information like which companies dealt with the bills of the property was also not provided, so we had to do all the running and chasing for this ourselves.
* We should have been informed of what deposit scheme our deposit was registered with within 14 days of payment, nearly five months later and after many requests, we still have not received this information.
* Having assumed that Black Katz had checked the legal status of our property we were shocked to discover, by contacting the council ourselves, that the landlord had not requested permission to change the house into two flats and had not registered the change of use. We ourselves have had to inform the council of change and have had to organise new council tax band ratings for both properties. Originally Black Katz had suggested on behalf of our landlord (who appears to be permanently out of the country and unreachable) that we paid the council tax directly to our landlord in addition to our rent - this would have in all likelihood left us, as the tenants, in breach of the law and the request should never have been passed on to us.
* Similarly it appears that health and safety checks may not have been performed adequately. It took numerous prompts to receive our gas safety certificate, there is no evidence of PAT testing within the flat and we have reason to believe there may be a major fault with the wiring in our kitchen, providing a potential fire risk. For example, one of the plugs, when switched off, does not stop stop the flow of power. Despite reporting this a fortnight ago, the problem has still not been investigated.
* On top of which we have an ongoing mold issue (the advice has been that we should keep our windows open), there are a wealth of smaller maintenance issues and a general poor quality of finish to recent refurbishment work (for example no grouting was put between the tiles in the bathroom, which has led to the inadequately laid tiles cracking) - which I believe is seriously risking our deposit return in the future through no fault of our own.
* Some of these smaller issues I have not even reported, because every time we have contacted Black Katz we have been given the feeling that we are the ones being problematic. The general standard of customer service from the Camden office is poor. We have consistently been left out of the loop regarding what is happening; despite reassurances by email that problems will be dealt with they have been promptly forgotten; and on at least five occasions we have been assured someone will call us back, we are still waiting on all five calls. When this poor service has been highlighted to Black Katz, the reason given on each occasion has been that the member of staff dealing with the issue has left or was temporary. As well as leaving us with the feeling that we are being passed from pillar to post, it also is not an excuse for our problems not to be dealt with. We are paying the company, not an individual staff member, for service and if high turnover is an issue, there should be systems in place to minimise the affect on customers.
Nearly five months after moving in, we are still facing a constant battle to get these issues resolved. I am currently seeking medical advice for stress caused by the tenancy and legal advice to discover if we can end the contract early. As I work in Residential Management myself for a major London university, I would be appalled if we had provided this service to our students and the only relief is that I can now recommend that they do not take out a contract with Black Katz themselves. We discovered that an inventory had not been done when tennants left the property and one was done 1 month after we moved in. When we moved in there were two pieces of furniture that were broken and we asked to have removed, we heard nothing. The member of staff wjhen performing the inventory said some of the furniture was a health and safety hazard. Yet, 3 months on, we have still had NO RESPONSE for this problem. It has got to the point where we are contacting Black Katzx every day to cahse it up. I do not understand why the issue is taking so long, I can only imagine it is because they are doing nothing about it. It is a shame that a minor problem has become a major one.
Black Katz have responsded to some other problems, but only after a lot of chasing up.

. Urgent issues are never resolved in a timely manner, in fact we were left without hot water for weeks. Once you signed the agreement, pretty much left on your own to follow up with anything (reported issues and even the set up of rental payment - if you do not ask what their account details are and missed your rental payment, bad luck and that will cost you extra £35 because it was your responsibility to arrange it - so what do the admin staff do?).
No inventory list was provided before we moved in despite countless requests then upon moving in, we discovered a whole bunch of crap was left behind (and this subsequently became part of MY inventory list). Poor management as no inventory list was ever done with the previous tenants but of course, this was never communicated to us until all the funds were paid upfront.

The guy was nice showing me the flat and he gave me a price. I accepted and when we went into the office to sign the price was already increased 5£/week since a colleague said that the landlord increased the price (asked to the landlord and was not true) . Anyway I signed on condition that the landlord approved to store my bicycle. they said that they contacted the landlord who approved (when I met the landlord on the first day he said they never contacted him, even if, only after I explained the situation, he approved). The following day I gave deposit again they called me while I was at work several time saying that the landlord found another offer with another agency that was further 5£/week more. So I could loose the flat. This time I did not want such increase, with risk I could loose the flat, the stress and with several occasion lost since I already gave the deposit and I did not look other flats. In the evening the guy from agency called me and said that the landlord gave up without any further increase. Of course I asked to the landlord when I met him and was not true at all. I have to say that about documents and bureaucracy they were efficient and also the landlord is quite good. I would not go again with them even they were efficient in terms of organisations. Tenants are treated with distain. During my tenancy I had a severe mice infestation that was never dealt with until I took it upon myself to block up all the holes where they could enter. The shower never worked properly and was never fixed. The flat had a carbon monoxide leak and it was only through pure luck that the gas was checked in the early stages of the leak that I was not done in. Fortunately, I kept my windows open at all times but had a week of feeling very very ill and not knowing why.
The only word I ever got from Black Katz was the annual rental increase phone call from the delightful \"Cally\" who was neither delightful or helpful. On the day they decided they wanted a big rent increase, I got a call from Black Katz saying that the landlord was selling the flat and I had to move. ...or pay an extra 200 per month!!! IN the end it was a lie, they were not planning to sell, just wanted to increase the rent outrageously on what was a very small one bedroom flat with only a dribble for a shower.

Lesser people give up & accept the poor service but I am making sure they just do what they are supposed to & get things right - and it isn't even MY house!!!
Please Cal or Mr Black, I'm happy to come to your Camden office to discuss all my historical issues but its the maintenance part of the business that takes my review score down to bad. Jennifer was extremely informative and was quick to reply to all emails and update us on the progress of our references, etc.
She even helped us out when we moved in and found that the flat hadn't been cleaned. She organised really good cleaners for us even though it was a Let Only contract and it was the landlords responsibility.
Would recommend and will definitely be using again.

Scary and made the entire process of requesting a repair rather unappealing (that and the fact that it usually took about six calls for a repair to actually happen). Unauthorised and unannounced entries occurred twice again after this incident, which I would have possibly understood if they were a day or two after making a repair request, but not after waiting weeks of hearing nothing!
If renting a furnished accommodation, know what you are entitled to as a tenant, they will pressure you to sign a lease ASAP citing the competitive nature of the London lettings market. We unfortunately signed off on accepting that they wouldn't provide some pretty major furnishings stupidly thinking we could get them secondhand - they should be providing tables, crockery, curtains, etc for you, especially as they charge premium rent!
As an expat living permanently in London I'm frequently asked by friends who are moving over about letting agents. I specifically tell people to avoid Black Katz as they have proven themselves to be unprofessional, disorganised and completely unable to comprehend the concept of customer service. 3. If anything goes wrong they disappear, go radio silent, or promise call backs that never happen
4. They could be taking risks with your security and may even leave communal doors unlocked when doing viewings
5. Have no duty of care to the tenants and pass the buck at every opportunity; nothing seems the be their responsibility
6. The emergency line is a joke. Don't call the emergency line if you actually have an emergency because you will be called back a day later by abusive idiot who questions whether a flood/gas leak/ break-in/fire is indeed an emergency ( this REALLY happened- well one of these emergencies did).
7. They make apointments to sign contracts and when you get there with a taxi waiting to take you back to work, they are on their lunch breaks.
Whatever you do, and no matter how nice they are when they show you around, believe me this will all change as soon as you sign the dotted line. Do not use them.
