Found the service from these people very disappointing. Seemed incapable of doing anything without clear direction and approached the task of finding suitable tenants with little sense of urgency (and scant regard for the type of tenant I was looking for). Communication was poor and listening skills were worse; would struggle to find a good word to say about them, I'm afraid.

We have just finished our 20 month tennancy through Belvoir having now bought a house. Our overall experice was excellent, Lee and Jenna were friendly and extremely helpful from day 1. Any issues that arose with the house with regards to maintenance were dealt with very quickly and with the minumum of fuss. Inspections were always very fairly dealth with and took place at intervals sufficeintly apart that they didnt feel intrusive. There was no kind of ridiculous check in / check out or other extortionate fees that other leeting agents such as the previous letting agency I was renting through (JSM) and in comparison with JSM I had the genuine feeling that the agents were representing both the interests of tennants and landlords rather than just the latter. This would extend to receiving deposit back (which was repaid in full) within a week of us moving out. All in all an excellent service from Belvoir.

I do not know how Belvoir is faring in general, but the Birmingham Central branch which I have dealt with is absolutely perfect.
The only agents that were willing to be flexible and accommodate my need to see properties on the spot. Major Mahil, who took me for the viewings, was a perfect professional, punctual and willing.
After choosing a property, Sinead Kaid took over and she was fantastic, things went on fast in a professional manner and as she was the first person I met in the office and didn't brush me aside when I asked to see properties the same day (as everybody else did in other offices), I am really thankful to her.
I am really happy that I found this office after a very dissapointing day looking at Birmingham lettings agents.
Again thanks a lot and I hope we deal in the future.

What can I say except for RUN! Unless of course you're idea of a good time is speaking to incompetent, rude & obnoxious middle aged women with a pole up their........ It may seem like a rant but the below is a summary of the complaint sent to Belvoir head office - it's been edited but hopefully you'll get the gist and if it could save only one person from the aggravation that is this lettings office then it will be worth it!

DISHONEST, TERRIBLE, PUT YOU LIFE AT RISK FOR YEARS. STAY AWAY FROM THEM

always been a great tenant, all rent, on time, looked after place, etc

they fail to account for any money or payments offically, when you complain they do not respond, only to abuse you, they use cheap trademen friends of the landlord, to do botched jobs, unsafe electrics, unsanitory uninhabitable living condition, ceiling and roof caving in, along with their expensive properties, they also have propertis 'on the side' where they deal with those rogue landlord and let tghem to teants. Belvoir lettings melton mowbray are they themselves rogue agents to tenants renting out there'back properties.'
They LIE, LIE, LIE.

Do not use this agent. As a landlord i have received the most unprofessional and appalling service.

They keep your money, and are extremely unfair.

The staff have limited knowledge, and they have to be contantsly nagged and chased for any response.

They are not members of the property ombudsman or arla, so there is no safety net.

I would not recommend them for lettings or sales

I would recommend Belvoir Lettings Ayrshire . I have had agents in the past but I must say that Peter has been more that helpful. He finds the right tenant and has given me peace of mind. It is not a case of find a tenant and hope for the best, as has happened to me in the past.

Completely not customer focused. They do not care about the customers. Communicate in an unprofessional manner, when made mistakes did not even say sorry. I would say the senior manager should train the staff how to behave, because for me they seem lost in what they are doing, and dont see the customer as the focus of their business. Would not be surprised if they go bankrupt, with this type of staff the future is quite sad.

I have used Belvoir in Stratford upon Avon to let two or three properties in the Stratford upon Avon area, and have always found them excellent to deal with. They have a good tenant selection process, and handle the whole process to get the tenant in quickly and efficiently.

We also use them to manage the properties for us and they have a good range of tradesmen to call on the resolve any issue - large or small.

Would recommend them to everyone

Since 2008 I have been a client with Belvoir Lettings Boston, in that time they have looked after my property and I have had over 3 trouble free years with this company. I have full management with them as I am in the British Armed Forces and often deploy overseas for many months at a time. While I am away I know the Boston team will deal with everything swiftly and professionally. They have gone above and beyond what I had expected of them in many respects and they are always polite and friendly with me and my tenants. I'm very happy with Belvoir and enjoy a very pleasant working relationship with them. I highly recommend them to anyone thinking of letting a property.

Agent has carried out regular checks of property, dealt with any issues brought to his attention by either myself or tenant speedily. Very helpful when sorting out maintenance issues with a number of tradesmen available on a quick response. Office staff also very helpful and efficient. Have used a couple of other agents previously none have come up to Belvoirs standards. Glen runs a tight ship and I trust him implicitly.Feel money costs to manage the tenancy is fair as they are providing a good service.

Worst Agency Ever!!! AVOID COMPLETELY NO MATTER HOW NICE THE STAFF!!!! Behind the scenes the awful and unprofessional Director sits looking for ways to rip off people whether it’s a landlord, tenant, contractor or even his own staff!
LANDLORDS: He will bill you for work that hasn’t even been done in your rental home.

Liverpool Central Belvoir have been extremely helpful to my my partner and I. Due to circumstances beyond our control we were looking for somewhere to live with very short notice. After a bad experience with another landlord I emailed six letting agents for my two property,s to be managed.

Peter Battison of Belvoir Ayrshire replied promptly, quickly understanding the clients requirements. After an initial meeting at his office the management for both property,s was taken over by Belvoir.

Understanding clients needs, prompt response, regular itemised statement of accounts and liaison with third party,s on my behalf = total customer satisfaction.

Being based in London, i need a professional service and have no hesitation in recommending Belvoir of Ayrshire.

Belvolir Lettings Derby were good in that they did not hassle you their fees were well in line with others they did their inspections as per contract and always found the person doing the inspection very helpful and pleasant. What contact I did have in relation to any problems were always dealt with and there were no long term issues.

On speaking to colleagues who rent properties from other letting agents I discovered that I was fortunate in having a professional letting agency who listened and never once tried to fleece you.

I would recommend this agency to any one who is looking to rent as a tenant/

I was a tenant with this company for 2 years and from the moment I called them about a property I was interested in their customer service was excellent, I had never rented a property before and they gave me all the advice and direction I needed. .Everything was easy with them nothing seemed a problem and this made me feel completly at ease and completly different from some of the horror stories I have heard about other local letting agents.

I have used Belvoir Lettings in Otley for 5-6 years now. Right from the beginning Glenn has done a fantastic job in making my life as easy as possible to rent my house out. He has continually made sure I have good quality tennants who pay the rent on time and keep my property in good condition. Glenn has helped me organise repairs to the house without me needing to come up to Leeds everytime something needs sorting and as I live in Essex this is a massive help. Now he has a bigger team to help him, everyone I deal with is friendly, helpful and polite. It is a rarity to meet such a great team at a Lettings Agents, before Glenn and Belvoir I was on the verge of selling my house as it was such an inconvenience trying to rent it out. I couldn't be happier with the service they offer, they are worth every penny of my management fee. Long may they continue to such a fantastic job for me. I would highly recommend.

I leased the above property from belvoir lettings in kimarnock over a year ago, from the start the agent Mr Peter Battison made the whole letting process as relaxing as possible, he was very informative and very easy to to deal with in a professional manner, During our stay here at this house he attended to any reported repairs as soon as possible, He is a pleasure to deal with and his manner is second to none, I would be only too happy to let from Peter Battison and Belvoir Lettings in the future.

Belvoir have been an excellent lettings agency from day one of renting from them. I have now rented three properties with Belvoir Birmingham and their customer service and willingness has been second to none. From management of properties to helping deal with difficult landlords on behalf of tenants, they have been outstanding and will always go the extra mile. The Birmingham Team are all excellent in their day to day roles, from management to lettings negotiation, the silliest of questions to a difficult query, they do everything that they can to assist tenants and enable day to day home life to be at its best. I won't go anywhere else when looking to rent in Birmingham and I would highly recommend Belvoir Birmingham to anyone looking to rent in the West Midlands.

We have received excellent service from Mike and Amanda Campbell at Belvoir Falkirk over the last three years. They have been willing to take on any difficulties that have come up and have made the process of keeping our flat occupied by good (and satisfied) tenants entirely trouble-free. I'm surprised to find only a middling rating given to Belvoir generally and feel this must not take into account the personal factor found in a smaller local agency such as we are dealing with.

My partner and I currently use Belvoir Sheffield to manage our terrace rental property. We had been badly stung by a previous management agent after then closed taking landlord's money with them, and have found Rick and the team to be a professional breath of fresh air.
Belvoir have been found us some great tenants who will be staying with us for their 2nd year, and who actually look after our property! :)
Can't recommend Belvoir to landlords enough, especially considering our problem with our previous agent; a solid national agent such as Belvoir gives us peace of mind, which is exactly why we wanted a management agent in the first place!

Belvoir insisted that their full manage rate was more expensive than their competitors due to a personal touch. This turned out not to be the case. We struggled to get Belvoir to do anything properly and always had to chase them for answers; not helped by a lack of staff communication within the office. With the staff based in Bury St Edmunds, they are not well suited to letting to the US market in Lakenheath/Mildenhall. Our property was vacant for some 7 months before it was finally let and even then it was less than the asking price and to problematic tenants. When we later went to a new letting agent, the house was rented immediately and at more than the Belvoir recommended rental rate.

We are still awaiting the return of a ‘kept deposit’ (sum agreed with them) and it is over a year since the contract ended – they avoid all contact. I would stay well clear of the Bury St Edmunds branch of Belvoir.

Was impressed with the general efficency of the team [glen & sara} at the otley agency.I didnt get involved or meet the tenants until they were in,settled and happy,which was what i wanted.Also kept me up to date with proceedings & generally answered the phone or returned calls[which doesnt always happen]!

AVOID THESE GUYS LIKE THE PLAGUE! I called up last week to make a viewing and all I could hear was arguing in the background of their office. Some kid attempted to take my details and got very abrupt with me when he mistyped my mobile number as if it was my fault. He continued to ask me very personal questions about my earnings and whether I could afford to rent the house and when I said I wasn't free to view that evening he rudely said "do you want to see it or not?". Overall, I found them very poor and cancelled the viewing in the end due to the lack of professsionalism. I wondered whether it's just the potential tenants they treat like rubbish or thier landlords too? If you want my opinion, steer well clear!!!

The Luton agency for BELVOIR is very professional we were in touch with them before we bought the property and when it was finalised they had a tenant that wanted to move in straight away in fact we managed to hold them off one day to make sure place was clean. BELVOIR send out regular reports on the state of interior and exterior of property they have a good maintenance team who can do gas and electricity checks. I would recommend them to anyone who has a property to let. As the tenants wanted to move in quickly there were a couple of things that needed doing but Belvoir were there to let people in for a window repair and oven cleaning. We say well done BELVOIR. We are thinking of buying another property and will let it with BELVOIR without hesitation. We also used BELVOIR house insurance it was in fact cheaper than we had been quoted elsewhere. We will use them for maintenance also they get the job done.

Having dealt with numerous agencies in the past few years, Belvoir in Luton is the only one I would ever recommend. To deal with an agent with obvious intelligence and has an understanding / compassion for the needs of both the landlord and the tenant is incredibly rare in my experience. Added to that, the responsiveness of the agent gives me the confidence that, should any issues arise, the solutions and remedy will be quick in coming.

If you are looking for an agent who listens to your requirements and actually takes notice of it, then Belvoir in Luton is a good bet.

I have been a Belvoir tenant for over two years now. When I was initially looking for a flat to rent in the area, they were very happy to show me around several different places until I found exactly what I wanted. They assisted me with all the necessary paperwork which took away a lot of the stress of moving and was very much appreciated. I have dealt with a few different members of staff for various reasons and have always found them to be pleasant, efficient and helpful. I have had one or two issues during my time as a tenant, but these have been dealt with swiftly and proficiently. Certainly, from a tenant's point of view, I can highly recommend Belvoir Lettings to anyone and everyone!

I had been looking for an apartment in Plymouth for over a month and found most agents to be either very unhelpful or very expensive on application fees.
I was then very lucky to find Kerry and the team at Belvoir Lettings who showed me three properties at the same time after office hours (one of which I took). They were very very friendly, application fees were much cheaper and I was given a very professional level of knowledge of the apartment and customer service that many of the other agents didn’t have.

My first choice with regards to choosing a letting agency would be Belvoir. They are always very professional, extremely helpful and always available should any questions or problems need addressing.
They carry out regular inspections but are very considerate to my home. Due to me working unusual shifts I can't always be available, but am more than happy for them to carry out the necessary checks anytime I'm out.
I would happily recommend them to anyone looking for a professional service and great property to rent.

I have been a landlord for over 12 years and having tried a few agents would now not go anywhere else.
They always do a thorough job when finding the 'right tenants', are very efficient in dealing with legal requirements such as gas safety certificates and their administration skills are excellent. Payments are always made on time and they also have an excellent team of maintenance contractors should any works need carrying out. Having now moved nearer my properties I still use them to provide a fully managed service as they represent excellent value for money and give me peace of mind knowing that all aspects relating to my portfolio will be efficiently dealt with. I wish I had something negative to say but I cannot think of anything.
To any landlord reading this, there is simply no one better!

I was a tenant of Belvoir Leeds for two years and I would absolutely recommend them as letting agents to anyone (and have done so).

I had never had reason to rent before having always owned my own property, so the thought of it was a little daunting but Glenn and his team were very professional, talked me through the whole process and helped me set up all the utilities and insurance.

I never had any complaints throughout the two years, on the one occassion I had an issue (dishwasher not working properly) it was dealt with efficiently and professionally.

I would highly recommend using Belvoir, ten out of ten!

I have been using Belvoir Glasgow North as my Letting Agent for over a year now. I had been privately renting my apartment and luckily received a leaflet throught the door offering their services in the area. Living in Northern Ireland and trying to rent out my property in Glasgow was proving very difficult. I contacted Sharon, who explained everything clearly, was very friendly and provided a competitive management fee. Belvoir have been fantastic in helping secure the property I wanted to rent. Most estate agents these days are less helpful with those looking for apartments to let and this is where Manchester Belvoir are different. From the very start communication has been fantastic, in particular Lauren at Belvoir central Manchester has been fantastic at keeping us informed of what is going on and helping sort problems out. Also Ade was great in sorting out guarantor references when our previous landlord refused to provide references. There customer service is high and they will go out there way to assist with any issues. I will use Belvoir again if I ever need a property as they are reliable and stress free. My experience of using previous estate agents was less than positive, I saw them as adding very little value and the only benefit being to actually get your property listed on rightmove. At Belvoir I can positively say my experience has been very different, they are small enough to provide a personal service yet large enough to handle marketing of any development irrespective of its size.

Their service is of a very high standard, calls are returned promptly and you will be kept regularly updated on progress. They are innovative with ideas and are the first people I have come across who will go beyond merely marketing your property, for example they will offer advice and guidance on furniture content,decorative order etc (all of which are as vital as the actual marketing itself).

This coupled with their excellent (and most importantly realistic) knowledge and understanding of both rental and sales markets and what return can be expected means I have no hesitation to recommend them and I will continue to use them in the future

Belvoir and I have done business now for about 6 months and they have let both my properties.

Initially I only dropped into their offices as there was a parking space nearby, but I`m glad I did!

Luke struck me as an enthusiastic and knowledgeable guy who gave me some good advice from day 1

This continued through our first “let” to the 2nd person that viewed it and on through the most recent “let” with a great couple moving in next week

I`ve tried others and quite frankly they were a waste of my time. Many promised the earth but delivered nothing – no feedback, no recommendations, no viewings………..

Luke continues to offer excellent advice and keeps me informed of everything that’s happening, without me even having to think about it.

I can`t remember once when I`ve had to chase him…..unlike others I could mention.

I would thoroughly recommend Luke, Jonathan and Belvoir in Hitchin as a professional and efficient letting agent …go on, give them a try, like me, I don’t think you`ll regret it!

Belvoir ( Skipton ) have been my house agents for several years and have always provided me with prompt personal service. I did have previous agents --they were terrible and didnt even know my tenant had abandoned the property. Since moving to Belvoir I can honestly say I have never had a moments worry either about the nature of tenants or the state of my property and rents have been paid promptly throughout. Regular reports on the state of the property also help to keep me in touch with everything. I would recomend Belvoir ( Skipton ) to any Landlords in their region.

We are very happy with Belvoir Skipton and have found them to be helpful - proactive and responsive. Belvoir Skipton have been the letting agent for our property in Steeton for 7 years, following a disappointing experience with another company. Belvoir Skipton select quality tenants, carry out property inspections regularly and communicate well. On the one occasion one of our tenants fell behind with their rent Belvoir Skipton notified us immediately and kept us fully informed as they resolved the issue. As an overseas landlord we rely on them to look after all the day to day issues and maintenance of our property. Highly recommended!

We have been renting a property for 18 months with them although we have never had much contact as we deal with the landlord directly.

They were extremely helpful when we first moved in and we were paying the applictaion fee and deposit.

We then did not have any contact with them for the rest of the tenancy until we put in our notice,

Having previously rented with other Agents in the town we have found Belvoir Newark to be helpful and friendly. Just wanted to post a top review for the Skipton franchise. They let my property recently and I have been so impressed with the service. The photos and description were brilliant, they took care of the viewings, they kept me informed, and helped me carefully select the right tenant (they gave me a choice of 3!). I was particularly impressed with the inventory they prepared. This was extremely comprehensive and must have taken ages to put together. Much better than the last agent I used who was mainly sales and just did a bit of letting "on the side". Well done Belvoir Skipton. Keep up the good work.

I had been letting my flat for a few years before I received a leaflet through my letter box advising that Belvoir were moving to the Glasgow area, and that they could manage my property for a very competitive management fee.

We have been tenants through Belvoir Lettings for 18 months now and they have just found us a lovely new home. During our current tenancy Daniel has been a fantastic contact to have at the agency, we have always found him very professional and knowledgeable but at the same time, very open, honest and approachable.

We had been with another agency in Skipton prior to Belvoir and the experience was terrible which put us off using an agency, but Daniel & Belvoir have made everything very easy for us hence why we wanted to stay with them for our new home.

I wouldnt hesitate in recommending using Belvoir Skipton!

I've been impressed with Belvoir's service and price since appointing them as my agent in 2008. As a busy professional, I do not have time to deal with tenants and attending to problems that crop up from time to time. Belvoir have found quality tenants quickly and resolved issues in a timely manner, keeping me informed along the way. I've found Belvoir's management fees to be reasonable in comparison to their competitors. From the viewing process all the way to the end of the tenancy, Belvoir proved extremely pleasant and helpful. The cable house guys are a fantastic team and made my move as simple and swift as they possibly could. Generally moving is a stressful time which you tend to do as little as possible, but the guys showed me the apartment (which was recommended to me by Nicola), processed my application and had me signing the tenancy agreement within 5 working days, whilst constantly updating me at each stage of the process. I have had a couple of technical issues since moving into the property which the guys had sorted the next working day. Nothing is too much, or too little for that matter, they are always happy to help and is a pleasure doing business with them. I have gladly recommended Belvoir Cable House to several friends as I guarantee that they would never find a more approachable, energetic, friendly, committed team within the city. I saw 3 letting agents before deciding to use Belvoir, and opted for Nic because she stood out, she was far more approachable and better informed than the other two, and I chose her despite the fact that one of them was considerably cheaper.

From the very start of the process I found Belvoir Lettings Staff extremely helpful. The registration process was straighforward. I was kept informed of progress at all times via telephone and e mail. A tenent was secured within 3 weeks of intial advertising. I have recommended Belvoir Lettings Swansea to other landlords who have also had an extremely satisfactory service. Belvoir Letting Swansea provide a very personal service which makes you feel that they are working very hard for you. Having worked with a number of letting and property management agents, I`m aware of the importance of communication and honesty. Since I switched my agent to Belvoir, I`ve had nothing but good experiences. My flat was rented within a month of me putting it on the market at an excellent rate. Also any problems the tenants have had with my flat, have been dealt with swiftly and professionally by Belvoir. Superb service from the team at Belvoir Swansea from the moment I decided to let my flat. They came to view and take photos the day I rung them and had it online within minutes of me signing the paperwork. They found me a tenant within 2 weeks (after taking 4 or 5 people to view the flat).

Staff are very professional, knowledgable and friendly. Nothing is too much trouble. I would highly recommend Belvoir Swansea.

I was delighted with my dealings with Belvoir lettings in Swansea. I found them to be extremely professional but at the same time offering what I felt was a very personal service.
I had to rent my house as a job move forced a change of cities and i was extremely cautious about letting out my home. We live in a world were so many folk complain I felt it was important to tell anyone reading this just how well the team at the Belvoir Cambridge office did recently. I had moved out to live with a new lady in a new house!! - not got enough money to pay 2 mortgages. Luke and his team organised for my house to be cleaned, decorated and made ready for some tenants. The tenants moved in the day after I moved out. Throughout the entire process I have been kept upto date and feel very satisfied with the service I have received - all this without even having to pay until rent came in!! I received payment in my account 3 days after the tenancy started. I thought fees were so important when I was shopping for an agent and got a great deal - but I have learnt that the most valuable bit is service.

If you are a landlord who wants to pay for tenant finding and full management then you must speak to the staff at Belvoir Birmingham Central Office... based at 26 Hall Street. I have been using them for a few years now and must say that the staff really care, are warm, friendly and efficient. I know I can rely on them 100% which means a lot as I don't live nearby my rental properties. Paperwork and tenant issues are dealt with promptly. My only wish is that they could control the rental market so that I don't get any void months when a tenant moves out! But when this happens, they apply themselves and get me a new tenant as soon as they can. I discuss rental levels with them to make my property attractive to prospective tenants when my property is empty. They are great... so use this branch of Belvoir!

My experience with Belvoir in Birmingham was a good one. I was supposed to move in a flat but on the last minute the previous tenant had to travel. As a solution Belvoir offered me a different apartment without a charge for a week. This apartment turned out to be a penthouse and i decided to stay. To add to that one of the girls that works there was really helpful and she actually spoke to my landlord to knock down 15£ from the monthly rent. i am very pleased not because there were no delays or no complication but because Sinead in particular from Belvoir Letting in Birmingham did her best to resolve them. Also other staff (like Hanna) were very professional and i do recommend this letting agency.

I first used Belvoir lettings in Birmingham in 2007, relocating from London to Birmingham was stressful enough but trying to find somewhere to live was even worse. I went to several letting agents in Birmingham, all of which were absolutely useless, one turned up to a viewing with the wrong keys, one showed me a prospective flat with 3 of his mates in tow and another didn't show up at all.

Having seen the number of negative comments for Belvoir Lettings and read through them I wanted to make it known that although there sounds to be some 'bad apples' in the Belvoir tree that by no means represents the other offices.

I recently moved out from the property. They charged me £100 for profesional cleaners and £140 for damaged wall. True story is there was no damage on the wall only few marks which were there before and apartment was clean as well. Luckily I made photos of the property and tommorow I have a appoitment with citizenship advice bureau adviser cos I want to take them to the court. Lady working in that branch called Ivvone is professional and nice but C who was actually deling with me is root, unprofessional and becouse of him I will never ever consider to use this agency again. Possibly one of the worst lettings agents I have ever used. List of complaints includes complete lack of communication from office staff unless chased; typos in emails (couldn't even spell my name correctly); advertised property at wrong price; poor photography and no updates as to how viewings were progressing.

Perhaps the worst offence of all is that I believe my property was being used for purposes other than viewings - toilet seat was left up and dirty, body hairs in the bath around the plughole and a very dirty sink and hand towel. The agent was also spotted arriving at my property 40 minutes before viewings.
As soon as I asked for a copy of their complaints procedure and the name of their regulatory body Belvoir Stirling withdrew all advertising without consulting with me first of all.

Very underhand, unprofessional company - please do not use.

Absolute nightmare, told us that they'd contacted the landlord and we could have a cat....landlord found out we had a cat and then suddenly we were given a section 21 notice, we gave them one months notice that we were leaving, the girl on the phone had accepted our verbal notice and then when we left they told us we couoldn't leave for another month....we have already moved out and am considering taking them to court, completely distressed and upset.....just don't do it and the fact that there are so many review on here saying that they are rubbish says it all!

The primary issue I had with Belvoir lettings was that the price charged for the property was extortionate in comparison for the property, however, this price was agreed upon by ourselves and the people at the lettings office, so I shall not write any more on this

Such a price would be acceptable if we were provided with good service with regards to maintenace issues etc. We were not. Cannot put in word how Terrible Belvior lettings branch in Leicester are..... they seem to be in the business of extorting the inexperienced local student community. The attitudes of the staff members is at best disrespectful, the service that they offer is appalling not only failing to act of concerns of tenants but failing to even communicate. notable issues.... the creation of fees amounting to 500 pounds (admin fee, moving out fee, inspection fee ect ect) designed to retain the bulk of the deposit at the end of a tendency.

Please Please avoid Belvior!!

After buying a band new property which I did not intend to live in I went through Belvior Cheltenham to manage it for me. Big mistake!
After 6 years I decided to move back into the property and ask them to remove the tenant for me. This could not even be done right the tenant was a week late on moving out and when he did my god did he leave it in a state for us (rubbish everywhere, presents left in the toilet the list is endless) I rang Belvior to come out and look at the property to which the response was take photographs. After further investigation of the property it was apparent that the tenant was aloud to leave without a member of the Belvior team to come and inspect the property (this was later confirmed that they indeed did not inspect the property) we have had to pay for the cleaning of the property plus re-plaster/paint and lay new flooring!

I can only assume that the comments below that are positive have to be written from members of the Belvior team!

I can't disagree more with the negative comments that I have just read about Belvoir. I am in a single-sex partnership and have experienced no end of bigotry and discrimination from other agents in Basingstoke, but have found Belvoir to be absolutely wonderful. They were originally recommended to us by Polish friends, who coincidentally who had experienced similar discrimination elsewhere.

Whilst I have selected "I am a tenant" which was true, I am now in the process of moving through work and the house which we have recently bought will be given to Belvoir to manage as a direct result of the manner in which they managed the property we lived in.

Nothing was ever too much trouble, they always kept appointments, dealt with maintenance issues promptly and I can't imagine them ever entering a tenant's home without their knowledge and permission.

And, they are not lying when they say their coffee is good. Not only are they professional and accommodating, but they all (Laura especially) have a great sense of humour. Really great folk to deal with.

I would like to echo some of the previous comments from other Landlords. Belvoir Lettings are usless and are only interested in screwing the landlord for every penny they can get their hands on. I have a long list of complaints about the way they manage my property. I've experienced weeks of staff avoiding emails and calls, I constantly have to chase rental payments and I'm finding I'm being charged for things I have never agreed to and most annoyingly being charged up to 4 times agreed amounts for really basic things like cleaning.

well where to start? our main issue with them was wanting to deliberately gain access to the property whilst we were at work and upon us stating that we wished to be present they went out there way to be rude and state the contract that they can do what they like if they give 24 hours notice. It took months for them to respond to issues in the house such as a leaky ceiling which we had to tolerate for 4 months, faulty lights etc and were always rude if they left answer phone messages. One of the admin assistants even dared to say that we should always have our phone on so they contact us even if we are at work!! We have always paid our rent on time, reported any issues immediately and kept the property in excellent condition so feel truly let down. Advice to anyone out there i really wouldnt get a house with them!!

Latest trick alert! £60 for them to make a dvd of the interior of the property! yes SIXTY POUNDS to run round with a digital camera and burn it to a dvd!! he reassured me this was for everyones protection...

Overall, the guy (who turned up in a SLK merc) wants over £500 before youre even sure youve the got house, plus over £800 more when you move in, and woe betide you if your, credit check, employment reference, criminal record check, probably drug and HIV tests dont come back squeaky clean, because you wont be getting your house and you know mr merc is gonna want all that money for his valet, wax and polish on friday.....

nigh on £1400 in total, and the rents only £500 a month.

Im off to set up a lettings agency anyway, see you all later.

Fantastic would highly recommend. Had been searching for a house for some time with various agents with not much luck. Telephoned Belvoir in Sale expecting the same level of interest as all the other agents I had spoken too. What a breath of fresh air - got put through to Alf, he mailed me a list of suitable properties and arranged several viewings for that same night. He even opened the branch on a Sunday so we could come over from Sheffield and sign the tenancy agreement. Was a delight to deal with. Unfortunately had a few snags with the property called Alf on his mobile in the evening and he was at the property in under half an hour, assessed the problem and sent a contractor out the next day.this is what I would call FIVE star service !! Having viewed a flat with who i am only guessing was the manager of the office in Sunderland due to his cocky attitude which came across as if he was better than the potential tenants, we eventually decided not to go for the flat as eventually we found flaws that were unable to be fixed by Belvoir or the Landlord. I believe the name of the Manager was N, and he was around 70% of the reason we decided not to go for the flat. I hope this message gets passed onto this branch as i really do believe he needs a good kick up the arse, and for your information N, you are not better than 100% of the people in this business i have had the honour of dealing with. We decided to go with a flat with a company called P H who are professional and actually care about their customers.

Cons: N!!!

I am shocked by all the negative reviews about Belvoir. My experience at Basingstoke was totally the opposite. I experienced an excellent service from start to finish. I used them for Tenant Find only. Mike provided lots of valuable advice on all sorts, answered all my questions in full and gave me plenty of his time. The references and credit checks were carried out and a suitable tenant found and set up effIciently. I feel very happy with the service and would recommend the Basingstoke office with no reservations whatsoever. I can only conclude that as Belvoir is a franchise there is a variance in the service throughout the country.

Appalling - our tenant stopped paying and Belvoir were worse than useless. Getting straight answers was impossible, tried to claim repair costs that bore no relation to amounts agreed. Four different administrators chased us for amounts that we sent e mail proof on numerous occasions were incorrect, the last one kindly posted us a copy of her e mail to the franchise owner Harpreet agreeing with our figures, as he had stopped her sending an e mail confirmation to us.

Awful service. They promised the world and then when they have their holding fee they do not bother getting back to you. I chased them for two weeks about getting the contacts sent to me to sign and heard nothing and was passed on from person to person saying the person dealing with the case was unavailable. Eventually, after two months of waiting I was able to get my holding fee back. They were nightmares! I would seriously avoid this letting agent. Use another company...

Lived at property two years, and still reporting the same faults with house. Phoned up to complain.... Finally a contractor got back in touch, he rang 3 times (once on a Sunday and twice in work hours). I rang him back arranged a time at his convenience to come fix a tap. Next day had a letter off Belvoir stating I was ignoring him and had been rude to him putting phone down on him. They threatened me with being kicked out of the house for not looking after it despite the inspection lady stating I keep an immaculate house! The guys at Nottingham office are pompous and patronising.

Avoid at all costs.

This branch agree for your tenants to break the contract without your consent/agreement. Then refer to some tenuous clause in the contract to cover up for their massive mistake.

Will be taking this matter further court ombudsman etc, absolutely terrible service the office manager is rude and disrespectful. Countless emails ignored.

Couldn't organise a p1ss up in a brewery.

For any other landlord looking for an agency in Harlow you could find 100% better out there.

Dreadful bunch. We rented a flat from them and they insisted that we had to pick the key up on the morning of our wedding day, they were so self-important that they couldn't arrange a later time. They routinely ignored our calls about necessary repairs and even when they did answer the phone nothing would happen. When it came time to leave we had a trail of people to see the place but sometimes they wouldn't bother to tell us a viewing had been cancelled. The flat wasn't clean when we moved in either, there was dried macaroni stuck between the plates in the kitchen and we discovered lots of damage which hadn't been shown to us. Another thing they didn't mention was that there was going to be lots of work on the outside of the building so we had builders on scaffolding wandering around our 3rd floor window and that really was the final straw. Just walk on by that office. You'll regret it if you don't.

I have never know people such as these. They are rude, arrogant, and quite frankly they should be investigated. We had a problem when their own building contractor carried out some work on the apartment below us, and failed to install an air extraction system properly.This gave us hours of awful noise and sleepless nights, as it sounded like someone was drilling into our floor.

I heard later from the owner that the builder gave a 3 month guarantee on the work, and yep, you guessed it, Belvoir went into denial saying there was nothing wrong and dragged it out until the 3 months were up. Their builder (Belvoirs own contractor) said it may cost thousands to undertake the repair work, but after finding a properly qualifed C&G builder, he quoted just over £150.

So Belvoir overcharge, and their contractor overcharges, and in 3 months it falls apart and has to be done again? Nice little earner there. So be very careful here. I suggest you avoid them at all costs.

Belvoir in Swindon are a complete joke. Currently, we have had no hot water for over a week and this is the 3rd time it's happened in 6 months. Any time something goes wrong at the flat it takes at least 3 calls for them to do anything about it. Lights in the bathroom were broken due to faulty wiring and didn't get repaired for 3 months!

A bad example of estate agents! I have never dealt with such a horrible agency before! This one I used is the Birmingham central office.

They tell you what you want to hear during the viewing, kind of false information, and tells you totally different once you moved in. Basically, they play with words and treat you badly. They also don't turn up for the appointment such as inspection without letting you know! How horrible! If you phone them complaining about it they say sorry but it's cancelled. If you express how annoyed you are, all you hear from them is "I said sorry! What do you want me to do?" a very blunt voice! Choose a good agent!

After scouring the internet I found what looked to be the ideal property for me. This property was managed by the Manchester City Centre branch so I gave them a call and they initially booked me in for a viewing.

It turned out that they booked me in at the wrong time so I wasted 1 1/2 hours travelling to the property and 30 minutes waiting for a person who didn't show up. No phone call to let me know and no apologies.

I called them and they booked me in again the next day only to be told when I arrived that the property had been taken. Once again they didn't call me to let me know so I wasted another 1 1/2 hours travelling and lost out on my chance at taking the property through their initial incompetence.

The 3 different people I spoke to were rude, unapologetic at completely wasting my time and couldn't care less.

Judging from the other reviews from tenants, it my have been a lucky escape!

Belvoir are the worst letting agents I have ever come across in my years of renting properties. Unprofessional and rude. They only want the money and are not interested in what a genuine tenant has got to say regarding repairs or what should be done under law. They think they are above the law. lol. We had so many issues with them that we finally withheld rent to try and get repairs done and they still drag their heels. All we get is silly phone calls and txt messages, no face to face contact. How brave Belvoir are they, feel safe in their own little money grabbing world. Why can't the Government weed out these sharks and strike them off.

Terrible letting agent. Refused to authorize repairs to the broken down heating during one of the coldest winters on record, because "they couldn't get hold of the landlord". Spent a miserable week without any heating or hot water. Attempted to charge ridiculous 'fees' for this that and the other. Backed down when quizzed what the fees were actually for, and they couldn't answer. Worst incident was when they said they were going to let themselves in the house to do an inspection after I told them I'd be asleep after working a night shift! So glad when I moved out.

Having instructed Belvoir to find me a tenant we agreed a price verbally of 450.00 pounds as a fee including the inventory. When I received the final statement they had charged me over 800.00, saying their fees were 75% of the first months rent, also because my property was let furnished they passed on the extra cost charged to them by the inventory company, when they had told them it was unfurnished. Lastly I'm still waiting for the monies due to me almost a week after the tenants have moved in. Certainly won't be using them again!!!

Here is but a short list of issues I have to put up with:

- Saying they'd repair something, then never doing it.

- Saying someone is coming to my flat to repair something on a certain day (so I take the day off work to let them in) and then this person never shows up.

- Saying they'd call me back in 5mins, an hour, or tomorrow, and then not calling me back at all... so I have to call back myself. They've never once apologised for this.

Very poor customer service staff. They care more about getting the money for the land lord than looking after the tenant.
When problems did happen they just pass the bucket and say talk to landlord who would then say its Belvoir responsibility to solve. Nothing never got resolve.
The staff at this office are very rude and will say you breach your contact when they want you out.

I have never dealt with Belvoir before and this is one of the first viewings I had. On the website the house was advertised as being on a different street than it actually was, it ended up being on a main road by a pedestrian crossing rather than a quieter back road. The agent was then late to meet me, but by the time he got there I had already decided not to bother, the door to the building was open and the building was obviously used as a walkway by people as there was also a back door open. Belviour in Camberley - appalling. The ladies are much easier to deal with than the men. They were prompt, polite & very helpful. The office manager is rude, unhelpful & not customer focussed. My issues were dealt with as if I was an inconvenience. His attitude to my issues raised were dismissed and I was left feeling inadequate and unsupported. I had rented with belvoir lettings for 19 months then due to government cutbacks I was made redundant and upon informing belvoir they became increasingly rude and offensive - which then resulted in an eviction order, upon finding a new place I needed two extra days in the property upon informing belvoir I was shocked. I had fallen behind with the rent by approx 500 pounds and had made a repayment schedule which was agreed. The 'manager' informed me she would make sure my partner and I with three young children would be homeless!!!!!! That we didn't deserve a roof over our heads and she would get a locksmith to change the locks - I informed her that it was my legal right to stay as told by the council and CAB. I have never been insulted so much in my entire life. This company should be disbanded and prosecuted for unfair evil practices - avoid like the plague.

Well after being here 10 months the service has been absolutely absurd, they have abolished every conversation we have ever had unless it suits them, they do not document the repairs until 10 months later, and they also serve you with a section 21 the day after you have been broken into, a bit strange there, its almost like a set up. Do not trust belvoir, my health has deteriorated ever since I took this place on with worry and stress, they only want there charges and rent, they don't give a damn about anything else, they should be reported to watchdog, and how they have earnt that title, best award thing, I beg to differ, an absolute joke

Be very aware they will keep trying to get money from you even if its their fault like failing gas inspection. They want you to pay for part of this, keep all records get them to sign all copy's of your letters. Expect no help or phone calls just very late letters giving you 2 days to deal with problems. The service I have received is appalling. We moved into the house on 23rd December. As a new bathroom suite had been put in there was lots of rubbish in the garden including a bath and mattress. The member of staff from New Zealand is extremely helpful. Other than this I have found the staff to be rude and obnoxious. After telling them that our shower is leaking through the ceiling into the kitchen 2 months ago a contractor has been round and said that a new shower needs to be fitted. A phone call followed this where Belvoir told us that we were talking rubbish and a new shower was not needed. Alongside this it took one of my housemates over a month to receive a new bed. Many of my friends use Belvoir and have had similar problems. Is this because we are students? Or do they treat all their tenants like this? It is completely unacceptable and I would not recommend them to anyone.

I have recently used Belvoir Camden to rent out my home in Abbey Road, St Johns Wood. I Met Dominic Swinfield who is one of the directors. He was very professional, smart and eager to answer any of my questions. He should me that he was a very experienced agent that had worked in the area for the last four years. Their charges we clearly marked out and I was happy to go ahead. Belvoir was more expensive than some of the other agents but they found me a tenant quickly, they guided me through the process and their communication was perfect. I find Belvoir absolutely appauling. Hidden charges absolutely everywhere, even after the girl that showed me round my place saying something about how some estate agents give one fee and then charge loads more for everything...and what did they do...after being told I would pay 150 to move in and nothing else it ended up charging me 350. They told me it would be professionally cleaned, this did not happen. I am actually dreading giving my one month notice in a few months time and all the charges that are going to come with it!! And also the fight for the bond back which I just know I am going to have. Its a shame because my landlord is actually lovely but she doesn't still live in Sheffield so Belvoir manage the place. I rang a couple of weeks ago to tell them that the boiler is leaking.... nothing has been done yet. I am absolutely dreading the hassle of moving out and cannot wait to get rid of them and my bond back. I have kept the place immaculately.

They have a fee for everything, and I mean every little thing. Want to hand in your notice? We need a fee "to process your notice". Want a reference for your new place? We need a fee. Want to end your tenancy? Guess what? We need a fee.

Maintenance never actually gets done when requested. Also our flat didn't even have a gas safety certificate for 6 months - I kept calling them to tell them to get one and they had the cheek to tell me that it was my job - I'm the tenant!!

1 year in total with Belvoir, we decided to go with them because they seemed to have some of the newer properties covered here in Peterborough. Funnily enough they were extremely nice at the very beginning to get you to sign up and spend a year with them. I do remember thinking that their admin costs were a bit insane, considering the types of workers they had.. all of which; surely do not have any GCSEs.

I worked with the West Bridgford branch (not the Nottingham one, please be noted), who, at first, seemed very likable and friendly. As soon as problems began occuring, contacting them via email was hard as the office staff seem partly illiterate, do not reply in a timely fashion, and never offered me a helpful suggestion, not once. Things would escalate because of this, and we would end up receiving angry calls/emails from the boss whose job should be to calm all parties down rather than join in the upset. Their overly-legalised contracts and policies have no doubt been put in place because they rub people up the wrong way like this and need to protect themselves. Very bad customer service. Every time we contacted them we went away feeling abused and frustrated rather than thankful and happy.

I have a number of properties and use Belvoir in Sleaford as my agent. I find this agency to be excellent with their approach to dealing with my tenants. Each member of staff specializes in new tenant applications, maintenance, billing and video inventory, this last service I believe is invaluable in helping both tenant and landlord.

I use another agency elsewhere who are not in the same league as Belvoir Sleaford. I wish I could transfer my other property into Belvoir, but unfortunately they are area franchised.

Most horrendous company I have come across. Lived here for 6 months, all furniture was broken, asked numerous times to have it fixed, were only told we would not be charged for it, not when it would be repaired. Windows broken in stairwell, "secure entrance" broken - has lead to numerous break-ins and vandalism (which we have then been blamed for). People could not be more unhelpful or rude. Will never ever rent from them again.

I would not recommend these people for anything. Stay away!!! All they want to do is take your money.

I was new in this country and it was my ill-fate that I landed up with these terrible people. After we made the final payments we were asked for a weeks time for house redecoration. But when we moved in after 7 days the house was in the same condition. A part of the ceiling in the kitchen was coming down. When we pointed out to them they said it will be fine. We took a furnished apartment for a high rent of 590 pcm. But all the furniture was worn out and none was in usable condition. After about a month on a rainy day the a big chunk of ceiling came down. It was gods grace that my children were not hurt. Now my bathroom ceiling is about to come down. They want me to stay in the house and do all repair work. Isn't it unfair of them - why should I be paying rent. And exposing my children to hazards of repair work. Last but not the least they are very rude and don't feel a bit while humilating you. I always thought English people have great manners. But belvoirs have proved it other ways.

Rented a property from Falkirk branch. Was promised that it would be painted professionally, garden would be cleared of weeds, rubbish, ect. Possibly amongst the most unhelpful and rude estate agents I have ever dealt with. I sent an email enquiry after viewing a rental on the internet. I received a 14 word response from 'Susan'. There was no offer of any help or any further suggestions. Just a simple 'no' to my enquiry. When I questioned again, I received an abrupt response, again no offer or suggestion of help.

As I work in customer service I was disgusted by the level of rudeness and sheer unhelpfulness. This is the second time I have dealt with Belvoir and both times were horrendous.

Avoid like the plague!

Simply shocking service, starting with the fact that the members of staff there are seemingly incapable of consistent communication with each other.

As a landlord, I prefer to use the agency as a middle man for all contact with the tenants as this is the more professional way to manage the relationship (besides, why else do we pay a monthly agency fee?!). A simple request of mine to be passed on the tenants was completely misunderstood, being followed up with a reply from Belvoir effectively saying "we don't normally do this, do it yourself". It's hardly as though I was asking for the world.

The latest escapade has involved them using what seems to be the most extortionate repairman in the world to perform a simple repair on one of the internal doors. Belvoir failed to contact us to obtain approval for the work to be done and simply went ahead and had it done, charging us a quite stupid fee. Had they contacted us in the first instance, this is something we could have done ourselves at no cost.

In a nutshell - AVOID this agency like the plague!

Please avoid using them. I am a first time tenant, so wasn't aware of some of the terminologies used in the contract. I was specifically told that after six months, I need to give two months notice and thereafter all is well.

Come the sixth month, I give the notice. Does it do the trick???? Surprise Surprise... They had included the break clause of eight months, which earlier explained to me as "six + two" but not now interpreted as "eight + two".

They lied and now deny saying the former explanation of break clause.

Avoid them.

Belvoir are the worst estate agents i have ever come across they are so incompetent.. All they do is lure you in take your money then leave you to it. I will never ever use them ever again. Three times my car was impounded because of there incompetencies and were they apologetic - oh no they thought it had nothing to do with them even though it got impounded because they gave me the wrong space number then the 3rd time lied about ringing me up and leaving a mesage. However, I don't have an answer phone - convenient that is. I am still in dispute with belvoir about getting the money for my car. Trust me don't sign anything with them they never send people out to fix things that have broken. They don't care about you or your property only your money.

Ok, so glad I am not the only one who thinks Belvoir are a pile of poo!! We have twice been with Belvoir, thay are expensive as well as rude, incompetent liars. We had our deposit given back minus a fair portion in the first rented house from the Boston branch, and they even asked for more AFTER it was all deposited.

In the second in Sleaford branch we are 3 months down the line and still fighting for our deposit. We also had invoices for broken things to be fixed that were broken before we moved out and we did notify them. Not only that but one of them walked into the house without ringing the bell. Needless to say I will never use again and would not recommend them to anybody.

Moving into the rented property went smoothly but moving out didn't. Terrible communication from Belvoir Colchester, 5 weeks after moving out had to chase for my deposit as I had no contact from them. Then less than 50% of my deposit appeared in my bank account followed by a breakdown of charges. I was charged for a full house clean without my knowledge, even though we cleaned thoroughly before we left. Three and a half months later, Belvoir Colchester are ignoring my emails and are withholding overpaid rent which they owe me. Don't touch them with a barge poll.

Very, very, very bad, the Whitehaven branch are useless, after 6 months with radiators not working, faulty sockets, and every other thing wrong in the house, they still havent fiexed anything, do not use ever!!! Belvoir Prescot is a terrible letting agent, if you rent a property from them and have any kind of problem, they will always ignore you and say they have told the landlord and can do no more about it.

Also, you will receive very negative, sometimes threatening letters directed at people that are not paying the rent on time - but instead of sending it only to the people who don't pay on time - they send it to everyone, even if you have never made a late payment.

Useless from start to finish. The emergency mobile number is a dead line, they never notified me of any viewings in my notice period and came home to find people looking around my home on more than one occassion. Also still waiting for my bond back after 4 weeks but hear that I am not the first person this has happened to and they keep hold of bonds and rent as long as possible. Terrible, avoid at all cost!!!

I have personally used Belvoir offices in a number of locations and have always found staff to be extremely good and their overall service to be far better than some high street letting agents. As a landlord I use letting agents to avoid the day to hassle of renting my properties to demanding tenants and to avoid exactly the issues listed within this column. I would strongly advise any landlord to use a reputable agent,rather than risk receiving dubious emails and telephone calls from disgruntled tenants who quite often have very unrealistic expectations of a service they feel they should be receiving from their landlord, just because they have to pay rent each month. Well done to all agents out there as I feel they do a sterling job on behalf of their landlords (who are their paying customers!).

I have never been so disgusted by a company. Mould in the bedroom reported 4 times and not once did anyone come out to look at it, yet I was expected to clean it only for it to keep coming back. There was also a leak in the sink in the kitchen that they never sent anyone out to fix.
Now that I've left they want to take money from the despit to hire cleaners as there are crumbs in one of the kitchen cupboards. I would advise anybody to avoid them like the plague unless you want to spend 2 whole days cleaning when you leave just so they can attempy to take 80% of your deposit!

Never ever on your life, parents, children whatever use Sheffield Belvoir Lettings. The customer service is awful. We have had problems not being followed up which include leaking pipes into walls so wet patchs, plaster off walls (this is all in a new build which is under warrenty but still they do nothing). We pay them and I'm sure the landlord pays them money to do nothing but take the piss. I try to be objective in my critisim and would except if there was a good reason for a lack of response to problems but as it is there is nothing ever given.

They gained two stars thanks to Ami the girl on the phone who is always helpful, and I expect it is some one above her preventing solutions being found. Finally there seems to be no collaboration between services and have ruined our first experience lettings. I also expect the scores with top marks have been supplied by the letting agency itself.

I'm very dissapointed by the Belfast South office, I called two days ago for an appointment at 18:30 to view a rental property at 1 Sunnyside, but unfortunately at the phone I understood Sunnyside Street and didn't know about Sunnyside Drive and waited 20minutes for nothing. I gave my phone number to the agency but no one called me or give me a ring on my mobile phone, I would have called back to ask the right address. Today again, called for another appointment, this time I was waiting for half an hour at the right address, but nobody bothered to show up or call me.

I am so relieved to see that I am not the only one who has had a bad experience using Belvoir Lettings. The Falkirk branch has consistently let me down in terms of service from the get-go.

Upon deciding to move out of the property, a letter of complaint was sent to the manager detailing everything that had gone on during the year and a half that I stayed in the flat. One major complaint was the presence of damp in our large storage cupboard. I was advised that, in order to keep it dry, I should remove the items in storage and also constantly keep the door open. Horrible, I have been dealin with the Belvoir Cambridge. There have been locks and kitchen hood broken in the house and reported to the agency half a year ago with nothing being done. You email them, they say they havent received your email, you call them, then somebody else call you back saying that they dont know anything about your previous call. Horrible people!

We've used the Northampton franchise for a few years now and are actually very pleased with the service we've had - I'm surprised at a lot of the criticism here. We think they have looked after our interests as landlords very well, but I guess a lot relates to the franchisee in question and the way he or she runs her business.

Belvoir Leicester are just as bad as apparently some of the others are. We were shown a property in pretty bad condition, but since we're a group of students and had few choices for conveniently located 5-bedroom houses, we decided to make the most of a bad situation. Big mistake.

At the moment, shower and washing machine are broken. Repeated phone calls are never answered and voicemail messages never get a call back. We called a health inspector about damp and bugs and they made the landlord come over to install smoke alarms (failing to see what Belvoir themselves actually do for either party); we are still waiting on the other health issues and broken appliances, with slugs, spiders and woodlice for company.

Believe me - ANY option is better than trusting these guys. They are also very demanding with information, charge large amounts for form-filling with no other benefits, and with the exception of one lady in their office, all unpleasant to deal with (on the rare occasion you manage to get a conversation with someone).

Belvoir Hereford. Great service in the purchasing stage. However, on the day we picked up the keys, we had to get extra cut as they only had one and a half sets (wonder what happened to the others). Flat had been empty for 8 months and no-one had checked the boiler to see if it worked so the day we moved in we had no hot water and no heating. Belvoir did not contact us to see if we were happy with everything. We are now 6 months into our contract and they want to make a visit to check that we are happy with everything. We asked them when they wish to visit and they have not got back to us.

We are having many issues with the plumbing. Belvoir was supposed to be getting a plumber out to us last week, he never turned up.

Communication from them is awful. They have a 'don't care' attitude. Soon as they make a sale, that's it.

Very bad service quality. Personnel are very rude. Communication is very bad. I rented a flat and they refused me to show me it before I pay. I found no bulbs in the shower. Moreover, in my bedroom I can not open my window. They refused me to give contract and said that I will get it by post. I went to property to collect my keys, but nobody waited for me there. Terrible and rude service. Be carreful. You have been warned!

The Reading franchise mutated into wilson-stewart in 2007 and the proprietor Neil Wilson, has done a runner with deposits and rent from my property and a number of others - leaving tenants and landlords in the lurch. I have a property (mis) managed by Belvoir. If its any consolation to the tenants who have been mistreated by this bunch of clowns, landlords get off little better: late payments, misinformation, arbitrary fees applied seemingly at random, terrible communication. The service is appalingly unprofessional. The do not respond to requests to deal with problems in their properties. It is a wonder that any landlord/lady would entrust their properties to such people. They don't tell you the truth, the don't keep you informed. In fact, what DO they do? Anyone? I dealt with the Belvoir Birmingham office and was messed around so much, I paid them hundreds of pounds to do what appeared to be nothing. Stay well away from them, you're better off finding a landlord yourself than using an agency like this.

Unfortunately these idiots are gaining the monopoly in Peterborough ie: nearly every property you want to rent is through Belvoir. So you're pretty much screwed if, like e, you need to rent for one reason or another.

Take my advice, never EVER use this company! The first we knew Belvoir Gravesend had closed was when we got a letter from another agency saying they'd taken over the management of our property (alarm bells ringing yet?!) Now it appears our deposit is unaccounted for, and the head office is looking to shirk responsibility by claiming as a franchise they have no responsibility!! Clearly they give out franchises to any Tom, Dick and Harry and then simply refuse to pick up the pieces when things go wrong! Currently trying to reclaim our cash through insurance channels, however won't hesitate to take legal action if required to reclaim our money - don't use this company if you want a hassle free rental!

Belvoir also cannot pronounce their own company name. Its pronounced Beaver. If you call Belvoir Castle, which I think has been around a little bit longer than the letting agents, they will call it Beaver Castle. Belvoir Head office tell them to pronounce it Bell Voir as it sounds posher. Head Office is in the same area as the castle. Next time you speak to them argue that it is pronounced Beaver, its good fun.

Absolutely the WORST agent I have EVER had, they only carried out repair (I had no cold water in kitchen for 3 months) after I called in the council. Other repairs not done at all. Hot water not working correctly for 3 months. They are rude as well, they don't reply to phone calls or e-mails. The head office is worse than useless, and say they can't do anything as it is a franchise. I asked if McDonalds would tolerate one of their franchises giving appalling customer service, and they wouldn't answer me. I would advise anyone NEVER rent a property from this company especially Newark, Notts.

Tried to arrange viewings with Belvoir Huddersfield for 2 properties.

I e-mailed them to confirm my interest: No reply.

I rang and rang both their offices and their agents mobile number constantly over 2 weeks to arrange viewings: they promised to ring me back every time, but never did.

After telling them I definitely wanted the properties, and the money was waiting, they hastily arranged an appointment - they never turned up.

I can appreciate letting agents may get a little busy from time to time, but I would rather sleep rough than let a property from these useless cowboys.

I would sooner live in a cardboard box under a bridge than use this dreadful agency again. Never ever trust this agency, particularly the owner/manager (Belvoir Tynedale), get everything in writing and ensure you take pictures of everything.

I think the frequent use of the word "Lies" on this site pretty much sums Belvoir up. Avoid like the plague. A good dose of swine flu would probably be more enjoyable and less expensive than an encounter with this agency.

In my opinion this is a franchise whose branches are operated by unprofessional, underhand individuals who are out purely for personal gain and have little professional knowledge or integrity.

I was delighted when my son and his girlfriend told me they had found a flat in Salford that sounded too good to be true. However, not wishing to disillusion them that all letting agents were out to make a quick profit, I allowed them to sign a contract for six months. What a disaster, all letting agents now seem tarnished with the same brush. Lies were told concerning parking permits. So much so that, my son now feels that he has wasted time, money and emotional upset on letting agents intent on misleading clients to make an easy profit or commission. We need to complete the 6 months agreement and will fight the unfair conditions imposed. No-one at the company seemed interested once the contract had been signed. Be careful, read and re-read your contarct and do not believe what comes out of letting agents mouths.

We moved into a home thinking to stay and sttle our selves for a long time. with in two weeks we were informed the landlady wanted to sell and was pressing the property onto to us. The day we moved in the heating didn't work and as it was a saturday no one would answer the phone, this was at the end of Nov 2008 when it was snowing and into minus figures temp wise. We had to geta mate to fix it as it took them 2 months to get the part! They have lied to us constantly about the house being sold, about things being done (maintence wise), we handed our notice in 2 weeks ago and they have put a for sale sign up today.

Do not use these people. They are rude and the only one who knows what they are doing does not hesitate to lie to you. The rest don't even know how to answer basic questions.

I am currently a tenant with Belvoir Manchester Central. Their maintenance department are useless and rude. I report problems with my flat by phone, fax, email, etc but they just ignore me.

I have not been able to turn my shower off since Saturday evening (I cannot turn the water off as the knob to turn it off is too high) and it is flooding my bathroom but they still have not sorted it out. I am dreading my next water bill...

Also I cannot close one of my windows and it moves when it is windy but they will not do anything about it...

Our property, which was marketed as a premium property, required a great deal of maintenance and had recurring damp problems. In short, Belvoir's treatment of us was discusting and I would never rent another of their proerties or recommend them to anyone. My advice would be to steer clear!

I was a tenant with Belvoir Peterborough until last month as I moved to a new property with WHB.

During my period with Belvoir Peterborough, I had regular inspections and the reports have always been clear of any remarks as the property was always very well maintained.

When I left the property, I organised a full professional cleaning of the property and got the garden in perfect condition.

Even the landlord called me to say that he was sorry to see me going!!!

As I got a good deal to travel to Asia, I could not attend the final inspection... BIG MISTAKE...

My husband and I scheduled a viewing with Belvoir Nottingham last year. The property was located in a very expensive location. So we expected an emaculate home. No... spider webs, wood floors were damaged, walls damaged... it was definitely not cleaned for viewing. We asked if the home would be cleaned if we decided to take the property. We arrived at the home (move day) and of course the place had not been cleaned. I had to clean it all. They did periodic checks and we had a clean bill of health. It was time to leave and we conducted our walkthrough, the place was very clean (cleaner than when they gave it to us). We have been waiting for a month now for their report and our deposit. Throughout the term they have been horrible with responding in a timely manner. They are quick to make sure you do your part or else but when it is time for them to act. Nothing.
I don't think the Landlord was aware of any of this. I would never be a Tennant with them or use them as a Landlord.

For a stress free move never use belvoir sheffield, they are the most obnoxious rude people I have ever dealt with in my life!!!! Dreadful company. Would never use again & will tell everyone (including ombudsman) about awful service and bad, lying staff and rude owners ( Cockermouth / Whitehaven ), Cumbria.

Catalogue of errors - travelled 3 hours to see 4 properties - only shown 2 because 'keys weren't in office' - appointment was arranged 5 working days previously. Had a terrible experience with this agency in Camberley. Previously (and since then) have found my lodgers through an online site and had no problems with any of them. However, I paid a huge amount of money for a tenant find with Belvoir. I have been a tenant for a few years now. Everything is fine until you need them to do something. I could list many things from the last couple of years including raw sewage (which didn't seem to concern them), broken railings (on a first floor!) and unsafe steps but I have now been without an oven/hob/grill for 8 weeks and without a washing machine for 4 weeks. Both have been on their last legs for a while and I have updated Belvoir regularly on the condition of both so it should have come as no surprise that they have finally given up the ghost. No sign I'm going to get them repaired in the near future mind you and I decided today to take some legal advice as I can't take anymore of this. Up until about 2 years ago they had a member of staff who was fantastic but he's left. This review relates to the Nottingham city centre branch.

Belvoir Nottingham are appauling.

I negotiated a 2 year fixed term contract with them in Feb 2007. I spent most of the 2 years chasing for repairs. They never performed any of the annual visits, although they did send the guy to do the gas certification. However after a fault with the cooker, it took 4 weeks for the m to get an engineer to attend as had to be a manufacturer repair. The engineer arrived and was shocked that at least 2 gas checkes had been done yet the cooker was not secured to the wall and the gas connection was away off under the cupboards. These 2 are legal requirements for gas safety, apparently.

They tried to demand a rent increase after 18months. They obviously hadn't read THEIR contract or understood the legal implications. After 4 weeks of arguement, the rescinded as they had "mis-understood" their contract terms!!

My 2year fixed term contract ended on 12th Feb 2009. IMMEDIATELY they dropped the rent increase on me of another

Do not use belvoir edinburgh south letting agents.

I have rented from properties across the country and from various estate agents and i have never been treated so badly.

They promised to conduct repairs on the property before i moved in which i chased and chased, i was palmed off with excuses for months, at the end of the contract they had still not repaired a single thing! The manager was polite before i handed over any money and then turned into a Dr Jekyll character, he was rude, offensive, unhelpful and argued he was in the right even when there was evidence he was wrong.

Even things which they were legally bound to do, like fix faulty gas appliances, and changing the locks were not done, and they didn't even care. Although, they were willing to change the locks after the flat was broken into using an old key.

Even if it looks like a nice place to live, do yourself a favour and rent from someone else.

Belvoir Peterborough have been absolutely terrible. We were in a 3 storey house, and were not provided with a key for the middle floor french doors (which were unlocked). When we asked them to rectify this, they took 3 months to do it! While the door was not on the ground floor, it was above a railing so not too difficult to climb up to. Call me picky, but I prefer my house to be secure...

When we moved out, we cleaned the house till it was absolutely spotless. We were horrified when the inspection report came back saying they were keeping

I was a tenant with Belvoir Hereford for 15 months. I was very pleased with the way I was treated. I also had good corespondence with them. Prior to moving out I was informed was was expected from me in terms of cleaning the property and what the procedure was to get my deposit back. I had all my money back in time. I would happily recommend Belvoir in Hereford.

As a property owner living next door to Belvoir let home I called the local office to relay concerns about acculmilating rubbish and after getting no where fast was told to f#*k off... Unbeilevable I have now contacted the customer services. I'll keep you posted on the reply.

Never ever use Sheffield Belvoir Letting Agency!!

They never do what they are supposed to do, such as fixing things they had said they would. They are very nice at the beginning and than they become rude after signing the contract. I have never felt so insulted in my whole life by a company. They have terrible and unprofessional customer services manners! Beware!

Asolutely useless best describes this company. Everyone who has given a negative review so far is justified. Unfortunately for me I've experienced everything these people have listed and then some. The latest is that they have even managed to screw up the contract but at least this is apparently in my favour. Do not use this letting agent at all costs...the service is less than third world at times!!

It's a useless letting agent. They were all nice and helpful before you sign the contract. Once that's done, you will find yourself having endless encounters with them to try to get things done, such as fixing the lock or the boiler or the bathtub. As we're moving out, i realised that they over-charged us and we're in the process of getting back the extra month's rental. fingers crossed that everything'll be ok.

Do not use Belvoir Edinburgh they are useless. It took ages to get anything fixed, communication with them was terrible they don't phone back when they say they are going to. I had one of their employees arguing with me, telling me I was in the wrong when I was right about them not handing me a letter when I moved out telling me how to get my deposit back. It will have been nearly two months after I moved out when I finally get my deposit back after they said within ten days.

On viewing the property promises were made for professional cleaning. This was not done by the time I moved in and after continual complaints the issue was not resolved by the company. They were rude, refused to fix faults, lied and then tried to deny me of my deposit back.
