Belvoir Peterborough - Provided the wrong key to get in the property, the kitchen and bathroom were filthy, will take months to fix anything if ever.
When you leave, they will charge for anything and everything and then some. Will never get your deposit back.
Avoid like the plague

We moved into a home thinking to stay and sttle our selves for a long time. with in two weeks we were informed the landlady wanted to sell and was pressing the property onto to us. The day we moved in the heating didn't work and as it was a saturday no one would answer the phone, this was at the end of Nov 2008 when it was snowing and into minus figures temp wise. We had to geta mate to fix it as it took them 2 months to get the part! They have lied to us constantly about the house being sold, about things being done (maintence wise), we handed our notice in 2 weeks ago and they have put a for sale sign up today.
Do not use these people. They are rude and the only one who knows what they are doing does not hesitate to lie to you. The rest don't even know how to answer basic questions.

I am currently a tenant with Belvoir Manchester Central. Their maintenance department are useless and rude. I report problems with my flat by phone, fax, email, etc but they just ignore me.
I have not been able to turn my shower off since Saturday evening (I cannot turn the water off as the knob to turn it off is too high) and it is flooding my bathroom but they still have not sorted it out. I am dreading my next water bill...
Also I cannot close one of my windows and it moves when it is windy but they will not do anything about it...

Our property, which was marketed as a premium property, required a great deal of maintenance and had recurring damp problems. In short, Belvoir's treatment of us was discusting and I would never rent another of their proerties or recommend them to anyone. My advice would be to steer clear!

I was a tenant with Belvoir Peterborough until last month as I moved to a new property with WHB.
During my period with Belvoir Peterborough, I had regular inspections and the reports have always been clear of any remarks as the property was always very well maintained.
When I left the property, I organised a full professional cleaning of the property and got the garden in perfect condition.
Even the landlord called me to say that he was sorry to see me going!!!
As I got a good deal to travel to Asia, I could not attend the final inspection... BIG MISTAKE...
The report sent to me following the final inspection is a pile of lies... They have charged me to death for cleaning and other bits of pieces on everything making sure that the whole deposit would go...
I still have not accepted to release the deposit and I am uterly chocked by the report I have seen. I will definetly look for legal advices on this before releasing the funds...
If I have to give a final comment, I would strongly recommend to anymore planning to rent with Belvoir Peterborough to be extremely cautious... These people stole my money!!!
I will never trade with these people anymore and would recommend anyone to do the same..

As an ex employee of Belvoir I would suggest that you send you recipt for cleaning to that office and let them take it up with the cleaning company, this is the only way to get around their charges ;)

My husband and I scheduled a viewing with Belvoir Nottingham last year. The property was located in a very expensive location. So we expected an emaculate home. No... spider webs, wood floors were damaged, walls damaged... it was definitely not cleaned for viewing. We asked if the home would be cleaned if we decided to take the property. We arrived at the home (move day) and of course the place had not been cleaned. I had to clean it all. They did periodic checks and we had a clean bill of health. It was time to leave and we conducted our walkthrough, the place was very clean (cleaner than when they gave it to us). We have been waiting for a month now for their report and our deposit. Throughout the term they have been horrible with responding in a timely manner. They are quick to make sure you do your part or else but when it is time for them to act. Nothing.
I don't think the Landlord was aware of any of this. I would never be a Tennant with them or use them as a Landlord.

For a stress free move never use belvoir sheffield, they are the most obnoxious rude people I have ever dealt with in my life!!!! It take months to sort out any problems, which they then make you feel guilty about complaining. The manager will shout at you if you should dare challenge the dreadful service!

Dreadful company. Would never use again & will tell everyone (including ombudsman) about awful service and bad, lying staff and rude owners ( Cockermouth / Whitehaven ), Cumbria.
Catalogue of errors - travelled 3 hours to see 4 properties - only shown 2 because 'keys weren't in office' - appointment was arranged 5 working days previously. Daily calls over 2 weeks to ensure application going through - confirmed everything ok. 2 days before move informed still hadn't recieved reference fr husbands employer - after 1 full day of chasing found out staff had e-mailed wrong address & faxed wrong no. (written on application correctly).
Moved into 3 bedroom house - 1 room had mould on wall but was to be used as office so not a major problem so long as it was dealt with quickly. Not even wiped clean prior to entering property. After chasing, sent 'cleaner' out who wiped mould spores from wall onto goods stored underneath & was told to wait to see if it grew back! Grew back within 3 weeks & son's bedroom now affected by same problem - blackspot. Reported.
Reported still no gas safety certificate after 1 month - plumber came out & condemned gas fire (thank god we didn't use it prior to seeing certificate!). Heating on top floor (where both damp bedrooms were) broke down - in January! Down for 2 weeks (spent chasing problem) - finally fixed after getting enviromental health out to chase them. Son had to move into our bedroom as dampmeter from enviromental health was off the scale, literally. After heating was fixed he couldn't move back into room as no plaster on wall (it had blown from the damp) and any heat was being absorbed into wall. Called back after heating fixed after hearing nothing about damp problem to be told by Belvoir! it should clear up now heating was fixed! - don't know how because problem was there before it broke down!!!
Enviromental Health called me because they had called Belvoir to chase damp problem only to be told we were withholding rent - ENTIRELY UNTRUE - we were paying for a 3 bedroom house & had only 1 usable bedroom with my husband & I in and now my 11 year old son (for final 6 weeks of tenancy!). This bedroom was now being affected & the plaster was coming off the wall as it was under my son's room. When I had asked for a rent reduction in Jan was told "that won't be happening" but despite getting legal advice to reduce the rent accordingly we continued to pay in full as we had signed a contract!
Called them to question the lies they were telling to local council about us not paying rent only to be informed the person who had told them was unavailable for 3 days! When I asked who I was speaking to because they were so rude, I was told 'the owner of Belvoir!'. When I asked their name I was told " I'm not going to tell you because you wouldnt be able to spell it" Again entirely untrue, Ms Schure!!!
After speaking to other staff, they finally agreed to contact landlord to release us early from 6 month contract then asked us to get out within 3 weeks! Was told on NUMEROUS occasions this was sent out in writing - twice - still waiting (7 weeks ago!). Arranged to vacate property in writing by end of Feb - handed in keys 02/03/09 - someone finally went out to inspect ( spotless ) property 18/03/09 again after chasing numerous times and being given 3 different dates this would be done. AND CHARGED £50 FOR THIS INSPECTION.
Finally now free of them - 3 months early from 6 month contract - with no compensation for being forced to move again so quickly, for living in a 1 bedroom property for half of this tenancy (2 bedrooms for the other half) & paying full rent for 3 bedroomed property or for the stress of it all. And house is back on their website to rent - newly 'decorated'!

Do not use this office i too have issue which have been delt with exactly the same way.
Please re-read the above post more carefully the blackspot damp in the property was there before the tennet moved in.
A month for this to develop is impossible.

Yes, CHARLIECHALK, as readingowl states mould was there in 1 room before we moved in & it only took 1 month to come through the wall in the other that had no plaster - it was blown by the damp long before we moved in! Since then they have BLATENTLY lied to a utility company about us - stating we were the new tenants when we had already moved out by the time they wrote that letter - at best (further) gross incompetence, at worst (more) blatant lies so we are at present gathering all evidence possible for ombudsman. This is the final straw

Had a terrible experience with this agency in Camberley. Previously (and since then) have found my lodgers through an online site and had no problems with any of them. However, I paid a huge amount of money for a tenant find with Belvoir. She turned out to be a nightmare, didn't pay the rent and obviously had no intention of fulfilling the contract but the agency just didn't want to know. Never again!

We would like to add that this was a tenant find only Let. The landlord changed the criteria of the Let post check in so the tenant could not have visitors over. Unfortunately there was a personality conflict between tenant and landlord which was out of our control. We pride ourselves on our excellent customer service and have many current landlord references available on request.

Had a great experience with Camberley branch. The owner could not do enough and was both polite and proffesional. Would recommend for friendly staff and a very quick let which mean't my property had no void period of being empty. If you need a quick let these are the people to make it happen.

I have been a tenant for a few years now. Everything is fine until you need them to do something. I could list many things from the last couple of years including raw sewage (which didn't seem to concern them), broken railings (on a first floor!) and unsafe steps but I have now been without an oven/hob/grill for 8 weeks and without a washing machine for 4 weeks. Both have been on their last legs for a while and I have updated Belvoir regularly on the condition of both so it should have come as no surprise that they have finally given up the ghost. No sign I'm going to get them repaired in the near future mind you and I decided today to take some legal advice as I can't take anymore of this. Up until about 2 years ago they had a member of staff who was fantastic but he's left. This review relates to the Nottingham city centre branch.

Belvoir Nottingham are appauling.
I negotiated a 2 year fixed term contract with them in Feb 2007. I spent most of the 2 years chasing for repairs. They never performed any of the annual visits, although they did send the guy to do the gas certification. However after a fault with the cooker, it took 4 weeks for the m to get an engineer to attend as had to be a manufacturer repair. The engineer arrived and was shocked that at least 2 gas checkes had been done yet the cooker was not secured to the wall and the gas connection was away off under the cupboards. These 2 are legal requirements for gas safety, apparently.
They tried to demand a rent increase after 18months. They obviously hadn't read THEIR contract or understood the legal implications. After 4 weeks of arguement, the rescinded as they had "mis-understood" their contract terms!!
My 2year fixed term contract ended on 12th Feb 2009. IMMEDIATELY they dropped the rent increase on me of another £45 a month. I disputed it and refused to pay the additional until it had been agreed. I actually pay my rent on 1st of the month but rents not due to 12th, yet they started hasstling and bullying me for the additional amount 10 DAYS before my rent was actually due AND dump a £15plus VAT charge for NON payment of rental even though it wasn't even DUE at that point! After weeks of arguement with Nigel Parry (Whoever he is, he alleges to be a "director"!!) I decided to pay the new rent but lodge a rent review with the Independant Rent Comittee. This morning I've been sent a Notice To Quit by email with no reason and 2 months to leave and they attached a "checklist" for moving out that after reading this site and the arguements I've had, I KNOW im going to end up in a battle with them for my deposit back!

As long as Belvoir are receiving their 12.1/2% + VAT from the rent they are happy. They have no consideration for either Landlord or Tenant and certainly don't do the things they state on their website. Would never be involved with them again.

Do not use belvoir edinburgh south letting agents.
I have rented from properties across the country and from various estate agents and i have never been treated so badly.
They promised to conduct repairs on the property before i moved in which i chased and chased, i was palmed off with excuses for months, at the end of the contract they had still not repaired a single thing! The manager was polite before i handed over any money and then turned into a Dr Jekyll character, he was rude, offensive, unhelpful and argued he was in the right even when there was evidence he was wrong.
Even things which they were legally bound to do, like fix faulty gas appliances, and changing the locks were not done, and they didn't even care. Although, they were willing to change the locks after the flat was broken into using an old key.
Even if it looks like a nice place to live, do yourself a favour and rent from someone else.

Exact same thing is happening to me with South Belfast Belvoir. The Agent looks who was charming and polite guy totally changed the very next day he got the payment.

Belvoir Peterborough have been absolutely terrible. We were in a 3 storey house, and were not provided with a key for the middle floor french doors (which were unlocked). When we asked them to rectify this, they took 3 months to do it! While the door was not on the ground floor, it was above a railing so not too difficult to climb up to. Call me picky, but I prefer my house to be secure...
When we moved out, we cleaned the house till it was absolutely spotless. We were horrified when the inspection report came back saying they were keeping £960 of our damage deposit. After much argument, and threats of legal action, they have eventually agreed to £200, showing they were really taking the mickey asking for over £900 in the first place - if the landlord really thought she was entitled to that much to 'fix' the (imaginary) damage, she would never settle for just £200.
Several of the points in the report were clearly shown on the original inventory DVD to already be in that state, and we in fact only agreed with about 3 of the 21 points!
VERY poor customer service from them, and I will be going out of my way to warn people I know about using them.

I was a tenant with Belvoir Hereford for 15 months. I was very pleased with the way I was treated. I also had good corespondence with them. Prior to moving out I was informed was was expected from me in terms of cleaning the property and what the procedure was to get my deposit back. I had all my money back in time. I would happily recommend Belvoir in Hereford.

Your one of the lucky ones. I rented a house of Belvoir Grantham, and to be honest they were awful. After I left they took nearly £200 pounds of me, for nothing, saying there was things that never existed. And it gets worse, they took over 6 weeks to give me my deposit back, and that was only after I threatened them with legal action. Totally unprofesional mickey mouse letting agent, so be aware and stay clear of them rude agents.

As a property owner living next door to Belvoir let home I called the local office to relay concerns about acculmilating rubbish and after getting no where fast was told to f#*k off... Unbeilevable I have now contacted the customer services. I'll keep you posted on the reply.

They never do what they are supposed to do, such as fixing things they had said they would. They are very nice at the beginning and than they become rude after signing the contract. I have never felt so insulted in my whole life by a company. They have terrible and unprofessional customer services manners! Beware!

Asolutely useless best describes this company. Everyone who has given a negative review so far is justified. Unfortunately for me I've experienced everything these people have listed and then some. The latest is that they have even managed to screw up the contract but at least this is apparently in my favour. Do not use this letting agent at all costs...the service is less than third world at times!!

because only people who want to complain tend to look for review sites, on another note from experience working for a rival agency belvoir are one of the better ones, and complaints i would imagine are the same as with us, a few are justified, but most are just pain in the backside time wasters

It's a useless letting agent. They were all nice and helpful before you sign the contract. Once that's done, you will find yourself having endless encounters with them to try to get things done, such as fixing the lock or the boiler or the bathtub. As we're moving out, i realised that they over-charged us and we're in the process of getting back the extra month's rental. fingers crossed that everything'll be ok.

Do not use Belvoir Edinburgh they are useless. It took ages to get anything fixed, communication with them was terrible they don't phone back when they say they are going to. I had one of their employees arguing with me, telling me I was in the wrong when I was right about them not handing me a letter when I moved out telling me how to get my deposit back. It will have been nearly two months after I moved out when I finally get my deposit back after they said within ten days.

DO NOT USE BELVIOR LETTINGS UNDER ANY CIRCUMSTANCES.
As a Landlord, Belvior Lettings in Biggleswade shafted me. Bad tennants in the house (supposedly approved by Belvior) left owing £2000 in Rent and £3000 in damages to the property. I was not too fazed by this as I was covered by Belvior's insurance. Or so I thought. . . . . . .
After signing the insurance papers and retuning them to Belvior, Belvior never acted on them, and so never took out the insurance, so I lost all the owed money and damages. When I tried to claim my deposit money back, Belvior sent me and invioce for more money, as the deposit money they would retain for terminating my contract with them.
The House reports sent to me by Belvior were a work of fiction, as the gardens were 5" high and needed an industrial strimmer to take down, but their house reports reported the garden as being 'Very neat and Tidy'. I asked for non smoking tennants, the tennants in the house were heavy smokers. The Front room was always 'very neat and tidy' but had a boot size hole through an internal door and a badly stained carpet. I have now been forced to sell the house, due to the cost of using Belvior.

I too was a landlord with Belvoir, and to answer Rastas '2 sides' comment, yes there are 2 sides. My side is set to cost me thousands also like the poster. Belvoirs side will cost them a refund on an admin charge. Mess it up, and the best you get is the money back you paid for the "professional inventory".........
As long as Belvoir keep setting up franchises with any Tom Dick or Harry with no qualifications and no experience required (and clearly short of a few brain cells as theyve 'bought' a non-existent business), then thats what we'll keep getting. No qualifications, no experience.

That's rubbish, i work at a franchise, you have to do a long training program and get a diploma in lettings and management before they let you anywhere near one of their franchises. Belvoir are pushing for the industry to be regulated properly and require staff to undergo training to keep the up to date. As for both the original comment and yours, you should write a written letter to the branch director and the head office of the franchise in Grantham, they investigate fully. You could have easily sued if what you say is the full story, if they didnt action the insurance forms then it is their cost.

On viewing the property promises were made for professional cleaning. This was not done by the time I moved in and after continual complaints the issue was not resolved by the company. They were rude, refused to fix faults, lied and then tried to deny me of my deposit back.
