Terrible experience with using Beals - I must add the sales agents were always polite and friendly, however I have found them to be inefficient in dealing with problems. The property I purchased was being let out by current owner and Beals were managing the property. By the time I got round to being able to move in (this took a lot longer than planned as the agent had not served the tenants thier notice, so prolonged the exchange by another month) the tenants had not paid thier rent for two months and the place was filthy! Upon move in, no one was able to show us around and show us where things were including all the meters. House in terrible state, took weeks to get anything sorted, missed everything on the inventory, then we had to do it all again with changes, which were never put into the actual inventory.
They are very slow to act on any issues that arise with the house, and always very quick to assume that it is our fault and talk to us like idiots.
I have no idea why our landlord chooses to pay them close to £100 per month for their service, I feel bad that he is being ripped off so badly. As a landlord myself, I would never approach them for anything to do with lettings.Was this review helpful? Yes

Awful! Dont go with them! We had our property for sale with them. We asked for a weekly email as we were miles away - they never emailed, never phoned or returned calls and they had only 1 viewing in over 4 months!
No in office communication - nothing gets communicated, and they thought they still had our housr for sale with them a week after, even though they didnt have the keys!
Now we have swapped agents and amazing response and viewings in the first week!Was this review helpful? Yes

Don't use Beals ! They offer a lot but deliver nothing. I've canceled my 'fully managed' contract with Beal as they failed to deal with any issue and indeed did not collect all the rent or deposit. For 15% of the monthly fee this is robbery. I wish I'd read the reviews on this site before using them it could have saved me a lot of money.

I was dealt with by a certain Ben who proceeded in making me lose not one, not two but three flats due to his incompetence. The first two by forgetting to reschedule a viewing which he'd cancelled for lack of staff, the third for not explaining to me fully that unless I paid a holding fee on the day I confirmed the house, the flat would go to someone else. At the time I was ill and couldn't go in as I was ill and I was not told that I could pay by phone. As a result I am now homeless and staying with friends until their kindness runs out. I am not impressed and can describe them only as incompetent beyond belief. Any other description would descend into vulgarity

I am a student and rented a house last year in fawcett road. the house was disgusting when i moved in and it took 2 bottles of bleach to get the floor clean also broken boiler and doors.now i have moved out they are refusing to give me my deposit back even though they inspected the flat and said they agreed it was in good condition. I do not know how they get away with stealing peoples deposit they seem to think they are above the law. i am definatly taking them to court

The worst estate agents ever. Professional criminals in my eyes do their best to take as much money of you for as little effort as possible. Didn't sort any maintenance out just lied about everything, especially when it came to taking our deposits. Stay away from them.

Lovely people until they have your money, then couldn't care less.
Have lost 2 different sets of keys to my property, have booked people in to view the property without telling me and any problems eg maintenance have to be chased up otherwise you will be ignored.

Truly terrible - I wouldn't give them any stars of I could. Have read the other poor reviews and all the comments regarding service and attitude are spot on. I can only assume that the person that gave the 5 stars and dismissed all the negative views are as arrogant as Beals!!

The North End branch were terrible. Really bad service, Been ripped off for the deposit when I left and at no time when we asked for maintenance to come round did we get anyone and when we chased this up they said we hadn\'t put in a call.

Dreadful service the lady concerned forgot we were moving in so no inventory ready, delayed our move by 4 hours. Gave notice as the place was damp and price being thoroughly ripped off by the agents. Rude staff who have no manners what so ever.
They were sending people round to view the place without asking. Now they have refused to return any of the deposit which I was warned about by others who had used them. They are saying they had to pay for redecoration. The place has not had a lick of paint in 10 years! Also charging cleaning one side of the carpet! The place was immaculate on leaving, better than it was when we moved in. Asked for the receipts - oops, they have mysteriously vanished ! Will be seeking legal advice over the handling of deposits and rudeness off staff.

For over 10 years I have let through Beals and find them very quick at finding good quality tenants. The staff are always willing to help and are a pleasure to deal with if a little rough around the edges! They deliver what they promise.

I rented through the Southsea Office in February 2011. I found the staff very helpful, returned all calls, and emails. I am in my new house for life (hopefully) but if I did rent again it would definitely be through Beals.

My best advice is to run in the opposite direction. They rented my fully furnished house out unfurnished by mistake and the tenants disposed of almost everything. I don't even own a teacup now. Beals didn't even apologise!

We have been tied into a contract with Beals for nearly 2 years and rue the day we every signed with them, they offer a fully managed service but all they seem to do is take a cut of our rent and fail to manage any issues. They don't provide paperwork when requested and have even lied to us about our tenants. This was our first experience of letting a property and thanks to beals ineptitude it will probably be our last. I wish I'd read the reviews on this site before using them it could have saved me a lot of stress.

Absolutely terrible! It took 3 weeks to get a reply from an email I sent with questions I wanted answered about a house we could have potentially put an offer on. I emailed two people from the branch, one was the manager of the branch and even he was useless and never replied. I phoned the branch and they always promised to email back which never happened. When we were shown around the property which had damp we were told by the branch manager that most houses in Portsmouth have damp which is a ridiculous statement and now we have brought a house with no damp at all from another estate agent.... Staff are rude, unhelpful, never return calls, and are only interested in you when they are getting your money. We pay a maintenance fee but have had a broken boiler for 3 months now. In addition, the plumber often does not show up when I've been asked to wait in all day for him. He also smashed part of our toilet while looking at the boiler, and it has yet to be replaced...
It also took them several months to replace a rotten back door, and the old one has just been left in the garden! Not to mention the damp that has still been ignored.

Beals employees at the Southsea branch are rude, inconsiderate, money hungry...I have run out of negative adjectives to describe them!
However, I must thank them (or rather God!) for ensuring that their incompetence resulted in me purchasing with another relatively better estate agent. To date the property I was interested in is still advertised for sale at a very high price - pity the vendor who is using them!

Me and my cousin put a deposit on a house 12 days before the landlord leave the flat. And 2 days before the moving in date, I called the agent to confirm everything was ok, that the agent confirmed everything was ok. However the agent called me back the next day, and delayed my moving in date to the house and they said they are happy to give us the deposit back if we wanted to. So me and my cousin decided to take deposit back and find another house immediatelly, however 2 days later I have received a call, and they said they are not going to give me my deposit back if I am not taking the house on the date they delayed it to. This is the worst agent I ever worked, they make everything seem perfect up until they get the money from you, after they get the money, you don't get any service and they even hang up the phone on your face.

Awful! Ripped off when we left (took half our deposit), ignored reported damages such as the 30 year old sink pipe falling apart. I ended up replacing this myself 3 weeks after reporting it.

We instructed Beals North End Branch to sell our property as we had found a house we wanted to buy. They were so incompetent that despite finding us an interested buyer they took so long to arrange a viewing and get an offer from them that we lost the house we wanted to buy. This despite the fact that Beals were told we were in a hurry. Our buyers later told us they would have viewed our property and put in an offer earlier had they been informed of the urgency by Beals. Beals didn't push our buyers because they were only interested in getting them to put their own property on the market through Beals and getting their mortgage arranged by them. They really didn't give a damn about our interests, only their own. They also suggested that we deliberately mislead our buyers. Untrustworthy. Best avoided.

This estate agent just goes from bad to worse. They really don't care how bad their service is - they don't reply to emails, you can never get through to anyone to talk to, they never return calls. I pay them a management fee, but they have to be reminded to do everything they should be doing as a matter of course. I would never recommend them to anyone!

I was posted out for a two year contract to Australia, so needed to rent my two bed house out. I was advised by a friend to get three agents out to see the different services that were on offer. After the first two agents came out (who I won't name as thay were so poor), I started to worry if I was doing the right thing, that was until Beals come out and talked me through the services they offered. The Lettings Manager was great in how he talked me and my girlfriend through the whole process and put my mind to rest that I was leaving my house in good hands and I'm glad to say he proved me... Beals are incomptent and do not care about their poor standard of customer service.
We are renting a beautiful property and paying a lot of money to. On viewing the place we asked if this is a long-term let "yes, we've been renting this place for years and the current tenants have been here for 5 of those". Not wanting to move again for as long as possible, this was good for us.
On signing the contract we queried that it was 6 months - we were told that this was standard for a new tenancy but again 2 staff told us it would be long-term.

The worst service ever!! I've had countless problems with Beals.
When we first moved in it was July, we had the regular gas check and we were told that our fire place wasn't safe to use, Beals were then contacted by the gas company and told the problem. After several months of phoning them and leaving messages I finally managed to get through to them when they wern't having one of their "meetings" and they said they were trying to get someone to come and fix it. Beals Estate Agent in Hedge End is so bad that it is hard to imagine how they could be any worse!!! I can't speak for the rest of the network as I have not dealt with them but take it from me. Stay away from Hedge End branch!!!

Aside from the generally shoddy administration work, their steadfast refusal to respond to e-mails I found the service I have received (and am no doubt destined to continue to receive until June!) disgusting. The staff are all more interested in their fake tans and hair extensions than helping their tenants out with problems, despite all their talks before the contracts were signed about how committed they were to helping student tenants. Due to their complete and utter ignorance we nearly had our electricity and gas cut off as a bill from previous tenants had not been paid, and even though we took the warning letters to them to sort out (as they had instructed us to do) they just left them on the side. The inventory was incorrect, listing items that were not in the property when we moved in - not to mention the fact that we were only given the inventory two months after we had moved in.
Basically Beals make incompetent sound like a complement, and I wouldn't use them again if I was getting paid to stay in one of their properties!!

Just wish I'd read all the reviews here before stupidly allowing them to "manage" my property. If I showed the ineptitude and ineffciency in my business that they show routinely, I would have been sacked!

I have experiance of renting my buy to let though them, buying a house through them and also selling my house through them. The only thing I havent done is rent through them so I am very experianced in dealing with them. I'm not going to go into detail as I don't want to waste my time on them. They are the worst company I have ever dealt with. Liars, incompetant, useless idiots. To say they should be working in McDonalds is an insult to the McD staff. The wost branch is the Fareham Branch located near the town centre. They are usless they forget to collect rent. They get their friends to clean you house after it has been trashed and inform them of how much deposit money is available so you as the landlord get nothing. If you are buying you have a better chance of getting the property if you go through their mortgage advisor as the agent gets a kick back. But dont go with them, they mess you about so much it can take many months to get a mortgage offer increasing the chance of a failure. Just avoid them at all cost.

I dont think terrible covers the service experienced from Beals. From unexperienced staff, lying through their teeth time and time again, Beals are the s**t on your shoe of estate agents. My only hope is that landlords and future tenants do their research before letting a property via them. Disgraceful.

If there is a rating less than "terrible" I would have used it for this agent. The amount of lies I was told is staggering. They are nothing but cowboys. I'd love for the lettings industry to get regulated to get rid of agents like Beals.

Using Beals is a decision I regret making. Their incompetence has been staggering and their working practices questionable. Here is a summary of SOME of the issues.
Beals failed to notice or act upon rent arrears until the tenant was two months in arrears, and then only acted when I called. Their action was poor and required constant prompting from me. The tenant left owing 3 months rent. Beals claimed that the 2 month delay in them taking action did not affect the outcome. They blamed the issue on the account being '

The staff's knowledge and attitude were terrible. They seemed to hire mostly on extreme youth and looks, certainly not on intelligence. Every question we asked was answered with a slightly-manic giggle and "Oh, I don't know that". No embarrassment at not being prepared and no offer to find out. This was from THREE of their staff....

Appaling agent . Messages were rarely passed on , and repairs seldom carried out . Inspections to the property were booked ,but they sometimes failed to show, meaning I had wasted a day
I never recieved an inventory and they are claiming part of my deposit .

Our experience with Beals was terrible. They were meant to be providing a fully managed service but we felt we were doing it all ourselves. Delayed messages were given to us, incorrect info on maintenance problems and no clear contact to resolve these. Things went wrong at the start with an incorrect inventory which we could never get corrected. Errors on our statements, slopy shoulders from the staff as to whos problem it was to resolve. We tried to get rid of them after 6 months but discovered their huge exit charges with a sitting tenant. Eventually we managed to get rid of them when the tenant left (who was also fed up with them). Formal complaint to a partner at the company just resulted in excusses. They did not send us inspection reports without asking and the ones we got we think were made up months after the event. The list goes on and on. In the space of 1 year I have a spread sheet of issues, phone calls and emails that is over 150 lines long. We are glad to be rid of them.

I had a two bed house to Rent out in Hedge End Southampton. So I used Beal's who found me a Tenant very quickly.
Unfortunately they did not manage the Tenant very well and allowed the tenant to pay cash every month and not via Standing order as was explained to me. To keep a very long story short I had this tenant in my house for two years and some months I would get the rent and some months I wouldn't. The longest I went was three months without rent. Then I got the rent in one go.
Eventually I push Beal's out and the tenant paid me direct. Beal's were taking their full management fees!! I would not let through them again or sell a house. I would reluctantly buy a house through them. I can only hope for Beal's they no longer employ the same staff.

It is said that moving house is the most stressful thing you will ever do and after 12 weeks of Beals "attempting" to sell my flat I'd have to agree that this is the case.
My story starts just after Christmas 2004. We had recently found out that my girlfriend was pregnant and decided that we should attempt to move before the baby was born. We were then living in a two bedroom flat in a nice part of town but decided that we needed a garden, more space and to be closer to our parents.  the tenants had not paid thier rent for two months and the place was filthy! A combination of heavy smoking and poor housekeeping had meant the property was a pretty awful state. As the tenants had not paid for 2 months there was no money available to have the property cleaned so was left to me - I had to forfeit! Once I moved in it became apparent that I had been given incorrect keys to the back doors and could not get them open - really inconveinient as it would have helped with access etc (not to mention the fresh air). Several calls later an agent turned up with a bunch of keys and managed to get the back door open but I'm convinced it was the correct key. I am left with a door that I cannot lock and it also begs the question "who does have the key?" Being a single woman living on my own I cannot overstate the level of stress and anxiety this has caused. Personally I feel the agents (Beals) should have paid for both the cleaning and a new lock as they were managing the property for the owner, who I am sure was paying for thier service. I have subsequently complained to head office in writing and as of yet have not received a response despite my request for them acknowledge my complaint in 3 days and respond by 15 days. It's dispicable that a "so called" reputable company can get away with such a shoddy service and a complete disrespect towards my complaint. , I started to worry if I was doing the right thing, that was until Beals come out and talked me through the services they offered. The Lettings Manager was great in how he talked me and my girlfriend through the whole process and put my mind to rest that I was leaving my house in good hands and I\'m glad to say he proved me right, I told Beals the kind of tenants I wanted and I knew I was being extra fussy, but I wanted the right tenant which is what they found me. After a problem free year my tenant moved on and Beals found me another tenant, just as good and fingers crossed the couple that moved in have been first class. After coming back from Australia I decided to buy another house in sunny Southsea and keep my existing house rented out through Beals. , but then I spotted someone working at their desk. I knocked on the door and the lady inside waved me away. I rang the number and she sat by the phone as it rang but did not answer. Having spoken to a friendly member of staff in a different Beals office I rang them for the details of a specific house but they simply said that I had to speak to Hedge End directly. She rang Hedge End on our behalf, the lady picked up the phone this time and was convinced to open the back door and thrust some house details into our hand and closed it again before we had chance to say hello!!
I realised that they had not given me the letting details but the for sale details, at which point I gave up for the day. I drove the 200 miles back to Manchester the following day. I rang on the following Tuesday to arrange a viewing for the weekend and enquire about the rent etc. I drove down from Manchester, after confirming the viewing on the Friday and sat outside the house on Saturday morning. Our appointment time came and went, and after 15 minutes I called to find out where they were. It turns out that there was no appointment (admin error), not only that, but the sitting tenant was not in and the no-one at Beals would call him to try to make a viewing because they need 24 hours notice! Apparently he was a very awkward tenant ( keep reading and you'll see why he probably wasn't awkward at all), and they simply sent me back to Manchester without seeing the house! I had run out of time and had no more opportunity to visit from Manchester before I needed to move so I rented the house without even viewing it.
I was assured that the house was checked for cleanliness before a tenant vacated or moved in and that I shouldn't worry. On the day we (my wife & I) moved in, the house was filthy! The previous tenant had a cat that was clearly loosing a lot of hair and the oven, windows, fridge, and toilets had not been cleaned for a long time. We left all of our furniture in the van - and spent then next few hours cleaning, and booked a domestic cleaner for the oven the following day! Beals answer: It must have been checked, but if we had a problem someone could come round and check it next week! Not much use as we needed somewhere to sleep, so we told them we'd do it our self. When we asked for compensation to cover the cost they said that this was not possible without an inspection (which would not have happened during the weekend).
We lived in the house for a few months at which point the boiler stopped working properly. I informed Beals of this but nothing happened for weeks. They rang me to chase a rent payment that I was withholding, at which point I explained that we had repeatedly asked for the boiler to be fixed but heard nothing. They convinced me that they had spoken to head office and that I should pay - which I duly did, but again nothing for weeks. I phoned head office myself who confirmed that no-one had spoken to them and that they had no record of it. An engineer came out after another weeks delay. He checked the boiler and told me that he would have to order the part. I spoke to Beals about the progress of this after a week or so when they rang to chase the next months payment that I was also withholding as it still had not been done and guess what - NO RECORD OF THE OUSTANDING JOB WITH THE BOILER MAN!!! I recalled the name I read on the boiler mans van and called him direct to come and fit the part.
After renting house for a year our landlady decided to sell. We were interested and submitted an offer to Beals with a condition. The condition was that we would like an answer before the house goes on the market. We got no answer for at least a week on our offer. I presumed that the vendor was contemplating our offer. I called the office but could not get hold our contact, and approx 10 days after submitting our offer my wife returned home to find Beals showing a couple round the house without permission or prior arrangement!! I complained only to find out that offer had not even been submitted!!!
The offer was submitted and the vendor accepted. The sale is meant to be completed in a few days, but I was spurred on to write this after having an telephone argument with a member of staff at Beals who was insistent on taking a rent payment from me for the next month, despite having already exchanged contracts and completion being in 5 days!! The argument was actually yesterday, and today I received a letter asking for 2 months rent, no just one, for some unknown reason, and also informing me that if they have to write to me again, they will charge me /&display=popup&link=http://www.allagents.co.uk/review/3849/&redirect_uri=http://www.allagents.co.uk/review/3849/ "Share on your Facebook Wall"){kind=logo}
 disgusting. The staff are all more interested in their fake tans and hair extensions than helping their tenants out with problems, despite all their talks before the contracts were signed about how committed they were to helping student tenants. Due to their complete and utter ignorance we nearly had our electricity and gas cut off as a bill from previous tenants had not been paid, and even though we took the warning letters to them to sort out (as they had instructed us to do) they just left them on the side. The inventory was incorrect, listing items that were not in the property when we moved in - not to mention the fact that we were only given the inventory two months after we had moved in.

. Formal complaint to a partner at the company just resulted in excusses. They did not send us inspection reports without asking and the ones we got we think were made up months after the event. The list goes on and on. In the space of 1 year I have a spread sheet of issues, phone calls and emails that is over 150 lines long.
