We rented a flat in 2009/10 and were shocked by how poor the service, the accomodation and the general attitude were of the agency and the Landlord. The agency & the landlord are the same operation - despite what they may lead you to believe.
I would say that they repeatedly erred on the side of criminality. I can't recall how many fire-safety issues, leaks and other issues we had... all fixed by a group of illegal workers who were periodically dropped off at our doorstep and had no certification or training for the work they were carriying out. I'm very happy to see that Vas Demosthenous's behaviour is finally catching up with him. We rented a property in Islington, back in 2001/2. The property had a range of defects, the most serious being a damp problem so severe that our clothes went mouldy in the wardrobe. The landlord was impossible to contact for the entire year. At the end of the tenancy he blamed us for the damage that the mould had done to the carpets - and a bunch of other things we hadn't done - and made off with hundred of pounds of our deposit. He was extremely aggressive and threatening.
At the time, there was no tenancy deposit scheme, and no internet rating sites for landlords and agents, so I thought that there would never be any redress. It's very encouraging to see so many others exchanging information on this site - although it's an indictment of current tenancy laws and systems and that Mr Demosthenous continues to operate as a landlord in this country.

I've been renting in London for around 12 years and I've never encountered any agents/landlords as appallingly unprofessional as these. You'd think that there would be laws in place to regulate this kind of behaviour. The main character, Vas, is extraordinarily hard to deal with, like dealing with a petulant child. Don't expect any repairs to be done without a mammoth battle, and when they're finally done it'll be a cheap bodge job. Don't expect reason, politeness or anything approaching professionalism. Avoid like the plague.

Couldn't agree more with everything that's been said here. A thoroughly unpleasant, unprofessional outfit. We have struggled to get them to do any repairs in the few years we've been here. Now we have handed in our notice, the landlord let himself into the flat without warning and has suddenly decided the flat is in a horrible state of disrepair (as it has been since we moved in and as we repeatedly told them and asked for something to be done) and now seems to be blaming us for the problems. The office girl who does all his bidding has a bad attitude, is extremely offensive and not above a bit of mud-slinging via email. Please, please, please avoid for the sake of your own sanity!

They have recently changed their name to Omega Residential. These guys are the worst letting agency probably in the whole country. They never help, nothing ever gets fixed, you will moved into a broken house. We didn't receive working keys for a month, the list goes on and on. Rude, money hungry, awful, horrible people to deal with.

I agree with all posters here, they are the worst agenct in London. They outsource their properties so beware. If renting in the Camden/Holloway area ask your Letting Agency if the Landlord is in anyway connected to Avalon lettings/Omega Properties. And Get out if it is.
We moved into to a new refurb and it was disaster from day one.... our kitchen ceiling flooded non stop for a week and I mean loads of water from dodgy plumbing. We also leaked from out bathroom to the flat below every time we showered and this problem was ongoing for 7 months with the maintenance team needing access to out flat about 8-10 times and still not fixing the job becuase as the landlord didn't want to spend the extra money to rip everything out and retile the bathroom to prevent it leaking.
All in all beware. We found the property through Rochester Place.

Unbelievable! This must be the worst Lettings Agency in England. Whatever you do do not rent from them. Not even a dogs house I would rent from them. We have now involved all possible institutions to get out of our contract... we have been broken into twice in 3 months living in there after pleading to make our flat more secure he just loves into our faces... after the second break in he does not even answer his phone or calls us. I am warning everybody not to rent from this person!!

Dreadful. Stay well away. We were comparitively lucky as not much went wrong but when it did it was bodged instead of being properly addressed. It is clearly a half-arsed operation that is run basically on behalf of the landlord and cares nothing for the tenants and has no means to act with any kind of agency whatsoever.

If you rent a flat from Avalon lettings don't expect to be treated like a person. They really don't give a **** about you. I don't even know where to begin. In short, they will fix NOTHING, ever. Light in the hallway, locks to the front door, rotten balcony. We are talking about a full year of trying to get these essential repairs done. Decided finally to move out and are seriously worried about our bond. Don't believe any of their or their estate agents' promises. And be careful what you sign into.

Absolutely disgraceful....DO NOT USE!! They claim that Avalon Lettings manages a number of properties in the North London area a "friendly approach and professional service". Presumably me and the rest of these people are yet to see this side of them! Our property has been a disaster from day one. We moved into eires still hanging out the walls and holes all round the house. Since then we have had rats and a number of other problems. All that Avalon is is a girl that sits in an office all day on her own relaying messages to the landlord. When you then try and contact the lanlord directly you are greeted with a barrage of abuse. I just hope that people will google avalon before they move in unlike we did. We all wish we had of done and we may not be in the mess we are in now! DO NOT USE!!!!

Every other comment on here rings true with us. We arrived to a filthy flat that was closer to a building site than an inhabitable building - and this despite the landlord insisting the contract started 10 days earlier. The landlord was extremely aggressive and didn't care about the way the property looked, whether it was safe to live in, whether in fact the property was fit to live in, or anything apart from money in the bank.
It took us three months to get the flat to a standard it should have been in on day 1 - little details like paving slabs rather than a patch of mud outside the door took months of hassle to organise. All this for a flat that has been shoddily done up and is hugely overpriced.
We wish we'd read these reviews first, it would have saved us a lot of hassle and aggro from a thoroughly unpleasant man. We can't wait to see the back of him. Without a doubt this is one of the worst landlords in London.

I wish I had read these reviews before taking on a property with avalon!!
We moved in a week ago and requested the front door locks to be changed as they were loose and not very safe, we also requested that we be notified if any workmen were coming round.
Went out for 1 hour and couldnt get back in as the locks had been changed with not evenn a phonecall! the stupidity of it is beyond me!!!Was this review helpful? Yes

A total disgrace would never recommend them they are so bad that they use other outlets to rent their properties e.g living spaces, advanced lets.So if you use those outlets ask about avalon,the landlord avalon use is very abusive so beware.

Awful, awful awful. The guy who owns it is never in the country, the office is only open 2 days a week and staffed by temps (I feel sorry for them). They hardly repaired a thing we've asked for and when they do eventually get round to fixing something, it's this weird little guy who doesn't seem to have a clue what he's doing. Don't go near them. I hope they never rent another property - total rip-off, especially when the market for rental is actually pretty good at the moment.

Horrible, horrible, horrible, horrible - I wish someone had told me what this company was like before we used them. Badly built and cheap furnishings, flat wasn't in finished condition when we moved in and getting anything put right was a horrific experience of abusive e-mails and phone calls. Moved out as soon as we possibly could at great expense and hassle and now couldn't be happier.

We moved into a almost unfurnished (we signed up to fully furnished) completely filthy and unfinished dwelling. We were bullied into signing a lease agreement on the spot and the letting agent refused to let us see the finished building on the day of signing - unsuprisngly we moved into an unfinished apartment. As it turns out the lease agreement contained all of the landlords statutory rights but NONE of the tenants!!
We were ignored and then bullied when we requested the bare minimum such as hot running water and enough furniture to make the flat inhabitable. We moved out in under four months. Their approach to business was nothing short of down right underhanded and illegal.

The worst agents I have ever seen. They are rude with and impossible to get hold of. THey NEVER pick up their phone and when you go around there, they conveniently are out of the office. I would NEVER recommend these people to anyone!!

The flat was far from being ready when we moved in, eveything was dirty, a real joke.

Avalon Lettings are the worst lettings agency I have ever encountered in my life. They are difficult to get hold of, it takes ages for them to get fixed even simple problems and they make you do most of their work for them. We had to call repairs people and tradesmen ourselves and they very often didn't turn up. Avalon were rude and for the amount you pay on rent and a massive deposit you really don't get any value for money.

 he was incredibly rude and agressive towards them and refused (this is despite the police suggesting that he did this).
Both the workers and the landlord's men regularly entered the property without notice. It was appalling through and through.
I would also echo other respondant's stories of being bullied and ignored by the agency. There was a level of deception that we were shocked at. We were often promised things to later be told that we were hearing things & that she had no recollection of saying.
They seem to have gone off radar and changed their name.
