Statement from Mr John Sykes, Group Managing Director of Atlantis Property Services Ltd as we received it on 26th January 2009:
I am the founder of Atlantis and have been monitoring this site with genuine disbelief, as we regularly receive such positive feedback on our service and should we ever have any isolated incidences where clients are unhappy we pride ourselves on being proactive in resolving the issue swiftly. In fact all new tenants have for many years received a welcome letter from Andrew Strong our Managing Director, a week or so after they move in, which reads Thank you very much indeed for choosing Atlantis to assist with the letting of your new home and I trust that your move has run smoothly to date, with our office ensuring that the necessary paperwork was completed efficiently and to your satisfaction. I take my role within Atlantis very seriously and greatly appreciate your business, as such should you have any issues during the tenancy which you feel that my colleagues have not dealt with to your satisfaction, then please do contact me direct and I will do all I can to help. I wish you much happiness in your new home.
Also, the telephone number section of our website has stated for the last 5 years We believe that all clients should be able to contact our board of Directors. Customer service is a crucial element of our business and we would love to hear any feedback you have about the service that we offer or indeed if you have any other information that may be of use to us. This is then followed by the direct dial telephone numbers of our board of Directors who have been with Atlantis for many years.
There are usually more to these complaints than meets the eye and is often down to communication. There have been comments on this site stating we charge tenants unfairly, this I strongly disagree with. There are of course occasions when charges are enforced which are clearly laid out in our Terms & Conditions before the tenancy commences e.g. if a tenant is in breach of their contract for not paying their rent (although we always give tenants an allowance of 4 days to be late just in case the rent due day lands on a weekend or bank holiday) as it creates a certain amount of extra work, as you would expect to incur a minimal fee if you did not pay your credit card or mortgage on time. Another example would be deductions from a tenant's dilapidations deposit if there are any damages at the end of the tenancy, this is not determined by Atlantis but by an independent inventory clerk who the landlord also has to abide by. If there is no damage (fair wear and tear is taken into consideration) then there are no deductions for dilapidations. Whilst I acknowledge that as a company we will not be bullied into making the wrong decision, it should be noted that we always endeavour to act fairly, we are members of ARLA, TDS, ARMA, NAEA, OFT and abide by their strict code of conduct.
Atlantis have the largest market share in the Reading area and therefore it goes hand in glove that we should expect to receive more reviews, coupled with the fact that as a society we are all too eager to complain but rarely praise, however I fully acknowledge that one bad review is one too many.

I have to say that my experience with dealing with Atlantis Estate Agents and especially with James Hathaway at the Reading office was exceptional. James was very accommodating and also very thorough in his dealings at all times. We were kept in the loop constantly, and would get a weekly call during the whole process to ensure that everything was proceeding well and if we had any concerns. We probably had to visit the property we were buying 5/6 times as there was work required, however James was always very helpful and would always accommodate our visits even at short notice. We were so impressed by the personal service that we even let our old house through Atlantis, and the first viewing they arranged resulted in a let to Professional good calibre tenants at the full asking price.

I let me property initially last April with Atlantis after being reccomended to them by my boss. We weren't able to sell our flat, so we had to let it out and thought that fully managed lettings would be best. I have to say that initially, I wasn't very impressed with Atlantis, there were teething problems with our tenant from their side of things and due to some staff movement, inspections weren't completed on time. However, after raising my concerns with them, things were put right and the only problem I had to deal with after that was my tenant paying on time!
I have recently let the property again with Atlantis and although the market is very tricky at the moment, Matthew L'Estrange was instrumental in getting the property let. It took a while, but hat's off the Matthew, he didn't give up and managed to get us a really good tenant.
I would reccomened Atlantis to any landlord and cannot fault their tenant finding service.

I was worried since the day I signed my contract.
The fees are astronomical. The one thing I am sore about is the fact I have to pay to move out?! NO other company does this.
Atlantis are only after one thing.....money. They do not care about their tenants.
I was left for 6 months living out of a suitcase as furniture was broken. I happened to one day bump into the landlords handyman whilst he was at the properties next to me. This agency is a cheating agent, don't goto these fellows. I have finalized one property these fellows took £400 as a holding fees after 15 days they asked me to come down for agreement. On the day of agreement before I reach they called me and said land lord is not ready to give the property when I have asked for my holding fees to return they ate not ready return me thou there is no mistake from my end. These fellows are cheaters and just eat away your holding fees. Friends never ever look at these fellows.

We must be honest . We did approach other Estate Agents who seemed to predominate in the local (Southcote) market. We found such services to be rigid with their approach and terms, impersonal (this was an emotive sale due to bereavement), these services seemed all- too- confident that they would secure the marketing and sale of the property regardless of their impersonal approach.
We hence asked around. We were directed towards Atlantis Properties Services by a family friend who had been very impressed with the service received following a quick and successful sale.

It has been 10 years since I first contacted Atlantis re helping me to rent out my properties in Reading. From the first moment I dealt with Atlantis and was put through to John Sykes who offered so much advice on where to buy, how I should present the properties etc. and within 3 months I had bought 7 houses which Atlantis have been renting out for me ever since.
I have seen Atlantis grow and blossom and got to know many of the staff, including yourself who I remember joining the Lettings team. Who ever I speak to there, I am always treated with the utmost respect and everybody is very polite and helpful.
I'd just like to say how pleased I have been with the service Atlantis provides.
The quality of my tenants has been first class and I can honestly say I have not had a single day's trouble with any of them and indeed many of them have become long term tenants for me.
I have also used your maintenance team from time to time and found that service to be invaluable.

Delighted that after two years on the market, Gareth found a buyer and shepherded the deal through to completion. Elapsed time from acceptance of offer to completion: five weeks and two days. Juggling the needs and wants of vendor (me), buyer, tenants, two sets of solicitors and Atlantis, Gareth was seriously excellent at keeping all parties up to date and the sale moving forward. I had two dealings with Atlantis on 2 different properties. The first one was fully managed by them, when the boiler broke, they waited four weeks to repair it (in the mean time we could only have cold water), claiming that they are not able to get hold of the landlord, who lives overseas. When we were leaving the property, they gave an old version of the inventory check (not the one we returned to them), which was very out of date as the landlord added and removed items from the flat, which left us with a £400 deduction from the deposit, that the landlord did not agree to return. The second flat was managed by the landlord. Despite the fact that we agreed with the landlord before we evacuated on the discounted amount, it took them more than 2 months to return the deposit. They have the most unfriendly and unprofessional staff, with a receptionist trained to answer 6 phone calls at the same time and puts them all on hold! Terrible and frustrating experience!

Atlantis staff were highly professional from the word go.
The photos and marketing of my property were outstanding, targeting a nationwide customer base.
Renting out my home while I was abroad was a big step for me and James was on hand to give me all the advice that I needed. It was imperative to me that my property would be managed correctly while I was away.
Staff kept me updated on all maintenance problems and inspected the property regularly.
Any issues that I had, were attended to proptly and staff always answered my e-mails and returned my phone calls.

Basically I moved in not that long ago,
on the first night maggots fell out of the sofa they supplied and we discovered they were in the carpet too. Once the sofa was placed outside we were told we would be charged if it was stained or damaged. I'm pretty sure being infested with maggots is counted as it being ruined.
THEN we discovered three areas of damp, one in the bedroom, one by the tv sockets and electrics, AND another by our electricity system and pipes. None of this has been sorted after 3 days, it's disgracefulWas this review helpful? Yes

I find it quite apt that Atlantis Property is named after a mythical empire that sank into the ocean……after my ordeal I wish they would sink without a trace to spare anyone else the utter torture of renting through them.

I wanted to take the opportunity to thank all the staff at Atlantis properties for all of their help in finding me a flat. I visited their office on saturday, and by monday they had found me the perfect place. They really understood my requirements, and made the extra effort to meet them. Since securing the flat, everything has progressed very smoothly, and I am looking forward to signing the contract in the next few days. After a slow start it was then suggested that we put a 'FOR SALE' board outside the house and things then took off. Gareth found three potential buyers each with their own financial offerings. The first family made enquiries to the Local Council for Outline Planning consent, the second buyer offered less than we needed in order to proceed, the third buyer had a choice of two houses to sell in order to purchase our property but as they were not yet being marketed, they requested that we take our property off the market in order they could still buy ours when one of those was sold. I e-mailed my detailed property rental requirements which I thought would be difficult to satisfy however I got a very reassuring and prompt phone message back from Atlantis. I booked a viewing and was very pleasantly surprised by the quality of the place and they were very convivial and informative, attending to all my personal circumstances such as wishing to move in 6 weeks in the future and having been out of the UK for seven years worried about credit references etc. On return to the office, Atlantis helped me with the finer details about a contract and service that was needed for me to obtain a spousal visa for my wife to come and join me. As I'm new to the area and been out of the UK, they were very helpful with practical advice. I've been lucky to have had good experience with estate agents in the past but this was really beyond any expectations. There was only help and no rush

I contacted Atlantis Property Services to view a flat in Reading which turned out to be not suitable for my needs, but as part of my viewing I asked James from Atlantis if he had any other suitable rental properties. He explained the details of another property and we immediately drove to his office to get the keys to show me round, which given my tight schedule was much appreciated. I loved the property and went back for a second viewing 3 days later and subsequently made an offer that morning. This was on the Monday and thanks to the fast and efficent service I received from Atlantis I had moved in by the Saturday. I have needed to contact Atlantis again with regard to a problem with an alarm and they ensured a contractor was on site to speedily to resolve the issue. It is my first rental property and I found the whole experience seamless, transparent and managed in a thoroughly professional manner.

My personal experience with Atlantis has been exeptional. The guys on the lettings team are great always friendly full of charm and charisma which makes them a pleasure to deal with. They are people you can actually have a conversation with rather than other agents who just think money and let let let. They didn't make me feel like I had to take the first property I viewed they helped me find somewhere that matched all my requirements rather than somewhere that was just ok. They have a quick turnaround and the fees are in line with their biggest competitors.

Atlantis are the best letting agents I have dealt with in Reading. After some terrible experiences with several other agents in the area it has been refreshing to find one that has delivered consistently to a high standard.
The property has been well maintained, and any repairs have been carried out in a reasonable timeframe when required.
I would absolutely recommend Atlantis to anyone looking for an apartment in the Reading area. They have all been excellent and have always gone out of their way to deliver the best service possible, and I look forward to staying with them for a long time to come.

While looking for an apartment to rent within Reading, I contacted at least 10 different agents but I must confess that Atlantis is simply wonderful in their professional dealings and I can always recommend them to my friends.
The agent is blessed with highly skilled and pleasant professionals who are always on grand to help and they are very fast in their dealings. They have absolute respect for their customers and they are very particular about customer satisfactions.
With the help of Atlantis staff most especially Mathew L'Estrange, my movement into my new apartment was easy, fast and itch free.
I will like to say a big thank you to management and staff of Atlantis Company.

NEVER EVER rent with this agent, avoid like the plague!!!!!
I’ve rented the flat in Central Reading for over two years now. The service has always been deficient and every time I contacted them I dealt with a different person. There was little to none acknowledgement to e-mails and phone calls.
Visits were scheduled with the wrong dates and the agent would just appear on the door whenever they felt like. During the visits I would tell them about the different issues with the flat (smells coming to the airing cupboard, mould, broken washing machine) and they were never followed up... (read more)

Incredibly unprofessional approach. Individual tasked with finalising deposit and handing over keys was rude, clueless, sarcastic and just plain obnoxious - in addition they had no sense of her own ineptitude and clearly thought they were fantastic at their job, making their rudeness all the more unbearable - .all of this before we prepared to hand over £000's in deposits and fees. Fees included c.£200 for 'credit checks' which is simply absurd given they can be done for free and are often done for free by e.g banks and companies offering finance leases. ATLANTIS - A BUNCH OF WHITE COLLARED, UNPROFESSIONAL THUGS !!!
Hi Guys. If your google search has brought you here, chances are very high you are absolutely pissed off with this agency. That's true. Do NOT ( I stress, DO NOT) go for a Property-Let managed by Atlantis.
I have always rented and that too across the length of England and never ever have I seen a tenancy contract of the nature that these people make you sign. My boyfriend and I rented a flat in Reading from Atlantis. They were adequate in terms of viewings i.e. they were what you would expect from estate agents - flash, vacuous, lazy, thick. Nevertheless, one of the flats they showed us had not been checked and we found the toilet in the most almightily dreadful state - excrement everywhere.
But that's just an aside. The main thing is a warning about charges. I note on this site that all the five star reviews seem to be from landlords, the one star reviews from tenants. IF YOU CAN AVOID IT, TENANTS, DO NOT RENT FROM ATLANTIS.

Prior to putting our property on the market we met with numerous local Estate Agents and felt that not only did Atlantis quote a reasonable price for their service but they injected realism as far as how much we could expect to sell the property for and the length of time we could expect for them to find a buyer.
We found the service that Atlantis provided to be personable, something we didn't imagine recieving from any other local agents.
We would not hesitate to offer Atlantis the opportunity to sell our next property.

I used Atlantis to let my property in Central Reading. I found them to be very helpful and efficient in finding an excellent tenant. The staff were very helpful in addressing any issues that arose during this time.
I also used Atlantis to re-let the property after the first tenant vacated. Another high calibre tenant was found within a short time period.

We have rented a flat in West Reading, firstly it was always a nightmare trying to get something fixed ( we have had a 3 out of four heaters broken last winter and they would just ignore it, despite the fact that we have a small child - we had to go to Customer Advise Bureau) and at the end first they tried to make us pay one month of rent for nothing, then after accepting our notice of termination the contract (luckily I've made two copies and asked them to sign it) they've been surprised 3 day before we were hand the keys to the property back, that we are leaving and even now (a month after we moved out) we are receiving a "courtesy" calls informing us that someone will come to watch the property.
Generally it's a one big mess and a pile of rubbish. I WOULD NEVER RECOMMEND THIS AGENCY EVEN TO MY WORST ENEMY.Was this review helpful? Yes

I have been working with Atlantis since the year 2000. In that time my property portfolio in Reading has grown from 1 to 9 properties.
During that time I have found Atlantis to be extremely professional in managing my lettings. My void periods are very low to non-existent. This probably has as much to do with me accepting their advice on setting a rent as much as them finding the right tenants.
Atlantis have also managed the termination of an AST where the there is a problem tenant and also organised a court based eveiction for an antisocial tenant. I would not liked to have done... (read more)

I have stayed in a flat in Central Reading for more than 3 yrs and this was managed through Atlantis.
In my 5 yrs experience of renting flats and dealing with letting agents, they are clearly the worst offenders.
They are extremely unprofessional and commit daylight robbery with their hidden clauses in the agreement, the worst part was they charged me 25GBP just for a bloody reminder letter....
Myself and the owner are both highly dis-appointed with this company as they do not have any business ethics. I won't be surprised the few good reviews published here are ppl from the company itself.
The final nail in my coffin is after waiting for more than a month for my deposit they returned only part deposit and giving me some crap clauses again.I shall fight till end and won't let these team of scamsters take my money.
PLEASE AVOID THESE FRAUDS AND LOOK FOR BETTER AGENTS IN READING....

Atlantis are by far the worst estate agents I have ever encountered. The first time I tried to see the property noone turned up and bitterly regret pursuing it further.
Four days before moving into the property I was informed that I must delay it by 2 weeks (despite paying a holding deposit) as the other tenants (one of them who was the estate agents friend) could not move out of their property yet.
We eventually moved into an empty flat, without an inventory which was meant to be furnished and was dirty despite being allegedly cleaned. After being told the landlord was out of the country and furniture would not be provided for 3 days, 2 beds and a sofa were eventually delivered later that day. We have been informed that we will not be receiving any more furniture and that the term "fully furnished" is a broad term. The inventory was finally sent to us and described the flat as clean which clearly showed noone had bothered to check it.
Overall Atlantis are incompetent, rude, difficult to contact and driven purely by profit. Please avoid!

I used this Abby last week and I would like to say this is one of the best experiences I have ever had with a lettings agent I have used some over agents in the past but have never been treated so well and it made me very pleased to use them as soon as I walked in they seemed like they wanted to help and always made an effort the negotiator I had was fantastic and I caouldnt fault him his name is Ryan I recommend him to anyone using Atlantis!!! IMy experience with this agency has been consistently shambolic. In particular, the return of deposit has proved to be a mammoth and (ongoing) problem. I can only echo the same comments others have made - at the time of writing I have only just been able to agree on a paltry returned deposit (due to my financial situation) which has taken over 10 weeks to return - a cleaning invoice having been waited on by the Property Manager since we vacated the property in early August. I have had the worst renting experience with Atlantis property who are managing the flat I have let.
Where to start.
There was no shower in the main bathroom when we moved in, after being promised one would be installed before our move in date. 5 weeks later still no shower.
We also were not given enough sets of keys to the property until 2 weeks into our stay. Nor did all the supposedly furnished rooms have wardrobes as promised.

Useless agents, have dealt with several agents in different countries but never came across agents like Atlantis who are so hard to deal with , their maintainance support is epitome of poor quality. They want to ensure they make as much money from tenants as possible and provide poorest quality of service and try to charge for no reason. In month of december it took them 10 days to get our hot water fixed, that too after making more than 10 phone calls and raising complaint with managing directors secretary, this is just one example of their credentials.
Do yourself a favor by not using them !

This 'agency' is awful. Once they have got you to sign up to their contract, their interest in you goes out of the window. They never respond to any emails that you send them, whether to their generic email address or directly to them, and then claim they 'were dealing' with your issue. Phone-calls nearly always seem to go to the person's voice-mail. In fact, the best way to contact anyone is to - and I would strongly recommend this - go in person into the office and wait. Contracts are produced incorrectly. Be very wary of this agency. All image but little substance.

I am looking to let a property. having contacted Atlantis booking an appoitment seems a really difficult task. The receptionist does not takeany messages and she puts me straight away to some voicemail, the letting representatives do no answer the phone and when leaving voicemails ( when receptionist is available) they do no call me back.
when i finally got through the voicemails and booked a viweing this was cancelled an hour before - had been let I was told! The property is still on website after a month and booking another viewing again seems an impossible task.

I am been renting this property for the last 6 months, and I have found Atlantis very helpful and thorough. I have rented though other agent in the passsed and found this company to be the most professional and helpful. When the boiler went recently they sent there maintenance people out within 12 hours. Wouild highly recommend.

I have been a tenant for 18 months now, found renting easier then I first thought. Atlantis are efficient, totally trustworthy, very knowledgeable of the current market. The staff are very busy and sometimes hard to get hold of straight away but they do get back to you within minutes of your call. I have had a few issues with no hot water but they have been resolved pretty much immediately. Found overall the staff helpful, knowledgeable and reliable.

Pretty useless and disappointing. Had high expectations as literature suggests they are organised and very professional at managing but reality is they don't seem to be able to manage buildings and are a pretty dishonest lot. Can't get a straight answer out of them and Andrew Strong continually says one thing and then does another. They pretend they don't receive letters even when sent recorded delivery. Seems their standard business is housing association stuff.
Hoping they will sort themselves and perform properly but can't see it happening. Will let you know if it improves.

I am absolutely disgusted with this estate agents and advise anyone who is choosing to rent for the first time to avoid them! When we moved in we had about ten maintenance issues within the first week such as broken tiles and a broken wardrobe which were never fixed straight away and only after calling them five or six times (which goes straight onto voice mail) . The 'landlord' himself turns up unexpected every so often and we had to remind them of the 24hour notice law as they would just walk in unannounced. Had a few hiccups when we first moved in due to last tenant more so, had a leak in the toilet, their plumber sorted it out, have gone to their office a few times to collect bits have always found them polite and friendly, always run off their feet, which is a plus sign, overall very happy with the service so far.

DO NOT USE THEM: I wish I had read this site before renting with Atlantis - They are the worst agents I have ever used: staff didn\'t turn up for viewings, staff don\'t call you back or keep you informed of anything, they charge £400 holding fee when most agents charge £200-£250 (yes its taken from the overall deposit, but there is a risk you can loose your holding fee)

Having ended a tenancy of three and a half years. I waited for the return of my deposit. This should have taken 14 days as per contract. 28 days later part of my deposit was returned. Atlantis had decided to help themselves via trumped up charges. Currently waiting an explanation from Mr Strong, dont worry theres another letter on its way to.

I just completed the purchase of my new home and I am thrilled with it. Atlantis were really helpful along the way and the lady who helped pull the final bits together was fantastic. On viewing the property we we specifically asked about parking and as my husband and I both own cars and told them that we needed two parking spaces the agent told us that 2 spaces would be provided for us, after paying deposits and moving into a filthy property were told that we could not have two spaces and they were not sure who had given us the wrong information.

We used Atlantis as a friend recommended them, found the staff helpful but had to chase a fair bit, they seemed very busy which I suppose is a good thing. The few issues we had with the property were sorted almost immediately and with little interruption. Our tenancy is over as we are now buying a property, got my deposit back with no problems. We have had none of the issues reported on here. I guess in the end there is good and bad in all letting agents.

Asked to put a review on here by Sheila, they were good, no problems and didn't bother me during the tenancy. Admin charges were a bit high but they had the properties when I was looking so I guess I had no choice. No issues with the deposit at the end, got all my money back (less their admin fee).

Was considering using Atlantis to market 6 of my Reading properties. I sent 3 of my friends to see how professional their agents were. They viewed numerous properties on their books, the agents lacked basic information, looked down on the prospective tenants, and were very pushy.
I am a more responsible landlord and I believe happy tenants are better tenants. I would not trust this lot an inch and I feel very sorry for the tenants who have fallen fowl of their practice. I am using a much more professional agent now and hope that Atlantis do not continue their current practice.

I rented a 1 bedroom property with Atlantis about 2 years ago and just left. During my stay things were good and Atlantis were really helpful with the odd few problems that I had. My deposit was a bit slow being returned but this was because the landlord was abroad and it took a bit of time getting his OK to return it. I had to pay for some cleaning at the end but from my experience this is fairly normal.
The only thing I though was strange is that they asked me to put a review up on this site and having read the other reviews its really concerning to see what other people think. I would probably have used them again but I'm not quite so sure now seeing the below. Either way though it doesn't matter as I've now moved away.

I know review sites often only flag bad feedback as happy customers often don't bother. But please, please avoid Atlantis. Their staff are rude, inexperienced, money grabbing, they invent faults when deposit reclaim is involved, try and hide inventory problems and will charge large amounts of money for very minor problems. I've noticed they are very active replying to feedback on this site but avoid avoid avoid!

Pretty appalling. High charges, but in no way responsive. Tenant fell into arrears and multiple complaints from neighbours about noise. Multiple persons living at the property.
We eventually had to go for eviction as the tenant refused to leave. We received very little support or help from Atlantis through dealing with difficult tenants and legal procedures.
To add insult to injury, on checkout the report was of little resemblance to the condition of the property.
A total waste of fees, difficult to understand exactly what service was provided.

I would never use Atlantis ever again.
The staff are rude, and never return calls and emails.
The service is slow, and you have to constantly chase them.
I spoke with managing director who was incredibly rude and talked over me for our entire conversation.
Avoid at all costs!

Terrible service and will never use this agency again.
My wife and I moved into a property in Reading on the 29th of January. Prior to moving in, we when into the agency and completed all of our obligations.
We arrived at the property to find it unclean. The cooker hadn't been cleaned, the sofas were covered in stains and we moved a chest of draws in the main bedroom to find cobwebs, dust, magazines and a tub of cat food.
Both toilets don't flush properly, the kitchen draws are half broken and the wooden flooring is very dirty.

I rented a property with this agency last year. They appear keen until you sign the lease then they are unhelpful, incredibly slow to respond to problems and they will charge you for anything they can. They force you into taking contents insurance before you sign the contract - although after you've paid the deposit so you can't really get out of it.
On top of all this we discovered, towards the end of our tenancy, that the Landlord is the MD of the agency... Not illegal but completely immoral and it is against their code of conduct to not inform the tenants.
"In it for the landlord with no concern for the tenant" - that should be their slogan. It is over a year since I rented with them and will never recommend them to anyone.

Within one week, I have already had so many problems. No heater, no washing machine, bed totally gone, no TV point, communal areas not cleaned, car clamped because they didn't give me a a parking permit they were meant to give me. I have written to the managing director. I wonder what his response will be, his opening line perhaps, "we pride ourselves on good customer services". If you want throw your money at the wall, use Atlantis Property Letting!

I have been renting through Atlantis for about 4 months now and so far so good. I previously let a property through Romans (who were terrible) and so far I haven't had any bad experiences with them. The only thing I've found is it can sometimes be difficult to get hold of someone at Atlantis but saying that, they do call back. *touch wood* everything continues.

I've had a total nightmare with letting agents in the past, ever since my Uni days infact. Unfortunately when you're in the game of renting accommodation then there is always loads to moan about. I've just renewed my 6 month contract with Atlantis and whilst I could sit here and point out some of their flaws...what's the point?! If you take a look at any letting agent on this website they all have poor reviews because no one ever uses these sites to say anything good. So, to make a stand, overall I'm happy with the service I've experienced from Atlantis which is why I'm awarding them 5 stars... good job.

Once you sign the 50 pages contract they won't care about the property or yourself. You will get lost in voice mail when trying to call them. They should be taken to court for what they are doing, unfortunately I was advised about them after I signed the contract. The 6 months tenancy has been a nightmare hope this can help for future tenants to think twice before signing with them.

Wow, there are some really mixed reviews on here! I've been a tenant of a Reading property through Atlantis for about two years now. I've not really had much to fault them on, other than a slight issue that left me without a washing machine for a while longer than I think it should. Having said that, it's not too bad going since I've rented through them for a couple of years. 4 stars guys -1 for the washing machine incident! Other than that - great service :)

Moved into a property (rented) 3 weeks a go and have had several maintenance problems since. The quickest any of these problems has been sorted was within a week and that was only after going to the landlord directly. One problem was reported 2 and half weeks a go and still no-one has been to even look at the problem. Have spokent to the maintenence team several times (after eventually getting hold of someone) and keep being told someone will call me back within the hour. I have never once received a phone call even after waiting several days, the landlord has personally rang the maintenence team and was informed someone was being sent out that day, no-one turned up. Just rang atlantis again, no-one even seems to know what goin on and surprise surprise theyre going to call me back (supposedly). These are not small maintence issues either, they are greatly affecting our day to day life, such as not having use of hot water, a shower or an oven. Would not recommend these agents to anyone, they seem to have a lot to say but never take any action.

Terrible Service... they promised us cheaper fees and just increased them blaming previous agents. We've asked for information on accounts and they can't supply this! Also recently found out they charge stealth commissions on service providers which means we end up paying top dollar for our services as the maintenane people just add this on the bill. Disgusting and dishonest!!

Poor service the entire year I had to deal with this terrible company. The staff are totally unprofessional when you try to contact them. Everyone appears to go on lunch at the same time, ALL DAY! They try to get as much money as possible and provide such a poor quality service. Many of the five star ratings on here appear to be from the staff. It's a shame they don't actually focus on getting on with their work - instead of writing fake reviews for Atlantis.

Sorry to say that my experience with Atlantis was similar to so many others who have reviewed them. They are far and away the worst agents I have ever had the misfortune of dealing with.
They charge very high fees and will try to squeeze as much as they can out of you, especially when it comes to the deposit. In one case they tried to charge me for a mistake that they had made!
Despite the high fees I received terrible service all the way through the year that I rented with Atlantis. I am so glad I will never have to deal with them again and sad to see that many others have been burnt in the same way that I was.

Very helpful in organising a valuation and placing my property on the market which sold within two weeks. I have also purchased a property through Atlantis which made the whole process much easier, as they had a great selection of properties on the market, and the best thing is the fees are half price compared to other town centre agents!

I have just moved out of a rental accommodation that was fully managed by Atlantis and would strongly recommend everyone NOT to go for any house / apt where Atlantis are related in any way. These are the worst estate agents I have seen since I started living in rental places. I stayed in this house in Reading for more than a year and since the moment they got the agreement signed from me, I was there in open to fight out for everything in the apt. Nonprofessional personified on 2 occasions in a month.
1 - I requested a viewing for a property nearby and the agent appeared 10-mins late only to find that he had no keys for the property. No apologies for wasting my time, he returns to office with my request to re-arrange. Never heard back from him ever.
2 - I requested viewing for a property listed 800pcm, on viewing I discovered it raised to 850pcm with no prior notice. Since I liked the property, requested for some more information from the agent. Upon no callback, I called on 3rd day and the same Agent bluntly asks me, What Information had did I want? (wow) Repeated my question about Fridge/Freezer & Washing Machine but again to my surprise he never called me back.
I live in a property managed my them at the moment and am still waiting for them to fix the windows leaking cold breeze and its -2 temp outside while my wife had raised it with them a month ago.
Boy "Terrible" will be such an understatement.

Their terms and conditions and additional charges are shocking. Loan sharks would have better ethics and professionalism. Be very suspicious of any positive reviews - some have the same IP address. I was looking for a property to let in the Reading area and after several viewings found a lovely apartment which happened to be available through Atlantis. Please don't make yourselves victims of these people. They pull every penny out of you that they can get their hands on. they charged me two months extra rent when I moved out, didn't give me back the money because they told me I was living there and then they charged me for supposedly renewing the tenancy in those two months. I'm utterly heartbroken.
Also beware that they write some of their own good reviews on this site. If you read enough it's clear that they have written them, the messages are almost the same and the names are things like 'Benny Factor' and 'Joe King'. It's rediculous.

Worst estate agent by far. Though they tell you in a letter, they charge ridiculous fees when you move out. Just another scam for them to suck more money out of you. Interesting. I believe Andrew Strong is the same Andrew that I dealt with when I first let my property a few years ago. The one that told me that he could not contact my prospective tenants because they had gone abroad on holiday - when in fact they were sitting on my sofa, having been driven to looking us up in the phone book by the lack of contact from Atlantis. Having assumed he would have left by now I was actually considering giving them another go - maybe not!

I was a tenant of Atlantis before I purchased my house. I always found them extremely helpful if I had a problem with the property. Someone was send out within a week if I had a small maintenance issue and straight away if it was major. I would use them again if I was renting and when I come to sell my house.

I am incredibly dissapointed with Atlantis. From the very beginning of my tenancy we have had serious problems with them. We arrived at the house to a foul stench; the fridge and freezer had been left closed and uncleaned for so long that it had partially rotted and there was mould everywhere. We called Atlantis time and time again to sort this out, because we couldnt use it, and the house smelt like decay. The landlord ended up sorting it out himself and hiring a cleaner.

The most horrible of the lot. Really unprofessional people in the Reading branch. They have no idea about a property being available or not for letting. Made me and my family wait for more than 30 mins outside the property when and it was really cold and the agent never turned up. They did this twice to me. After that, out of frustration when I went to their office, I was told that the existing tenant has locked the apartment and left and we cannot view the property for that day. Every agent has a spare key of a house. But it seems Atlantis does not :-). They could have come up with a better excuse. Anyways, they gave me an appointment for the next day which I agreed to. The next day, their agents calls up and informs me that the apartment has already been let. Hmmm... strange, is'nt it? I asked one of the agent in the office if the apartment is available, and I was told it is. May be the other agent had some vested interest in the apartment. The fact that Atlantis has to go onto this site and try to redeem themselves by writing positive reviews themselves says it all. Every good review has been written in the same style, all by people with first name usernames - not too obvious!!

Completely unprofessional and incompetent people, particularly in the property management department.
I had problems with the central heating not working which was not resolved for 3 weeks and required me having to rant at their office before one of the Directors offered a solution and repairs were made. The staff are completely unreachable on phone at any time of the day (except when you want to make a payment).
Inspections were carried out quaterly, which turned out to be a needless farce considering the number of repairs required that were highlighted in the inventory check-out. Made me wonder what the point of the inspection was.
Getting meter readings on leaving was a disaster as their reading turned out to be completely wrong requiring Thames Water to get the correct reading themselves so as to close my account.
The final straw was having to chase up on the deposit only to find out on expiration of the legal 10days after agreement that they would just start processing it. Even worse, they wanted to chargeWas this review helpful? Yes

I have dealt with a number of Estate/Letting agents over the last 6years in Oxfordshire, Northumberland, London, Dorset and Reading. I have never come across such a poorly run, unprofessional, deplorable 'company' as Atlantis.
I have lived in an Atlantis 'managed' (I use the term lightly) property for the last year. From day one I have had problems with this organisation and its ever changing 'work-force'. One star is one too many in my opinion. Businesses like this continue to make money out of fleecing the young and old of this country. Make a difference just dont use them. There are plenty of quality comapnies in Reading notably Haslams. They offer Service and Value which are two things that you could never dream of receiving from Atlantis.
Now clearly looking at these reviews there are some people who think Atlanstis are a 5 stars great company, those people clearly currently have jobs there! Another sign of Atlantis anything goes tactics!
I would say this all to Atlantis but then I would have to repeat it all again to a new employee the next day as their Staff turnover must be near on 100%.

Atlantis Property Services Ltd are an appalling company whose main aim is to make as much money as they can by swindling tenants.
I was a tenant (first time renting) with Atlantis for 2 years and found them to be very unprofessional, unreliable and unavailable. Even the landlord found they were unhelpful and delivered a poor service. It was easier on both parties to contact the landlord directly, than wait for Atlantis to pull their finger out and do something. And on the rare occasion they responded to a fault/issue, they would somehow add on an a "hidden" cost.I highly suggest you avoid this company at all costs. There are many good letting companies in Reading (currently still renting), who answer the phone, deal with your issues in a professional manner and do not steal your money.

Atlantis I have to say were terrible from start to finish. Customer service was awful and the rate of staff turnover meant that every time you rang them to query something you were put through to a new member of staff, meaning having to repeat yourself several times over. John Sykes was also very unprofessional in his etiquette having been called to meet with us to resolve an issue and then not following up on his statement of intent to resolve the issue.
I would strongly recommend anyone considering using Atlantis to stay WELL CLEAR as I have since used severel other companies - John Mortimer, Parkers etc, who have provided a stellar service in comparison. It really is best that people know how bad Atlantis are.

They were always available to help with any issues from explaining the legalities of letting to sorting out maintenance issues promptly. I was so impressed with Atlantis that when I decided to jump on the property ladder I purchased my current home through Atlantis and again was very impressed with they proactive and professional informative service. Having rented two properties through this agency I was surprised to read some of the other comments made. The agent has always been professional, responsive and fair in all of my dealings with them over the past 4 years.

My boiler stopped working over xmas and so I contacted their emergency number. I was amazed that they were able to send a plumber that night. I have never known this service from any other agent that I have let from in the past. My family and I are extremely grateful, thank you Atlantis.

Avoid this company at all costs
Do not be fooled by their glossy image, in my opinion they are the worst agency in Reading, perhaps the UK.
In my personal experience, Atlantis appear to deliberately deceive to get as much money as they can - this will involve hundreds of pounds.
My advice is: be prepared to go to court to get your deposit back, and if you disagree with their penalty charges.

I arranged a viewing a few days in advance and left work earlier just to get a phone call from Atlantis telling me that the property I was about to see had been let. This happened three times.  market. We found such services to be rigid with their approach and terms, impersonal (this was an emotive sale due to bereavement), these services seemed all- too- confident that they would secure the marketing and sale of the property regardless of their impersonal approach.
We hence asked around. We were directed towards Atlantis Properties Services by a family friend who had been very impressed with the service received following a quick and successful sale.
We found Atlantis Property Services to be of superior Service Quality from our first contact.
Welcoming, non-pushy, personable, non-complacent and offering a highly skilled approach. Their valuation was fair but not driven for a 'quick sale' and 'quick commission' as with the other Agents. They did not overpromise and underdeliver. Nevertheless, their photos and description complimented the property perfectly, attracting multiple viewings immediately.
The property had been advertised on national websites and by the first weekend Atlantis had arranged serious multiple viewings with care. We received close feedback at from each viewing, their follow up discussions were diplomatic and skilled, their opinion and recommendations were sensitively-placed and an offer was secured within one week. They sensitively, but expertly, managed the interface between vendor and purchaser with excellent communication between both parties, as well as legal teams, throughout. Flexibility seems to be their mantra. They clearly looked after the demands of the purchaser in terms of further viewing needs.
James and Gareth, with impressively efficient administrative support, offered a valued excellent service.
I strongly recommend their Service to anybody in the Reading area who has a property to sell but wants a sensitive, professional, skilled and highly effective service for both parties. They certainly earned every penny of their commission and left new owner and vendor very satisfied.

Signing a contract with Atlantis genuinely made me feel like I was at the mercy of an extortion racket hiding behind the shiny façade of a property agency. Without trying to sound over-dramatic Atlantis is such a bad operation they can impact your health and wellbeing. The last thing you need in this economic climate is to be bound by contract to a Company that offers you an abysmal service while charging you fees for anything they can get away with.
I have rented through various Private and Commercial landlords in my time and have always left with positive references and a good relationship with previous landlords.
To their credit, Atlantis has one of the largest ranges of properties available to rent in Reading and a good-looking website. They have lots of shiny adverts in the local paper and on large billboards around the town. Atlantis obviously spends a lot on marketing, unfortunately beneath this polished exterior the positives end and the tidal wave of negatives commence…
Atlantis didn’t inform us the property we were renting was for sale until we were signing the forms by which point it was too late to back-out without having major consequences. Living in our property was like maintaining a show home, with estate agents dropping by unannounced and leaving lights on, locks unsecured etc.
Unforgivably, following our flat being burgled on a Friday, the smashed outside window was not secured and replaced until the following Wednesday. It left us and our belongings vulnerable for days despite many calls and broken promises from Atlantis and their contractors. The Atlantis 24/7 emergency maintenance cover is a joke, if you call the number you just get a warning that you will be fined a large amount if they don’t deem your call an emergency, once you finally get through to someone they just sound unprepared for anything productive and fob you off give you false promises.
Due to their error we were sent a bill in relation to an unpaid contract renewal fee charge which Atlantis had originally agreed to waiver since we were without hot water for over a month. Extra charges were then added on top of this bogus fee for a number of warning letters they had apparently sent; each with a fee charged of £25 each. These warning letters were never received and they were sent by Atlantis with standard post with no proof of delivery. It took hours of phone calls, emails and a visit to the office to clear up their own mistake. Nothing faintly resembling an apology was offered and in the end they gave us the impression they were doing us a favour by letting us off these fantasy charges.
Atlantis has a whole list of completely unreasonable fees buried into the contract, fees to renew contracts, fees for repairs admin, fees to release deposit. Basically Atlantis will suck you dry for as many fees as possible at every opportunity: the process of trying to dispute anything seems to be deliberately made into a farce. It’s very hard to speak to anyone with seniority on the phone, reception will nearly always put you through to voicemail, and then messages are NEVER returned.
The turnover of staff seems to be unusually high; trying to get hold of the same person you were speaking to a few weeks previous was very hard. People with morals and integrity probably realise quite quickly they may be working for an unscrupulous company and jump ship.
The Maintenance department are extremely random in their assessment of priority jobs and the timescales they give for completion; it took almost two weeks once for them to call back in regards to a blocked toilet! Most of the time it’s easier and safer to do it yourself.
The website proudly displays the logos of various organisations that are meant to safeguard tenants against dodgy landlords. I am disappointed with the TDS, the ARLA and the Property Ombudsman. The fact that Atlantis is using these logos on their website as a sign of trust makes a mockery of the industry. I am going to approach each of these organisations and ask them how they can support a company which can do so much harm to so many people and still freely operate with their support. It seems these organisations must have little teeth and that the whole industry needs tighter independent monitoring controls to specifically deal with the companies like Atlantis.
Mr Andrew Strong, Managing Director and PR specialist of Atlantis: the tired, generic email responses you trundle out for the negative comments on here are just another example of the fact you couldn’t care less about the failings of your company, at least attempt a little variation in your responses. I understand your job must be like putting lipstick on a pig but why not just pretend to care. The line below from your generic response particularly amuses me.
“I can at least try to ensure that your experience does not get repeated with any other individual using our company.”

They also failed to provide me with a key to the bicycles shed (which I had been asking for to Charlene Jones, the property manager) that resulted in my £400 bike to be stolen. I informed them what happened but they obviously gave a shit, didn’t even apologize for their shitty service and only gave me the key a month afterwards.
Despite all that I decided to give them a second chance.
My other half and I have decided to move in together and thought it would be easy to try to get a property through Atlantis to rent, after all we are both very busy to start looking around. I setup a viewing with two idiots called Matt. One was Matt L’estrange and the other Matt Watkins; after being late to the viewing for 15 minutes I called them and I got Matt L’Estrange on the phone saying he didn’t leave the office yet because he assumed I would be late…. What kind of arrogant arsey twit says a thing like that?
After that I decided they were indeed a bunch of useless idiots regardless the type of service I wanted and that was the end of it.
I have now found a new property and I’m scared shitless of what is going to cost me leaving them.

I have always rented and that too across the length of England and never ever have I seen a tenancy contract of the nature that these people make you sign. Take my word, you will get caught in a cobweb of extreme contractual clauses as a tenant ; those that are gauranteed to rip you off money, whether you are moving in or moving out. It's a nightmare!! They are thugs who are winning their daily bread by exploiting the tenants and siphoning money out of them. Have a look at your contract document if you already have one. Else, ask for one and make sure you have read and assimilated all its clauses, before you sign it. And please, you know what the "£" or "GBP" means? Open your eyes and look for it !!
Services wise, they are worst. They never respond to any calls promptly and will give you dates of repair 4-6 weeks ahead, which will eventually never happen. They will schedule a quarterly visit and then sneak into the property without even waiting for 10 seconds at the door. Imagine your plight if you are alone and taking a bath (that too in a bathroom with a broken latch which the agency itself hasn't got fixed after repeated requests). They will be the first to point of slightest inconsistency they notice during their quarterly visit, but will never respond to a genuine issue that you flag with them. They mis-sell. The property I moved in was advertised as fully furnished, but had very little in it. Eventually, I bought the major missing items. But, I could do that, because I could. , they charged us an extra £400 for admin and all other kinds of rubbish. We needed a flat quickly so hadn't time to quibble. I then had no ongoing relationship with Atlantis as they played no management role. I dealt directly with my landlord, who was a lovely guy.
A year after we had been there we had a letter through saying that we had to pay £89 to Atlantis to renegotiate our contract. I negotiated directly with my landlord instead. When we left the property, I dealt with my landlord directly. He did the finalisation of the tenancy, checked inventory, took back the keys etc. Atlantis did NOTHING.
The only thing I did through them was to ask for my deposit back as they held it. I received it £200 short of what I had put in. They had charged me £89 for going a month beyond the year I had signed up for, in spite of my having renegotiated with my landlord, who they claimed to be representing. He supported my case. We eventually moved into an empty flat, without an inventory which was meant to be furnished and was dirty despite being allegedly cleaned. After being told the landlord was out of the country and furniture would not be provided for 3 days, 2 beds and a sofa were eventually delivered later that day. We have been informed that we will not be receiving any more furniture and that the term "fully furnished" is a broad term. The inventory was finally sent to us and described the flat as clean which clearly showed noone had bothered to check it.

I can only echo the same comments others have made - at the time of writing I have only just been able to agree on a paltry returned deposit (due to my financial situation) which has taken over 10 weeks to return - a cleaning invoice having been waited on by the Property Manager since we vacated the property in early August. My calls and emails would go unanswered (it is best to go to the office if you want to achieve anything) I have even had a recorded letter ignored.
This is in addition to the multiple unscheduled viewings Atlantis organised whilst we were still living in our property. In some cases only an hours notice was given, in most cases no notice was given at all - my house mate was in the bath during one visit - there was not even a knock at the door. When I tried to resolve this nobody would admit responsibility. Just unfulfilled promises that it 'would not happen again'.

 . The 'landlord' himself turns up unexpected every so often and we had to remind them of the 24hour notice law as they would just walk in unannounced. When you first check into your property they do not give you an up to date inventory so make sure you read it all through and update because our inventory had not been changed for three years stating our sofa was brand new and carpets were brand new when they had stains all over them. And be warned if you do not sign the inventory within 14 days then they keep the one they have given you as the proper inventory. Lastly they take as much money from you as they can!! They will bleed you dry you pay a huge deposit and you get about 20% of it back!!

I was suspicious of them from the start, but stupidly rented a property with them any way. The day we moved in the property had not been cleaned at all, carpets were filthy, rooms were dusty, toilet and sink thick with lime scale, kitchen thick with dust and grease and food residue, all walls had dirty black marks on, most of the doors were broken, the heating and hot water was not working properly, there were 9 missing light bulbs, iron burns on carpet, cigarette burns on carpets, the intercom didn\\\'t work, there were items left from previous tenants, the boiler was leaking, the taps were leaking, the toilet seat was broken, the shower door was broken and there were problems with the drainage from the bath and bathroom sink.
I have been in the property 3 months now, and still some of these issues remain unresolved. They send shoddy maintenance men round to fix one job at a time, and they don’t even fix things properly. My wife and I waited from 8am Sunday morning to 10:30am and no cleaner arrived. This meaning that we will have to go another full day without a clean/usable cooker.
Completely unacceptable.
Oh and in reference to the MD comments above, we were also phoned by HomeServe prior to moving into the property who told us that our existing Barclays contents insurance was inadequate and HomeServe are the only agents who can provide full contents cover for our needs.
How did Homeserve get my details? Because I didn't consent to giving my details to them. Also, following the call from Homeserve I called Atlantis on the 24th of January and asked to speak to Matt (the chap who showed us around the property) I was told he was out and would call me back - I received no call.
I called again on the 26th of January and asked for Matt, I told him about the Homeserve call and that I was unhappy with their forceful sales call and he told me that he would get a colleague to call me back to discuss... Did I get a call back? No.
By now I already started to feel I had made a mistake using Atlantis. Funnily enough, when I signed the contract on the Saturday my Barclays contents insurance wasn't even questioned.
So, we have had poor service, no returned calls, a house which is unclean, a cleaner who has failed to turn up and this is all from a fully managed property.
Because of the disgusting service received I will be going in to Atlantis on Monday to complain and give them an opportunity to rectify the situation. If nothing is agreed, I have no problems consulting a solicitor to seek legal action.
If anyone thinks I am being unreasonable I am more than happy to provide pictures to show you the poor, dirty condition of the house.

 3 weeks a go and have had several maintenance problems since. The quickest any of these problems has been sorted was within a week and that was only after going to the landlord directly. One problem was reported 2 and half weeks a go and still no-one has been to even look at the problem. Have spokent to the maintenence team several times (after eventually getting hold of someone) and keep being told someone will call me back within the hour. I have never once received a phone call even after waiting several days, the landlord has personally rang the maintenence team and was informed someone was being sent out that day, no-one turned up. Just rang atlantis again, no-one even seems to know what goin on and surprise surprise theyre going to call me back (supposedly). These are not small maintence issues either, they are greatly affecting our day to day life, such as not having use of hot water, a shower or an oven. , they did not give me keys to letterbox and it took about 2 weeks to sort that issues out, that too after I escalated and shouted at them for 4-5 times. Ok so this was just the beginning!
In the second week, my car was clamped in my own parking. I came to know that I actually needed to display a parking permit on my car which off course Atlantis were not aware of. So, I had to pay to get the clamp off, then fight with Atlantis to get a new permit and then claim that money back. Huh. Ok so the first month went like this.
I thought things have settled now and no more issues will be faced (I didn\'t had any monitory loss till this time, I was so wrong...) and another month passed. Believe me, from 3rd month until I left the house, some or the other appliance was always broken in the house. These people will take about 1-2 weeks to arrange for plumber/electrician/heat engineer\'s first visit and then that person will report something and it will take 2-3 weeks to get an agreement from the owner to get the expenses approved in advance and then 4-5 weeks to get the part ordered from some \'special\' shop where they have cut and then it will be installed only to break again in 2 months time.
Here are the statistics for lead timings - Washing machine: 2 months, shower - 3 weeks, boiler: 1 month, 1 month and then 1.5 month (yes believe me), toilet flush - 3 weeks, washing machine again - 3 months (finally got a new one).
A funny incident happened when a new plumber was sent to our house to fix the boiler and he recommended completely changing the pipes (he was a plumber remember!) all throughout the building as he thought there was calc in the pipeline preventing heating! and if that doesn\'t work then change the boiler!! This new guy told us that Atlantis have advised him not to recommend any fix as far as possible and to always suggest replacement of parts so they could make money there. When the owner sent his own boiler man after a week, he fixed an element in 5 min and things were back to normal.
To add more, something they would not repair! Like any leak in taps etc. They say its your problem to fix it.
Did it all finish here? Off course not! After a year, my car got clamped again. Some other agency who maintained the parking of the building (Atlantis were as usual not aware of this) changed the clamping agencies and sent new parking permits to owners or estate agents. So obviously it reached Atlantis and was not sent to us in time. , and we rang five times to get this sorted. Days turned into a week, and in the end I complained. The landlord again sent in his cleaner, and we were not charged.
I am now being told that I will need to pay a fee for a reference to be sent to my new landlords, and I move out tomorrow! I got mouth from the woman on the phone, and ended up complaining yet again.
I am also very concerned that I will not get my full deposit back; I have spent days (and a lot of money) cleaning the flat to make sure it is in pristine condition, and better than it looked when we arrived. Both myself and my partner have decided to be present at the deposit check because we just do not trust atlantis. The flat was in a disgusting state when we arrived, and I am certainly not being denied my deposit after every effort I have put into making it habitable again. I have even had to get up on a ladder with a bucket of bleach to clean the black mould that they failed to spot covering the roof of our bedroom, and the doorframe. I have been unable to clean one area simply because I was too concerned I may break some of the furniture and have our deposit taken away.
I sincerely hope that in the future Atlantis will get their act into gear; I wouldnt wish this experience upon any genuine hard working tenant. . It was very insensitive to send the agent, who offended my friends and I previously, to show potential tenants around my house. I didn't want to see her again. Was she even showing them around the property when each time she couldn't be bothered to unlock my back garden door to let them see and complained that a small bucket was on the way? It seemed like she wanted to get out as quick as possible. The other agents let the viewers take their time and have a very GOOD look at the property before leaving.
I know Thetenant is definitely going to comment about what I'm going to say as they must've experienced this as well. 8 out of 10 times they brought viewers around unexpectedly and have told me that they have sent me a text message to my phone. I never received those text messages and each time when I tell them that, they say they have had a problem with the system and they will get it fixed. I'm an IT specialist and I'm pretty certain it doesn't take 3 months to fix an problem like that. Also, one time I was away for the weekend and they had called me to inform me of viewers looking at the property. I came back after the weekend to find my front door unlocked, and it is not a sturdy door either. Thankfully no one invited themself in.
Unfortunately, I had to stay to the end of my contract because they couldn't find tenants. I received my full deposit back a month later minus those admin fees and the cost of sending the letter to me, etc etc. The landlady of that property was very nice and was also disappointed with the service that Atlantis provided. I guess I'm not the only one who has spoken to their landlord/landlady where they have said the same thing about Atlantis.
My friend was also going to be a first time tenant and he was looking at Atlantis, but there is no way that I could let him deal business with them.
I am currently with Martyn Russell and they get things done immediately and professionally!

Inspections were carried out quaterly, which turned out to be a needless farce considering the number of repairs required that were highlighted in the inventory check-out. Made me wonder what the point of the inspection was.
Getting meter readings on leaving was a disaster as their reading turned out to be completely wrong requiring Thames Water to get the correct reading themselves so as to close my account.
The final straw was having to chase up on the deposit only to find out on expiration of the legal 10days after agreement that they would just start processing it.  property for the last year. From day one I have had problems with this organisation and its ever changing 'work-force'. I have never actually had a contract stating the correct dates despite trying to secure one for 12months now. My rent is paid via direct debit on the same date every month yet for some reason I regularly receive fines for late payment.
I have also had issues with Atlantis in regards booking appointments for prospective tenants to view the property. This is an ongoing theme, the day I moved into the property myself, we had to delay by a number of hours as they had lost every single key (including window keys). This has happened a further two times and I have had to provide newly cut keys (at my own expense) so that customers can view the property.
The team of Estate agents can only be described as cowboys. They have limited knowledge of the market they are working in and come across as smarmy and desperate. As for the rest of the organisation, they do not keep records of previous conversations or phone calls, are generally very rude. I would highlight the Accounts department as being specifically incompetent. I often find that when I have an issue, it ends up that I do the work for them in resolving the issue. I could go on, however, I think you can form a comprehensive picture of how poor Atlantis are from other peoples reviews.
I am currently disputing my leave date with Atlantis and with each staff member I speak to I receive a different story. This has been ongoing for over 6 weeks. A such I am now in the process of seeking legal advice. Atlantis are an organisation that feed you lies, mis-inform you, mis-represent you and try to fleece you whenever they can. I have just bought my own property, and I can confirm that Atlantis are the laughing stock of estate/letting agents in Reading. When you have a poor reputation amongst your peers as well as your customers something is wrong. As well as seeking legal advice I will also be complaining through the ARLA. I am also a tad annoyed that I cannot rate Atlantis lower than 1 star.
