I called to check if a particularly property I saw online was still available. Was told by Antony in a "couldnt care less" tone that it wasnt. I asked for alternatives and was "commanded" to ring him back as soon as I have looked at the information that he would send by email. The email contained the commnication chain of a previous customer. Some people do not deserve to be employed....Was this review helpful? Yes

I found Atkinson Mcleod a very professional and honest, easy going estate agents to deal with. Initially I dealt with Simon Moss who is a really nice guy, frank and without any of the normal BS you get from most estate agents....he then passed the sale of my property to Lewis Bird....I can't thank Lewis enough for making the whole process completely stress free...a very able young man who was available anytime of the day and more than willing to get my property sold....I managed to make £25,000 profit in one year because of these guys!!!!

My experience with the sales department of Atkinson Mcleod was excellent from start to finish. Working with Lauren to sell my property was an absolute pleasure and her dilligence, attitude and client service really help to distinguish Atkinson Mcleod from its competitors. I also dealt briefly with other members of the team and can say that this element of client care is something that they pride themselves on -I never felt they were pushy, they always kept in touch to inform me of progress and I felt relaxed (rather than harassed) about the process. Steve contacted me regarding the renewal of my gas certficate as it turned out there was a problenm with the hob and it needed replacing asap for the property to be passed. He did this extremely efficiently and conacted me with costs before proceeding.

I have been dealing with Atkinson McLeod since the time Giles Atkinson formed this Company. My most recent transaction took place ten days ago when a new tenant was introduced by Karl Graham. Of all the agents that I have dealt with I found Karl to be one of the best. He found my tenant in an extremely short space of time, handled the paper work smoothly, not only from my own standpoint but for the benefit of Atkinson McLeod,eg. he brought the invoice to me personaly on a Saturday which I settled straightaway so that there was no delay in payment to the Company. Also, when I asked for information regarding the new tenant , this was forwarded to me efficiently.

Dan was attentive and responsive. What set him apart was that he didn't waste our time with properties he knew wouldn't be of interest to us - when Dan called you knew the property would be there or there abouts, unlike a number of other estate agents we had experience of. Dan has a very affable and likeable nature and I would have no hesitation using him again in the future.

These guys are generally very helpful.
We asked to replace a mattress at the property after 6 months.

Ijeoma displayed ownership of the problem and a can do/will do approach to solving a maintenance issue at my property. He was willing to engage with the tenants and seeking out a more economic solution to the 2 problems that I had. he certainly went the extra mile and I can recommend him and this company to prospective landlords and tenants.

This estate office is completely rubbish! They are the most lazy and unmotivated set of agents I have ever dealt with. They have no pride in their work and are completely useless! They may have a lower commission rate, however, it is not worth the hassle and frustration. Save yourself the anger and pay the extra to go with a more reputable agency. At least you might get more results.

I have had the best lettings experience I have had in London, and it is down to one young man in the Leman Street branch of Atkinson Mcloed, Ed Gosling. I called the office and he immediately answered the phone, and from that point on, the process couldn't have been run more smoothly! He came to visit my property within 30 minutes of our phnoe call, valued my property accurately and honestly and had the property on the market that same day.
Within 2 days he had brought me two strong offers, one of which I gladly accepted. I dealt with Ed throughout the process and he kept me regually updated on how things were going. He organized all the relevant paperwork and answered all questions I had on the process.
2 weeks later my new tenant moved in and he has been great! He has now been in the flat for nearly 3 months and I will use Atkinson Mcloed for any future rentals I am involved in.
I normally don't bother with review sites, but on this occasion, Ed has really earnt a great review. Thanks again!

Elliot Shephard booked a viewing with me, then forgot to show up. When I called him after waiting 10 minutes he said Elliot wasn't in but that he, 'Jack' would come. 'Jack' told me Elliot was hopeless and I could deal with him instead. I wasn't very convinced but didn't like the flat anway so didn't worry. Elliot then called me again about a new flat, when he showed up, it was of course 'Jack'. I just looked at him, he said he does that all the time, when he annoys a client he says he's Jack. He said there are lots of complaints received for 'Jack' but no one knows who that is.... (read more)

I have to say that having rented my current flat through Atkinson McLeod it has left me with a very bitter taste in my mouth! They are all very nice in helping you find a place but once you are in it, you get ignored. They never answer the phone to you, they take days to return emails and then they don't answer the question they raised. For the past four months I have been asking to see the inventory and all they say is you saw and signed it when you moved in, but they can't seem to provide a copy of it!

It would seem that I am not alone, my experience apes that of 'AP' below.
They are very efficient in collecting fees but in my opinion very poor at everything else.
I was also charged for repairs that were not carried out, it wouldn't be so bad but they only use contractors who charge premium rates!Makes me wonder about the 5 star reviews on here, but as they say you can only tell how good an agent is when something goes wrong, and how they deal with it. Fingers crossed for all those on here that they have a trouble free let!

I recently rented a property through Atkinson Mcleod and can honestly say it was one of the easiest home moving experiences I have ever had. I usually hate moving house as there are lots of mixed message between Landlord, Agents and the tenant but Atkinson Mcleod, and particularly Sabrina Taylor, made it a smooth transition. Everything was done with the agreed time frames, responsibility was taken and promises delivered. Any questions I had were answered and all with a helpful attitude. Sabrina was always checking I was happy with everything but not in the patronising way that Agents usually use. I had to move out of my previous house as the landlord sold the property and due to the service I received on this occasion, I have recommended that all of the 4 people I lived with contact Atkinson Mcleod and Sabrina to help them with their move.

Though I had a great experience in the past with this agency and rented two properties with them, this time it all has been ruined. I've talked to Sabrina Taylor about moving out dates, and she was absolutely unhelpful, impolite and unprofessional, showing no desire at all to help or at least seem to be helpful. She had no answers to simple questions. In fact, I found out the landlord and I were given different information about the moving out dates. It has been almost two weeks already since I've contact the agency, and still no one there can give the answer to my questions even though I have also talked to the property manager. I have never seen such an unprofessional approach to the clients.

Peter Hyland in Kennington branch of Atkinson McLeod recently let us a property in SE17. I'm not usually the type to write reviews on sites like this but felt that Pete's approach, knowledge, transparency and attention to detail were well worth a nod. From first viewing through to moving in Pete was on hand to make sure this typically stressful process went like clockwork, even now post move Pete is on hand to help us though any initial teething problems. I feel that Peter is an honest, hardworking and commercial individual who will surpass expectations if letting a property in South London. Well done that man!

We are a private landlord and were looking to rent our flat in South London, at short notice. The reason we chose Atkinson Mcleod as our agent was that from the first telephone call we made to them they were very professional and keen to do business with us. They recognised the particular quality of the property and its location and were always up-front and honest with us. They found us a really excellent tenant very quickly and handled all our queries professionally and promptly. We were very pleased with the whole process - all the members of staff we spoke to were bright and friendly. We were kept very well informed at all stages of the letting. Liaison between the staff is excellent and we look forward to continued excellent relations with Atkinson Mcleod as they manage the rental of our property.

We were pleasantly surprised to find that (not typically for an estate agency these days), Atkinson Mcleod are indeed taking care to understand the needs of both the landlord and the prospective tenant; and really help negotiate all aspects in the process - no matter how small and no matter on whose behalf they do it.
Anthony was extremely helpful in finding our new home for us. – he noted well all our requirements and came up with an excellent offer. Always friendly and polite, he also provided great communication between us and the landlord down to the smallest detail. This is the first time I have ever needed to look for rented accommodation and by chance made contact with Elliot.
Elliot has been excellent in all he has done and the way he has communicated, his professional approach, attitude, knowledge and ability has clearly shone through. Elliot is a great asset to the business.
Unfortunately, Atkinson Mcleod were unable to find a suitable property at the time of my property search. The only observation I would make is on the IT front, when sending out e-mails with links to properties I would test the e-mail and make sure the link works, very frustrating to potntial customers to find it doesn't.

I have been heavily involved with residential property transactions for over 15 years, both in my professional capacity (chartered surveyor - residential division) and in my personal life. My recent house purchase through Elizabeth Crew at the Kennington office of Atkinson Mcleod, I can very confidently say has been the best experience I have had with a UK Estate Agency practice during this time. The service was explorary; swift, polite, and very professional manner, a very high level of technical knowledge on a transaction that was far from straight forward, kept all parties very well informed with progress and the entire deal took only approx 4 weeks from agreement on price to completion, including the time required to agree and issue a mortgage. A standard of estate agency service was provided that beat even my highest expectations, such expertise and professionalism should be the objective for all estate agency practices, yet sadly most I deal with fall far short. I would recommend Atkinson Mcleod and Elizabeth Crew in particular, to all prospective sellers and buyers.

AM is much improved in 2012 compred with last year. This has been down to the excellent support and advice provided by Sophie Bolton.

When I get into Atkinson mcLeod to look for a flat, I was really pleased to meet and deal with Elliot. He helped me considerably during the overall flat hunting process, he is not the kind of person who introduce you to any flat, he will listen carefully to your every needs and will look for places that suit you the best. I have to say I am more than happy about my new flat thanks to him. My advice: Don't go further than Atkinson McLeod for a flat and don't go further than Elliot Sheppard for an agent!

Steven has been brilliant throughout all the thrills and spills of us moving into our new flat and sorting various pressing issues along the way.
Everything we've come to him with has been sorted right away as if we were at the top of his list of priorities (although I'm sure he has a lot of other more pressing matters than getting my carpets shampooed!) I particularly appreciated his quick turnaround when our boiler broke during the cold snap - he had someone round the same day.

When i signed up with Atkinson McLeod, i didnt need to look any further especially when being dealt with Elliot Sheppard.
Elliot is not only the serious agent that has the mentality of doing the good job only, but he's also the kind of person that one would feel comfortable to share what one's needs are on the specific level.
He consistently listened to our (me and my friend) needs and found us the property we exactly wish for. its been a week since we moved in, and Elliot consistently showed his sincerity and curiosity in knowing if we are happy with the property and the environment.
It’s definitely a pleasure to work with him and the agency as a whole as it seemed so committed to meeting the needs of their customers. I thank him again, and I look forward to keep in touch with him on the friendly level as well.

I used Atkinson Mcleod to find a property to rent around the south London area. Emanuela who was my letting agent provided me with all information at great speed, starting with list of properties that matched my search requirements, updating regualrly new properties that come on and others that go. It was always easy to get extra information about properties and quick to arrange viewings, it was no hassle to go about searching for a new flat. Once I had found a property I was kepted up to speed as to how the process was going regarding contracts, references etc. I felt very comfortable that everything was under control and in good hands. The whole process went very well and I would highly recommend you use this office if they cover your search area in London.

Ed has been attentive to details and helpful with all queries. When our tenant left before the end of his contracted date Ed found a new tenant and delt with contracts ,deposits etc. professionally and quickly. Even helped me when I phoned his mobile and he was off sick ! I look forward to dealing with him again; but hopefully not before the present tenants contract is up for renewal

I was very impressed with Karl's motivation and communication between myself and my flat mate, working and living in a stressful environment with a busy working hours , he make me feel very confident everything would run smoothly, Which it did.

I moved to Berlin from London last October and put my part-buy/part-rent flat on the market in London. The rules stated that the housing association/freeholder had eight weeks clear rights to find a buyer, but, because my time was limited in London to September, it was the only time I could approach estate agents about getting the place listed on the books before I left for Berlin. My boyfriend and I have had a terrible experience with Foxtons before and were incredibly hesitant about using another London based estate agent but Dan was amazing. He really was so honest, really easy to get on with and most of all helpful. He hasnt minded our queries, silly questions and scepticism at all. He dealt with it professionally and in a friendly manner. Dan managed to get us a really good deal on the flat that we are now completely chuffed with. He made the whole process completely hassle free. I honestly hope he stays for when we need to rent again!!!

I have been exceptionally pleased with this entire process. We had dealt with many agents and agencies before coming to Atkinson Mcloed and, to be honest, our patience was reaching breaking point.
As soon as we met Dan and viewed our current flat, I knew we would be very happy there, and I very much hope that will be the case. The previous tenants seemed to be very happy, the landlord sounds like a very helpful and honest chap and Dan was excellent in getting this all sorted and giving us time to get the money together.

Having been out of the London rental market for some considerable time, I found Elliott to be an invaluable help in finding me the right flat, in the right location and for the right price. In fact, everything he did was right - from his lightning fast responses to e-mails, chivvying along the processing of documentation and contract completion, and his personable but professional and reassuring manner. I'd definitely deal with him and Atkinson Mcleod again, but I doubt that i ever will - he found me the perfect flat and i don't plan on moving anytime soon.

There where some complications at the start, as we ha got the property, then somehow we didnt have it, but this was down to mis management between two branchs of atkinson mcleod. as far as customer service goes im statisfied, it was long and draw out but elliot was very helpful and tried his hardest to get the paper work through and get us into the property as soon as possible. since weve moved it weve had no problems at all, weve had no visits from the landlord and the house is great.

I am very grateful to Clinton and Ed for providing excellent client service. I was locked out of my flat on a saturday due to a key problem. Clinton and Ed, who were working at the agency, made dozens of calls to the landlord, property managers and other people. They searched their offices to find out where my keys were. In the end they resolved the issue and I was very relieved to be able to get in my flat.

I found Kiran Sandhu of the Atkinson McLeod City Sales office to be extremely genuine from the outset and this is why I chose him to sell my flat in E1. I met with at least four estate agents and I felt that Kiran took more time to correctly value my flat and to speak to me about what was involved so I did not just feel like a number. There were some tricky moments during the process, but Kiran was at all times professional and acted in my best interests throughout. I would not hesitate to recommend Kiran as the best agent to sell your property.

My girlfiend and I are new to London and so, had not experienced how different and more stressful it can be trying to find a property in London compared to back in Glasgow, Scotland.
Antony Botha from Atkinson McLeod has been extremely helpful throughout our experience and has always given us plenty of his time to answer our queries. He has so far made the experience of moving into a flat in London straight forward and as stress free as possible. Hopefully, we can close out this experience and have no hitches when moving into the flat in the next couple of weeks! I will gladly write another review after I have been successfully living in the flat for a month and I have had more dealings with Antony and Atkinson McLeod.

In 20 years of renting property in London I have never come across a more helpfull estate agent than Dan Quinn. He was thoroughly professional and went out of his way on several occasions to find us a home. He was polite friendly and knowleable and helpfull with my demanding requirements . I also found the website very good . Any the o ly one I visited that was completely up to date. I can honestly see Dan running his own branch of Atkinson McLeod in a very short time!

Atkinson McLeod, Balham are the worst estate agents we have ever dealt with. They rented a flat for us in Balham and the service we received was terrible. We had to write out own property description as their one was written by the guy that did not come to view the property and therefore did not reflect the actual look of the flat. They never call after viewings to give you an update, we had to call over and over again trying to find out what was going on, if they had any viewings arranged, what the feedback was etc. when they finally got a tenant, for 20% less rent than they quoted us we... Had just relocated to London and on my first day of flat hunting I rang a handful of agents - after looking at some rental flats on Rightmove. Spoke to James Mitchell at the Canary Wharf office, and after advising the flat I called about was already gone - he suggested another just on the market at Nth Greenwich. Arranged a viewing the same afternoon - and I put in an offer after seeing it.
James was straightforward to deal with and kept me updated during the process - which took 7 working days from viewing to signing contracts. Any queries I had were dealt with and I would recommend the agency.

I believe it’s now been three months in our fantastic flat, which for the most part has been wonderful.
The one thing, the one blot during this blissful part of mine and my partner’s lives, has been the fact that we haven’t had fobs... You know the security thing that allows us to gain entry to our home. Let's just say that during the time I was close to homeless, Antony of the Canary Wharf office was absolutely committed to finding me a suitable place. He was continually in touch via email and by telephone from the moment I first reached out to AM.
In a nutshell, well, my current boyfriend did not show as much concern as Antony Botha did when it came to finding a place I could call home. So it is one of two things: either I need a new boyfriend (which is getting rather apparent), or Antony deserves a promotion or some other kind of boost up the career ladder that will put as many smiles on his face as he did mine. His passion and dedication is none like I have ever seen anywhere. He manages an enviable balance between professionalism and humanity such that you feel both attended to as a (potential) client, and cared for as a person. He is remarkable.
Get him up that ladder AM, he deserves it.

Thomas Higgs at Atkinson Mcleod was a star, he found us a bunch of properties within our price range and criteria very quickly and we arranged viewing with him at once. Although the first two we looked at didnt have the 'wow' factor we were looking for he remained up beat and came back to us a few days later with a third option and he definately nailed that time. We love our new property and the whole process was very smooth. The agent handled all of the details and took us through the process expertly. We have the property for the next year but should we decide to move we will definately be using Atkinson Mcleod and Tom again. Full marks for this company.

I was looking for a channel to send some feedback to the head agency. There is a big THANK YOU here for Anthony at the South Quay branch who demonstrated expert communication skills in dealing with a difficult customer like I can be, getting ahead of the other 7 or 8 agencies that I was talking to in parallel. Sometimes it takes a skill beyond training to handle the sheer diversity of psychological types that I'm sure that comes around as either tenant or landlord. And I think I know how this skill is this called: it's called "WISDOM" and it should be on Anthony's CV. Thanks again, this is the first time when I wasn't sorry to pay 1 week's commission to an agency !

I used Atkindon Mcleod to sell my property in Kennington. From start to finish Elizabeth had a very professional and proactive manor. Nothing was ever too much trouble for her or Simon and we were contacted at every stage. I finally found Atkinson Mcleod after a couple of weeks of frustration trying to get other agents to help me plan viewings ahead of my trip down to London on a particular day. This was our first experience of selling a home, and compared to what I have heard from others, this was a very easy, honest, and enjoyable experience. We could probably have not asked for better! Both Elizabeth and Simon were fantastic representatives of the agency. They both went above and beyond the call of duty, and it really felt like they cared about our home as much as we did. They were both very easy to contact at any time, although we didn't really need to contact them as they would always update us. They always knew what was happening with all other parties involved (i.e. solicitors, local authority etc.), which I feel is a very important attribute. They very much held our hand through this challenging process and supported us whole-heartedly, being very easily approachable, but also supportive and empathic too. Our sale was completed in just under 3months, from the point of accepting the offer. Without a doubt, I would give them 5stars for customer service, and would highly recommend them.

I have been dealing with Nicholas Walters from the lettings department for a couple of months now and from the time I met him he has been professional,friendly and ultimately the most patient agent I have ever dealt with. With my "likes and dislikes" he has managed to keep smiling even when i mentioned that "even though I usually shower, I need an apartment with a full bath". I would definitely recommend him to anyone I know who is searching for rental accommodation.

Having registered with a range of Balham agents recently I very soon whittled down to AM as my principle advisor, in particular due to the service and attitude of Dan Quinn. An energetic and friendly chap, Dan knew when to push and when to take a back seat, a much overlooked skill in the business. Elsewhere I have felt hounded, (seriously who wants a call at 9am on a Monday?!) with Dan and the AM team I've been able to be totally honest and they have matched my mood.

I viewed a couple of properties with Atkinson Mcleod before we made an offer on one. The 2 agents we dealt with were very nice and the best part was that they always called/emailed you back, which i have found not all agents do.
Once the offer has been accepted they kept an eye on the case to ensure things were moving forward and were in touch over the couple of months before we brought the property.
Given their performance I asked them to rent the property for me. They did so well they had a tenant lined up before I had even brought the flat. In fact the tenant singed an agreement 2 hours after we officially brought the property.
If you have a property to sell then i would reccomend them. As I was looking for a buy-to-let I have been in touch with most agents in the Kennington area. Some were good at getting back to me and doing their best to sell the property I was interested in. Some were bad, some never responded to calls but Atkinson Mcleod were by far and away the best.
I shall certainly use them in the future when i have a property to rent/buy.

The agent was very forthcoming with helping me find a place - allowing me to take my time and take photos so that I could refer back to them. She updated me when an offer was put down immediately as she knew how fond I was of the property! She also took us to view the place a second time, and was very accommodating with relaying our requests and concerns to the landlord. Sweet natured and very approachable whilst still remaining professional. A rare breed in the industry. Highly recommend them as it made the whole process smooth and effortless. Nice touch to check up on how everything went post-move aswell.

From start to finish, Atkinson McLeod have been really fantastic in finding us a professional single tenant for our flat. Jamie Zamal was professional in his initial valuation and was accurate in the amount he said we could get for the flat. His professional and well informed approach made me highly confident in Atkinson McLeod and choose them over other agents.
Dan Quinn was excellent in finding a tenant, within a week of us deciding to go with Atkinson McLeod it was all sorted. He has dealt with complex negotiations with a relocation agent very professionally and always resolved problems that came along. Furthermore, he is exceptionally polite and helpful, always keen to go the extra mile for us as customers. We had a baby boy in the middle of the process and he couldn't have been more helpful in making things run smoothly for us. We have really appreciated it.
Overall, I would highly recommend them as an agent.

'Excellent' is what comes to mind when we think of rating Clinton's work. My girlfriend an I had been struggling for more than 3 months to find a place: they would either be ridiculously expensive for the conditions of the flat or we would have to face a savage competition for the few good ones, with agents very often getting themselves out of the process and letting the interested tenants to 'fight' with one another for the best bid. That's until we came across Clinton, who turned out to be the best agent we've worked with. Every since the initial contact he was reassuring and made the process of finding a flat as painless as it could be. He's been easy to reach, competent and with a very good attitude, always making us comfortable with all the decisions to be made and ensuring that our side on the negotiation is looked after, not only his. I am fairly happy with everything. Atkinson Mcleod is proving to be a flexible and reliable agency and Clinton...well, he is the man!

When me and my legendary pal (Luke) decided to hop onto the property ladder we just didn't know what to do! For weeks we scoured the land, tormented by homlessnessness and driven by the need to survive. For nights we prayed that someone... anyone... would rid us of this plight that had befallen us. I knew God had listened to us, for that morning when we awoke the heavens parted and a ray of line shone down onto the Atkinson McLeod building, only 10 minutes from Balham Station. As we entered we were greeted by a gallant knight, Sir Dan Quinn, we told him our tales of trouble and strife - he paused momentarily; pondering the quest we had presented to him. He accepted the request with eager eyes, and immediately set to work.
A few weeks later, we have found ourselves in The Land of Brixton, living in a home we can call our own. Great job, this goes out to you Dan, big-up big-up Brixton x

At first we were very happy about viewing a house that seemed amazing, after putting a bid and a holding deposit down. We didn't hear from them in a few days. then they said we had lost it because someone else got it instead.
2 weeks later they call us and said that we can have the house, so we decided to take it.
We fill in all the forms and our guarantors take days off to do it as we are students. our agent Elliot kept on emailing us and calling us to finish them, when we have everything done. He find outs that the guarantor forms were old, and we have to fill them in again. Otherwise we got our dream house! IImagine coming home from work to find a giant Atkinson Mcleod TO LET sign on your HOME - which is NOTavailble to let! My home is my sanctuary. You would expect an estate agent to understand what home means to people. Atkinson Mcleod hired people to enter my private property to nail one of their horrible adverts into my garden picket fence. When I called to ask for the sign to be removed, the manager said he would deal with it. Not only have they NOT taken down the 1x metre x 1x metre offensive sign, they have not replied to calls or e-mails. No apology. In fact, someone came by and removed the bin bags I put up to cover their ad. I am now begging Atkinson Mcloud PLEASE remove your offensive sign from my private property.

Clinton was a great agent, he brought to see two apartments on very short notice and did not have the usual real estate agent attitude of "you'd better make an offer now, or you will lose this place". He was generally available for contact and for administrative issues throughout the initial contact and signing papers.
One slight issue: the landlord had sent Atkinson Mcleod an email, asking to inform us (the tenants) about an issue regarding the BT landline. Clinton forwarded me this message approximately 2 weeks later, leading us to have to wait over a month and a half in order to install a new landline and get internet.I understand that forwarding this message may not have been Clinton's responsibility, and so I am giving him a high rating regardless. I would definitely use Atkinson Mcleod if I needed to move in the future.

We shall certainly avoid at all costs. Not only did we experience that they had provided inaccurate information to the landlord they had also managed to do the same with the tenant. I suppose this is what it takes to complete a deal these days. The whole industry is so heavily focused on meeting targets, just so agents can earn a decent wage by way of commissions when there salaries are universally known to be very poor. In our experience if you make a mistake put your hands up and admit to it. Do not try and justify poor service by telling more porkies. When we attempted to ask them to put us in direct contact with there MD's, they reacted as though we had insulted them personally and became totally ignorant.

Clinton didn't call back after he said that he would, and didn't send documents via email when he said that he would. I had to call the office, and get someone else to sort things out for me. I complained to the branch manager, but the situation didn't improve. I feel like the fee they charged was a scam, as I had to use my time to call the office when Clinton didn't return calls or respond to email. The other people at the office did cover for him, and did what he was supposed to do on many occasions. I wouldn't use them again since I might get stuck with Clinton again.

The agent did not contact me to explain the checkout procedure. The tenants left the property in poor condition and left a lot of their rubbish in the flat that I had to pay to have removed. I would have expected the agents to be more pro-active in contacting me as I live abroad and pay the full management service. Disappointing.

Confusingly we were asked to leave a £400 deposit before even viewing any properties. We weren't the only ones either, two emails suggesting this were sent out to several of us prospective renters, all of us looking for three bedroom flats...
I don't know the law on this but it just strikes me as an extremely odd way of conducting business and really unprofessional.

I recently rented a flat through Atkinson McLeod close to the City and was very impressed with their services. My agent was Richard Jennings and he was incredibly helpful. He helped me find the perfect flat to suit my needs, he supported me in getting a good deal from the landlord and he was incredibly flexible with all the viewings I needed and always kept in contact. From the start we were lucky to land with Paul Tweedie, I was asking regarding other properties and he took the time and interest to find out I was looking for and made sure that I looked at one property that was new on the books.

I have been dealing with Rebecca Gould wiht regards to the letting out of my property. She has been tremedous in dealing with this and being aware of the fact that I am in Singapore so on a different time zone when dealing with contacting me. She has always been extremely prompt and following up and advising me every step of the way. Rebecca even called me on her day off to ensure I had received an email with some details and that I was ok with all. I have had the misfortune of dealing with Atkinson Mcleod during my latest tenancy and have been disappointed each step of the way. My move in date was moved around on 5 different occassions, always at the last minute with no proper explanation. Items that were listed in the lease as those that should be in the property were not there. The property was not thoroughly cleaned. My references took over 3 weeks to check and I was lied to and told that this was not their problem when I rang MARAS, who do the references, and they confirmed that A-M had not even sent my references through yet. Each step of the way they never gave me an explanation or kept me updated. A-M are have a record at failing to pay their staff wages when staff leave. My flatmate's boyfriend worked there and when he left he failed to receive any of his commission.

I viewed a couple of properties with Clinton who was enthusiastic and helpful in explaining any points needing clarification. I put an offer in on a property but due to circumstances my end, I didn't secure it, despite Clinton securing me a fantastic deal. I have no doubt that if someone else gets the deal I was finally offered that they will have a real bargain! Professional throughout I'd recommend Clinton and AM.
The only reason they don't get 5 stars is because they don't do late viewings!

Very impressed with the professionalism and honesty of our agent (Lizzie). She showed us round 3 properties, and we were met with enthusiasm each time. The properties themselves were great - Lizzie really listened to what we were after and only showed us properties that matched our criteria.

Atkinson McLeod has always managed to find tenants when the property was available for letting. I have however had some frustrating dealings with them in the past. There were issues with the transition between tenants leaving the property and new tenants entering. I have also had some frustrations in dealing with the Property Management team with very little communication during the year. There were no courtesy alerts to pending inspections or feedback following these inspections.
I am happy to say that I was delighted with my most recent experience. I dealt with Paul Tweedie who I found to be very helpful and friendly. He managed to find good tenants within a short space of time. He facilitated a smooth tenant changeover within tight timelines. He has always been at the end of the phone and dealt with issues in a timely fashion. I am hopeful that the Property Management team will maintain these high standards.

I don't like Mcleod at all. They kept posting many properties on Rightmove website and then whenever I called them, the answer is we do not have any property. I normally sorted rightmove in "posted in the last 24 hours", and sometime I just seen a new property added say an hour or so on the website, I called them and again and again received the same answer! I think this is not an honest approach! you should not do that when you do not actually have the property. I think they just try to get as many customer detail as possible!

Our agent Charlotte was very helpful and accommodating. She answered all our queries, however inane, and was available at the office or on the phone whenever needed. She also dealt with me and my flatmate as individual tenants separately meaning we were not continually on the phone to each other passing on messages. In general I would recommend Atkinson Mcleod as a fair and honest estate agent to use.

My last property was through a different Atkinson and my experience wasn't that great with the local office however the property management team were superior so thought I would try them out again. Again, in the area I was looking at first they seemed rather unprofessional and some guy that looks like he's 12 showed up with and didn't seem interested at all and so off to a bad start with Atkinson already but then got registered with the City office where at first no one bothered to phone me but then somehow I got some email from Ed and that's where things changed as he seemed genuinely interested in helping me find something and we went out twice or so and I didn't feel like I was talking to someone superior but rather human which definitely made a different.
Once I got through to Ed, my experiece was highly positive and he at least bothered to shake my hand even if i wasen't too sure about what we just saw unlike some of the other agencies I've dealt with and for me that's a game changer- respect.

I cant rate them both highly enough, Peter listened to our every need and got us the perfect property. After 18 months having these people "manage" my flat in E1, all I can say is NEVER AGAIN. They were incompetent at everything from start to finish.
1. Failure to undertake out check after first tenant left despite paying for inventory to be done.
2. Charged for repairs that were never in fact carried out.
3. Deducted money from my rental in addition to asking me to pay the same amount to them when the tenant overpaid rent.
4. A different person dealing with my flat every time I received an email.
5. Failed to ensure second tenant returned keys at conclusion.
6. Promised that flat would be cleaned at conclusion of second tenancy, but failed to deliver.
7. Failed to inspect at any stage during either tenancy.
And for all of this lack of service they charged money up front! Charging up front for management is a scam that should be outlawed.
Looking at all the great reviews, it is interesting to note they are all from tenants! So who are these guys working for? Clearly not their clients.Was this review helpful? Yes

I very strongly recommend you to avoid these agents. If it was possible to give them zero stars I would. The main problem appears to be in their Property Management Section which is staffed by rude and incompetent people who do not understand even the most basic rules surrounding their jobs (e.g. basic contract law, how to take inventories, rules requiring notice of visits to properties, rules about deductions from deposits, rules and timeframes surrounding return of deposits and requirement to release non-disputed funds to tenants). Most of the larger well-known agents were extremely unhelpful when it came to my property search, due to the fact that I have a dog. However, Richard Jennings was extremely efficient and on top of everything, and I found the perfect flat in my first day of viewings with him. THE RUDEST STAFF I HAVE EVER MET! I speculatively emailed about a property and wanted all of our personal details before we had even seen any photos. We are all professional City employees. However he proceeded to become increasingly agitated on the phone and then got very angry and insisted that we could not view the property and proceeded to put the phone down on me.... Never again would I consider this agency!!! Particularly form the unfavorable reviews on how they withhold holding deposits...

Ed from Atkinson McLeod has showed me round a few properties over the last couple of weeks. He asked a lot of questions and found out exactly what I was looking for. He only showed me properties that were relevant to me and did not waste my time with lies and false promises, the like of which I have received from many other agents I was registered with. Although I have now taken the opportunity to put down a deposit on a house rather than rent, I would recommend Ed in particular and Atkinson McLeod in general. As far as agencies go, they are the best and most honest I have found so far.

I had used Atkinson Mcleod previously - 3 years ago - and I was happy with the service I received then and with the friendliness of the agent I dealt with at the time. I had no hesitation to use them again very recently.
Richard Jennings helped me to find a place that I let straight away and am very happy in. Richard\'s friendliness, helpfulness and general high levels of personable service ensured that dealing with him and Atkinson Mcleod has been a relatively painless and stress-free experience.
There was some confusion at the Atkinson office over the montly rent due date and they emailed me to say I was overdue in my payments which was not the case. However, the confusion was quickly cleared up. This is the only reason I have rated this company 4 stars instead of 5.

We had the please of dealing with Shae O\'Rielly recently when search for a new place. With four of us moving, it was always going to be a logistical nightmare. Shae listened to what we were looking for, found us a place, and helped secure an agreement quickly, and at a rate that we felt was very fair.
He has been professional, easy going, accessible and professional. We\'ve all bugged him at times, and he\'s been very approachable, returning all my calls regardless of the time or day, always going the extra mile.
I dont normally bother commenting on these websites, but after all the bad experiences i\'ve had with estate agents - this lad was a breath of fresh air.

AVOID AT ALL COSTS.
London is full of unscrupulous estate agents but this could be the worst of the lot. They lie at almost every opportunity about how the holding deposit works and will view the propoerty until they can get a better offer from someone else. They told us we had the property and misled us for ten days before giving it to someone else.

It is my worst experience so far.
They are very unprofessional. The worst part is the property management, you have to call them 10 times and they will keep on saying we will do this tomorrow and today and tomorrow but no one shows up and when you try to call them, they are either in meetings or out of office.

Do not use this agent. I believe they do not conduct their business in a fair and transparent manner.
More than two weeks ago, my companions and I put down a holding deposit on a property in order to take the property off the market. No 'offer; sticker went on their website and the office said that the landlord wouldn't take our offer into consideration until satisfactory references had been received. Myself and my boyfriend have started looking for a place in Balham back in April. We dealt with Meadows at the Balham branch, who was always friendly, and found us a lovely flat, so top marks for that. However I can only rate this review as average because our move in date was put back a week, with three days to go until we were due to move in, even though we had already signed documentation stating our move in date. This effectively left one of us homeless for a week, and really left a very bad feeling with us. We were not offered any support or advice or solution, only an apology, which was somewhat irrelevant at this stage. Otherwise, Meadows had always been very friendly, if perhaps a little slow to provide a contract or inventory for us to sign, but his friendly manner was pleasant to deal with, and we never felt like we couldn’t ask anything or contact him with any questions.

While searching for an apartment to rent we contacted several agencies to fasten the process. Atkinson Mcleod and Tom Higgs particularly provided a truly outstanding service. After the first viewing Tom clearly understood what type of property we are looking to rent and didn't waste any time showing flats which wouldn't meet our criteria (as it happened with other agencies). Since this is the first property we are renting in London, we had a lot of questions to ask and papers to fill in for the overseas references. Tom was always very responsive, helpful and fast with solving any type of issues. We are absolutely impressed with the friendly, proactive and professional attitude.

I recently had Cameron Hathaway assist me with searching for a property and whilst I did not lease through them in the end (due to a change in desired area outside of their region) I found Cameron to be extremely professional, consistently helpful, followed me up from my initial enquiry in Australia 2 months before move straight through to when I arrived and alwats with prompt follow up (something that rental agents in Australia leave a lot to be desired for). Awful service, would put minus five stars if I could. The only thing we had from the beginning till the end were problems. Your life becomes a nightmare as soon as you sign the contract with them.
The flat was extremely filthy when entering the premisses.
The boiler was faulty and took six months to get it repaired and only because we got the council involved, otherwise nothing would have been done. Had to endure winter with broken boiler and no heating.
The landlord entered the premisses several times without permission.
Problems with getting the deposit back.
Terrible customer service, they are very rude and no one ever replies any email or calls, having to chase them constantly. They are full of empty promises. Probably things would be slightly better if they did their job instead of spending their working hours writing five stars reviews about themselves.
For your peace of mind, avoid them at all cost.

Don't ever use!!! Bad experience from start to finish. Staff were absolutely disorganised and generally useless.
Pre-arranged to view a property, was kept waiting for nearly half an hour before an agent was able to show us it.
Ok so that's not the end of the world.We liked the property and put down a holding deposit (no paperwork supplied with this) - again I could probably forgive this, but having now dealt with a much more professional agent, it is a clear indication that these guys have little idea what they are doing.

On the moving in date on Friday, the bedroom ceiling started leaking whilst we were out returning the van. The emergency number of the property management company that we called the next day did not return our phone call. Action was taken on Monday and the leak was resolved on Wednesday. As a relative newcomer to the UK it was a relief to work with this agency. They were professional and quick to respond. Sometimes the process seemed to get a bit long since we didn't know what to expect and our foreign references delayed things, but everything worked out well. When we moved in, the previous tenants had not cleaned, and our agent, Richard Jennings, was very thoughtful and went above and beyond to get the flat professionally cleaned. Later we discovered some other problems in the flat, and have had a positive experience working with Atkinson Mcleod's property management department to resolve the problems. Moving flats is never easy, so it was great to be able to work with such a professional agency.

I have never had to deal with such a terrible, useless, rude and awful group of people in my life. They have made the last year (my tenancy agreement time) a constant battle. The house was let under false pretences with a broken boiler, mouldy walls and general disrepair that was failed to be mentioned or attended to since. I wouldn't risk renting property via these people ever again and would warn others not to either.

It has been a really good time dealing with Adrian Parkin in Canary Wharf branch. I have recently just completed on a sale in E1 and would highly recommend Atkinson Mcleod as an agent. Difficult and very unprofitable. 1st tenant did a runner after a month or so and AM didn't do anything about it (and didn't refund commission paid). On a management contract - repairs etc weren't done even though paid AM to get them done. Ditto compensating 2nd tenants for their expenditures. Trying Reeds Rains now.

I'm a landlord and was contacted by AM Balham in response to an ad I placed with Gumtree for my flat to rent. Despite usually ignoring agent responses, on this occasion I decided to give them a try and have been very impressed with everyone I dealt with there. Organised, efficient and genuinely helpful - for example checking the boiler was working when I was at home 100 miles away. Gareth was my main contact and he negotiated and sealed a deal with some good new tenants. All the other staff I dealt with from Chris (lettings manager) to Meadows and Anita were all equally good and professional. A refreshing change from some agents I have usually previously.

Thomas Higgs, our agent from AM, was incredibly helpful in finding us the perfect flat! Tom had to deal with the complications of us being newly-landed residents, with all the hassles of overseas references and complicated banking arrangements that entailed.

I contacted Atkinson Mcleod after receiving a leaflet from then at my address. I owned a part buy part rent apartment which had a lot of restrictions on how i could sell it. AM still took it on and dealt with it. I got lot of interest from buyers and i was kept updated at every stage of the transaction. Initially i dealt with James from Tooting branch who was great and then it got handed over to Daryl from Kennington branch. Anything I said and wanted was listened to and was stuck by and i was guided very well when i did not understand a few things. Daryl was great kept me updated and communicated well with both the buyers solicitor and mine to ensure a smooth process. All in all i felt very well looked after. Would definitely use them again.

Lauren was great, she was organised and efficient with listening to exactly what we needed and found the perfect flat straight off which was great!Nabil then looked after us with the contracts etc, and was really helpful in explaining everything and was super fast at getting back to us with any extra questions etc. Unfortunately he left and we were just about to move which was a little stressful, and unfortunately had some rude correspondence from Ria who was really unhelpful as said she had "heaps of other people to look after" which didnt help at all two days before we moved. Richard Jennings was my very helpful and friendly estate agent for a recent move to London Bridge. The move went very smoothly and Richard was always accomodating with regards to extra viewings of the property and ensuring we could come and sign contracts etc at a convenient time and place. I was let down by another property and was left with 2 weeks to find a flat. I called Atkinson Mcleod and organised a viewing for 2 flats, 1 of which was great so I snapped it up! I dealt with several guys at Atkinson's, Anita and Gaz. Both were great and other than a few issues with my housemates references it was plain sailing. They found us a top house and if we ever have to move I'll be straight on to these guys for more of the same. Top agents.

Terrible. Agents kept entering the flat without notice on 3 occasions. Blatant breach of contract, which I have had all proof of unauthorised entry. Following up with legal action now to put an end to this behaviour for all of their tenants. Absolutely unheard of!

I had a very positive experience with Atkinson Mcleod. I moved to London from Paris for professional reasons. I got in touch with Atkinson while still in Paris and they arranged a couple of visits for me during my first week in London. As I had no idea about where I would like to live, they have provided me with valuable information. My contact, Jamie, was very professional, reliable and trustworthy. The flat needed some works and Atkinson made sure that these were completed on time and kept me informed about their progress.
I m very happy with the experience and I m pretty much enjoying my new flat.

There has been a great deal of improvement in services ever since Jamie got involved in the transaction of my last tenancy agreement. He is a good communicator with landlord as well as with tenants, I believe. Knowing precisely what legal obligations for landlords and tenents are cruicial for a letting consultant and Jamie possesses exactly that knowledge. Above all, he is a humble person with positive attitude towards his job. He is serious to be successful. That is exactly the quality and qualifcation Jamie has shown. Keep up the good work, Jamie!

We had a total nightmare with Atkinson Mcleod. They were supposed to manage the property, but failed to get anything fixed. Whenever we called them, they always promised to "send someone over", who never showed up. We had to get into contact directly with the landlord's handyman to fix heater/lighting/bathroom, etc. On checking out, we were charged for items including "changing the curtain bars (which were in the exactly same state when we moved in) for the new tenants", and unreasonable items like that. We tried to dispute, but they refused to release the undisputed portion, also did not address the disputes. We were sick of dealing with them in the end and just paid up. I have since avoided using them again and urge other perspective tenants to be very careful.

Having suffered greatly at the hands of a previous landlord which involved solicitors letters I entered into a contract with Atkinson McLeod with trepidation, all the while constantly asking for reassurance that I would not suffer like that again. Unfortunately this was not to be the case. The house was in a disgusting state when I moved in (mouldy cheese in fridge, used sheets on the bed, curry smeared on an inside door etc.) despite repeatedly asking that this be done before entering. We were told water bills were included by the agent which proved to be false and he denied ever saying it.... (read more)

I own 10 rental properties in SW12 and Atkinson Mcleod are by far the best agent at finding tenants quickly. I have tried instructing all the other agents over the years and they can never compete on speed with this agent. if I could give them more stars I would do so. Simply the best agent in Balham.

I have had a total nightmare experience with Atkinson Mcleod and I couldn't be more disappointed and let down by them. I chose them in the first place as i didnt want to deal with Cowboys like Foxtons, but it seems that these guys are more of the same. The minute that you have signed on the dotted line their staff just dont want to know anymore. The after sales service is abysmal, i get the impression that everyone who works there is totally incompetant and that no one in their office speak to ane another. We have had a series of errors made by them and a series of conflicting messages by different staff people, this has dragged on for several months and we can never get anything resolved - they only ever return phone calls when it is in their interest i.e to chase rent, even if screwing up the direct debit was yet another thing which they have done!! Its all left us feeling hugely let down and convinced we will not only never use them again, but tell all our peers to do the same!

I am very pleased with this firm. When I was looking for a place to rent, Anita from their Balham branch was great: very helpful, and made it very easy for me to be able to deal with all the paperwork, the references, etc so I could move in smoothly. God knows how any estate agent gets a decent rating on a website. It seems a lot like having a site devoted to rating your local traffic warden. A word of warning to anyone looking to rent a place in Brixton / Balham / Tooting / Colliers Wood it's a horror show with most agents. AM are a refreshing exception to the common rule.
I've just moved in and Gareth Litherland of the Balham branch was extremely helpful, courteous, honest (I know, I couldn't believe it either, an honest estate agent), professional and polite even when tensions were high among my less than helpful housemates. From offer in to acceptance was a long time to the point where we all gave up and looked elsewhere and found somewhere, took that place off the market only to then discover that all was not lost. So we lost some money, but thanks to Gareth dragging the glacial AM into action we found what we wanted and at the right price. I'll rate them again on here once we've moved out.

I recently moved into a flat in Tower Hill and dealt with Jamie in the city office.
The process was smooth throughout even though there were times when I had to wait a little longer than expected for a return email. Having said this, I was always kept updated and in the loop when necessary over 2 months.
The flat was clean and tidy when I moved in, one of the blinds was a little lose, but Jamie was very helpful in getting small issues resolved, such as fobs and what not.
Would recommend, pleasure to deal with.

Pretty awful service. The only reason that this is not one star is that one girl was very helpful sorting out the inventory after we moved in. The original agent was very apathetic. Took him over a month to reference check us and got annoyed with us chasing it up, even though it was only supposed to be 5 working days. It's a long time to hold bond and fees without a contract. The agent didn't point out things like our property was on prepaid electricity (apparently he didn't realise) and could not tell us what came with the flat, which is basic knowledge for an agent surely. Finally got a copy of an old inventory almost 5 years old. Much of the stuff had gone (poor landlord!) and when the inventory was updated, things like stained duvets, pillows and bed linen and broken electrics that the previous tenants had dumped had been added to the new inventory. Also they charge you a fee to renew your lease (

What I liked most about the agency was having made an offer on my flat they immediately stopped showing property. Whilst previous agencies I've dealt with deliberatley try to get you into a bidding war with others, to drive up prices and contract lengths. I was happy with the service overall. I dealt with Luke in Balham, who was very polite and professional. There was some delays in signing contract due to landlord being away and not contacting agency, which was little stressful. Flat was very clean and tidy on move in.

There qas a bit of miss communication between estate agent and land lady. Was not as clean as we hoped when moving and had no hot water for the first 2 days - all down to previous tenants not sharing information and not telling the truth on having a professional cleaner coming in!
All in all I would use them again as with previous estate agents it has taken much longer from viewing to moving!
Bit of a sting on the admin fee, but witha bit of pushing we got everything done in time to move in onb the day we wanted!

Sam was extremely helpful and i was very happy with the level of service from this branch. I was looking to move quickly as i was left in a difficult situation with my previous landlord/agency and Atkinson Mcleod made this move as stress free as it could have been on their part. Their website was up to date so that the property i wanted to view was actually still availiable as many i had been contacting had already let the places on their websites and this was a welcome relief.
Also it was good to have somebody go through our contract with us so we understood it, as this was not done at my previous agency, and we had problems becasue of it. Sam was availiable on the telephone or email throughout the whole process to guide me through which was good, and the agencey worked to our short time frame quickly and efficiently. Received an email from Dan asking us to put a positive review on this site (made me laugh!). I would if the service wasn't rubbish. Flat wasn't cleaned when we moved in, lots of fixtures and fittings didn't work either - we had no working lightfittings in our loungeroom - took seven weeks for them to fix it (not to mention a few phone calls and emails every week until they did it).
Basically the problem we had was the condition of the flat - however once we moved in they didn't want to know us - was impossible to get anything fixed and its infuriating being lied to on the phone time after time.
Steer clear if possible.

Had no problems at all. The guy that sorted out are flat was polite and open about the flat, state of the market, what our budget could get us, etc.
We had a couple of problems with the flat during the course of our tenancy but they were all resolved quickly and efficiently with the property management team. Got our deposit back without a glitch and are now renting another flat (in a different part of London) through a different AM office.
Would use again and recommend without hesitation.

Very happy indeed with the speed and efficiency of service i have received from start to finish. I recently relocated to London and spoke to 3 Agents in Canary Wharf, AM were by the far the quickest to get back to me and line up 3 excellent flats within my budget to see and when was convenient for me. 1 afternoon later i had arranged a date to move in and the deal was done.
Couldnt be happier and the agent i dealt with was as a friendly and as personable as i could have hoped for.
Use this agent, down to earth and not full of false aires and graces like so many other estate agents i have spoken too and dealt with over the years.

A brilliant letting agent. They were helpful and efficient in finding me a pad close to the City. My queries, before and after moving in, were promptly dealt with over the phone. On moving in, the flat was clean, and inventory check ready for me to comment on. Would definitely recommend.

I have now been a tenant for two years with Atkinson Mcleod. The response times for repairs and maintenance were slow to begin with but are now greatly improved. They are always professional and polite. I have recommended to many of my friends and have not heard any negatives from them about there services. I did have a complaint initially about how clean the flat was when i moved in.

I have used Atkinson McLeod for the last 8 years and have the highest regard for all the letting and property management agents with whom I have dealt. I think that something that tenants often forget is that the agent does not own the property, has no power over his client, the Landlord, and cannot pull a rabbit out of a hat just because the tenant demands it. AM have in my experience always passed on tenants' requests and it has then been up to me as to how I deal with them.
Tenants can be quick to blame the agent but sadly there are a very small number of landlords out there to whom the blame really should attach.
AM, keep up the good work.

I found Atkinson McLeod to be an excellent agent to use, I had sold my house in Essex in May 2010 and wanted to move into central London. I joined various agents on-line to try and find a flat to rent in London to test the water before buying and so many agents wasted my time even though I had stated what I was looking for etc. Lucky for me AM contacted me and straight away they had a no nonecence approach and found me a perfect flat straight away. I found AM to be very helpfull and would recomend AM to anyone.

Atkinson Mcleod are managing two properties for me in SE11, the service I have received to date is a definite improvement compared to my previous agent.
I was introduced to Atkinson Mcleod by a work colleague, she said they outperformed 2 other agents she had instructed. I would now echo this.

I found Atkinson McLeod to be exceptional. I have been dealing with the Balham office for a while and found them to be incredibly friendly helpful and professional.
I found the Manager here to be particularly helpful. He really looked after us, any problems we've had have been quickly rectified.
I have read some of the other reviews on here and wanted to say something as I my experience is quite the opposite. I found them to be very honest, trustworthy and go out of their way to help.
I honestly couldn't recommend them highly enough.

My husband and I were looking for a flat to rent after I moved here from abroad. We decided it'd be best to go through an agent since we both were short on time. We saw a few properties online through AM and thought we'd give them a try. We contacted the City branch about various properties and dealt specifically with Simon. Simon was very professional and accomodating - definitely catered to our time needs, has always responded promptly to our emails, etc.
I did not know of this website before dealing with AM, and to be honest, I think a lot of the people giving 1 stars is unfair. To those people who rated AM and gave them 1 star b/c they didn't see a flat inventory, or checked out the potential flat before signing a contract - I just roll my eyes. Who signs a contract w/o seeing the flat first!?
I will recommend AM to anyone - if they want, they can message me on here and I will give them my e-mail address if they'd like to talk about the experience I have had with AM.

Having endured endless trouble with this agent (no replies to constant emails, filthy when we moved in, incomplete set of keys, rude and unprofessional staff, broken boiler etc...), we yesterday received a letter telling us our contract expires on July 26th 2010. This is incorrect - it expires Jan 27th 2011 - but we will sieze the opportunity to escape from this agency with both hands.
Having read other reviews here, I am very concerned that we will have problems getting our deposit back, as we had to throw some furniture out because it was so filthy and mouldy when we moved in. This includes mattresses, which were stained with what I can only imagine to be bodily fluids.
There is very damaged furniture we didn't throw out, as we were told that if we got rid of it we would have to replace it. This includes a mattress so old as to be dangerous.Just avoid these people at all costs.

We were messed around from start to finish when dealing with this agent, never again... I would not recommend them at all. Our list of issues included: AM trying to force us to agree to contract terms we didnt agree with, getting our names wrong on contracts, no replies to emails/chasing, rude and inexperienced staff with zero manners or common sense. Their renewal fees are huge for contracts too! They also make you pay all your commission up front if you are a landlord.

Used them in 2006 - I was very dissapointed. Some stuff e.g. Flat was nice and spaceious, was amazing and I wouldn't have went with them only for those things. Broken promises and complete tossers the lot of them.I moved in March, central heating didn't work they didn't help. Washing machine broke down and ended up with my most severe case of exzema from using the local laundromat. I unsatisfactory responses on these issues - a repair man came out after 6 months and after having taking a half day off work just confirmed it was a write off and that someone would be out soon...
Phone line was a Tiscali line, very basic stuff. The agent didn't even respond to my email querying this, so I did digging on my own. As this meant was 'another line' in the flat BT made the most of it - had to pay the same broadband bills as I would if I actually got the service (!) and they kept trying to con me into ordering a new BT line for

I have had awful experiences with Atkinson Mcleod and can echo the poor reviews posted here. Moving is stressful enough without having dis-organised agents like AM involved. Estate Agency work is fairly out of date now - as we can comprehensively view, let and sell properties online. Maybe the staff at AM are aware that they have a limited time in their chosen careerpath and as such, dont really care about the job anymore.

Atkinson Mcleod were shocking from start to finish, promises not upheld, including changing the security codes prior to move in (keyless flat), further gave out security codes to contractors - even though they didn't need them then refused to have the codes changed when we realised ~ 8 parties of contractors and estate agents plus however many viewers in 3mths that may have recorded them (needing nothing further to fully access / empty the flat) - we then changed them on advice from the police.

I have dealt with AM as agent only (no management), but this was enough to experience how unprofessional, ignorant, irresponsible, unhelpful, forgetful (especially regarding financial matters) etc. its agents are! These people are truly greatly awful at everything already listed in the posting. In addition:
1. AM is great at convincing you to make an offer on the place by promising a lot in the future. But when the future comes - nothing comes with it!

This agency is seriously horrible and inefficient. We have been waiting for them to fix things in the apartment that should have been fixed before we moved in in the first place. They never take the phone calls, pretend that they are not there if you ask for somebody specific, always make promises and never fulfill them. The Kennington office is horrible and the property management people never follow up on anything. you have to call them a hundred times before they even take action. If you can use another agent please do so! we were in a hurry and did not have the chance to do a "background check" on this agent otherwise we would not have used them based on all the horrible reviews everywhere.

I have had the fortunate experience to be both a landlord and a tenant so have experienced first hand both sides from this agent. I have a very large property portfolio and I would not use any other agent. The comment directly below regarding managers of both Balham and Kennington while is that persons opinion, I feel after my experience is that of somebody who feels a rant on a website such as this is in some way deserved for what is more than likely a situation caused by themselves.

They are the worst agents and I advise anyone never to use them. Both managers in Kennington brance and Balham branch have been absolutely dreadful to deal with. They never return phone calls and get their staff to take calls on their behalf because they can't be bothered to deal with their clients. Once they get your money they have no idea who you are, there literally are the worst agents and I strongly advise to go with any other agents but them. Even Foxtons have a bad reputation but I would turn to them over Atkinson Mcleod any day of the week after experiencing their dreadful service. I truly hope these managers are sacked and suggest if you are a landlord wanting to rent your property, avoid using them at all cost!

Have had awful experiences. The flat was not cleaned, there wasn't an inventory check in. Many areas of the flat need fixing so when we moved in what a surprise we had when cooker and lingts in the kitchen didn't work, a couple of windows also needed fixed!

I dont think I can add anything new to what have been said below. As tenants we had a very poor experience as these guys seem to think that management is about just taking your money. When we moved into the property it was a tip, these guys did not bother checking the house after previous tenants moved out. At some point as a curtsey (yep we are stupid I know) we have made a spare copy of keys for them (these guys did not have them!) now one year later they still have not repaid the money. Any problems around the house, boiler, cooker take a few weeks to resolve. Taking into account that these guys ONLY job is property management (contracts and sales are handled separately) I don't get how can the be THAT bad!

They rushed us to sign the contract and refused to send it to us after several calls to them for a whole year. We now wrote to them that we were leaving after the expiration of our contract and they just called us and told us that we signed a two-year contract (imagine!) when we knew we only signed for 12 months.
They had been very horrible right from the first day we moved in and I almost withdrew from taking the house and then we met the landlord (very lovely person), we just settled for it and it was the worst decision we've made about a house in our little lives and I tell every one that cares to listen not to have anything to do with them. They are very dubious and rude.

We have had 3 flats managed by Atkinson Mcleod for a number of years. Whilst the management has been poor for most of the time, our final straw, was when a tenant stopped paying rent and vacated the flat, Atkinson Mcleod failled to even inspect the flat( even though they were charging us for inspection, after the rent had been delayed for over 2 months, they only did so when we informed them that we would have a third part visit the flat to establish wether or not the tenant was living there.

Atkinson McLeod have repeatedly let themselves and contractors into my flat without prior notice or permission. I have returned home numerous times to find the door unlocked, and things within the flat moved.
I do not feel at ease in my own home.
When questioned on this they give lame excuses & lies about not being able to contact me to give notice even though they have two contact numbers, two email addresses plus the address.
The truth is that they are not organised enough to give notice and think it permissible to ignore the law and contract.

Have had similar experiences. The agent not getting in touch and ignoring direct questions about the state of the flat. Have told the landlord all was okay, when from our side there were still issues. The flat was not cleaned, there wasn't an inventory check in and the furniture the agent selected on behalf of the landlord was equivalient to Argos flatpack. They did not show us the flat before signing even though we requested this. We were then dropped after the signing was complete. Many areas of the flat need fixing so when we moved in what a surprise we had when curtains were missing, showers wouldn't function and toilets wouldn't flush.
Do not work with this overpriced organization.

I paid AM for a year's management and fired them after six months. I sued them to try and get my money back. I got judgment but they "forgot" to show up at the hearing, so we have to have another. Awful experience. The agent said that a holding deposit with them would be 100% refundable even if we, not the landlord, decided not to go ahead. After we all had a look it was decided that the place was not suitable, and I asked for my money back, which he said would be done in 10 working days. 1 month later I have finally received an e-mail stating that they are refusing to refund. I have no words for how disgusted I feel with them.

One slight issue: the landlord had sent Atkinson Mcleod an email, asking to inform us (the tenants) about an issue regarding the BT landline. Clinton forwarded me this message approximately 2 weeks later, leading us to have to wait over a month and a half in order to install a new landline and get internet.
I understand that forwarding this message may not have been Clinton's responsibility, and so I am giving him a high rating regardless. 1. Failure to undertake out check after first tenant left despite paying for inventory to be done.
2. Charged for repairs that were never in fact carried out.
3. Deducted money from my rental in addition to asking me to pay the same amount to them when the tenant overpaid rent.
4. A different person dealing with my flat every time I received an email.
5. Failed to ensure second tenant returned keys at conclusion.
6. Promised that flat would be cleaned at conclusion of second tenancy, but failed to deliver.
7. Failed to inspect at any stage during either tenancy.
And for all of this lack of service they charged money up front! Charging up front for management is a scam that should be outlawed.
Looking at all the great reviews, it is interesting to note they are all from tenants! So who are these guys working for? When I entered Atkinson McLeod\\\'s office I was greeted by a handsome young man with a smile, this in itself made a change from the perpetual arrogance and shocking haircuts of the numerous estate agents I encountered on my travels. It seems that the words \\\"I am about to complete on a property, and as such am looking for advice\\\" are not the best way to get the money hungry estate agents juices flowing; I was treated like a leper and my questions often fell on deaf ears. Not so with the manager at Atkinson McLeod; he went out of his way to help me, and in all my years in the property industrial I have yet to meet such a friendly, helpful and knowledge agent. He answered all my questions, and even suggested things I could do to improve my chances of a quick and profitable rental. I exited our meeting thankful that finally amongst the immeasurable useless and uninterested agents there appeared to be at least one who was willing to be of some use, and actually do his job properly. I knew immediately that I would instruct them, however I took away their contract to read through. Of course I had a few questions and again Thom was more than helpful. I signed up and Atkinson McLeod sourced me a tenant in just one day, and further more to my delight his staff follow the lead of their manager and are just as helpful and friendly, my contacts were Tom Higgs and Rebecca Gould; both of whom were lovely, and put up with my constant questions (as I said residential lettings are new to me). So Atkinson McLeod have been managing my property for three months now, and yes there have been some issues; all tenants have them, but again the team both in Canary Wharf and in the management office have been incredibly good and rectified all my issues for me. Indeed, when we were on a second visit to the property, the landlord was there and said to the agent, "see you again at 7pm". Atkinson McLeod accepted one or more secondary offers on this property and, today the refernce checks were obviously returned as satisfactory for the party with the highest offer.
We were lied to in being told that ours was the only offer to be considered and that subject to reference checks the landlord would proceed!

 - again I could probably forgive this, but having now dealt with a much more professional agent, it is a clear indication that these guys have little idea what they are doing.
This went to the landlord for consideration, on more than one occasion I was promised an update on the decision that I never received, and had to chase them. Annoying and unprofessional on their part.
Despite previously making it very clear that we had absolutely maxed out our budget with this offer, the agent pressured us in to raising it, and got us involved in bartering against supposed other offers. Embarrassing and unprofessional.
Eventually the offer was rejected by the landlord, which is obviously not the agents fault, but this was where our problems started.
The agents proved almost impossible to get hold of for the next few days whilst I made enquiries about the return of my (significant) holding deposit. In the meantime we made another offer with a different agent, which was accepted.
Due to the payments now due for that property, I urgently contacted AM to check that the deposit had been refunded. I was assured that it was being processed and would be with me in 3 working days.
When it failed to appear, I was unable to reach the agent I had dealt with, and spoke to another member of staff who assured me that the process was underway and it should be with me by the end of the day.
It was not. I then rang and left a long message with a different team member, who assured me his manager would be in touch the next day to urgently clarify the situation.
The manager never got in touch.
Over the following week, I made about a dozen phonecalls, several emails, and threatened to report them to the lettings ombudsman.
Eventually I was told that due to an internal email error, the request had not yet been processed and had now been actioned, over a week after it should have been.
I explained that I now urgently needed the money to pay a further deposit, and was told that they could not refund it any faster (basically they were not willing to pay for an instant transfer - at the time they fobbed me off with a rationale about money laundering, but I have since spoken to a very good friend who is a corporate lawyer and thoroughly familiar with the laws on money laundering, who has told me that their reasoning was a load of rubbish).
Whilst they were always polite, and pleasant enough, I don't feel that I have ever met such an unprofessional setup.
As I fairly pointed out, if I was a tenant who had paid their rent over 2 weeks late, I doubt they would be willing to let me just say "Share on your Facebook Wall"){kind=logo}
 and were severely bitten by bed bugs. While treatment commenced on Tuesday, today, a week later, there are still live bed bugs in the bed frame, mattress and bedroom floor. We have not been able to use the bedroom for 1.5 week and we may not be able to use it for another 3 weeks. We are sleeping on the floor in the living room, and have still not even received an apology from the landlady, let alone some form of compensation. The estate agents must have known about the bed bugs, as I cannot imagine that the previous tenant did not notify them of the parasitic problem. Having found the first few weeks of our flat hunting with other city-based agents immensely stressful, we were really relieved to have our tenancy processed by someone who was genuinely friendly, helpful and honest. The whole process was swift and efficient, and Rob was great at liasing with the landlady of our flat to ensure that the terms of our offer were met.  and could not tell us what came with the flat, which is basic knowledge for an agent surely. Finally got a copy of an old inventory almost 5 years old. Much of the stuff had gone (poor landlord!) and when the inventory was updated, things like stained duvets, pillows and bed linen and broken electrics that the previous tenants had dumped had been added to the new inventory. . I would if the service wasn't rubbish. Flat wasn't cleaned when we moved in, lots of fixtures and fittings didn't work either - we had no working lightfittings in our loungeroom - took seven weeks for them to fix it (not to mention a few phone calls and emails every week until they did it).
Basically the problem we had was the condition of the flat - however once we moved in they didn't want to know us - was impossible to get anything fixed and its infuriating being lied to on the phone time after time.

, we yesterday received a letter telling us our contract expires on July 26th 2010. This is incorrect - it expires Jan 27th 2011 - but we will sieze the opportunity to escape from this agency with both hands.
Having read other reviews here, I am very concerned that we will have problems getting our deposit back, as we had to throw some furniture out because it was so filthy and mouldy when we moved in. This includes mattresses, which were stained with what I can only imagine to be bodily fluids.
There is very damaged furniture we didn't throw out, as we were told that if we got rid of it we would have to replace it. This includes a mattress so old as to be dangerous.

Essentially, Atkinson Mcleod began insinuating that we had damaged various fixtures and fittings in the property, with holding our large deposit accordingly. The most frustrating thing was that we hadn't damaged anything in the flat AT ALL, had reported natural faults when they occurred (these were never even acted upon) and thoroughly cleaned the property to EXACTLY the specifications provided to us on our moving out checklist.
To cut a long story short (and believe me, it was a VERY drawn out and tiring process trying to get back our deposit money), common sense prevailed and we were reunited with the cash we had paid in good faith at the beginning of our tenancy.
Although I realise some of the blame for this situation rested with the landlord and their lack of due care and attention, Atkinson Mcleod staff were very unhelpful and unpleasant throughout. They wouldn't answer emails unless prompted to do so, they dreamt up all manner of pathetic, unprofessional excuses for delays, and generally made the entire process as difficult and long-winded as they possibly could.
I can categorically state I would NEVER want any dealings with this estate agent ever again. Awful, awful service.

Upon our arrival, the flat was in a filthy state, with dirty bathrooms, blown light bulbs and even old food left in the fridge - completely disgusting. We informed Atkinson Mcleod of this, and if they kept some of the previous tenants' deposit to pay for a professional cleaner, we never saw any evidence of a clean. So, after cleaning the flat ourselves, we requested an immediate inventory. Despite at least four or five requests, this was never forthcoming.

Extremely slow at responding, deliberate delays, very arrogant whilst being serverely incompetant.
Too many issues to list, had to go to the Ombudsman for assistance.
On move out they deliberately gave a bad reference to try and cause problems in obtaining a new flat (!), they subsequently had to retract due to having absolutely zero grounds for giving bad reference. They threatened, on several occassions, to keep some or all of the deposit if they couldn't find new tennants (!), again having to subsequently retract as they do not have the rights to do such a thing.
In all they are extremely disorganised, very rude, spend more time, money and resource causing problems rather then applying swift solutions, they are still afloat purely by ripping people off as their infrastructure relating to organisational and profit productive skills is bleeding chips hand over fist.
AVOID AVOID AVOID - these people are very small minded and lack basic common sense, they suffer from the illusion that they are competant. I seriously doubt they could manage an empty shed without issue.
The sooner this cowboy outfit is closed down the better.

. I have never once had a bad survey back and I have had over well over 70 property transactions with these agents.
As a landlord I am realistic, something which most, unless doing this as a profession are not. I appreciate that markets increase and decrease. I have had rental figures lower than expected and higher. As a landlord I was kept regularly updated as to what would be achieved, what would be required in the way of works and what I was expected to do at each step of the way.
I personally do not agree with these review sites, I believe they give people with no real concept of the situations they have caused a voice that they do not deserve but after reading some of the rants on here I felt it pertinent to defend an organisation that has done nothing but be a help to me and my property portfolio.

 we have made a spare copy of keys for them (these guys did not have them!) now one year later they still have not repaid the money. Any problems around the house, boiler, cooker take a few weeks to resolve.  when we knew we only signed for 12 months and that was when they decided to send us a copy of the contract showing 12 months but the date in number was written for two years. When we took it to our council to complain, the lady we saw told us that it seemed the number date was actually tampered with to look as if we signed for two years. They rushed us to sign the contract and refused to send it to us after several calls to them for a whole year. We now wrote to them that we were leaving after the expiration of our contract and they just called us and told us that we signed a two-year contract (imagine!) when we knew we only signed for 12 months.
