Atkinson McLeod have repeatedly let themselves and contractors into my flat without prior notice or permission. I have returned home numerous times to find the door unlocked, and things within the flat moved.
I do not feel at ease in my own home.
When questioned on this they give lame excuses & lies about not being able to contact me to give notice even though they have two contact numbers, two email addresses plus the address.
The truth is that they are not organised enough to give notice and think it permissible to ignore the law and contract.

I have never experinced such a bad experience as this, I vacated the property 7 weeks ago and have had none of my deposit back at all, not a penny.
Just a lot of lame excuses and lies and emails unaswered as astandard, when we are talking about £2,500 this isnt on.

I would never recommend Atkinson Mcleod to anyone. They are unprofessional and slow. It takes them 2 months to do repairs.

Having had the property valued at what I insisted be a "realistic" weekly rental in the current market, the property lay dormant for 3 months during which time they dropped the asking price three times and achieved only two offers. I accepted the final offer at £50 below asking (itself £55 below their original estimate) and was lied to about check-in and check-out and basically just wanted to get their money. Once they did, they stoped responding to calls and email.
Having read through these reviews, I see my experience is endemic. Outside of their fee, they have cost me hundreds of pounds. I'm hoping I have the small claims court channel open to me.

Have had similar experiences. The agent not getting in touch and ignoring direct questions about the state of the flat. Have told the landlord all was okay, when from our side there were still issues. The flat was not cleaned, there wasn't an inventory check in and the furniture the agent selected on behalf of the landlord was equivalient to Argos flatpack. They did not show us the flat before signing even though we requested this. We were then dropped after the signing was complete. Many areas of the flat need fixing so when we moved in what a surprise we had when curtains were missing, showers wouldn't function and toilets wouldn't flush.
Do not work with this overpriced organization.

I paid AM for a year's management and fired them after six months. I sued them to try and get my money back. I got judgment but they "forgot" to show up at the hearing, so we have to have another. Would anyone be willing to give me a statement about their experiences with AM that I can present in Court to show a pattern of behaviour?

Awful experience. The agent flat out lied that a holding deposit with them would be 100% refundable even if WE, not the landlord, decided not to go ahead. After we had all had a look it was decided that the place was not suitable, and I asked for my money back, which he said would be done in 10 working days. 1 month later I have finally received an e-mail stating that they are refusing to refund. I have no words for how disgusted I feel with them.

Atkinson McLeod have (mis-) managed my property for 3 years. I will certainly not be renewing my contract with them.
Impossibly slow, unprofessional, incompetent and overpriced. Formal complaints have gone unanswered.

They are expensive, pushy and completely ignore you once you have signed a contract - which we still have not received after living in the property for over three months. We also had to deal with four different negotiators which complicated the process immensely. I would definitely not use them again.

Awful. Do nor use. They upped the rent after I had paid the deposit. The management team are incompetent and have broken the terms of the tenancy agreement on more than one occasion. I was given false information about the apartment prior to moving in to ensure a quick let for them.

be very carefull, its almost 2 months that we have vacated the property and still no deposit, £1500 is no laughing matter , they just keep stalling .
well we should have known 2 weeks without hot water in the start of contract please beware to not end up like us poor tenants that just wants our deposit back..

Be very careful with them, they will demand more money after you put down holding deposit and before signing the contract. They also refuse to let you to have a look at the property before moving in.

Hi there. Very sorry to hear about your awful experience also. As far as a statement of my experiences goes, I can provide the following from a tenants perspective. HUGELY POOR. In a nut shell, we were duped into believing that our stipulations had been met, that everything was in order following the departure of the previous tenants and we were all set to move in. Before I go on to explain the state of things which greeted us, I must tell you that despite countless efforts to contact our agent; e-mails, phone calls etc, they repeatedly failed to get back to us, preferring to leave communication flow to the very latest opportunity - perhaps a plow to remove your ability to question/challenge.
The property was horrendous, rubbish and litter everywhere, blinds handing off the wall, light fittings dangling from the ceiling and a toilet that not only wouldn't flush, but that had no lid. Arguably these elements are the responsibility of the landlord to rectify, and we understand this. Our issue is that we were told, face-to-face when signing the contract that all of these issues were rectified. They lie through their teeth just to get pen to paper which is hugely misleading and negligent. Further still, they had actually failed to get previous landlord references for us. I can't imagine this would be the sort of malpractice a paying landlord would expect from their agency.
I hope this doesn't just come across as the rant it feels like and perhaps proves useful in your quest to bring these useless plonkers to justice.
