Even though, when me and my girlfriend asked to view the property we specifically said that we would need to stay there for at least a year and a half, due to her academic responsibilities, they are now kicking us out. I noticed on the contract it mentioned a 4 month contract and I questioned this saying that I would need it for a lot longer the sales man told me that it was a minimum of 4 months and that we would be free to move out at a months notice after those 4 months had been done, which was clearly an absolute lie. I was not told at the point of signing the contract that I was only in the house for 4 months or that the house was due to be a student house at the coming of the next academic year, I wouldn't have moved in if this was the case.

These estate agents, though projecting a good image onto the market, are all about the image and nothing about the service. Quick to take the money, not so quick to do anything else. I will give my experience below, but as short summary as estate agents, they know little of the properties they are told to manage, appear to cut every corner possible in furnishing and managing the property. They are difficult to get a response out of, even if it is urgent, with their customer service in need of serious improvement as well as the communication between their different offices being equally poor.... Avoid this agency if you possibly can! They were completely disorganised, sometimes turning up late for house viewings and other times not at all, and the information they gave us at meetings never corresponded with their website. Finally after weeks of messing about we put a holding deposit on a house - only to find out over a month later (because we happened to speak to the current tenants) that the house wasn't even available and they weren't moving out! Adams had completely messed up their info and were about to get us to sign contracts for this place! Eventually got our money back and have never set foot in the office since.

GROSSLY INCOMPENTENT.
I moved out of my house share today, handed back my keys when they opened, left some forwarding contact info and drove to my new address. I then had calls from the landlord saying Adams estates had not passed on my rent cheques for the past month, I spoke to them and they had LOST it. Not only that but they attempted to get me to pay for TWO months rent instead.I managed to sort the problem one on one with the landlord only to get a call a few hours later from Adams accusing me of not handing in my keys (which I had done a few hours before). They had lost those too. Awful and rude customer service without a clue what they are doing.
DO NOT USE ADAMS ESTATES.

Very happy with my dealings with Adams, used them for renting out student houses when in both my second and third year, they managed to sort out a house for us in the second year with 6dbl rooms! No issues in getting deposits back

Firstly put up 'to let' signs over the Christmas holidays stating that it was a 'student house'. Advert for burglary?! Begrudgingly took it down when we demanded action. Would not give my parents receipts for deposit/ rent paid until pestered. The biggest problem was in getting our deposit back. They offered nothing, but waited until we contacted them. I phoned every day for a week and both KHALIL and DANIEL were always out when I asked, or not the right person, blah blah blah. Some spurious excuse about a hoover going missng (never in the property, not in inventory), was used as an excuse. Only when I told them I worked with housing solicitors was any resolution acheived (money was sent back straight away after that!). Landlord was rude and useless, but I suppose estate agents are not to blame for this. Constant mold, told to wash it ourselves (the norm for student houses?!). Landlord told us we were cooking/washing too often...
Would NEVER recommend, especially to students (expect mold and a fight for your deposit!)

I think it's safe to say all letting agents are useless, but these ones stood out from the useless bunch. After taking our deposit on a place they realised it had already been let. Although it was promptly returned, this was obviously a massive inconvenience. When we were subsequently looking at other places, they were apparently unable to give us any reduction in their fees to reflect this, needless to say we didn't let with them in the end.

Tazeem was very thorough whenever I had dealings with him. When asked to fix any problems he dealt with them efficiently and quickly. He was very helpful and friendly at all times.

Adam's Estates provided a very good and efficient service, for first time tenants. Would highly recommend them to other students looking to move into houses.

Overall services were very good. I have given an overall rating of 'good' because we were not given adequate prior warning when there were viewings for our current property, which is detailed in our contract, and there was a mishap where we put a holding fee down on a beautiful house but were unhappy to hear that the property had been given away to other tenants anyway. Other than these, Adams has been very flexible and helpful while searching for our new house.

I have been renting with these agents for coming up 2 years now and absolutely cannot wait to leave them...
i started out 2 years ago when they put me in a huge 3 bedroom house that did not have 1 tiny piece of insulation in it which i was assured it had, my gas bill after 5 months became £700 wih only me and 1 tiny newborn, i later found out the house wasnt insulated and that was why - left me out of pocket... i was also left without a working oven for almost an entire year because they couldnt be bothered to sort it out.... i had mould all through the house within 2 weeks of moving in -... This was the second time I had used this estate agents as a student (before they set up student pads)
The first experience we had which was poor they did manage to sort out, but not after having seven families in there office threatening to sue them.
When we moved in we were assured that the few issues we had with it (broken fuse for the cooker, broken tiles in the entrance way) would be sorted, within a week or two. Needless to say after 6 months it hadn't been fixed.
On top of that two of the previous tennants had not moved out before we were moving in, and one of them had her... (read more)

I took a property with these guys not long ago. All I can say is thank god I have left now.
I had signed up for 6 month tenancy in a property near to the university. When I moved in the property was absolutely sick!!! It had rubbish all over the place, rat droppings in the kitchen, bathtub was mouldy - all things that were not there when my friends and I had looked first time around. Anyway the guys assured me that they would get it cleaned and as we were not moving in for a week it would be okay.

. This again had to be corrected, only for the original inventory to come back to us when we renewed the contract. They also didn\'t know which gas box was connected to the property.
They are meant to manage the property, but all the faults we have had have simply led to Adams ringing the landlord and then the landlord coming to fix it. In order to get an action out of them, I recommend visiting their office once a day until something comes of it.
They are also prone to spelling mistakes leading to emails never being received, their quarterly inspections occur once a year, with them forgetting to send the notification when it does occur and then informing you that they posted it through your letterbox, only to be told by another member of staff it was sent as an email to an incorrect address.
Their admin fees are £50 per person for students, and these have to be paid even if the contract is simply being continued for another year and they cannot simply transfer your details across to another one of their properties, it all has to be done again, even if you stay with the same landlord.

The fridge broke down within the first month, and it took the landlord two weeks to come around and look at it
The water stopped working and we were told to "go around the corner and ask the pulmber who lived art number XX to have a look" which we did, needless to say that was another two weeks before anyone actually bothere to look at it
We alerted them to a mould issue (Both landlord and letting agent) and we were told just to wipe it away with our hands.
Due to all the tennenta at the time being students we all had individual contents insurance, which involved having locks on the rooms. We asked on the moving in day both the letting agents and the landlords rep, if we could use padlocks. We were told this was fine, yet less than three months later we were complained at for this, and told that we could not have locks as they then couldn't not get into our rooms.
It didn't help that the landlords sun used to come around fairly often and basically say it's was the job of the two female tennants to do the house work and keep the property clean for the men.
This did result in both of the female tennants having a harrisment claim with the poilce, and when this was mentioned to the agents, they sided with the landlord.

100% agree with this person....i have used these agents twice - was left with out an oven for almost 1 year, my house had no insulation and was charged a massive bill of over 700 pounds for just 6 months, had broken decking in the garden and i can name at least 20 more things wrong with this house, they eventually moved me to an even worse place and it is so badly covered in mould that i may have to sue them for making my chiuldren ill and giving me a lecture on chemistry when infact i have a chemistry degree, that shocked them!! lol, i have now had no tv for 8 months with 2 babies and they will still not do anything about it, wished i had never even met these horrible, money scamming ppl. i have now been evicted because i have complained so much.... i have 9 days to leave and no where to go with 2 babies 1 and 9 months, discusting behaviour and extremely unprofessional - do not use!!
 and moved our stuff in.
About a week later my girlfriend was visiting and went into the kitchen cabinet only to have the whole thing come off the wall and hit her in the neck/shoulder.
We informed the agents immediately and one came over in about 3 hours of it happening. Instead of ask how she was he said it was our fault and when I confronted him he wuickly changed his story and said that the landlady knew about the problems and that we should sue her!!!
Now this is a small fragile lady of about 55yrs old!! He continued to say that if we did everything he said we could make some quick cash and all he wants is a bit in return!!
As you can understand we gave the keys back and have spent all this time fighting for our deposit!!
