    IF YOU READ THIS - THINK TWICE BEFORE LETTING FROM ACORN!
    Even if you love the Property, Its probably just not worth it.

    The staff are Lazy, Rude and ignore your requests over and over and over and over.....
    I find myself constantly chasing these 'AGENTS' when i need assistance in my property. They are TERRIBLE!

    I have waited Months and Months for maintenance work and getting them to do anything is a total nightmare! after chasing them time and time and time again! I have come to a point where i email them 3 or 4 times with no response. They don't call you back if you leave a message and are frankly quite rude on the phone - no customer service skills!


    MOVING IN WAS A NIGHTMARE - They didn't have keys cut, they tried to charge us extra to move the payment day, they hadn't done any of the work which was promised by the 'SALES' team.. they will tell you anything to sign a contract then ignore you as soon after.

    SERIOUSLY its not worth it - imagine having no running water for 6 weeks and a bed without a mattress for 8 Weeks - THIS IS HOW BAD THEY ARE!

    Do not use this absolutely sham of a business.

    I moved into my property at the end of 2009 and right from the word go, it was a shambles. First of all, we were told we HAD to move in by October 31st. I had concerns as I am not paid until the last day of the month and thus wanted to have a contract starting on the 1st of the month so that I could be sure my rent would be paid to my landlord in time - for a standing order to come out of the account, the money must be there the day before.     The staff through to the contractors do not have faith in the product they are meant to be representing. No good can come from this. I have seen the working conditions of the staff in head office and they are horrific. The staff are overworked, underpaid and completely demotivated. I will never be using them to manage my property again.

    I completely sympathise with the property managers. I know it is not their fault. How can anyone person physically manage 500+ properties and be expected to do a sufficient job never mind a good one??? In my opinion a restructuring of the spine of this business needs to take place and more rewards put in place to keep the staff happy and motivated. This is the only way they can keep staff and provide the services they rob our fees for.

    I hope their Directors step out from the shadows and take note before its too late... Otherwise they should rename themselves from Acorn Group to A CON GROUP!!!

    Never, ever entrust your property to these bunch of rogues! They do nothing but ignore requests. My property has been left in complete disrepair because of poor property management and I have had to pay out ££££ to get the property back in a "liveable" condition.

    I was living overseas and expected them to manage it, but all they are interested in is taking money from tenants and pocketing it themselves.

    I am now managing my own property.

    Please, I beg you not to pay their management fees.

    I worked in the property maintenance section customer service is not their strong point. I was always getting told off for spending to much time talking to one customer (I was trying to resolve issues tenants/landlords had).they have a very very high staff turnover staff are overworked and only receive half hour lunch which is short considering the excessive calls received.

    Property management suggests that a property is managed. Acorn do nothing but ignore emails and phone calls and do everything in their power to avoid representing the best interests of the property occupants, seeming to prefer to do their best to avoid any and all costs to their partner company, Skillcrown, who build the properties they manage.

    They have managed to ignore leaky roofs, lift telephones that don't work, insecure locks, to name just a few of the issues that they have dealt with as if they were of no importance whatsoever to them.

    Do not, on any account, allow them to manage a property that you own.

    Bad lettings management service -ever changing property managers, no continuity. Failed to conduct 6 monthly inspection on time . When eventually did, 3 months late, the report was written in such bad english with bad grammar that it was unclear as to whether there was a leak in the flat or not.

    Agressive attitude when challenged. Did nothing for their high percentage cut.

    Acorn is by far the worst letting agent I have ever dealt with. I had been looking for a one bedroom flat to rent in southeast London and registered with Acorn. I was quickly contacted by agents from three different branches, which I thought was a good sign. They called me, made me repeat everything that I had already filled out on my initial contact form, and then emailed me some properties that I'd already seen on their website and that weren't what I'd just told them I was looking for.     I would not recommend to anyone the service from Lewisham Acorn Managed Let Services l have no confidence in this service . This agent correspondence frequently when they want money otherwise they promise to return calls but never do. . This agent has failed to act in my best interest with dealing with my property. The quality and effectiveness of the service has been extremely poor. Each time I called in order to gain some sense of what has happened to my property I have to repeat myself and re-lay information. My property manager never seemed to have a record of our previous contacts and worryingly does on follow up agreed actions;
    I have raised my concerns with the branch manager and surprisingly because of this, she has not responded to my emails or calls- same ethos filtered through to the rest of the staff.
    There is an expectation from the agent the property owner should not ask questions.
    Extremely disappointed I now have a court action in progress due to the poor management of my property.

    I was totally disgusted by Acorn's attitude towards me as a tenant - they were slow in communicating repairs e.g. hole in my kitchen floor, ceiling below collapsed, bathroom ceiling came apart and these where the people trying to blame it on the landlord. I had to call the police on a guy named Max in customer service there as I was getting calls practically everyday for viewings and thats when the phones stopped. They told the land lord I had already moved out with no consideration for me as a tenant when the landlord's handy man was unaware I was still in my studio flat when he stuck the keys in my door.

    They are worse than horrible Acorn and I have only recently made peace with the land lord when Acorn lied and blamed everything on him to me and to the landlord blamed all problems on me. I would never use them again and would recommend that no one uses them ever ever again! They even stuck a normal section 21 housing repossession on the main communal door, leading up from the high street with my all my data and for all to see.

    To be fair they found me a tenant very quickly- albeit at a lower rent than I would have liked. However I later discovered that they had failed to let another agent I had instructed share the key for viewings etc as I had requested.

    Both my tenant and I found them extremely disorganised and had to call to ask for documentation etc that we needed at all stages, unless it involved Acorn taking money.

    I used their finders fee service and a year later they got in touch saying that I had to pay them hundreds more pounds ( In fact I think it was a thousand more for one option- either way it was what I had originally paid as a fee and what you would expect to be a one off) if the same tenant was remaining, even if we were letting the contract roll over. They said I\'d signed something agreeing to that, but luckily I have a lawyer in the family who said they couldn\'t do that and send a letter to them and they haven\'t pursued it. Beware! They also charged the tenant to renew (£60-70 ish I think).

    We had nothing but problems from the start with Acorn. The girls at the local branch were fine, but any dealings with head office such as when the fridge broke down took weeks of us contacting them again and again to try and resolve the problem. Each time we called we had to repeat ourselves and re-lay the information as they never seemed to have a record of our previous contacts.

    On moving out of our property they were supposed to re-pay our deposit within 10 working days and inform us of any deductions they wished to make. 7 weeks on we have still not received our deposit back nor have they listed any deductions despite us contacting them on a weekly basis.Every time we contact them regarding this they seem to have an 'I don't give a S**t' attitude. We have now had to get the TDS involved. A stress which should never have happened.

    Never let from this company!!!

    I feel that they've disregarded their contract - Contract stated that the deposit should be returned if, after 10 working days the Agent/Member (ie the holder of the deposit in the eyes of TDS) hadn't informed the tenant of the intention to withold any amount from the deposit. I wasn't informed, was given a great deal of run around and am still waiting - 3 weeks on. Losing sleep and exceedingly stressed.

    Funnily enough it is the Agent who benefits from interest on the deposit all the while they hold it... can't imagine why they're not motivated to give it back, eh?

    Terribly horrid service by all. Our boiler broke and we called the agency a number of times to get it fixed. Lived with no hot water or heating for 1 month.
    Only interested in taking money, and will only ring when there was problem with rent (which we ensured was paid on time.)
    Terrible customer service.
    Asked for a number of other things to be fixed in the flat and was either promised someone would call (which never happened) or was put on hold for an eternity until we hung up.
    Absolute disgrace.

    I think Acorn is not worthy to have a star..... thank go we didn't rent the property. We had let agreed based on few conditions that property should be cleaned thoroughly and if possible replace bathroom unit. Landlord didn't agree to it but promised the property is cleaned. We didn't have any other options than this house. We agreed to it and the tenants moved out a week later and when we called for 2nd viewing to check if it's all fine.     Eventually found me some tennants - claimed they had checked them for references - now have tennants on long term lease - should be 3 people but at my last visit there were 9, umpteen complaints from neighbours about parties and urinating in the front garden and now I think they are dealing drugs!! Can't believe proper checks were carried out.

    Recently moved into a rented property let by ACORN lettings in south-east London. I paid all my fees up-front, provided all the necessary paperwork, i.e., references, statements and such like.

    However, what was to be a new beginning in my new home quickly became a living nightmare. The radiators stopped working, the water pressure in the flat caused the taps to spit water in torrid bursts and when it rained, water would seep into the living room in rivulets to create a small-sized lake at the entrance to the living room.

    Despite all my attempts to get the property manager to do anything about it, I have come against a brick wall of inactivity and prevarication of all the issues mentioned above. They were only too happy to take my money at the start and with the busy nature of my job, I just haven't got the time to chase them around.

    Acorn are tragically terrible. They appear to be proactive and accommodating when you're looking for a house but as soon as you're signed up and you need help or support they never answer the phone. If something has broken down or is flooding etc you'd better be good at DIY because they take forever to get things fixed for you.

    Their administration is awful and considering the extortionate charges they charge, you would expect them to be able to at least provide this kind of support well. They also try and force you to sign up to a specific energy provider called Sparks Energy which is an over priced energy provider that everyone should steer clear of and they want to charge you

    I'm currently renting my flat with Acorn, thank god it's coming to the end of the lease, I can't wait to leave them as they've been horrendous. I'd never recommend Acorn to anyone else, the service has been beyond terrible.

    I have been trying to sell my house through these guys for the past 6 weeks. I initially went with them - ahead of 3 other agents who provided valuations - as I was impressed by the agent who came round. Had good local market knowledge and was passionate.

    Since then, I have heard nothing. They have been round once (leaving my door unlocked) and continually not replied to emails and messages left.

    I will changing agents this week.

    Any good business depends on a good admin framework and genuine desire to do the job properly. Acorn clearly have neither.

    We were served notice by our landlord almost 3 months ago and Acorn came in to sell the flat.

    - Visited by an agent to photograph & draw floorplan. Subsequent floorplan was hilariously inaccurate - rooms had been magic'd into different locations.

    - We the tenants received numerous phonecalls from them, when they thought they were calling a prospective buyer. Clearly they can't even maintain an address book or property database.

    My initial contact with Acorn was August last year when I needed to find a new one-bed flat for myself only. I gave them my specification with particular emphasis that I wanted a long-term contract, min 3 years. No problem they said. I viewed a nice flat and agreed to take it.     Just completely and utterly awful in a nutshell.. Fantastic at finding as somewhere to live and taking our money but now its time for us to leave they're arranging viewings at all different times of the day and even on a friday night at 7pm! When questioned they become rude and aggressive and demand keys to let themselves in when I stated I wasn't too comfortable with this as we were still paying tenants she stated I'll talk to the landlord then and get them cut anyway.

    So rude.

    Their attitude is very good and act professionally and promptly. The agent we deal with is experienced and understand our goal well. She managed to acquire the price for seller to put the property off market and we match the offer and secure the offer! The agent website also updated immediately once the property is under offer.

    They did not check properly on the references and we found ourselves with a drug addict, noisy tenant who has become impossible to evict. And Acorn does not care nor worry about this as this is not their problem - they did what they were paid for- now is this what customer service is all about.

    I have rented through Acorn on three occasions over the past few years. The first was fine and they were the managing agent and promptly handled the repairs that were required.

    On the 2nd occasion, they found a house for me and three friends. Unfortunately, they were not involved in the management of the rental and we had to deal directly with a very aggressive, unhelpful and money-grabbing landlady.

    My husband and I currently have a rental that was arranged through Acorn but isn't managed by them. They seem to have got less competent in the intervening years and, as others have reported, we had to deal with the head office which didn't draw up the paperwork correctly. They also tried to charged us for drawing up the next year's tenancy agreement, even though they were simply paid by our landlady to find tenants for her. We made it clear they would not be getting more money from us for nothing.

    Am less impressed than on previous occasions, but I reverted to them after a very poor experience with Jones & Virdi of Crofton Park.

    I agree with others' comments. Excellent and v friendly at finding a property, and, in fact, when dealing with us when they were re-letting the property. I would rate their letting agents as excellent.

    But that's where it ends - their communication between branches and management is appalling, they have lost personal details of our, constantly change their contact names soo we have no idea to speak to, took months to deal with out kitchen ceiling when it fell down and are hopeless at understanding any situation that does not tick one of their boxes. Rubbish

    They wer excellent at finding a property, but all they wanted was a quick let. Their after care was disgraceful. I went to the branch I originally signed up to to get my keys and they said I had to go to the head office, which was 45 mins away from the branch. They then lost my bank details, so the landlord did not get the first months rent on time. They also asked for an extra

    I have had very bad experience with Acorn Group Estate Agents when I wanted to buy a house in Lee Green , London. Once I had put in an offer, they kept me in complete dark about the transaction and did not manage to get a appointment with the vendors to discuss some aspects of the property.
