    As a landlord, i would advise you not to use this company in any capacity. From day one, they have been nothing but a burden to me. On the day they moved tenants into my property, they lost the keys, and broke the gas tap. For the the next three years i had to call up pretty much every single month to ask for the rent to be paid into my account. This is the job i pay them to do. Another job i pay them to do, is to check my property every 6 months. my property went unchecked for almost 2 years. Finally, when the tenants moved out, they lost the keys again. In case this hasnt been made clear enough, avoid this company like the plague. You have been warned.

    My agent was Kathleen Milne at Acorn who was always professional, courteous and responsive to enquiries and above all dealt promptly with any queries that I had, which is a rare commodity these days. My checkout from the property was seamless and my deposit was returned in a very timely manner. I cannot rate the service highly enough and I may well be back in London in the near future so will certainly be contacting Kathleen at Acorn to locate me another property. First Class!

    Our experience of Acorn has been absolutely terrible from the beginning. It started with turning up at the property twice for viewings and the tenant wasn't expecting us (Acorn had confused the the day in the text message the first time). Acorn would "lose" documents that we emailed over, claiming they never received them. Generally no acknowledgement of emails, I had to request that the acknowledge my emails. Communication was terrible.

    On day of moving in there was no Gas Certificate so instead of moving in at midday it was gone 6pm before we collected the keys. Acorn delayed... (read more)

    I have rented properties via lettings agents for many years. This is my first time with ACORN, and this has been my WORST experience ever. They have been very inefficient in dealing with a rental application- after promising a fast and efficient service (and happily taking £350 pounds, non-refundable , from me).

    I've been told by my handling agent that my application is NOT a priority as they have other tenants they need to move in ( even though we made the offer on the property THREE weeks ago). I complained that while they pushed me to bring forward my moving in date, they have still... (read more)

    My wife and I are just glad with what we have got as service from the Staff member Christine Delahunty. I can't tell about Acorn but this woman was fantastic in delevering the service that has helped us a lot. From the beginning to the end, it was ofcourse a journey to hunt the dream house in London. Luckily we've got it. I don't know whether it was the fact the we've paid the rent upfront but I have personally got more than I expected.

    I am very glad with Christine Delahunty since she helped me a lot from the day we were in contact and the day she handed me the keys. She came along in the night after her office hours to make me check in. What was touching was the fact that her small dauughter was waiting alone in the car. So thanks you a lot Mrs. Christine Delahunty. We were glad to do business with you.

    I have no experience of letting and after my baby was born I decided to let out my flat. Unfortunatly my tennant turned out to be a disaster who damaged the property, sub let and caused a general nusience to my neighbours. I have found Gemma to be professional. easy to talk to and I now have been compensated for my losses without it having to go through dispute. She is a credit to Acorn.

    Accorn was very effcient at letting my property. However I enountered a few issues in the management of the property. Issues were gaps in the communication, high turnover of property managers (had 4 in 1 year!) and slow turn around. But I have to say that at the end the job was done, it just took too much effort from my end to get there. My current property manager is much better than previous one I just hope I will keep her a little while longer!

    I am delighted to inform that after a long disappointing experience with the previous agents managing my property finally the present property manager (Ms Katie McGill) had responded to my inquiries with diligence and pleasantly. To retain clients at Acorn this way of treatment should be encouraged and rewarded. Although it is perhaps too early to assess her performance but I am hoping with your appropriate actions this could be an example to all others.

    I have dealt with both Kathleen and Karl as both landlord and tenant.
    They have always been polite and professional, naturally I am very worried person but my fears were dealt with impeccably.
    I have used agents before and not had a bad experience but what I can say is I have dealt with this dynamic duo and they set themselves apart from anyone else in SE15.
    I recently rented a property with Karl and dealt with Kathleen at head office for both my property and the one I rent. I must say I have a different outlook on estate agents/people after this experience. Well done Karl and Kathleen you make your company proud. Please ensure you keep up the good work.

    I have found Kathleen to be professional, attentive and helpful in her work and have been able to rely upon her to assist with the regular tasks (such as property maintenance, finding and appointing contractors to complete agreed work, finding and vetting new tenants, regulatory compliance such as 'Gas Safety Certification', regular property reviews, etc.) as well as other tasks such as liaising with my accountants and the rather unpleasant tasks associated with the eviction process, up to and including bailiffs and assisting with communication with solicitors.

    We have been dealing with Gemma for some time now as our Property Manager and has found her to be very prompt in comming back with solutions to various our queries, etc. This was very evident during the recent change of tenancy where she handled it very efficiently. We had problems with the old tenant concerning the state of the property & this matter was resolved by her very well.
    On the whole we are very satisfied with her knowledge of the business and can recommend her without any hesitation.

    I've been in the property for a few months now and anything that has needed doing has been dealt with promptly and courteously by Michelle. When the drain was blocked outside and the front garden was being flooded with foul smelling water she got Thames Water round the same day.
    She has also got back to me whenever there's been an issue and has always been extremely professional, so thanks Michelle!

    I rented a property from Acorn recently. It is the first property that I have rented and I must say that I was extremely happy with the service that I received. Michelle Palmer dealt with me and she phoned or emailed me regularly informing me on what was happening with the property and also when I would be able to pick up the keys. I have left that property now and I have experienced the same helpfullness on leaving. I would not hesitate at all when it comes to renting another property with Acorn.     We have found Kathleen, quick to respond to any issues raised by the tenants and they have been dealt with efficiently. We had one occasion when we would have preferred more feedback on how the situation was being dealt with, but found out afterwards it was in hand, but we just weren't being informed.     We have been using Acorn as a letting Agent for 10 months as a landlord with a single property in the London area. A tenant was found very quickly, and passed all the tests well. So far, touch wood, that tenant has been very satisfactory, and paid the rent on time. We were allocated Kathleen Milne as our single point of agency contact, and we deal with everything through her. She is quick efficient, polite and we are very satisfied with the service she gives us. Having a single point of contact to deal with is very important, and not common with other agents in our experience. Statements of account come by email every month within a few days of the rent being paid, and the money goes into our account a few days later. The 6 month inspection was thorough, professional and the report well presented with many photographs. In our experience, the quality of service will depend on the person giving it, rather than the Agency as a whole, so experiences of other clients may vary according to who is dealing with their account.

    I found the service i received from Acorn to range from good to bad.

    Part of the reason i went with Acorn was because i was promised a 'guarenteed rent' offer if i joined with them by a certain date, however i later discoved this was not the case and i did not receive this offer at all, seems i was just told this to make me sign with them,

    Good points - When a problem has arised with my property the agent has quickly helped me resolve, they also seem to have a good relationship with the tenant.

    Bad points - when the rent has been late they dont seem to want to know, i am the one who has noticed that it is late and i seemed to be the one doing all the chasing, i wouldn't expect this on a fully managed property.


    Overall i would say 6-7 out of 10

    Acorn have been managing my property for 5 years. Since Kathleen Milne took over my property I have found her to be efficient sending all paper work to me when requested. Always responds to emails. Always up dates me when rent has been recieved. This is something that never happened in the past. But I know feel that my property is in capable hands.
    I will continue using acorn as long as Kath will be looking after my property.

    I found all the agents at the Rushey Green office (and Lewisham where I belieive Ms. Milne is based) to be professional, courteous and generally a pleasure to deal with. All my queries were answered promptly-and via email, which I'd specified as it is diffcult for me to take personal calls during office hours. I really appreciate that as I'd told agents from other letting companies to please contact me via emaila nd tehy still rung my mobile! Acorn are also the property managers of the building my rental unit is in-I've just moved in, so as yet unable to comment on the property management services, but as a letting agent, I couldn't be more pleased with the level of customer service provided.

    Since signing the property to the management of Acorn a number of years ago, I have been very satisfied with the service provided by Acorn Management Services. The only down point I must add is on a number of occasions having to contact Acorn for late payments, however I must add that once contact was made there was a concerted effort to resolve. Overall a good service.

    Acorn are the worst estate agents around. They do not respond to maintenance issues, they did not meet the conditions of our offer when we moved in - it took months for us to get the property to a professionally clean standard. We were told our flat had gas central heating on the viewing then we move in to find the whole flat is electric. They fob you off when they don't want to speak to you and treat you like idiots. Do not rent through them at all.

    We have had a very difficult relationship with Acorn since letting our property through them. The first tenant would not leave after rent arrears and threatend violence when confronted but eventually left , the second tenants were ok but we needed to spend over £4000.00 on redecoration and refurbishment when they left. the latest tenant has been a nightmare where the rent situation got so bad court proceedings were looming and eviction paperwork delivered but the situation has since improved with the appointment of a new manager called Katherine who has been extremely efficient and sorted out all the problems within 48 hours. kathleen Milne has always been our first contact and through all situations she has been polite and as helpful as possible dealing with problems out of her control.
    We feel that better vetting of prospective tenants would solve many of the issues we have had and would prevent the hours of phone calls that we have had to make since letting through Acorn.

    Wow what a difference in Acorn this year! There have been many trials and tribulations during my the past 11 years. My point of contact has always been via Peckham Rye Branch. So, you can imagine I have dealt with many agents during this time. I am very pleased to say that Karl Thomas has without any doubt been the most helpful and professional, even persuading me this year to opt for a trial period of having my property managed. So we will see how that goes! He has gone the extra mile, he an absolute professional, crosses the eyes and dots the T's!! My only concern now is that he will move on because he clearly is destined for bigger things in his career. Head office also seems to have improved with regards to the paperwork too. My suggestion would be to have Karl head up a training programme within the group.

    So well done Acorn... finally!

    I have rented from Acorn for 18 months and initially had a few teething problems and some of the office staff appeared to be a bit "offish", however I more recently have had to contact Acorn on a couple of occasions and had no problems at all. Kathleen has been always able to assist, pleasent and polite and always returns calls. Based just on Kathleens performance (Oh and the girls who have taken my calls too!) I feel that they have come on leaps and bounds and I am more than happy to reccomend them as a letting agent. Great service!

    My dealings with Acorn span accross 10 years, I can honestly say with conviction that they have always been polite, professional and honest with all communications.
    They also tend to move agents around on a regular basis, not sure if this is a good thing as one tends to build up a good relationship with your agent, however i can understand that sometimes this is a move up the step ladder.
    My previous agent katie was excellent, however her replacement Amy Sands fills her shoes admirably.
    Amy is professional, communicates by telephone and email when required, and has been extremely helpful in dealing with issue, or repairs that require attention at home.
    Nothing is a problem for her, and she will go out of her way, and sometimes beyond her working hours to help where possible.
    After reading all the bad remarks, i felt that i needed to put my point of view forward also.

    Acorn seem to be the same as most agents. The quality of service is related to not only the competence of current staff and to the relationship between Landlord and Agent. I prefer to agree with any Agent to have a sole person responsible to act on my behalf and to act as liaison with myself. This system works well once both myself and the representative get to know each other. On the whole I prefer smaller Agencies as their livelihood is closer bound to working well with you and the tenants. Acorn do an okay job.

    Kimberly dealt with all issues regarding my tenants efficiently. When the old tenant left the apartment before expiration of his tenancy she dealt with all the issues promptly. She advised me efficiently with regard to my rent entitlement from this tenant. She was readily available to meet with me and expertly handle the documentation for a new tenancy. She responds very promptly to all my emails, providing satisfactory answers to my questions and advising expertly on all my concerns and issues.
